Publix paid about $107 million to buy two Miami-Dade shopping centers where its supermarkets already operate. The acquisitions make the grocery chain a landlord as well as an anchor tenant at Airpark Plaza near Miami International Airport and The Shoppes at Quail Roost in South Miami-Dade.
What did Publix buy for $107 million?
Publix Super Markets, Inc. purchased both properties from First Washington Realty, a Bethesda, Maryland-based shopping-center owner and operator. The reported prices were $83.25 million for Airpark Plaza and $23.7 million for The Shoppes at Quail Roost, totaling $106.95 million, or about $107 million when rounded. First Washington Realty said both centers were fully leased when the sales closed.

Airpark Plaza is the larger and more expensive acquisition. JLL described its sale as the largest suburban Publix-anchored shopping-center transaction in Miami-Dade County in nearly 20 years.

Airpark Plaza: Publix’s $83.25 million acquisition
Location and tenants
Airpark Plaza sits at 5715 NW Seventh Street, close to Miami International Airport. Publix is the grocery anchor, with Burlington providing another major draw. The tenant roster named in JLL’s release also includes First Watch, Truist Bank, Subway, Wingstop, TD Bank and Burger King, giving the center a mix of restaurants, banking, retail and services.
How large is it?
JLL reported 171,443 square feet for the property in its transaction announcement. Another account described 204,740 square feet across three parcels, so published size figures are not identical. The 171,443-square-foot figure is the one tied to JLL’s official sale release and should be treated as the transaction’s primary reported measurement rather than assuming the larger figure is settled.

The Shoppes at Quail Roost: A $23.7 million neighborhood center
The Shoppes at Quail Roost is a 73,550-square-foot center at 20201 SW 127th Avenue serving South Miami-Dade. Its Publix supermarket is supported by a community medical center, Great Wall of China restaurant and Gentlemen’s Quarters barbershop. The center was fully leased at the time of the sale, giving Publix an occupied neighborhood property from day one.

The transactions shift Publix from being only a supermarket tenant to owning the surrounding retail real estate. Ownership can give the chain more influence over neighboring uses, tenant mix, operating decisions and future redevelopment around a high-volume store. It also lets Publix protect the shopping-center environment that supports customer traffic without relying entirely on a third-party landlord.

Jorge Portela, a senior director at JLL Capital Markets, summarized the broader pattern: “More retailers are electing to own their own real estate and Publix is no exception.” The two Miami-Dade purchases fit that landlord-tenant strategy because Publix already anchors both centers and can acquire properties with established occupants and income.
What the $107 million figure does—and does not—tell you
- The combined amount is a rounded headline total. The reported component prices add to $106.95 million.
- Airpark Plaza accounts for roughly $83.25 million of the total, while Quail Roost accounts for $23.7 million.
- Both properties were fully leased at sale, but the reports do not disclose Publix’s financing, capitalization rate, expected returns or the individual rents paid by tenants.
- The purchase prices establish what Publix paid; they do not by themselves indicate whether the centers will be expanded, rebranded or redeveloped.
What happens next?
Publix now controls the ownership and leasing decisions for two established Miami-Dade centers anchored by its supermarkets. The immediate change is structural rather than cosmetic: neighboring businesses remain in place, while Publix gains the ability to manage the properties directly. Any future tenant changes, construction plans or additional acquisitions would require separate announcements.
