A property survey number, lot number or parcel ID is an identifier used by a local land-record system. It helps you retrieve the right parcel, title, map or subdivision plan, but it is not a universal code and it does not, by itself, prove ownership or show the exact legal boundary on the ground. The correct search method depends on the country, state or other jurisdiction where the land is located.
What is a property survey number?
A survey number is an administrative reference assigned to a piece of land in a particular cadastral or land-registration system. The same idea may be called a lot number, parcel number, cadastral number or property identifier. Formats, issuing authorities and the information attached to the number vary by jurisdiction.
Use the number as an index to records, not as a description that works worldwide. For example, Singapore identifies land with a survey-district designation such as a Mukim or Town Subdivision together with a lot number. Its system also distinguishes ordinary land lots from airspace, subterranean and strata lots. India’s Unique Land Parcel Identification Number (ULPIN) is a 14-digit identifier based on geographic coordinates, detailed surveys and geo-referenced cadastral maps. Those examples are different by design; neither establishes a format for every country.
How it differs from other property references
| Reference | What it normally does | What it does not establish by itself |
|---|---|---|
| Parcel, lot or survey number | Points to a parcel and its associated local records. | Registered ownership, an exact ground boundary or every right affecting the land. |
| Title number | Identifies a registered title or title file in a land registry. | A universal parcel location or a substitute for reading the title and plan. |
| Street address | Provides a human-readable way to search or orient yourself. | That the address matches the intended parcel; the match must be checked against the official identifier. |
| Tax or assessment parcel reference | Supports local taxation or assessment records. | The same legal effect as a registered title or survey plan in every jurisdiction. |
These references can be connected, but their legal functions are not interchangeable. Always note the issuing authority and document type.

The larger the measurement range, the smaller the error. The altitude data displayed on the device is GPS altitude, which fluctuates with changes in the satellite signals received. This is normal
Does a survey number prove ownership?
No. The number helps you find the record that may contain ownership information; the number alone is not proof that a person owns the land. For registered ownership, obtain the current title register or equivalent land-registry record for the jurisdiction. Read it with the associated title or cadastral plan where the system provides one.
For example, HM Land Registry in England and Wales describes the title register as the place to find legal-owner information and entries such as mortgages and rights of way. The title plan must be read alongside the register. Victoria describes a title search as showing information held in the Victorian Register at the time the search is made. A search result is therefore a record of the register at that time, not a permanent guarantee that nothing has changed.
Documents to check for an ownership question
- The current title register or official land-register extract.
- The title plan or registered plan linked to that title.
- Any recorded transfer, mortgage, easement, covenant or other instrument that the register refers to.
- For a recently divided property, the approved and registered plan of subdivision and the new title for the relevant lot.
Do not treat a tax map, a deed copy, a real-estate listing or an online map layer as automatically equivalent to the current title record. The legal effect of each document depends on local law.

Usually, it identifies which parcel to investigate; it does not, by itself, mark the legal line on the ground. A parcel map or title plan may show the parcel’s general position, dimensions or relationship to nearby parcels. Scale, survey evidence, monuments and the legal rules of the jurisdiction determine whether it can establish a boundary precisely.

England and Wales: general boundaries
England and Wales use a general-boundaries system. A joint explanation from HM Land Registry and Ordnance Survey, published 19 August 2014, states: “This title plan shows the general position of the boundaries: it does not show the exact line of the boundaries.” The red edging on a title plan is therefore not a survey-grade line that can be scaled to locate a fence or wall. Ordnance Survey mapping shows physical features; it does not itself establish legal boundaries or ownership of walls, fences or hedges.
Other cadastral and survey evidence
Victoria says certified survey plans and field-record abstracts contain information a surveyor uses to establish boundaries and dimensions. Singapore’s coordinated cadastre defines property boundaries by coordinates rather than by bearings and distances. In a jurisdiction that relies on those records, the cadastral or survey plan may provide stronger evidence than a general-purpose map, but the applicable local rules still control.
When a professional survey is needed
If a fence, wall, hedge or marker conflicts with the record, do not infer the boundary by measuring from a road edge or by scaling an online image. Queensland guidance notes that a survey plan will not show the kerb’s location relative to the property boundary. If pegs are missing or a line must be marked on the ground, a registered cadastral surveyor may need to re-establish and professionally mark it.
How to find a property survey number online
Start with the official land registry, cadastral authority or government property-record portal for the place where the land is located. Search fields, access rules and fees differ, so a procedure that works in one country may not work in another.

- Identify the jurisdiction. Confirm the country and, where relevant, state, province, county, municipality or survey district. Do not begin with a generic web search that may return a similarly named property elsewhere.
- Choose the official source. Use the government land registry or cadastral authority’s site. If the authority delegates searches to an authorized information broker, verify that it is an approved channel.
- Search with the strongest identifier available. Enter the lot or parcel number together with the required survey district, map, plan or title reference. Singapore’s search example uses a lot number with a survey district or a title number.
- Use an address only as a lookup aid. If you search by street address, compare the returned address with the parcel or lot number, plan reference and map location. An address match that has not been checked against the identifier is not enough.
- Retrieve the record and plan. Obtain the current title or register extract and the associated plan where available. Record the search date because ownership and other entries can change.
- Request history when references do not match. Ask for the parcel history, prior title, filed subdivision plan or amalgamation record if an older deed or map uses a different number.
- Escalate a ground-boundary question. Use official survey evidence and consult a licensed or registered cadastral surveyor when the issue is the precise location of a line.
Access and fees are local issues
Some records are free to view, while certified copies, plans or historical searches can cost money. Victoria notes that a plan of subdivision can be searched online for a fee through LANDATA or an authorized information broker. Singapore offers an online title search but notes that some properties may require a manual registry search. These are jurisdiction-specific examples, not promises that every portal is free or entirely online.
What happens to the survey number after subdivision?
Subdivision breaks one parcel into separately recorded lots and normally creates a new plan and new parcel references. Land Use Victoria describes a plan of subdivision as showing the break-up of freehold land into lots that can be sold separately. The original reference may become a parent or predecessor parcel, while the new lots receive their own identifiers and titles.
Singapore’s lot-history service records subdivision and amalgamation history and related references. A number on an older deed may therefore lead to a predecessor parcel rather than the lot that exists today. Do not assume that a suffix, numbering pattern or renumbering timetable is the same in another jurisdiction; the available records do not establish a universal convention.

How to trace an old number to a current lot
- Search the old number in the local registry or cadastral index.
- Look for a parent parcel, successor lot, amalgamation or subdivision reference.
- Obtain the filed subdivision or amalgamation plan and compare the plan number, dates and lot descriptions.
- Confirm the current title number and owner in the current register, rather than relying on the historical document.
How to compare conflicting maps and records
When two documents appear inconsistent, compare them systematically instead of choosing the map with the clearest graphics.

| Comparison | Question to ask |
|---|---|
| Jurisdiction and authority | Were both documents issued for the same place by the responsible registry, survey authority or municipality? |
| Document type | Is it a title/register, cadastral map, survey plan, tax map, address layer or subdivision plan? |
| Identifiers | Do the parcel, lot, survey district, plan and title references match? |
| Currency | What is the date, and has the parcel since been split, amalgamated or transferred? |
| Purpose | Is the document intended to establish ownership, locate a parcel, show dimensions or provide survey evidence for a ground boundary? |
A screenshot of a map is not conclusive evidence of ownership or an exact boundary. For an ownership dispute, contact the relevant registry or a qualified property lawyer. For a boundary dispute, contact the survey authority and a licensed cadastral surveyor.

Singapore
Singapore’s system identifies parcels by survey district—such as Mukim or Town Subdivision—and lot number. The land authority distinguishes ordinary, airspace, subterranean and strata lots. Its address search is a convenience; the underlying records are based on survey district and lot number. The online title-search service may not cover every property, and some cases require a manual registry search. Lot-history records can connect current references with subdivision and amalgamation events.
India
The Department of Land Resources describes ULPIN as a 14-digit, coordinate-based identifier tied to detailed surveys and geo-referenced cadastral maps. That specification explains why an Indian parcel identifier may look very different from a local survey number used in another state or country. The number still functions as a record key; ownership and boundary conclusions require the applicable title and cadastral documents.
England and Wales
The title register is the source for registered-owner information and entries such as charges and rights. The title plan generally shows the position of the registered extent, not an exact boundary line. Physical features on an Ordnance Survey map should not be treated as proof of legal ownership of a fence, wall or hedge.

Victoria and Queensland, Australia
Victoria’s title and plan services illustrate that certified plans and field records can support boundary work and that subdivision plans may be obtained through a fee-based online search. Queensland’s guidance illustrates a practical limitation: a survey plan does not show where the kerb sits relative to the boundary, and absent pegs may require a registered cadastral surveyor to re-mark the line.
Common mistakes to avoid
- Assuming every “survey number” follows one national or international format.
- Using the number itself as proof that a named person owns the property.
- Assuming a street-address result is correct without matching its parcel identifier.
- Scaling a general title-plan image or online map to calculate a fence location.
- Ignoring subdivision or amalgamation history when an old deed and current search use different numbers.
- Confusing a tax parcel, cadastral reference, title number and registered plan.
- Relying on an undated or unofficial map when a current certified record is available.
- Expecting online access, free copies or identical search fields in every jurisdiction.
When to obtain professional help
Use the registry yourself for a straightforward record lookup, but obtain qualified help when the result affects a sale, mortgage, construction project or dispute. A registry officer can explain how to obtain the relevant record; a licensed or registered cadastral surveyor can interpret survey evidence and mark a boundary; and a property lawyer can advise on ownership, easements, adverse claims or conflicting instruments under local law.
Before engaging anyone, gather every version of the identifier, the title or deed date, the plan number, the address and any subdivision or amalgamation reference. That information lets the professional distinguish a simple numbering change from a substantive boundary or title issue.
