DeskOS is coworking and managed-office management software for operators running flexible workspace portfolios. It brings together space, desk, office, and occupancy management with member records, meeting-room booking, recurring invoicing, payment reconciliation, visitor workflows, community tools, events, reporting, and access-control integrations. Web access is available, while branded Android and iOS member apps are offered on Business+ and higher. Its stated capacity supports operators from one location through multi-city portfolios, with plans based on active seats and locations.
Pricing starts with Basic at $59 per month, billed annually, excluding local taxes. Basic includes space management and utilisation, meeting-room management, automated invoicing, helpdesk and service requests, and web-based team access. Business adds visitor and daily check-in management, community management, leads CRM, payment gateways, receipts and credit notes, plus a dedicated relationship manager. Business+ adds branded mobile apps, lease management, attendance tracking, cafe management, advanced reports, and 24x7 priority support. Enterprise adds GST e-invoicing, accounting integration, access-control and turnstile integration, Zapier, early feature access, and a free DeskOS Tab. The paid, quote-based structure makes the entry tier the clearest fit for smaller operators comparing initial cost.
DeskOS’s breadth is its defining strength. Meeting rooms can be booked with online payment, credits, or account billing, while integrations span Xero, QuickBooks, Zoho Books, Tally, Razorpay, Stripe, Google Calendar, Microsoft 365, Kisi, Spintly, ZKTeco, and other workspace systems. REST API, webhooks, Zapier, and MCP connectivity support wider workflows. Operators that need one system across operations, finance, visitors, community, and access are the natural audience. Teams seeking a free product, transparent pricing across every tier, or branded apps without moving to Business+ should consider a narrower or differently structured alternative.
