Land subsidence is the broad process in which the ground surface settles or sinks because underground materials move. A sinkhole is one localized form of ground collapse, usually a depression that drains into the subsurface in terrain underlain by soluble rock. They overlap, but they are not interchangeable terms. A cover-collapse sinkhole can fail within hours and severely damage a building in one location; regional or uneven subsidence usually develops more slowly, yet can distort foundations, roads, pipes and drainage across a much larger area.
Neither hazard is automatically worse. The practical question is whether movement is sudden or gradual, localized or widespread, and whether a building sits over the moving ground or merely experiences small, uniform settlement.
What land subsidence means
The U.S. Geological Survey (USGS) defines land subsidence as “a gradual settling or sudden sinking of the Earth’s surface owing to subsurface movement of earth materials.” It is an umbrella term, not a diagnosis of one particular cause. Subsidence can occur naturally or result from groundwater use, mining, construction, drainage changes, thawing ground or the compaction of loose sediments.

Common subsidence mechanisms
- Groundwater pumping and aquifer compaction: Removing water reduces pressure that helped support grains in an aquifer system. Compressible clay and silt layers can compact permanently, lowering the land surface.
- Natural compaction: Young sediments can continue consolidating under their own weight after deposition.
- Drained organic soils: Peat and other organic-rich soils shrink and oxidize when water levels are lowered, causing the surface to descend.
- Hydrocompaction: Previously dry, loose sediments can collapse when they become wetted.
- Underground mining: Removing material or allowing mine workings to deform can produce surface settlement or collapse.
- Thawing permafrost: Frozen ground loses ice support as it thaws, producing uneven settlement.
- Rock dissolution: Groundwater dissolving soluble rock can create voids and lead to localized collapse, including sinkholes.
Subsidence may be nearly uniform over a broad area or highly differential, with adjacent points moving by different amounts. Differential movement is generally more damaging to buildings than a small amount of uniform settlement because it bends slabs, walls and frames.

What a sinkhole is
USGS describes sinkholes as “just one of many forms of ground collapse, or subsidence.” A sinkhole is a depression with no natural external surface drainage: rainwater collects in the low spot and commonly drains into the ground. Sinkholes are most common in karst landscapes, where groundwater can dissolve limestone, dolomite or other soluble rocks. Evaporite rocks such as salt and gypsum can also dissolve and leave cavities.
How a karst sinkhole develops
- Water enters fractures, joints or bedding planes in soluble rock. Carbon dioxide picked up from soil can make the water mildly acidic and increase dissolution.
- Dissolution enlarges underground openings or conduits. The void may be deep below the surface and invisible from above.
- Soil or weathered rock above the cavity gradually settles, arches or bridges across the opening.
- If the cover loses its ability to support itself, the surface drops into the void. The result can be a shallow depression or a sudden, steep-sided collapse.
Cover-subsidence and cover-collapse sinkholes
Cover-subsidence sinkholes develop gradually as soil filters downward into openings. They may appear as broad, shallow depressions and can remain subtle for years.
Cover-collapse sinkholes form where cohesive soil or other cover temporarily bridges a cavity. USGS states that they “may develop abruptly (over a period of hours) and cause catastrophic damage.” A collapse can occur without a long period of obvious surface warning.
Human activities that can trigger failure
Natural dissolution creates the underground setting, but changes at the surface or in groundwater can alter stability. Pumping can reduce fluid support; concentrated runoff, new drainage ditches, leaking water lines, retention ponds, excavation, heavy fill and building loads can redirect water or add stress. These activities do not make every site collapse, and not every sinkhole is human-caused. They can, however, turn a marginally stable cavity into an active one.

Subsidence and sinkholes compared
| Comparison | Land subsidence | Sinkhole |
|---|---|---|
| Meaning | Broad process of gradual settling or sudden sinking caused by underground material movement. | Localized depression or collapse, commonly with no external surface drainage, often linked to dissolution of soluble rock. |
| Typical geology | Compressible sediments, organic soils, mined ground, permafrost, hydrocompactible deposits or soluble rock. | Karst or evaporite terrain where groundwater can create cavities; local soil and rock cover controls the failure style. |
| Speed | Often gradual and measurable over months or decades, but some failures are sudden. | Cover-subsidence forms gradually; cover-collapse failures can occur over hours. |
| Footprint | Can affect a site, a basin or thousands of square miles. | Usually localized, although multiple sinkholes can occur across a karst region. |
| Common drivers | Groundwater withdrawal, sediment compaction, drainage of organic soils, mining, hydrocompaction, permafrost thaw and dissolution. | Dissolution and cavity growth, with pumping, altered drainage, excavation, ponds or added loads sometimes acting as triggers. |
| Typical building pattern | Cracking, tilted floors, racked doors, utility breaks and distortion where settlement differs across the structure. | Localized differential movement, sudden loss of support, foundation undermining or collapse near the cavity. |
| What establishes risk | Regional subsidence records, groundwater and soil data, elevation surveys, geotechnical investigation and structural assessment. | Geologic and karst mapping, drainage and groundwater analysis, geophysics, borings and a structural evaluation; no single consumer test is conclusive. |
Which threat is more dangerous to a building?
The answer depends on consequence, area and warning time.
Why a collapsing sinkhole can be the sharper immediate hazard
A cover-collapse sinkhole can remove support from part of a foundation rapidly. If the cavity lies under a footing, slab or load-bearing wall, one side of a building can drop while the rest remains supported. That differential movement can produce severe cracking, floor separation, broken service lines or partial collapse. The short failure time leaves little opportunity to evacuate equipment, shore the structure or divert people.
Why broad subsidence can be the larger long-term hazard
Regional aquifer compaction may lower the ground slowly across an entire valley or metropolitan area. Buildings may remain occupied while foundations, roads, drainage channels, flood defenses, wells and water-conveyance systems progressively deform. A structure can suffer serious damage even when there is no open hole and no dramatic event. Uneven subsidence is especially problematic where one part of a site settles more than another or where neighboring parcels move at different rates.

The deciding factors at a specific property
- Movement pattern: A steep, localized gradient is usually more damaging than the same average lowering spread uniformly.
- Location: A cavity directly beneath a footing presents a different risk from regional settlement several blocks away.
- Structure: Masonry walls, rigid slabs, flexible frames and older foundations respond differently to distortion.
- Rate: Rapid acceleration leaves less time for investigation and temporary support.
- Water and utilities: Leaking pipes or altered drainage can both signal movement and worsen it.
It is therefore inaccurate to say that sinkholes are always worse than subsidence, or that subsidence is harmless because it is slow. A localized collapse is a high-consequence scenario; widespread differential settlement can impose greater cumulative damage and cost.

Where these hazards occur
Sinkhole-prone regions
USGS identifies the greatest reported sinkhole damage in Florida, Texas, Alabama, Missouri, Kentucky, Tennessee and Pennsylvania. These states contain extensive areas of soluble bedrock or cover conditions favorable to collapse. Local geology varies sharply, so a county-level label cannot determine the risk at an individual lot.
Evaporite rocks underlie approximately 35 to 40 percent of the United States, according to a USGS fact sheet from 2000. Much of that rock is deeply buried and is not necessarily capable of producing a surface sinkhole; the statistic describes the presence of evaporites, not the number of hazardous properties.
Areas affected by groundwater-related subsidence
Groundwater pumping affects heavily developed aquifers in many parts of the country, including regions without classic karst sinkholes. USGS reports that more than 80 percent of known U.S. land subsidence is a consequence of groundwater use, a figure presented in its 2019 overview and traced to USGS Circular 1182.

USGS reported in 1999 that more than 17,000 square miles in 45 U.S. states had been directly affected by subsidence. Because this is an older national estimate, it should not be read as a current total.
Why national sinkhole totals are unavailable
USGS states that no national database of U.S. sinkhole collapses exists. Some state geological surveys track reported events, but reporting standards and coverage differ. A map showing few incidents may reflect limited reporting rather than the absence of subsurface risk.
Signs that deserve attention
No single crack proves that a sinkhole or subsidence is present. Similar symptoms can result from normal drying and shrinking soils, poor drainage, expansive clay, construction defects, leaking plumbing or ordinary foundation settlement. Treat a pattern of changes as a reason for evaluation rather than as a diagnosis.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- New or widening cracks that continue across floors, walls, foundations or masonry.
- Doors or windows that suddenly bind, floors that slope, or a visible change in level between rooms.
- A circular or elongated depression, fresh drop-off or soil disappearing into an opening.
- Repeated ponding, unexpected drainage paths, muddy water, or a dry area that suddenly becomes wet.
- Separated sidewalks, curbs, driveways, retaining walls or utility connections.
- Fence posts, trees or poles that tilt in a way not explained by wind or local erosion.
- Changes that accelerate after heavy rain, pumping, excavation, filling or a pipe leak.
What to do if ground near a building is sinking
- Protect people first. Keep people, vehicles and pets away from a fresh opening, steep edge or area that is cracking rapidly. Do not enter a depression or probe it with equipment.
- Look for immediate hazards. If a structure is visibly tilting, floors are dropping, utilities are ruptured or a hole is expanding, leave the affected area and contact emergency services or the local authority responsible for public safety.
- Document conditions safely. Photograph cracks and depressions from stable ground. Record dates, approximate widths, floor-level changes, ponding and nearby work such as excavation, filling or pumping. Use fixed reference points so later measurements are comparable.
- Check for water sources without disturbing the ground. Report suspected water-main, sewer, storm-drain or private-service leaks to the utility owner. Do not dig to find a leak near an unstable area.
- Request a local professional assessment. A qualified geotechnical engineer can evaluate soil, rock, groundwater and drainage; a structural engineer can determine whether the building is safe and how movement affects its load-bearing system. Choose professionals familiar with the local geology and applicable regulations.
- Follow the investigation plan. Depending on the site, the team may review geologic and groundwater maps, survey elevations, inspect drainage, use non-invasive geophysical methods, drill borings or install monitoring points. The appropriate combination is site-specific.
- Stabilize only under professional direction. Filling a hole, adding a slab, diverting water or pumping groundwater without understanding the cause can increase loading or redirect flow and make conditions worse.
How professionals establish whether a property is at risk
Desk and site review
Investigators begin with bedrock and surficial-geology maps, historic aerial photographs, well and groundwater records, mining information, drainage plans, grading permits and prior subsidence reports. A walkover inspection looks for depressions, cracks, displaced improvements, surface-water concentration and signs of leaking infrastructure.

Elevation and movement measurements
Repeated level surveys, total-station measurements, GNSS or other monitoring methods can show whether points are moving and whether movement is uniform. One visit can document condition but usually cannot establish a rate.
Subsurface testing
Geophysical surveys may identify contrasts consistent with voids, disturbed ground or saturated zones, but interpretation depends on local geology and should be checked against borings or other evidence. Borings, cone penetration tests and laboratory soil data can characterize fill, loose layers, cavities and compressibility. No method guarantees detection of every void.
Structural evaluation
A structural engineer links ground movement to the building: foundation type, load paths, crack geometry, floor elevations, framing distortion and service-line damage. Structural findings should be coordinated with the geotechnical model rather than treated as proof of a particular ground mechanism.
Quick Recap
Reducing risk in planning and construction
- Obtain a site-specific geotechnical and geologic review before building in mapped karst, evaporite or compressible-soil areas.
- Design grading and storm-water systems so concentrated flow does not discharge beside foundations or into unverified fill.
- Control leaks from water, sewer, irrigation and drainage systems, and inspect repairs after unusual settlement.
- Account for groundwater withdrawals, dewatering, ponds, excavation and heavy fills in the design and permitting process.
- Use foundations and ground-improvement measures selected for the documented soil and rock conditions, not for a generic “sinkhole-proof” promise.
- Establish monitoring points where regional subsidence or nearby construction may continue after occupancy.
- Coordinate land-use decisions with geological mapping and local building authorities; USGS emphasizes mapping, detection and land-use management as key tools.
Key takeaways for a property decision
- Subsidence is the category; a sinkhole is one localized type of collapse within it.
- Sinkholes require the right geology and drainage conditions, while subsidence has many causes unrelated to karst.
- Cover-collapse sinkholes can become catastrophic within hours; regional aquifer compaction is usually slower but can affect a far larger area.
- Building damage is governed chiefly by differential movement, the location of the moving ground and the structure’s ability to tolerate distortion.
- A visible crack, depression or pond is a warning sign to investigate, not a self-diagnosis.
- There is no universal homeowner test or complete national sinkhole count. Local geological, groundwater, geotechnical and structural evidence is required.
