ING offers standalone contents insurance, which may suit strata owners seeking cover for personal belongings. It is not a substitute for the strata scheme’s building insurance, and the boundary between the two can be unclear for carpets, built-in appliances, fixtures and owner-funded upgrades. Check your scheme’s policy against the ING documents that apply to your quote or renewal before relying on either policy to cover a specific item.
Is ING Contents Insurance relevant if your strata building is insured?
Often, yes. Strata building insurance and an individual contents policy address different risks, but “strata covers the building; contents covers everything inside” is too simple: responsibility can depend on your state or territory, the scheme’s policy, whether an item is an original fixture or a later improvement, and the wording of your own policy.
ING lists Contents Insurance as a standalone choice, as well as Home Insurance and combined Home and Contents. Its product summary describes contents as belongings and items such as furniture, appliances and carpets. ING also says the summary is not a substitute for the policy documents. ING’s buyer guidance says strata-title properties are typically covered for building insurance through residential strata insurance included in levies, and advises buyers to obtain proof from the strata manager. It suggests owner-occupiers consider contents cover. “Typically” matters: confirm what your own scheme insures rather than assuming the levy covers every part of your lot. What may fall between strata cover and contents cover?
Do not assume that an item is insured just because it is inside your unit, or that the owners corporation is responsible because the damage began in a common area. The applicable definitions, exclusions and scheme documents determine the answer for a particular item and loss.
- Movable belongings: furniture and personal possessions are the clearest contents-policy questions to check.
- Carpets and appliances: ING’s summary includes these as examples of contents, but the actual policy wording and any limits or exclusions still matter.
- Fixtures and upgrades: built-in appliances, cupboards, lighting, bathroom fittings and owner-funded improvements can be harder to classify. Check how the scheme policy and your ING policy define them.
In NSW, government guidance says contents within an owner’s property are not the owners corporation’s responsibility and recommends residents consider contents insurance. It notes that personal items—including furniture, electrical appliances, curtains and carpets—may not be covered by the owners corporation even when damage originates from common property. This is NSW-specific guidance, not a rule to apply automatically across Australia. NSW Government guidance on strata insurance

An insurer’s explanation of strata cover may describe possible treatment of owner-responsible fixtures, but another insurer’s explanation is not evidence of ING’s terms. For example, Allianz’s strata explanation is illustrative only; use ING’s applicable policy documents to assess ING cover.

- Get the scheme documents. Ask your strata manager for the current policy, certificate of currency, schedule and relevant exclusions or endorsements.
- Make an item list. Include movable belongings as well as carpets, built-in appliances, cupboards, lighting, bathroom fittings and upgrades you paid for. Note which items are original and which were added later.
- Compare the documents. Read the scheme policy alongside the ING PDS, any applicable SPDS, and your own certificate and schedule. Check definitions, exclusions, limits and any conditions that could affect the items on your list.
- Get clarification in writing. If the documents leave a material gap, ask ING or the insurer whether the specific item and loss scenario are covered, and keep the response.
- Check occupancy and location. Tell ING whether you live in the property or rent it out, and confirm that the product is available for your address.
Which ING policy documents apply?
Use the documents matched to your quote or renewal date; a current product webpage does not by itself change an existing contract. ING’s document index lists a PDS for policies quoted from 21 September 2023 and renewals from 29 October 2023, plus a June 2026 SPDS for new policies quoted from 25 June 2026 and renewals from 2 August 2026. It also lists a TMD applying from 10 July 2025 and a contents Key Facts Sheet. Confirm with ING which documents apply to your policy. ING policy documents

What to compare before choosing ING
A useful comparison is about the contract and your circumstances, not just the product name. Review these points in the applicable PDS/SPDS and quote documents:
- Definitions of contents, fixtures and improvements, including any strata-related exclusions or carve-outs.
- Insured events, exclusions, optional covers, item sublimits and whether valuable items must be specified.
- Replacement basis, excesses and the sum insured you select.
- Premium after applicable taxes and fees, plus eligibility and availability at your address.
- Landlord options if you rent out the property. ING advertises options such as tenant default and tenant theft or malicious damage; check their details and availability in the documents and quote.
Who provides and distributes the insurance?
ING identifies Auto & General Insurance Company Ltd as the insurer. Auto & General Services Pty Ltd and ING Bank (Australia) Ltd distribute the product, with ING identified as an authorised representative of the distributor. ING states that policies are subject to the insurer’s underwriting and ING eligibility and name-screening assessment. ING product information

What strata owners should take away
ING Contents Insurance is a potential way to insure belongings separately from strata building cover, but the product summary cannot settle whether a particular carpet, fixture or upgrade is protected. Obtain the current scheme documents, identify the items that matter, and check them against the PDS/SPDS and your own schedule. Strata insurance rules also vary by jurisdiction: NSW guidance, for example, discusses mandatory strata insurance and a conditional exemption for some two-lot schemes, which should not be generalized to all Australian schemes.
