Building decay is controlled by the server, not by an individual character or a single foundation. To turn it off, set DisableBuildingAbandonment=True. To keep automatic cleanup but change how long structures last, adjust BuildingDecayTimeMultiplier: a value above 1 extends the configured decay period, while a value below 1 shortens it. Apply the change from Settings > Server Settings as an administrator, or stop the dedicated server and edit ConanSandbox/Saved/Config/WindowsServer/ServerSettings.ini, then restart and verify the active configuration.
Which setting controls building decay?
Conan Exiles uses “abandonment” for the process players commonly call building decay. The server marks eligible structures as abandoned after their decay timer expires and eventually removes them. The system exists to prevent the map from filling with bases left behind by players who no longer play.

Funcom’s technical manual describes DisableBuildingAbandonment as disabling decay over time and describes the multiplier as increasing or decreasing the time required for pieces and structures to decay. Do not substitute BuildingDamageMultiplier when your goal is to change inactivity decay; the two settings affect different systems.
Choose the result you want before editing
Permanent structures: disable abandonment
Set DisableBuildingAbandonment=True when the server should not remove bases because their owners are inactive. This is a server-wide choice. It also removes the automatic cleanup that normally keeps abandoned claims from accumulating, so administrators may need a separate policy for unused or obstructive structures.

Normal cleanup with more time
Leave abandonment enabled and raise BuildingDecayTimeMultiplier above 1. The server still performs cleanup, but each eligible structure receives a longer configured period before it is abandoned and removed. This is useful for private communities whose players log in less often than an official server audience.
Normal cleanup with less time
Use a multiplier below 1 when you want inactive claims cleared sooner. A lower value can make unattended foundations disappear quickly, so announce the policy and test it on a noncritical structure before applying it to an established world.

A multiplier of 1 leaves the configured decay duration unscaled. It does not disable abandonment, and it does not override special rules for very small buildings.
Change decay from the in-game server settings panel
This method is convenient when you administer a server interactively. The exact administrator-grant command depends on the server and host, so use the normal admin credential or console procedure for your installation first.

- Grant your player administrator access through the server’s established admin mechanism.
- Enter the game with that administrator account.
- Open Settings, then choose Server Settings.
- Locate the Building or Abandonment group. Host control panels and game versions may expose slightly different labels, but the underlying parameters are the same.
- For no decay, enable the option corresponding to
DisableBuildingAbandonment. - For a changed timer, find the option corresponding to
BuildingDecayTimeMultiplierand enter the multiplier you have chosen. - Apply or save the settings, then reconnect or restart if the panel requests it.
Most server settings can be changed live in the in-game panel, but a restart is the safest way to ensure every process loads the new values. After the restart, reopen the settings panel and confirm that the value is still present rather than assuming that a successful save means the running server accepted it.
Edit the dedicated-server configuration file
File editing is useful when the panel does not expose a setting or when you want a repeatable configuration. The path below is the Windows dedicated-server layout identified in the current Host Havoc US reference. A different host, operating system, container, or installation directory can place the same file elsewhere.
- Notify players that the server will be offline and make a backup of the current configuration file.
- Stop the Conan Exiles server completely. Host Havoc’s 2026-06-11 guidance specifically says to stop before editing and restart after saving; editing while the process is running can be overwritten when it shuts down.
- Open
ConanSandbox/Saved/Config/WindowsServer/ServerSettings.iniin a plain-text editor. - Search for the building or abandonment entries. The relevant keys are
DisableBuildingAbandonmentandBuildingDecayTimeMultiplier. - To disable decay, add or change the line to
DisableBuildingAbandonment=True. Keep the spelling, capitalization, equals sign, and Boolean value intact. - To retain decay but alter its length, set
BuildingDecayTimeMultiplierto the desired numeric value. Values greater than1lengthen the timer; values less than1shorten it. - Save the file as plain text with the
.iniextension. Do not let the editor append.txt. - Start the server again and wait until it is fully online before testing.
- Inspect the in-game server settings or the file after startup to verify that the server is using the value you entered.
If your host has a web control panel, it may regenerate ServerSettings.ini from panel fields during a restart. In that case, make the change in the panel as well, or make the file edit only after learning when the panel writes its configuration.
How the decay timer is calculated
Decay is not simply a separate countdown attached to every foundation. Connected building pieces share a structure’s decay calculation. The Building reference explains that adding more connected pieces, and using higher-quality pieces, increases the available timer. Consequently, a large connected base can receive a different effective window from a small isolated claim.

The official Conan Exiles Wiki describes an official maximum of up to 10 days (2026 reference). That is not a universal promise for every server: private servers can adjust values, hosts can expose overrides, and game updates can change behavior. Treat the active server configuration as authoritative instead of quoting 10 days as a guaranteed default.
The multiplier changes the configured duration; it does not remove the structure rules that determine eligibility. Raising it gives eligible pieces more time before decay, while lowering it gives them less. A multiplier also does not make a damaged building invulnerable, because structural damage is governed by a different setting.

Funcom patch notes from 2018 document a special override intended to reduce scattered “mine-fields” of claim foundations. The documented defaults are:
OverrideDecayMaxBuildingPieces: 6 pieces.OverrideDecayTime: 3600 seconds, which is one hour.
Under the rule described in those notes, a building at or below the piece threshold can enter the abandoned state after the override period and then remain abandoned for 10% of that period. For a 3600-second override, 10% is 360 seconds, or six minutes. These figures describe the documented override behavior, not a guarantee that every current private server still uses those values.

This rule explains why a tiny outpost or lone foundation can appear to decay much sooner than a substantial connected base. Before concluding that the main multiplier is being ignored, check whether the small-building override is active in the server’s current configuration. The override and the general multiplier can interact through the server’s implementation, so test with a controlled structure after any change.
Why a building may decay sooner than expected
The structure is small
A lone foundation, short fence line, or other build at or below the documented six-piece threshold may be subject to the small-building override. Confirm the active override values before changing the global multiplier.
The build is not connected as you think
Decay calculations are shared by connected pieces. A piece that looks close to a main base but is not actually connected can be treated as a separate, smaller structure. Check physical connections and test the timer on a deliberately connected sample.
The multiplier was lowered accidentally
Review the exact numeric value after a restart. Values below 1 shorten the duration, so a typo such as a decimal value can have a large practical effect.

A different server instance is running
Hosts may have separate save folders for test, staging, and production servers. Confirm the server name, installation directory, and save path before editing. A correct line in an unused ServerSettings.ini has no effect on the live world.
The panel overwrote the file
Managed hosts sometimes write their panel values back to the configuration during startup. If your edit disappears, set the value in the panel’s Building or Abandonment section, save it, and restart. Then inspect the running configuration.
You are observing damage, not abandonment
Fire, combat, purge activity, environmental effects, or other sources of structural damage can make a building fail even when abandonment is disabled. BuildingDamageMultiplier controls the amount of damage buildings receive; it does not control how long an inactive base remains.
How to verify that the change worked
- Confirm that the server was stopped before a file edit and restarted afterward.
- Reopen Settings > Server Settings with administrator access and verify the displayed value.
- Check the actual
ServerSettings.iniloaded by the live server, not a backup or another instance’s file. - Confirm that
DisableBuildingAbandonmentis exactlyTruewhen you intend to disable decay. - Confirm that
BuildingDecayTimeMultiplieris numeric and on the intended side of1. - Check whether a small-building override is active before using a tiny test structure.
- Use a controlled test build and record its piece count, connections, quality, and placement time.
- Have another player observe the result after the server has been online long enough for the setting to be loaded; do not infer success solely from the editor’s save confirmation.
Exact defaults are not universal. Host configuration, game updates, and private-server overrides can change them, and the 2026 Funcom forum discussion confirms the server-side parameter used to deactivate base decay without establishing a universal current default. The post-restart configuration is therefore the decisive evidence for your server.

Recommended change procedure for a private server
For a small friends-only server, first decide whether preserving bases or preserving a clean map is more important. If players want permanent builds, disable abandonment and establish a manual cleanup rule for abandoned or obstructive claims. If the server should clean itself, leave abandonment enabled and increase the multiplier rather than disabling it globally. That preserves automatic maintenance while giving players a larger attendance window.

Make one change at a time. Record the original values, the new values, the date, and the server instance changed. Restart, verify the loaded configuration, and then test with a small connected build and a larger connected build. Testing both sizes matters because the documented small-building override can produce a result that a large base does not reproduce.
When players report a missing foundation, ask for the structure’s approximate piece count, whether it was connected to a larger base, the last time anyone visited, and whether the server recently restarted or changed hosts. Those details distinguish a small-building override from a global multiplier problem, a configuration overwrite, or ordinary structural damage.
