The quickest way to read Farmer Mac’s earnings is to start with GAAP net income attributable to common stockholders, then test what produced it: net interest income, net effective spread, fees, expenses, provisions, taxes and preferred dividends. For the quarter ended June 30, 2026, Farmer Mac reported $58.9 million of attributable net income and $5.41 diluted EPS. Core earnings, net effective spread and business volume add useful context, but they are not substitutes for GAAP results. Credit indicators must also be read as a group, with seasonal payment patterns and portfolio growth in mind.
Farmer Mac’s business model determines how its earnings should be read
Farmer Mac is a secondary-market finance company. It supports institutional lenders by purchasing or financing agricultural and infrastructure-related loans and securities, guaranteeing or committing to credit exposures, and funding those activities in the capital markets. Its reported results therefore combine several sources of income and cost rather than looking like the income statement of a conventional deposit-taking bank.
The basic sequence in the consolidated statements is:
Free tools Windows power users keep installed
One-click scans. No signup required.
- Interest income from loans, debt securities and other interest-earning assets.
- Interest expense on debt and other funding.
- Provision for losses as expected credit losses change.
- Fees and other income, which can include guarantee and transaction-related amounts.
- Operating expenses, including compensation and other corporate costs.
- Income taxes and preferred dividends.
- Net income attributable to common stockholders, the GAAP figure used for common-shareholder earnings and diluted EPS.
Derivative positions, consolidated trusts, fair-value movements and individual credit events can affect different lines in that sequence. That is why one headline number cannot explain the quarter by itself.

Q2 2026 at a glance
Farmer Mac released its second-quarter 2026 results on July 30, 2026, for the fiscal quarter ended June 30. The figures below preserve the company’s GAAP and non-GAAP labels.
| Measure | Q2 2026 | How to use it |
|---|---|---|
| Net income attributable to common stockholders (GAAP) | $58.9 million ($58.877 million in the statement) | Primary earnings anchor for common shareholders |
| Diluted EPS (GAAP) | $5.41 | Per-share result; check share count and preferred dividends |
| Core earnings (non-GAAP) | $58.8 million ($58.766 million in the reconciliation) | Supplemental view excluding specified fair-value and unusual items |
| Diluted core EPS (non-GAAP) | $5.40 | Companion per-share measure, not a GAAP replacement |
| Net interest income (GAAP) | $118.1 million | Interest income less interest expense |
| Net effective spread (non-GAAP) | $117.4 million | Spread after related funding costs and associated derivatives |
| Outstanding business volume at June 30 | $37.2 billion | Point-in-time scale measure across several exposure types |
| Quarterly net change in business volume | $2.4 billion increase | Change during Q2; not the same as originations |
| Core return on equity | 19% | Company-reported non-GAAP ratio; review its definition |
Farmer Mac said diluted GAAP EPS grew 21% year over year and diluted core EPS grew 25%. It reported a $9.7 million year-over-year increase in net income and an $11.4 million increase in core earnings. Percentage changes shown in a release can differ slightly from a calculation using rounded dollar figures.
1. Start with GAAP net income attributable to common stockholders
GAAP net income attributable to common stockholders answers the first question: how much of the quarter’s profit remained for common shareholders after all reported income, expenses, credit costs, taxes and preferred dividends?
In Q2 2026, Farmer Mac’s consolidated statement reported $66.951 million of net income before preferred stock dividends. Preferred dividends were $8.074 million, leaving $58.877 million attributable to common stockholders, rounded to $58.9 million in the headline release. Diluted EPS was $5.41.
When comparing Q2 with the same quarter of 2025 and with Q1 2026, use the full statements rather than only the EPS headline. Check:

The July 30 release gives the Q2 year-over-year dollar increases, but the preceding-quarter line-by-line comparison should be taken from the Q2 Form 10-Q and its financial tables. Do not infer a quarter-to-quarter trend from the annual comparison alone.
2. Use core earnings as a reconciliation, not a replacement
Core earnings was $58.8 million in Q2 2026, compared with $58.877 million of GAAP net income attributable to common stockholders. The company’s reconciliation arrives at $58.766 million after adjustments.
Farmer Mac defines core earnings as a non-GAAP measure that excludes the effects of fair-value fluctuations and specified infrequent or unusual transactions that management believes do not indicate future operating results or core-business trends. The adjustment was small in this quarter, so the two measures were close. In a period with a large market-value movement or an unusual credit or transaction item, the gap could be much larger.
Read the reconciliation every quarter. Identify each adjustment, ask whether it is genuinely unusual, and then return to the GAAP statement to understand the reported result. Farmer Mac says its non-GAAP measures are supplemental and should not be considered in isolation, as substitutes for, or as more important than GAAP financial information.
3. Separate net interest income from net effective spread
Net interest income is a GAAP income-statement line
Q2 net interest income was $118.1 million. It is the difference between interest income and interest expense in the consolidated statement. It captures the broad result of earning interest on assets and paying for funding, before other income, operating costs, credit provisions and taxes.

Net effective spread is Farmer Mac’s non-GAAP spread measure
Net effective spread, or NES, was a record $117.4 million. Farmer Mac uses NES to describe the spread earned between interest-earning assets and related net funding costs, including associated derivatives. Its presentation includes specific classifications and adjustments, including certain consolidated-trust activity and derivative settlements.
The Tool Desk
Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →NES is therefore not a standard GAAP line and may not be directly comparable with a similarly named measure at another issuer. Compare it with Farmer Mac’s own reconciliation and historical series. Do not present NES as if it were net interest income, and do not assume that a higher NES automatically means higher GAAP profit: provisions, expenses, taxes, preferred dividends and fair-value items still affect net income.
What drove the Q2 NES increase
Farmer Mac attributed the year-over-year increase in NES primarily to robust net volume growth and the collection of $7.4 million of interest recovery on a delinquent permanent-planting exposure. That recovery is an important attribution detail. It contributed to the quarter’s spread result but should not be silently treated as recurring volume economics.
The release also said credit provisions primarily reflected new volume growth across the segments and portfolio credit migration. A complete earnings reading therefore pairs the favorable spread drivers with the cost of carrying and seasoning a larger portfolio.
4. Read business volume as scale, not as quarterly originations
Outstanding business volume was $37.2 billion at June 30, 2026, up 22% from a year earlier. It increased by a net $2.4 billion during Q2.

Farmer Mac’s broad outstanding-business-volume measure covers loans, securities, guarantees, commitments and other exposures in its business lines. It is a point-in-time portfolio measure. The quarterly net-change table describes how that measure moved during the quarter. Neither figure should be relabeled as loan originations, and outstanding volume is not limited to on-balance-sheet loans.
Scale can support future interest and fee income, but the earnings effect depends on the mix, spread, funding cost, credit profile and accounting treatment of the added exposures. Q2’s segment detail shows why aggregate volume alone is insufficient.
| Business line | Q2 2026 outstanding volume | Year-over-year growth | Interpretive point |
|---|---|---|---|
| Farm & Ranch | $22.0 billion | 21% | Largest individual line within Agricultural Finance |
| Corporate AgFinance | $2.1 billion | 7% | Smaller line with its own spread and credit behavior |
| Power & Utilities | $8.3 billion | 13% | Largest Infrastructure Finance line |
| Renewable Energy | $3.0 billion | 55% | Fast year-over-year growth from a smaller base |
| Broadband Infrastructure | $1.9 billion | 58% | Fastest reported growth rate, also from a smaller base |
Agricultural Finance represented 65% of outstanding volume and Infrastructure Finance 35%. Farmer Mac’s segment table reports different net effective spread percentages, so a dollar added to one line does not have the same earnings or risk characteristics as a dollar added to another. The growth rates also show why percentages need a dollar-base check: the fastest-growing lines are not the largest lines.
5. Examine credit quality through several indicators
No single delinquency or provision figure describes Farmer Mac’s credit condition. The Q2 2026 earnings presentation gives a multiquarter view that should be read across 90-day delinquencies, substandard assets, nonaccrual assets, provisions, allowances and charge-offs or recoveries.
| Indicator | What it tells you | Q2 2026 reading reported by Farmer Mac |
|---|---|---|
| 90-day delinquencies | Loans seriously past due | Decreased during Q2; the presentation linked the move to typical Farm & Ranch annual/semi-annual payment-date seasonality |
| Substandard assets | Exposures with identified credit weaknesses | Declined modestly in both Agricultural Finance and Infrastructure Finance because of positive credit migration |
| Nonaccrual assets | Assets no longer accruing interest under applicable rules | Declined after resolution of a delinquent permanent-planting exposure |
| Provision for losses | Period expense for changing expected credit losses | Primarily reflected new volume and portfolio credit migration |
| Allowance for losses | Accumulated reserve against expected losses | Increased with cumulative portfolio growth |
| Charge-offs and recoveries | Realized credit losses or recoveries | Review the multiquarter chart and statement; the $7.4 million recovery affected Q2 spread commentary |
Account for payment-cycle seasonality
The presentation says 90-day delinquencies decreased with typical seasonality around Farm & Ranch annual or semi-annual payment dates. A lower quarter-end delinquency balance can therefore reflect where accounts fall in their payment cycle rather than a durable improvement in borrower conditions. Compare several quarters and the related substandard, nonaccrual, provision and charge-off data before drawing a trend.

Separate migration from realized losses
Positive credit migration can reduce substandard assets, while portfolio growth can still increase the allowance and provisions. Those are not contradictory outcomes: a larger portfolio can require more reserve dollars even when the mix of classified assets improves. Likewise, a charge-off is a realized loss, whereas a provision records a change in expected loss estimates and can occur before a charge-off.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.6. Use FY 2025 to understand the range of credit-cost outcomes
Farmer Mac’s full-year 2025 results release, published February 19, 2026, reported $32.9 million of net provision expense and $20.9 million of charge-offs. Certain individually significant credit deteriorations were concentrated in Corporate AgFinance and Broadband Infrastructure.
Those are FY 2025 figures, not Q2 2026 results. Their value is historical context: borrower-specific events can move annual credit costs materially, and the business lines with rapid volume growth deserve separate review. Use the Q2 2026 Form 10-Q for the latest period’s allowance, provision and realized-loss details.
7. Keep industry sentiment separate from Farmer Mac’s portfolio data
The 2025 Agricultural Lender Survey conducted by the American Bankers Association and Farmer Mac collected responses from more than 450 agricultural lenders between July 14 and August 15, 2025. Respondents ranked credit quality and agricultural loan deterioration as their leading overall concerns. They reported relatively stable delinquency and charge-off rates in their own experience but expected further credit-quality declines over the following 12 months.
This is lender-reported industry sentiment, not an audit of Farmer Mac’s portfolio and not a forecast of Farmer Mac’s actual future losses. One survey statistic says that 77% of respondents used Farmer Mac for agricultural real estate and USDA-guaranteed loans in 2025, versus 67% in 2024. Treat those percentages as survey responses, not independently verified market share.
8. A repeatable process for reading each quarterly release
- Fix the period. Confirm the fiscal quarter-end date and release date. For the latest period here, it is June 30, 2026, released July 30, 2026.
- Record GAAP net income and diluted EPS. Start with attributable net income, then verify preferred dividends and weighted-average shares in the statement.
- Build the year-over-year and sequential comparisons. Use the same quarter of the prior year and the immediately preceding quarter. If a figure is not in the headline release, retrieve it from the 10-Q instead of estimating it.
- Read the core-earnings reconciliation. List every adjustment from GAAP attributable income to core earnings and decide whether it is recurring, market-driven or genuinely unusual.
- Compare NII with NES. Keep the GAAP/non-GAAP labels visible and inspect the company’s NES reconciliation, including derivative and consolidated-trust classifications.
- Review the business-volume bridge. Separate period-end outstanding volume from the $2.4 billion Q2 net change and from any originations data that may be disclosed elsewhere.
- Break volume into segments. Compare dollars, growth rates and segment NES percentages. Check whether growth comes from a large established line or a smaller fast-growing line.
- Read the credit dashboard together. Review 90-day delinquencies, substandard assets, nonaccruals, provision, allowance and charge-offs or recoveries over several quarters.
- Mark timing effects. Note Farm & Ranch payment-cycle seasonality, recoveries, resolutions and migration events that can make one quarter unusually favorable or unfavorable.
- Finish with the source documents. Use the Q2 earnings release for headline figures, the Q2 presentation for credit charts and explanations, and the Form 10-Q for detailed statements, footnotes and risk disclosures. The investor-relations page lists the Q2 presentation and the FY 2025 Form 10-K.
9. Common reading errors and the correction
- Calling core earnings “profit” without a qualifier: label it non-GAAP and show the reconciliation.
- Treating NES as net interest income: NII is a GAAP line; NES is Farmer Mac’s supplemental spread measure.
- Calling $37.2 billion of outstanding volume “quarterly originations”: it includes multiple exposure types and is measured at a point in time.
- Using one delinquency number as a credit verdict: payment-date seasonality can move 90-day delinquencies, so inspect the full credit set.
- Assuming volume growth is automatically earnings accretive: added exposures bring funding costs, provisions, allowance needs and potentially different spreads.
- Mixing survey results with company results: lender expectations describe sentiment, not Farmer Mac’s audited portfolio performance.
- Turning management’s description into independent validation: CEO Zachary Carpenter called the quarter a record result and cited all-time highs in business volume, revenue and core earnings. That is management’s characterization; evaluate it against the reported statements and reconciliations.
Where the official detail is found
For the latest quarter, use Farmer Mac’s July 30, 2026 Q2 results release and consolidated financial statements for GAAP income, EPS, provisions and preferred dividends. Use the accompanying Q2 2026 earnings presentation for the multiquarter credit-quality charts, segment volume and management’s explanations of seasonality, migration, recoveries and allowance changes. The company’s investor-relations page provides the Q2 presentation and the FY 2025 Form 10-K; the Q2 Form 10-Q supplies the latest filed footnotes and risk disclosures.
Read the documents in that order: headline GAAP result first, reconciled operating measures second, portfolio scale third and credit quality alongside all three. That sequence keeps a favorable spread or fast volume growth from being mistaken for a complete assessment of earnings quality.
