Read China Resources Building Materials’ report as a chain from volume, price and product mix to gross profit, operating costs, finance items, tax and finally attributable profit and cash. For 2024, turnover was RMB23,037.789 million and consolidated gross margin was 16.5%, yet profit attributable to owners was only RMB210.9 million (basic EPS RMB0.030). The contrast shows why revenue or EBITDA alone is not enough. The nine months ended 30 September 2025 add an important signal: turnover fell 4.5% year over year while gross profit rose 6.4%, mainly because cement-product cost of sales improved.
Start with the report’s business map
China Resources Building Materials Technology Holdings Limited reports three operating groupings that matter most for analysis: cement, concrete, and aggregates and others. In the 2024 annual report, products are recognized as revenue when they are transferred to the customer, with the performance obligation satisfied upon delivery. That accounting point tells you what turnover represents: delivered product, not merely orders, production or installed capacity.
Before reading a percentage, identify the period, the unit (RMB million unless stated otherwise), and whether a number is consolidated, segment-level, reported or adjusted. Then work through the statements in this order:

- Finance costs, associates, joint ventures and tax: reconcile operating performance to earnings.
- Attributable profit and per-share data: measure what belongs to ordinary shareholders.

- Capacity and projects: treat additions as potential future supply, not guaranteed future sales.
1. Decompose turnover into volume, price and mix
A revenue change is not a diagnosis. For each product, use the identity turnover = sales volume × average selling price, then examine mix: the proportion of group sales coming from higher- or lower-margin products and regions.
#1 Best Overall
| 2024 business segment | External sales (RMB million) | Share of group turnover | What to investigate next |
|---|---|---|---|
| Cement | 15,039.498 | About 65.3% | Clinker and cement volume, realized price, fuel and power costs, and regional demand |
| Concrete | 4,161.956 | About 18.1% | Delivered volume, contract pricing, aggregate and cement input costs, and project concentration |
| Aggregates and others | 3,836.335 | About 16.6% | Stone volume, realized price, product grade, logistics and newly commissioned capacity |
| Total turnover | 23,037.789 | 100% | Confirm that segment sales reconcile to consolidated turnover |
The segment amounts add to the reported 2024 turnover of RMB23,037.789 million. A reader should not infer that a 10% increase in tonnes creates a 10% increase in sales: a lower average selling price or a shift toward a lower-priced product can offset volume growth. Conversely, flat tonnes can produce higher turnover if prices rise or the mix shifts toward premium products.
How to calculate the price and volume effects
If the report gives current and prior-year quantities and prices, calculate the approximate effects as follows:
- Volume effect: (current volume − prior volume) × prior-year price.
- Price effect: (current price − prior price) × current volume.
- Mix effect: the remaining change after product and regional differences are separated.
Use the company’s own volume definitions. Cement tonnes, ready-mixed concrete cubic metres and aggregates tonnes are not interchangeable, so do not combine them into a single “volume growth” figure without a stated conversion.
Why revenue recognition matters
Because the performance obligation is satisfied upon delivery, a quarter with delayed deliveries can show weaker turnover even when orders or production are healthy. Conversely, deliveries pulled forward can make a period look strong. Compare reported sales with dispatch volumes, inventories, receivables and operating cash flow before calling a movement structural.
2. Read gross profit by product, not just the consolidated margin
For 2024, consolidated gross profit was RMB3,800.335 million and consolidated gross margin was 16.5%. Management said gross profit increased 1.0% from RMB3,762.0 million in 2023, while margin rose 1.8 percentage points from 14.7%.
| 2024 product group | Gross margin | Interpretation |
|---|---|---|
| Cement | 15.1% | Largest sales base; changes here have an outsized effect on group profit |
| Concrete | 12.2% | Lowest reported margin; examine contract pricing and input-cost pass-through |
| Aggregates and others | 35.1% | Much higher margin; mix changes can lift group margin even without broad price increases |
| Consolidated | 16.5% | Weighted result after consolidation and inter-segment effects |
The 35.1% aggregates margin should not be compared with cement’s 15.1% as if the products had identical economics. Aggregates have different extraction, processing, transport and depreciation profiles. The group margin is weighted by sales and affected by eliminations; it is not the simple average of the three percentages.

Use a margin bridge
For each year or reporting period, build a bridge with four questions:
The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →- Did each product’s selling price rise or fall?
- Did unit costs for fuel, electricity, raw materials, freight or labour change?
- Did the sales mix move toward cement, concrete or aggregates?
- Were there start-up, shutdown, impairment or other items that altered cost of sales?
A margin increase caused by lower fuel costs is different from one caused by a temporary price spike. A margin increase caused by a larger aggregates contribution may not repeat if aggregates volumes or prices weaken.
3. Understand how turnover can fall while gross profit rises
The arithmetic is straightforward: gross profit equals turnover multiplied by gross margin. If margin expands enough, a smaller revenue base can produce more gross profit.
The nine months ended 30 September 2025 illustrate this. Turnover was RMB15,069.6 million, down 4.5% year over year, while gross profit was RMB2,550.2 million, up 6.4%. Gross margin increased to 16.9% from 15.2% in the comparable period.
| Measure | Nine months ended 30 September 2025 | Change versus comparable period |
|---|---|---|
| Turnover | RMB15,069.6 million | Down 4.5% |
| Gross profit | RMB2,550.2 million | Up 6.4% |
| Consolidated gross margin | 16.9% | Up from 15.2% |
| Profit attributable to owners | RMB331.0 million | Up 7.3% |
Management attributed the improvement mainly to lower cement-product cost of sales, partly offset by weaker performance in aggregates and others. Product margins in that period were 17.1% for cement, 14.7% for concrete and 25.4% for aggregates. The aggregate margin was therefore below its 2024 full-year level of 35.1%; do not assume the nine-month percentages are directly comparable with a full-year figure because seasonality and the period length differ.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteA worked way to read the 2025 result
- Start with the 4.5% turnover decline and ask whether it came from lower tonnes, lower prices, or both.
- Check whether cement’s margin improvement reflects lower unit costs, better prices, or a mix shift.
- Test whether the weaker aggregates result reflects lower volumes, lower prices, higher costs or start-up effects.
- Follow the 6.4% gross-profit increase through operating expenses, finance costs and tax; only then decide whether the improvement is durable.
4. Follow the waterfall from gross profit to attributable earnings
Gross profit is not the amount available to shareholders. The 2024 income statement shows why a substantial gross-profit figure can coexist with a very small net margin.
| 2024 measure | Reported amount or ratio | How to use it |
|---|---|---|
| Turnover | RMB23,037.789 million | Top-line base for all operating ratios |
| Gross profit | RMB3,800.335 million | Turnover less cost of sales |
| EBITDA | RMB3,894.2 million | Operating cash-earning proxy before interest, tax, depreciation and amortisation; reconcile to the company’s definition |
| General and administrative expenses | RMB2,630.1 million, or 11.4% of turnover | Large deduction after gross profit; examine staff, professional, technology and corporate costs |
| Selling and distribution expenses | RMB425.0 million, or 1.8% of turnover | Distribution and selling burden; compare with delivered volume and freight economics |
| Profit for the year | RMB109.802 million | Consolidated profit after the income-statement items |
| Profit attributable to owners | RMB210.9 million | Amount assigned to the company’s ordinary shareholders |
| Basic EPS | RMB0.030 | Per-share result; check the weighted-average share count and any dilution |
| Net margin | 0.5% | Profitability after all reported charges, not a gross margin |
General and administrative expenses alone were equivalent to 11.4% of turnover. Selling and distribution expenses added 1.8%. The remaining bridge includes other income or expenses, finance costs, results from associates and joint ventures, impairment or exceptional items where applicable, and tax. A reader who stops at EBITDA or gross profit misses these deductions.
Why attributable profit exceeds “profit for the year”
In 2024, reported profit for the year was RMB109.802 million, while profit attributable to owners was RMB210.9 million. The arithmetic difference is about RMB101.1 million. This presentation indicates that non-controlling interests were allocated a loss for the period, increasing the portion attributable to the parent’s owners. Confirm the allocation in the consolidated statement and notes before using either figure for valuation.
Use EBITDA carefully
EBITDA of RMB3,894.2 million was slightly above gross profit. That does not mean the company generated that amount of cash. EBITDA excludes depreciation and amortisation, working-capital movements, capital expenditure, interest and tax. Reconcile it with operating cash flow, receivables, inventories, payables and maintenance capital spending.

Finance costs and non-operating results
After operating expenses, inspect finance costs and the share of results from associates and joint ventures. Debt-funded capacity or working capital can make a sound gross margin produce weak attributable earnings when interest rates or borrowings rise. Conversely, a gain from an associate can lift reported profit without improving the cement, concrete or aggregates operations. Keep operating performance and investment-accounting results in separate columns in your worksheet.
The 2024 tax rate needs context
The reported 2024 effective tax rate was 75.6%. Management also reported a 63.9% rate after specified exclusions. These are not interchangeable. The 75.6% figure is the reported effective rate on the relevant accounting profit; the 63.9% figure is an adjusted presentation that removes the items identified by management. Read the tax-rate reconciliation for non-deductible expenses, losses, changes in tax provisions, preferential rates and other excluded items.
Do not multiply pre-tax profit by 25% and call the result a forecast. A high effective rate can arise when taxable profit is positive in entities with losses elsewhere, when one-off non-deductible items are large, or when the denominator is unusually small. Use the statutory rate, the reported effective rate and management’s adjusted rate as three distinct datapoints.

6. Check cash, debt and the balance sheet
The 2024 financial highlights report total assets of RMB71,963.1 million, equity attributable to owners of RMB44,121.2 million and gearing of 34.6% at 31 December 2024.

| Balance-sheet indicator | 2024 reported value | Question to ask |
|---|---|---|
| Total assets | RMB71,963.1 million | How much is productive plant, inventory, receivables, cash or goodwill? |
| Equity attributable to owners | RMB44,121.2 million | Is equity growing through retained cash earnings or revaluation and other accounting movements? |
| Gearing | 34.6% at 31 December 2024 | What definition does the report use, and is it rising as new capacity is built? |
“Gearing” is definition-sensitive. Use the company’s stated formula and compare it consistently across years; do not substitute your own debt-to-equity calculation without labeling it. Then compare borrowings with cash, interest expense, operating cash flow and the maturity schedule.
Cash-flow checks that prevent false comfort
- Compare operating cash flow with profit attributable to owners and EBITDA.
- Investigate a persistent gap caused by receivables, contract assets or inventory.
- Separate maintenance capital expenditure from expansion expenditure.
- Check whether dividends, acquisitions or project spending consume cash faster than operations replenish it.
- Watch impairment indicators on plants, mines, goodwill and investments, especially when prices or utilization weaken.
7. Treat capacity announcements as forward indicators, not revenue forecasts
The report records new or trial aggregate projects in Guangdong, Guangxi, Yunnan and Hubei. Two cited plans—Dongye Mountain and Runyang—each have planned annual capacity of approximately 5.0 million tonnes. Planned capacity is a physical potential, not a commitment that those tonnes will be sold at a profitable price.
Five tests for a new project
- Utilization: compare actual production and sales tonnes with nameplate capacity after commissioning.
- Realized pricing: check whether local selling prices cover extraction, processing and transport costs.
- Demand: identify infrastructure and property activity in the project’s service radius.
- Cash return: compare capital spending and working-capital needs with operating cash generated.
- Impairment risk: stress-test the asset if volumes, prices or margins remain below plan.
Capacity can improve logistics and secure raw materials, but it can also increase regional supply and pressure prices. Track utilization and aggregate margins together; a larger asset base with a lower margin is not automatically value-creating.

Use a spreadsheet with one row per year and separate columns for each segment. The following sequence keeps the analysis consistent.
Recommended Free Tools
- Normalize units and periods. Keep RMB million, tonnes or cubic metres, and distinguish full-year from nine-month data.
- Enter turnover by segment. Reconcile the segment total to consolidated turnover.
- Add volumes and average selling prices. Calculate year-over-year changes before looking at margins.
- Enter product gross margins. Calculate the weighted contribution rather than averaging percentages.
- Record gross profit and EBITDA. Note the company’s definition of EBITDA and any reconciliation.
- Calculate expense ratios. Track general and administrative expenses, selling and distribution expenses, and other major operating lines as percentages of turnover.
- Bridge to attributable profit. Add finance costs, associate and joint-venture results, tax and non-controlling interests.
- Check per-share data. Record basic EPS, weighted-average shares and any dilution.
- Test cash conversion. Compare operating cash flow, capital expenditure and working-capital changes with accounting earnings.
- Update the capacity register. Record project location, planned tonnes, commissioning status, utilization and impairment indicators.
Ratios worth calculating
Turnover growth = (current turnover ÷ prior turnover) − 1Gross margin = gross profit ÷ turnoverOperating-expense ratio = specified operating expense ÷ turnoverNet margin = profit attributable to owners ÷ turnover(label it clearly if you instead use consolidated profit)Cash conversion = operating cash flow ÷ EBITDAVolume-price split = volume change, average-price change and residual mix effect
Ratios should be accompanied by the period and denominator. For example, 16.9% is the nine-month 2025 consolidated gross margin, while 16.5% is the 2024 full-year margin; comparing them without the period labels can create a false trend.

9. Common reading errors and how to correct them
“Revenue fell, so the business deteriorated.”
Correction: calculate gross margin and unit costs. The nine-month 2025 result shows lower turnover alongside higher gross profit because margin expanded.
“Aggregates are more profitable, so the group should have a 35.1% margin.”
Correction: 35.1% was the 2024 aggregates-and-others margin, not the group margin. Cement supplied about 65.3% of 2024 sales and had a 15.1% margin; the consolidated result is weighted by mix.
“EBITDA is cash.”
Correction: remove depreciation and amortisation only. Review working capital, capital expenditure, interest, tax and project spending to assess cash generation.
“The 75.6% tax rate is the normal future rate.”
Correction: reconcile the reported rate with management’s 63.9% adjusted context and identify the underlying items before forecasting.
“A 5-million-tonne project adds 5 million tonnes of sales.”
Correction: capacity must be commissioned, utilized and sold at economic prices. Compare the project with demand, logistics, cash returns and impairment risk.
“Profit for the year and attributable profit are interchangeable.”
Correction: use attributable profit and EPS for the parent’s shareholders, while retaining consolidated profit for the group-wide result. In 2024 their difference was material because of the non-controlling-interest allocation.
10. The practical dashboard for each new report
On the first page of your notes, record the following without mixing periods:
| Dashboard block | Minimum fields |
|---|---|
| Demand and pricing | Segment volume, average selling price, turnover and mix |
| Unit economics | Cement, concrete and aggregates gross margins; key input costs |
| Profit bridge | Gross profit, EBITDA, administrative expenses, selling and distribution expenses, finance costs, associate results, tax and attributable profit |
| Shareholder outcome | Basic EPS, weighted-average shares and non-controlling interests |
| Financial resilience | Operating cash flow, capital expenditure, cash, borrowings, gearing and maturities |
| Growth and risk | Project location, planned capacity, utilization, pricing, commissioning status and impairment indicators |
For China Resources Building Materials, the key analytical message is the link between mix and cost: cement dominates sales, aggregates carries a much higher reported margin but weakened in the nine months to September 2025, and lower cement-product costs supported group margin even as turnover declined. The final test is whether that margin improvement converts into attributable earnings and cash after expenses, financing, tax and investment requirements.
