A target share price is an estimate produced by applying valuation assumptions to a forecast for a stated period. To judge whether it is informative, identify the forecast date, the operating measure behind it, the valuation multiple or asset value used, and the risks that could make the forecast miss. For an equity REIT, that usually means reading Nareit FFO per share alongside GAAP results, then checking company-defined AFFO, expected growth, payout and (where available) net asset value. A target is not a promise, and the same framework should not be transferred automatically to a non-REIT real estate company.
What a target share price actually tells you
A target share price is a model output, not a price the company is required to reach. An analyst, bank or investor starts with a forecast—such as next year’s earnings, FFO per share or property cash flow—and applies a valuation method. The result is usually expressed as a price expected at a particular future date, often 12 months from publication, although the horizon can be shorter or longer.
The number is meaningful only when its inputs are visible. A target of $X is incomplete without knowing:
- the valuation date and forecast horizon;
- whether the underlying forecast is GAAP earnings, Nareit FFO, company-defined AFFO/FAD, cash flow or an asset-value estimate;
- the multiple, discount rate, capitalization rate or other bridge from the forecast to the target;
- the assumptions for rent growth, occupancy, acquisitions, dispositions, financing costs, dilution, taxes and capital spending; and
- the risks or scenario range around the central estimate.
Company guidance is one input into that process, not a guaranteed outcome. NNN REIT’s February 2026 annual-results release and initial 2026 guidance states that actual results may differ materially from forward-looking statements. Treat a published target as conditional: it is the price implied if the forecast and valuation assumptions hold.

Start by identifying what kind of real estate company you are reading
Equity REITs
Most of the standardized guidance available for this topic concerns equity real estate investment trusts (REITs), which own and operate income-producing properties. Their reports commonly present GAAP net income, Nareit FFO, company-defined AFFO or FAD, occupancy, same-property net operating income and leverage. FFO and AFFO can make property operations easier to analyze because GAAP depreciation often reduces earnings even when a property’s market value is stable or rising.
Mortgage REITs and other property businesses
A mortgage REIT primarily owns loans or mortgage securities, so interest-rate spreads, financing and credit losses drive results. A property developer, broker, manager or privately held landlord can have an entirely different earnings pattern. Do not assume an FFO-based target is suitable merely because the company has “real estate” in its name.
Non-REIT companies
The available valuation evidence is REIT-focused. For an unspecified non-REIT company, the appropriate measure remains company-specific. Start with its audited statements, segment reporting and management’s own definition of operating cash flow or adjusted earnings. If a source does not explain how its target was built, label the target as difficult to evaluate rather than substituting REIT conventions.

Find the documents and label each forecast correctly
Before calculating anything, create a small record of every number and its source. A target from an analyst note, a company’s guidance range and a market-consensus estimate are not interchangeable.
| Item to record | Where it usually appears | Question to answer |
|---|---|---|
| Forecast period | Analyst note, earnings release or guidance table | Is it the current year, following year, quarter, or a 12-month target date? |
| Forecast measure | Income statement, REIT metrics table or model summary | Is the figure GAAP EPS, FFO per share, AFFO/FAD, cash flow or NAV? |
| Source type | Company filing, company guidance or outside estimate | Who produced it, and is it a range, midpoint or single estimate? |
| Valuation input | Target-price rationale or valuation section | What multiple, discount rate, capitalization rate or asset value is applied? |
| Share count and balance sheet | Filing, supplemental report or model assumptions | Does dilution, net debt or preferred stock change the per-share result? |
| Risk assumptions | Forward-looking statements and risk factors | Which conditions could cause actual results to differ? |
Keep the publication date beside each figure. A forecast can look precise while referring to a period that has already ended or to an estimate that has since been revised.
Understand the operating measure behind a REIT forecast
GAAP net income
GAAP net income is the audited accounting result and remains the starting point for financial reporting. Real estate depreciation and gains or losses on property sales can make it a poor standalone indicator of recurring property performance, but it is essential for understanding what the company actually reported and for checking the reconciliation to non-GAAP measures.

Nareit FFO per share
Nareit FFO adjusts GAAP net income or loss for specified real-estate-related items, including real estate depreciation and certain gains or losses from property sales. Analysts often use FFO per share as a recurring operating measure for equity REITs. It is supplemental, not a replacement for GAAP earnings. W. P. Carey’s SEC-filed disclosure states: “FFO is not equivalent to, nor a substitute for net income or loss as determined under GAAP.” Use that distinction whenever a target is based on FFO.

Two companies can report FFO while having different property mixes, lease terms and balance-sheet risks.
AFFO and FAD
AFFO (adjusted funds from operations) or FAD (funds available for distribution) attempts to move from FFO toward a recurring cash amount, often by adjusting for recurring capital expenditures, straight-line rent, leasing costs, stock compensation or other items. The adjustments are not standardized. W. P. Carey and Agree Realty describe company-specific adjustments, and Agree Realty warns that its AFFO calculation may not be comparable with other REITs’ calculations.
Therefore, never compare two AFFO multiples until you have read both reconciliations. A lower multiple may simply reflect a more conservative adjustment set, while a higher reported AFFO may include items another company excludes.
NAV and asset-based measures
Net asset value (NAV) estimates what a portfolio might be worth after valuing properties and subtracting liabilities. It can provide a useful cross-check when property values, market rents and capitalization rates are disclosed. NAV is an estimate rather than a quoted market fact: small changes in cap rates, rent growth or debt assumptions can materially change the result. Nareit’s 2015 REITWise presentation identifies FFO, AFFO/FAD and NAV as measures used in REIT valuations and target stock prices; because that presentation is dated 2015, use it for context about the measures, not as current market data.

- Fix the horizon. Write down the target date or the forecast year. A target based on next year’s FFO cannot be compared directly with one based on the current year without adjusting the period.
- Choose the exact per-share measure. Use the source’s stated GAAP EPS, Nareit FFO per share or company-defined AFFO/FAD. Do not silently substitute another measure.
- Capture the forecast value or range. Record the midpoint only if the source gives a range and explains that convention. Keep the high and low cases for sensitivity analysis.
- Identify the valuation relationship. For a multiple approach, the basic calculation is
target price = forecast per-share measure × selected multiple. For NAV, it may betarget price = estimated asset value − net debt and other claims, divided by diluted shares. - Check the denominator. Confirm whether the model uses basic, diluted or forward shares and whether planned equity issuance, options or convertibles are included.
- Reconcile to the balance sheet. For an asset-value method, verify debt, preferred equity, minority interests and cash. For an earnings multiple, check whether leverage and interest expense are already reflected in the forecast.
- Run alternative assumptions. Recalculate the result with a lower and higher multiple, forecast or cap rate. A target that changes sharply under modest adjustments should be presented as high-sensitivity.
- Document what would invalidate it. Note lease expirations, occupancy changes, refinancing dates, property sales, development commitments and regulatory or economic risks that could break the model.
This process separates arithmetic from judgment. The multiplication is usually simple; selecting a sustainable forecast and an appropriate multiple is the difficult part.
Read price-to-FFO, growth and payout together
Nareit’s REITWatch glossary (February 2022) defines price-to-FFO multiples using share price divided by the mean FFO estimate for the current and following year. It separately reports estimated FFO per share, FFO growth and FFO payout. These are different lenses, not interchangeable signals.
| Measure | What it answers | What it does not prove |
|---|---|---|
| Price-to-FFO | How much investors pay for a unit of forecast FFO | That the multiple is fair or that FFO will be achieved |
| Estimated FFO per share | How much operating FFO the forecast assigns to each share | That the forecast is conservative, comparable or recurring |
| FFO growth | How quickly forecast FFO is expected to change | That growth will continue or create value after financing and dilution |
| FFO payout | How much forecast FFO is distributed to shareholders | That the dividend is safe under every cash-flow scenario |
A high multiple can be rational when growth, lease quality or balance-sheet strength is superior; a low multiple can reflect leverage, weak properties or an unreliable forecast. Compare all four measures with the underlying risks rather than ranking companies by one ratio.

Compare two companies or forecasts on like-for-like terms
When you compare alternatives, make the comparison table explicit. The following framework prevents a target based on one period and measure from being treated as equivalent to another.
| Comparison axis | Record for each company or forecast | Why it matters |
|---|---|---|
| Period and date | Target date, fiscal year and publication date | Shows whether estimates are current and aligned. |
| Forecast source | Company guidance, outside estimate or consensus; range or point estimate | Reveals whose assumptions you are evaluating. |
| Operating measure | GAAP earnings, Nareit FFO or company-defined AFFO/FAD | Prevents unlike measures from being compared as if identical. |
| Implied valuation | Price-to-FFO, earnings multiple, NAV discount/premium or other stated metric | Shows the bridge from forecast to price. |
| Growth and payout | Forecast FFO growth and FFO payout | Places the multiple in an operating and distribution context. |
| Adjustments | Reconciliation items, recurring capital spending and rent adjustments | Tests whether AFFO or FAD is comparable. |
| Risks | Leverage, refinancing, occupancy, lease concentration and property values | Explains why similar multiples can have different risk. |
If a cell is not disclosed, write “not stated” and preserve that uncertainty. Do not fill gaps with an assumption merely to complete the table.

Use the published low, central and high assumptions when available. If only one case is given, vary the most influential input—such as FFO growth, interest expense, occupancy or the valuation multiple—rather than inventing a precise probability.

- Downside: slower rent growth, higher refinancing cost, lower occupancy or a wider valuation discount.
- Base: the source’s stated assumptions and central forecast.
- Upside: stronger leasing, successful acquisitions or a lower cost of capital, but only when those drivers are plausible and disclosed.
Present the output as a range or sensitivity when the result moves materially. A single target can hide that most of the value depends on one optimistic assumption.

Separate operating risk from valuation risk
Operating risk changes the forecast itself: vacant space lowers rent, a tenant default reduces cash flow, or higher interest expense cuts per-share results. Valuation risk changes the multiple applied to that forecast: investors may demand a higher yield even if FFO is unchanged. Keeping the two channels separate helps explain why a target can fall despite stable reported earnings.
Inspect AFFO reconciliations line by line
Because AFFO is company-defined, read the reconciliation rather than relying on the label. Identify whether the company subtracts recurring building improvements, leasing commissions and tenant incentives; reverses straight-line rent; excludes stock compensation; or makes other adjustments. Ask whether each item is genuinely non-recurring, recurring but volatile, or a normal cost of maintaining the portfolio.
Then compare the reconciliation across peers. If one company deducts recurring capital expenditures and another does not, their AFFO payout ratios and price-to-AFFO multiples are not directly comparable. Report the difference plainly instead of averaging the figures.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Use company guidance with the required caution
Guidance can anchor a model because management has access to lease schedules, acquisition pipelines and financing plans. It can also be revised or missed. Read the forward-looking-statement qualification in the same release as the numbers. NNN REIT’s February 2026 guidance explicitly warns that actual results may differ materially from forward-looking statements.
Check whether guidance is a range, what events are excluded, and whether it assumes acquisitions, dispositions, development completions or capital raises. Compare the latest guidance with the prior version and identify which assumptions changed. A target that depends on guidance above the midpoint deserves more scrutiny than one supported by the low end.

Know when REIT valuation tools do not transfer
FFO, AFFO/FAD, price-to-FFO and REIT payout measures were developed for the economics and reporting practices of REITs. Applying them to a developer, brokerage, property manager or ordinary corporation can distort value because those businesses recognize revenue, inventory, financing and capital spending differently.
For a non-REIT, begin with the company’s own segment economics and audited cash flows. Possible methods include earnings or operating-cash-flow multiples, discounted cash flow, sum-of-the-parts valuation or a property NAV, but the correct choice depends on the business. State explicitly when the evidence does not establish a universal method.

Common mistakes and how to correct them
- Reading the target without its date: write the horizon next to the number.
- Mixing GAAP EPS and FFO: use the measure named by the source and show the reconciliation.
- Treating FFO as cash: inspect AFFO/FAD adjustments and capital needs.
- Assuming AFFO is standardized: compare definitions line by line.
- Using a current-year multiple on a following-year forecast: align the period or label the mismatch.
- Ignoring dilution: verify the share-count denominator.
- Ranking by price-to-FFO alone: add growth, payout, leverage and risk.
- Repeating management guidance as fact: preserve the forward-looking qualification.
- Filling undisclosed values with guesses: mark them “not stated.”
- Applying REIT metrics to every real estate business: establish the company structure first.
How to state the conclusion responsibly
A useful conclusion names the condition behind the target instead of declaring that the share price will reach it. For example, state that the target is implied by a specified forecast measure and multiple, identify the assumptions that drive the result, and explain whether the source provides a range or only a point estimate. Distinguish reported GAAP results from supplemental FFO or AFFO, and identify any comparability problem that prevents a clean peer comparison.
The strongest reading is therefore conditional: “At the stated forecast date, the selected measure and valuation assumption imply this price; a different operating outcome, balance-sheet cost or market multiple would produce a different result.” That wording gives the reader a method they can update when new filings or guidance arrive.
