Evaluate an AI-infrastructure company as both a corporate borrower and an infrastructure project. A low headline debt-to-EBITDA ratio does not make a developer safe if power is late, construction costs overrun, customers can walk away, or a large maturity wall arrives before new capacity produces cash. Build an adjusted debt-and-liquidity model, verify physical delivery from grid connection through billable utilization, then stress demand, tenants, rates, refinancing and correlated infrastructure shocks.
What makes AI-infrastructure credit risk different
AI data centers combine long-lived, capital-intensive assets with technology demand that can change quickly. The borrower may spend billions on land, substations, transmission upgrades, buildings, cooling systems and accelerators before a site is energized or a customer is paying. Interest and construction costs accrue during that period, while the useful life and pricing power of equipment can be uncertain.
S&P Global Market Intelligence describes the expansion as “less like traditional technology investment and more like industrial infrastructure development—capital intensive, long dated, and sensitive to external systems.” It also says, “Power—not physical space—has become the dominant constraint on growth.” Those characteristics make timing, execution and external dependencies as important as accounting leverage.

1. Define the full financing perimeter
Start by mapping every claim on cash and every obligation needed to finish and operate the assets. A data-center financing can be analyzed as asset-backed securities, commercial mortgage finance, corporate finance or project finance, depending on the vehicle and debt structure, according to S&P’s framework. Looking only at the parent company’s senior notes can therefore miss material leverage at a subsidiary, project or joint venture.
Include these obligations
- Corporate bonds, term loans, revolving credit, bridge facilities and privately placed notes.
- Project-level and joint-venture debt, including non-recourse borrowings that may still require equity support or guarantees.
- Secured, unsecured and structurally subordinated claims, with their collateral and payment priorities.
- Convertible notes: model both cash interest and potential dilution, and identify any cash settlement or call provisions.
- Operating and finance leases for buildings, equipment and land.
- Parent guarantees, completion guarantees, letters of credit and keep-well agreements.
- Power-purchase commitments, capacity reservations, transmission payments and minimum-take contracts.
- Construction commitments, purchase orders, cancellation penalties and other contractual obligations not yet recorded as debt.
Create a legal-entity map showing which assets secure each instrument, where cash is trapped, and whether lenders have recourse to the parent. Reconcile the map to annual and quarterly filings, debt agreements and joint-venture disclosures. If private project terms or guarantees are unavailable, mark the exposure as unknown rather than assuming it is immaterial.
2. Build an adjusted debt-and-liquidity model
Use reported figures as a starting point, then make adjustments that reflect the cash a creditor can actually access and the obligations that consume it. At minimum, calculate:
- Gross debt: principal outstanding, including current maturities and drawings under revolvers.
- Net debt: gross debt less unrestricted cash and short-term investments; separate restricted cash and cash held in project entities.
- Debt-to-EBITDA: use a consistent definition and reconcile management’s adjustments to filing numbers.
- Interest coverage: EBITDA or operating cash flow divided by cash interest; run a version using cash-flow available for debt service (CFADS).
- Fixed-charge coverage: include lease payments, mandatory amortization and other recurring fixed charges.
- CFADS: recurring operating cash after maintenance capital expenditure, taxes and working-capital needs, before discretionary growth spending.
- Minimum liquidity: unrestricted cash plus realistically drawable revolver capacity, less trapped cash, borrowing-base limits and required reserves.
Show both reported and adjusted ratios. An operator that excludes leases, start-up costs, stock compensation or project-level interest may present a stronger metric than the one available to lenders. Explain each adjustment and test whether it disappears under stress.
3. Read the maturity wall, not just total debt
Default risk often appears first as a timing problem. List every maturity, amortization payment, refinancing option and springing covenant by quarter for at least five years. Compare those uses with recurring CFADS, committed financing and realistic asset-sale proceeds. Do not count an announced financing as available liquidity until it is signed, effective and permitted under existing covenants.

Equinix’s filing for June 30, 2025 illustrates the exercise. It listed $1.211 billion due in the remaining six months of 2025, $1.305 billion in 2026, $1.780 billion in 2027, $1.433 billion in 2028, $2.214 billion in 2029 and $10.130 billion thereafter. The same filing reported $4.5 billion of cash and short-term investments and $3.9 billion of revolver liquidity. Those figures are not a default forecast; they show why a schedule, rather than a single leverage ratio, is essential.
| Period | Debt due (Equinix filing, June 30, 2025) | What to test |
|---|---|---|
| Remaining 2025 | $1.211 billion | Near-term cash, revolver conditions and mandatory payments |
| 2026 | $1.305 billion | Operating cash generation and committed refinancing |
| 2027 | $1.780 billion | Rate and spread sensitivity before the next maturity peak |
| 2028 | $1.433 billion | Completion of projects funded with interim debt |
| 2029 | $2.214 billion | Utilization and contract renewals supporting takeout financing |
| Thereafter | $10.130 billion | Long-run refinancing capacity and asset life |
For each maturity, calculate the percentage covered by cash, committed undrawn facilities, annual CFADS and unencumbered assets. Then model a refinancing at wider spreads, lower advance rates or a shorter tenor. A company can be solvent on an asset-value basis yet still default if it cannot refinance a near-term tranche.
4. Verify that announced capacity becomes cash-flow capacity
Capacity announcements are not equivalent to revenue. Track the physical chain separately:
- Announced megawatts: management’s proposed or marketed capacity.
- Permitted megawatts: capacity with land-use, environmental and building approvals.
- Construction-complete megawatts: buildings and major systems finished, with punch-list work identified.
- Energized megawatts: utility interconnection and substations delivering usable power.
- Commissioned megawatts: electrical, cooling, fire and controls systems tested under operating conditions.
- Contracted megawatts: capacity covered by enforceable customer commitments, including term, pricing and minimum-take provisions.
- Billable and utilized megawatts: capacity generating invoices and cash after customer ramp-up, maintenance and outages.
Moody’s Ratings cautions: “A completed AI data center is not necessarily a cash-flow-generating asset.” Ask for interconnection approvals, transmission-upgrade status, equipment delivery records, commissioning certificates and evidence of customer acceptance. A building can be substantially complete while waiting months for utility power, transformers, switchgear or network connectivity.
Execution items that can delay debt service
- Utility interconnection queues and transmission upgrades.
- Permits, zoning changes, environmental reviews and community objections.
- Long-lead transformers, generators, chillers, switchgear and networking equipment.
- Skilled-labor availability, contractor performance and change orders.
- Testing failures, heat-rejection limits, water availability and backup-power requirements.
- Cost inflation, liquidated damages and disputes over who funds overruns.
In a delay case, push revenue recognition to the actual billable date while leaving interest, lease expense and committed construction payments in place. This exposes the cash shortfall that an optimistic completion date can hide.

5. Model power, operating and resilience risk
Power availability is a credit variable, not merely an engineering detail. Review the utility contract, delivered capacity, curtailment rights, demand charges, energy-price pass-throughs and the schedule for backup generation. Determine whether the customer or operator bears the cost of power-price spikes and whether a site can meet service-level commitments during an outage.
S&P identifies power availability, grid-interconnection timelines, equipment lead times, permitting, execution, cost, concentration and resilience as core credit variables. Build separate cases for a delayed grid connection, a lower-than-promised delivered load, higher electricity prices and a regional outage. Include the cost of fuel, testing and maintenance for backup systems, plus any penalties for failing contracted availability.
6. Test demand absorption and utilization
Growth in the market does not guarantee growth at one operator. S&P Global Market Intelligence reported 19% year-over-year net IT-capacity growth in North America in both 2024 and 2025. That supports a constructive industry backdrop, but it does not establish that a specific project will fill on schedule or at the modeled price.
Separate demand into signed contracts, advanced negotiations and uncommitted pipeline. For each customer, record committed power, ramp schedule, pricing, renewal rights, termination clauses, deposits and credit support. Stress a slower ramp, lower realized price, reduced GPU utilization and a delay between physical acceptance and billing. A site that needs one large customer to reach breakeven has a different risk profile from a diversified facility with staggered contracts.
7. Analyze tenant and counterparty credit
Tenant concentration can turn a technical outage or customer downturn into a financing event. CoreWeave’s 2025 Form 10-K warns that a tenant downturn, lack of liquidity, default, insolvency or bankruptcy can reduce rent collection and cash flow; it also describes single-tenant properties and material customer concentration.

Questions for every major customer
- Is the contract with the operating subsidiary, a parent company or an unrated affiliate?
- Does the agreement require take-or-pay payments, and for how long?
- Are deposits, letters of credit or parent guarantees available, and can they be drawn promptly?
- What termination rights, cure periods, force-majeure clauses and relocation options exist?
- How quickly could another customer use the same building, power density and cooling design?
- Would a customer bankruptcy leave owned equipment, GPUs or network assets stranded or reusable?
Model the failure of the largest tenant, then the simultaneous weakening of the top two or three. Include downtime, legal costs, reconfiguration spending and the time needed to re-lease capacity. A nominally long contract is less protective if the counterparty can reject it in bankruptcy or if the site is specialized for one workload.
8. Add leases, joint ventures and commitments to economic leverage
Accounting presentation can understate the capital tied to a data-center platform. Equinix reported $20.5 billion of total indebtedness and $1.5 billion of operating-lease liabilities at June 30, 2025. The lease amount is not automatically debt under every covenant, but it is a fixed claim that competes with interest and maintenance spending.
Prepare an economic-leverage schedule that adds:
- Operating-lease liabilities and unavoidable rent escalators.
- Debt at joint ventures and subsidiaries, with the parent’s support obligations.
- Guarantees for construction completion, power purchases or customer service levels.
- Minimum purchase commitments for electricity, network capacity and equipment.
- Unfunded capital expenditure required to reach contractual delivery dates.
Show which items are legally senior, secured by specific assets or structurally ahead of parent creditors. Then calculate fixed-charge coverage after these claims. A business may pass a bond covenant while having little cash left after rent, power and project commitments.
9. Run correlated downside scenarios
AI infrastructure risks are correlated. A regional power constraint can delay several operators; a financing shock can raise spreads for all of them; and a slowdown in AI demand can reduce utilization across a market. S&P warns that regional power constraints, regulatory shifts, financing shocks and an AI-demand slowdown can affect multiple operators simultaneously.
Recommended Free Tools
| Scenario | Operating effect | Credit tests |
|---|---|---|
| Higher rates and refinancing spreads | Interest expense rises and maturities become harder to refinance | Interest coverage, covenant headroom, cash after refinancing |
| Delayed energization | Revenue moves right while interest and construction costs continue | Minimum liquidity, completion funding and maturity dates |
| Capex overrun | More equity or debt is required before a site produces cash | Sources and uses, sponsor support and leverage at completion |
| Lower utilization or price | CFADS and asset value decline | Fixed-charge coverage and recovery value |
| GPU or equipment obsolescence | Shorter economic life and possible impairment | Replacement capex, residual value and lender collateral |
| Largest-tenant default | Rent loss, downtime and re-leasing costs | Deposit coverage, diversification and time to replace load |
| Power-price spike or outage | Margin compression, penalties and backup-generation costs | Pass-through rights, reserves and resilience spending |
| Regional permitting or grid shock | Several projects are delayed together | Portfolio concentration and cross-default provisions |
Use at least one combined case rather than testing each shock in isolation. For example, delay energization, reduce utilization, widen refinancing spreads and increase power costs at the same time. Record the date on which cash falls below minimum liquidity and identify the first covenant or payment that fails.

10. Compare two companies on like-for-like measures
When comparing operators, normalize definitions before ranking them. Use the same treatment for leases, restricted cash, project debt, joint ventures, capitalized interest and adjusted EBITDA. A company with lower reported leverage may have weaker protections or more obligations outside the consolidated balance sheet.
| Comparison axis | Evidence to collect | Why it matters |
|---|---|---|
| Adjusted net leverage | Debt, cash, leases, JV debt and recurring EBITDA | Shows the burden after economic adjustments |
| Interest and fixed-charge coverage | Cash interest, rent, amortization and CFADS | Measures payment capacity, not asset growth |
| Maturity wall and liquidity | Quarterly maturities, cash, revolver and committed funding | Reveals refinancing timing |
| Debt priority and covenants | Collateral, guarantees, baskets and headroom | Determines who is paid first and what flexibility remains |
| Energized versus announced capacity | Utility delivery, commissioning and billable load | Separates real supply from marketing pipeline |
| Power and permitting exposure | Interconnection status, upgrade funding and delivery dates | Identifies schedule and cost risk |
| Utilization and contract tenor | Signed load, ramp, price, take-or-pay and renewals | Tests revenue durability |
| Tenant concentration | Share of revenue and capacity by customer | Measures counterparty shock |
| Lease, JV and guarantee obligations | Fixed commitments and recourse | Captures structural leverage |
| Capex intensity | Growth and maintenance capex relative to CFADS | Shows how much external funding is needed |
| Refinancing sensitivity | Coverage at higher rates and wider spreads | Tests resilience when markets close |
| Downside recovery value | Reusable buildings, power rights, equipment and liens | Estimates creditor recovery after default |
Do not award a risk advantage solely because one operator owns more physical assets. Specialized facilities can have high replacement cost but low liquidation value if power rights, cooling design or customer-specific equipment cannot be transferred.
11. Use industry benchmarks without outsourcing judgment
External ratings and frameworks are useful cross-checks. S&P describes scorecards that consider buildability, construction and completion risk, downside resilience, liquidity, refinancing exposure and structural protections. Moody’s emphasizes operational verification alongside sponsor reporting and construction certifications.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteTreat a rating as an input, not a default probability. Ratings may lag a new customer loss, a delayed substation or a large acquisition, and they reflect an agency’s methodology rather than your investment horizon. Read the assumptions, outlook and recovery analysis, then rerun the company’s numbers under your own utilization and refinancing cases.
12. Put industry growth and power demand in context
Large market numbers explain why capital is flowing into the sector but do not remove project risk. Moody’s Ratings estimated that six major U.S. hyperscalers would invest $785 billion in 2026. An IEA projection cited by Moody’s places global data-center electricity consumption at roughly 485 terawatt-hours in 2025, rising to approximately 950 terawatt-hours by 2030. Such growth can support demand for capacity, while simultaneously intensifying grid constraints, permitting disputes and equipment shortages.
Use these figures as scenario context. They are not a guarantee that a particular operator will secure power, complete construction or collect from customers. A company with a strong market position can still default if its project-level cash flow arrives after its debt maturities.
13. A repeatable review process
- Collect current documents. Gather the latest annual and quarterly filings, debt and lease notes, financing agreements, rating reports, major customer disclosures and construction updates.
- Draw the financing perimeter. List entities, secured assets, guarantees, leases, power commitments, joint ventures and off-balance-sheet obligations.
- Reconcile metrics. Bridge reported EBITDA, debt and liquidity to adjusted figures, documenting every exclusion.
- Build the maturity schedule. Place principal, amortization, interest and required capital spending on a quarterly timeline.
- Verify physical milestones. Track permitted, constructed, energized, commissioned, contracted and billable megawatts separately.
- Map customers. Record concentration, counterparty quality, contract protections, ramp dates and replacement prospects.
- Forecast base and downside cash flow. Include maintenance capex, leases, power costs, taxes, working capital and required reserves.
- Run correlated stresses. Combine delayed power, lower utilization, cost overruns, higher rates, tenant default and regional shocks.
- Test covenant and recovery outcomes. Identify the first breach, payment shortfall, collateral claim and available sponsor support.
- Set monitoring triggers. Update after every filing, financing, rating action, major lease, power-delivery milestone or material change in AI demand.
14. Warning signs that deserve immediate investigation
- Announced megawatts rise while energized or billable megawatts do not.
- Management repeatedly moves completion dates or changes the definition of “ready.”
- Customer concentration increases, contracts shorten or take-or-pay language weakens.
- Liquidity depends on an undrawn revolver with tight borrowing-base or covenant limits.
- Debt maturities cluster before projects are expected to generate CFADS.
- Adjusted EBITDA grows mainly through exclusions that do not produce cash.
- Power, lease or construction commitments are disclosed without matching funding.
- More debt becomes secured, reducing recovery prospects for unsecured creditors.
- Joint-venture debt, guarantees or restricted cash become harder to quantify.
- Capital expenditure rises faster than contracted revenue and available equity.
What public information can and cannot establish
Public filings usually reveal debt balances, maturities, liquidity, leases, covenants and disclosed risk factors. They may not reveal private project-level guarantees, exact commissioning status, customer credit support, confidential pricing or the true replacement value of specialized equipment. A missing disclosure is not proof that an obligation does not exist.
