Before buying stock in an “AI mortgage company,” establish what business it actually runs, where AI affects that business, and whether the claimed benefits show up in operating results, funding resilience, and cash flow. Automation statistics are not proof of better credit decisions or profits. This framework uses company filings and regulatory materials to help you evaluate those questions; it is not a buy or sell recommendation.
Start by identifying what kind of mortgage business it is
“AI mortgage company” is not a precise business category. A company might originate mortgages, sell software to lenders, match borrowers with lending partners, service loans, buy loans, or combine several of these activities. Those models have different revenue sources, financing needs, and risks. A business with a mortgage-related feature is not necessarily a mortgage-focused company.
Begin with the issuer’s latest Form 10-K, then check subsequent 10-Q and 8-K filings for changes. Write down the company’s core activities, its actual mortgage products, the activities that generate revenue, and the parties that pay it. Separate home loans from adjacent consumer credit: a platform that facilitates personal loans or auto loans, for example, should not be evaluated as though all its volume were mortgage lending.
Two companies illustrate why the distinction matters. Better Home & Finance Holding Corporation’s 2025 Form 10-K describes a digital consumer real estate finance company that originates and processes mortgages using proprietary AI, task-based workflows, data integrations, and human staff. The filing also describes a title agency and a minority investment in a developer of AI sales tools. That is an AI-enabled mortgage originator with additional activities—not evidence that AI alone is the whole business.

Upstart Holdings’ 2025 Form 10-K describes an AI lending marketplace across personal and auto loans, with home lending in the form of home equity lines of credit (HELOCs). It is a useful adjacent comparison, not a pure-play mortgage company. Its filing says fees are paid primarily by lending partners and institutional investors and describes how loans are distributed among investors, partners, and its own balance sheet.
| Company example | Role described in its 2025 Form 10-K | Mortgage connection | What the example does—and does not—show |
|---|---|---|---|
| Better Home & Finance Holding Corporation | Digital consumer real estate finance company; originates and processes mortgages | Mortgage origination, alongside a title agency and a minority investment in an AI sales-tools developer | An example of AI used in a mortgage-originating business; not proof that AI is the sole business or that it caused superior outcomes. |
| Upstart Holdings | AI lending marketplace | Home lending through HELOCs, alongside personal and auto lending | An adjacent AI-lending example; its platform-wide figures should not be mistaken for mortgage-only results. |
For the company you are considering, make a one-page business map. List each product, its revenue source, the company’s role in the transaction, and who ultimately provides capital or buys the loan. If filings do not make the mortgage share of revenue or activity clear, treat that as an unresolved question rather than assuming the company is a mortgage specialist.
Pin down what AI does—and what evidence supports the claim
AI can enter at several stages: attracting borrowers, processing applications, verifying documents, underwriting, detecting fraud, servicing loans, or answering customer questions. These uses are not interchangeable. A chatbot or automated document workflow may reduce manual steps, while a model that influences a credit decision raises additional questions about decision quality, explanations, monitoring, and fairness.

Then look for what the company says is automated, what receives human review, how employees can override a result, and how errors, model updates, and performance are monitored. A broad statement that a company uses proprietary AI does not by itself tell you which decisions depend on it or how much it contributes to results.
Upstart reported that 91% of loans on its platform were fully automated in 2025. This is a company-reported measure for its overall platform—not a mortgage-only statistic and not an independent assessment of model quality. It does not establish that the model approved better borrowers, reduced losses, raised profits, or improved mortgage outcomes.

The reviewed company filings describe company-reported uses and outcomes, but do not provide a controlled comparison proving that AI caused superior mortgage performance. The available material also does not establish an apples-to-apples, independent statistic comparing mortgage AI model accuracy across providers. Treat claims about automation as descriptions of process unless they are tied to relevant operating and financial results.
Test whether automation changes the economics
The investment question is not simply whether software can complete tasks. It is whether the business converts any efficiency or risk-selection advantage into durable economics. Read operating measures together rather than treating one favorable metric as proof of a competitive advantage.

More activity is useful only if it produces sound revenue and does not require uneconomic acquisition or processing costs.
- Revenue per transaction: Examine revenue or fees per loan or other relevant transaction. Consider whether the amount comes from borrowers, lending partners, investors, or a mix, and whether that mix changes.
- Costs and margins: Look for processing cost, contribution margin, servicing expense, and gross and operating margins where available. Ask whether costs fall as activity grows and whether the company reports repeatable improvement rather than a single period’s result.
- Credit outcomes: Review credit losses, delinquency trends, and performance by loan vintage when disclosed. Higher automation is not a substitute for evidence on the loans that were funded.
- Cash and profitability: Compare any efficiency narrative with operating cash flow, cash use, and the path to repeatable profitability. A process claim does not answer whether the company can fund its operations.
Upstart’s 2025 Form 10-K reported that its top three lending partners originated 83% of marketplace loans in 2025, while fees from those partners accounted for 61% of total revenue. These company-specific figures make partner concentration, partner retention, and the consequences of a partner reducing activity important diligence questions. They are not measures that can be generalized to other firms.
When a company presents an automation rate, ask what the denominator includes, which products and periods it covers, whether it is mortgage-specific, and whether it is independently verified. Then look for related evidence in revenue per transaction, costs, credit performance, margins, and cash generation. If those connections are not reported, the automation figure may describe operational adoption without demonstrating economic value.
Follow the money after a loan is originated
Origination is only one part of the funding chain. Determine what happens to a loan after the company makes or facilitates it: Is it sold to a bank or institutional investor? Is it placed in a securitization vehicle? Does the company retain it, or hold it temporarily in a warehouse facility while arranging a sale? The answer affects exposure to capital availability, loan performance, and market demand.

For a marketplace or lender that relies on outside capital, identify who funds loans and how concentrated those sources are. Look for disclosed commitments, partner activity, and any account of what happens when demand from funding partners changes. For loans retained on the balance sheet, examine the size and nature of that exposure, how it is financed, and how the company reports loan performance.

Compare stated target returns with realized or updated performance by vintage if the company provides those measures. A target is an expectation, not an outcome. Review delinquencies, losses, and other disclosed performance indicators alongside the source and timing of capital. Upstart’s 2025 filing explicitly reports capital sources and discusses return expectations by loan vintage; the categories are useful prompts, although a different business model may disclose different measures.
Funding resilience and model performance are separate tests. A company could report strong model automation yet remain vulnerable if its funding partners withdraw, investor returns fall short, or it must keep more loans on its own balance sheet. Conversely, a diversified funding arrangement does not itself prove good underwriting. Evaluate both sides using the company’s disclosures.
Account for mortgage cycles and product mix
Mortgage origination depends on borrower demand and the interest-rate environment; refinancing can be especially sensitive to rate changes. A company whose business depends heavily on refinancing may face a different volume pattern from one with more purchase lending. Consider product mix alongside the company’s ability to adjust costs when originations decline.
Better reported that 30% of its originations in 2025 were home purchases and 70% were refinances. These are company-specific figures, not industry shares. Better also identified rising U.S. mortgage rates as a risk to origination volume. Use those disclosures to frame questions about that company’s exposure, not as a forecast for it or a general statistic about the mortgage market.

- Compare purchase and refinance exposure, and note whether the company reports the mix consistently over time.
- Identify the mortgage products and customer or geographic concentrations the company discloses.
- Check how the company describes cost flexibility if originations fall.
- Test whether reported margins and cash use appear capable of absorbing weaker activity, rather than assuming that AI workflows will offset a downturn.
When disclosures do not provide enough detail to assess a concentration or historical trend, record the gap. Do not infer a stable mortgage mix from a single year’s figures.
Examine explainability, fair lending, and model controls
AI does not remove a creditor’s obligations when it uses a complex algorithm. CFPB guidance issued September 19, 2023, says creditors must give accurate and specific reasons for adverse credit actions. It warns that a sample checklist is insufficient if it fails to state the actual reasons for a decision. CFPB Director Rohit Chopra put it this way: “Creditors must be able to specifically explain their reasons for denial. There is no special exemption for artificial intelligence.”
The CFPB’s fiscal-year 2023 Fair Lending Report describes mortgage supervision covering redlining, property valuation bias, compliance with the Home Mortgage Disclosure Act (HMDA) and Regulation C, and potential disparities in mortgage application, underwriting, and pricing. That report shows areas of supervisory focus; it does not establish that a particular company violated the law.
Use filings and company disclosures to investigate how the firm handles the controls that sit behind its AI claims. Consider whether it describes:
- How it produces specific adverse-action reasons when a model contributes to a decision.
- Testing for disparities across protected groups and consideration of alternative model choices.
- Data quality, model updates, validation, monitoring, and documentation.
- Human review and overrides, complaints, remediation, and any material compliance costs.
- Vendor dependencies, privacy, cybersecurity, and safeguards against biased or inaccurate outputs.
- Litigation, regulatory inquiries, and changes in regulation that the company identifies as material risks.
Company filings identify AI-related concerns such as bias, inaccurate outputs, privacy, cybersecurity, and evolving regulation. Look for concrete governance descriptions and disclosed consequences, not only assurances that a system is responsible or compliant. A lack of detailed public disclosure does not prove that controls are absent, but it limits what an investor can verify from filings.

Read the filings for financial condition and ownership effects
The SEC’s guide to Form 10-K recommends using the Business section to understand a company’s products and markets, Risk Factors to identify material risks, Management’s Discussion and Analysis (MD&A) to understand management’s account of results and trends, and the financial statements for audited results. The issuer writes its own 10-K; SEC review is not an endorsement or a guarantee of accuracy.
After understanding the business and risks, compare management’s explanation with the statements and notes. Review revenue quality, gross and operating margins, cash from operations, cash and debt, and any restricted cash or warehouse facilities relevant to the business. Where growth claims are prominent, check whether cash use and expenses move in the same direction as the claimed improvement.
Also examine stock-based compensation, fully diluted shares, warrants, and convertible securities. A company can expand its operations while existing shareholders’ ownership is diluted. Compare changes in share count with reported growth and financing needs; do not evaluate the stock using only a basic share count or a headline earnings figure.
Recommended Free Tools
The SEC’s financial-statement guide notes that financial ratios vary by industry. Compare companies with similar business models, and avoid applying one valuation multiple mechanically to a mortgage originator, a software provider, and a lending marketplace as if their economics were identical.
Build a valuation around explicit assumptions
There is no universal “AI company” multiple that answers whether a mortgage stock is attractive. A valuation depends on what the market price assumes about the company’s future activity, economics, financing, and ownership structure. Lay out the assumptions that would need to hold, then test each against the company’s filings.
- Estimate the business mix. Separate mortgage activity from adjacent products and identify which products generate revenue. If the company does not disclose a useful breakdown, mark the uncertainty rather than assigning a precise share.
- Set an originations or transaction scenario. Consider how purchase and refinance mix, rates, and funding availability could affect activity. Use company disclosures for the company’s own exposure, not a generic mortgage-market forecast.
- Test revenue and take-rate assumptions. Examine the revenue or fees earned per transaction and who pays them. Consider whether partner or investor concentration could change the amount or reliability of revenue.
- Include credit and funding costs. Account for any disclosed credit losses, retained loans, financing facilities, and dependence on outside buyers or capital. Where comparable vintage data are unavailable, do not treat targets as realized performance.
- Consider expenses and eventual margins. Test whether reported costs, servicing expense, and operating margins support the earnings path implied by a valuation. Do not assume that automation automatically produces a particular margin.
- Reflect cash needs and dilution. Incorporate cash generation or use, debt and facilities, financing requirements, and fully diluted shares, including relevant warrants or convertibles.
Then ask whether the assumptions are supported by repeatable results or rely on unproven automation benefits, uninterrupted funding, favorable mortgage conditions, or future margin improvement. The available evidence here does not include current share prices, enterprise values, or a named issuer selected for analysis, so it cannot support a stock-specific valuation judgment.
Use a repeatable diligence checklist before deciding
Before reaching a view, make sure your notes answer these questions with citations to the company’s own filings or clearly mark them as unknown:
- Business: Does the company originate mortgages, sell software, run a marketplace, service or buy loans, or combine these activities? Which products are actually mortgages?
- AI role: Which workflow or decision uses AI? What is automated, what is reviewed by people, and how are errors and model changes monitored?
- Evidence: Are operating measures mortgage-specific, company-reported or independently tested, and tied to economics or credit outcomes?
- Revenue and costs: What drives revenue per transaction, costs, margins, and cash generation? Are improvements repeatable?
- Capital: Who funds loans, who buys them, how concentrated are counterparties, and what happens if funding availability changes?
- Risk: What do product mix, refinance exposure, credit performance, and retained loans imply for the business in weaker conditions?
- Controls: Can the firm explain adverse decisions, monitor fair-lending outcomes, and address data, privacy, cybersecurity, vendor, and regulatory risks?
- Shareholder economics: What are the cash and debt position, financing needs, fully diluted share count, and valuation assumptions?
Company examples and figures in this article are tied to fiscal 2025 Form 10-K disclosures reviewed October 9, 2026; CFPB materials are identified by their publication periods above. For a specific investment decision, use the issuer’s latest filings and update its operating, funding, performance, share-count, valuation, and regulatory information.
