To evaluate a REIT ETF, compare funds with the same type of real-estate exposure, then examine three disclosures side by side: the complete fee information, the index and actual holdings, and a yield figure identified by definition and date. A high distribution yield alone does not establish quality or sustainable income. Total return, concentration, trading liquidity, market-price behavior, and tax treatment can materially change the result an investor experiences.
The figures below illustrate the process, not a fund recommendation. Fund expenses, holdings, yields, and waiver terms change, so verify every number in the latest prospectus, shareholder report, and official fund materials before investing.
Start by defining what “REIT ETF” exposure you want
A comparison is meaningful only when the funds pursue broadly similar mandates. “REIT ETF” can describe portfolios with very different geographic and security exposure.
Geographic scope
Decide whether you need U.S.-only real-estate exposure or a global portfolio. A U.S. fund may concentrate its currency, economic and regulatory exposure in one market. A global fund can add foreign issuers and currencies, so its holdings and risks will not match a domestic index.

Security type
Check whether the fund owns equity REITs, mortgage REITs, or a broader group of real-estate securities. Equity REITs generally own or operate income-producing property; mortgage REITs finance real estate and can have different interest-rate, leverage and credit sensitivities. A fund name or ticker is not enough—read the objective and strategy.
Index methodology
Read the underlying index rules. Find out how companies enter or leave the index, how often it rebalances, whether constituents are weighted by market capitalization or capped, and whether property sectors or individual issuers have limits. Two funds can both call themselves REIT funds while providing very different concentrations.
Compare the complete cost, not just the headline expense ratio
The prospectus fee table is the starting point. Record the annual operating expense ratio and identify whether the published figure is gross or net of a waiver or reimbursement. The U.S. Securities and Exchange Commission explains that fund expenses are deducted from net asset value (NAV), so investors usually pay them indirectly rather than receiving a separate bill. Its ETF guidance is available in the Investor Bulletin: Exchange-Traded Funds and its ETF overview.

A gross ratio reflects operating expenses before contractual or voluntary reimbursements. A net ratio reflects the amount after a waiver or reimbursement that is currently in effect. Record both when they are disclosed, because the net figure can rise when the waiver expires.
Read the waiver terms
Note the waiver’s start and end date, the expenses it covers, and whether the adviser may recoup waived amounts later. Do not compare one fund’s temporary net ratio with another fund’s unwaived gross ratio as if they were equivalent. Use the same prospectus date and the same fee basis for every candidate.
Illustrative prospectus figure
The First Trust S&P REIT Index Fund’s summary prospectus dated May 1, 2026, reported total annual operating expenses of 0.50% after a waiver. That is a fund-specific, dated disclosure—not an industry average or a prediction of future cost. The figure appears in the First Trust S&P REIT Index Fund Summary Prospectus.
Costs outside the operating-expense ratio
Operating expenses do not capture every cost associated with owning or trading an ETF. Consider:
- Trading costs incurred when the portfolio buys and sells securities. These are reflected in fund performance rather than simply added to the expense-ratio line.
- Your brokerage commission, exchange or regulatory charges, if any.
- The bid-ask spread you pay when buying or selling at market prices.
- Premiums or discounts when the ETF’s market price differs from its NAV.
A small annual difference can compound over a long holding period, but a low ratio does not automatically make a fund better if its mandate, liquidity or diversification is unsuitable.

Find out what the ETF actually owns
Use three documents together: the investment objective, the index description and the current holdings file or fact sheet. The objective tells you the intended exposure; the holdings show what the portfolio owned on a particular date.
Check the holdings list
Record the number of positions, the largest issuers and the percentage represented by the largest holdings. Look for concentration in a single property type—such as data centers, apartments, industrial buildings, health-care property or retail—or in a small group of companies. Concentration can make returns more sensitive to one sector’s rents, financing conditions or valuations.
Confirm equity, mortgage and other securities
Verify that the holdings match your intended risk. A portfolio that includes mortgage REITs or other real-estate securities may respond differently to interest rates and credit conditions than a portfolio of property-owning equity REITs. Read the strategy section for permitted investments, derivatives and cash-management practices.
Compare domestic and global mandates fairly
An iShares Core U.S. REIT fact sheet described a U.S. real-estate equity index fund and reported 127 holdings. The fact sheet’s dated figures included a 3.21% 30-day SEC yield and a 0.08% expense ratio. See the iShares Core U.S. REIT ETF fact sheet.
An iShares Global REIT fact sheet described global real-estate exposure, a different mandate from the U.S. fund. It reported a 3.28% 30-day SEC yield as of August 31, 2026, and a 0.14% expense ratio. See the iShares Global REIT ETF fact sheet. These dated examples demonstrate why geographic scope and holdings must be aligned before comparing fees or yields; they are not recommendations or current-market guarantees.
Review NAV and market price
An ETF trades throughout the day at a market price, while NAV is calculated from the value of its portfolio. The two can differ. Check the fund’s historical premium or discount to NAV and its typical bid-ask spread if you expect to trade frequently or during volatile markets. The SEC’s ETF guidance explains why market price, NAV and liquidity belong in the comparison.
Compare yields only when the definitions and dates match
“Dividend yield” is not one universal statistic. Label the metric beside the number and record its as-of date.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems30-day SEC yield
The 30-day SEC yield is a standardized measure based on the fund’s income and expenses over a recent 30-day period. It is useful for comparing funds when each figure is calculated under the same standard, but it remains a snapshot. Changes in portfolio income, expenses and market price can move it.

Trailing distribution yield
A trailing distribution yield uses distributions paid over a stated prior period, commonly the previous 12 months, divided by a price. It can include payments generated under earlier portfolio conditions and can be affected by the chosen price date. Confirm the period, price basis and whether the displayed figure is annualized.
Do not mix unlike measures
Do not place a 30-day SEC yield beside a trailing distribution yield and treat the larger number as the better income opportunity. First align the definition, period, price basis and as-of date. Neither measure promises future distributions.

Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Outbyte PC Repair FREEClear out junk files and repair common Windows errorsFree Scan →Put yield beside total return and risk
The SEC’s REIT guidance says investors should consider total return rather than focus exclusively on high distributions. Total return combines income and changes in the investment’s value, less applicable costs. Compare matching periods—such as one, five or ten years—using the same return convention and end date. A yield comparison without a comparable total-return context can reward a fund whose market price or NAV has fallen.
Read the risk factors for interest-rate sensitivity, leverage, property-sector exposure, tenant or borrower concentration, foreign-market risk and index methodology. A distribution can be reduced, and a high historical yield can reflect a falling share price rather than stronger underlying income.
Account for REIT tax treatment
REIT distributions may receive tax treatment different from qualified dividends from regular corporations. The exact result depends on the distribution’s components, your account type, tax year and jurisdiction. The SEC’s REIT investor information and Investor Bulletin: Publicly Traded REITs explain the basic distinction. Use the fund’s annual tax documents for the actual character of distributions and consult a qualified tax professional for personal advice. Compare after-tax outcomes only when you can establish the relevant tax assumptions.
A practical REIT ETF comparison worksheet
Use one row per fund and capture the following fields from documents dated as closely together as possible.
| Comparison field | What to record | Why it matters |
|---|---|---|
| Mandate | U.S. or global; equity, mortgage or other real-estate securities | Determines whether the funds are genuinely comparable |
| Index | Index name, weighting method, rebalancing and concentration limits | Explains how exposure is selected and diversified |
| Holdings | Position count, largest issuers, property types and countries | Shows actual concentration and geographic risk |
| Gross operating expenses | Annual percentage before waivers, if disclosed | Shows the underlying recurring fund cost |
| Net operating expenses | Current percentage after waiver or reimbursement | Shows the currently reported cost, subject to its terms |
| Waiver | Amount, expiration, recoupment and conditions | Indicates whether today’s net figure may change |
| Yield | Metric, period, price basis and as-of date | Prevents unlike income figures being compared |
| Total return | Matching periods, end date and whether returns are NAV or market-price based | Places income in the context of the whole investment result |
| Trading information | Bid-ask spread, average volume and premium/discount to NAV | Helps estimate execution and liquidity costs |
| Tax information | Distribution character and account location | Shows how much of the stated yield may remain after tax |
Seven steps to screen candidate funds
- Define the exposure. Write down whether you want domestic or global securities, equity or mortgage REITs, and any property-sector or index preference.
- Collect documents with matching dates. Download each fund’s latest prospectus, fact sheet, holdings file and shareholder report. The SEC says investors should read the prospectus and most recent shareholder report; these are available free from the SEC and fund websites in its ETF Investor Bulletin.
- Record gross and net costs. Copy the annual operating-expense figures exactly, then record waivers, reimbursements, expiration dates and recoupment provisions.
- Inspect actual holdings. Note position count, largest weights, property types, countries and any mortgage or non-REIT securities.
- Normalize the yield comparison. Put the same yield metric and as-of date in adjacent columns. If definitions differ, keep them separate rather than ranking them.
- Add total return and trading data. Compare matching return periods and check bid-ask spreads, market-price volume and premium or discount to NAV.
- Review fit and taxes. Read the risk section and shareholder report, then consider how the fund’s exposure fits your existing portfolio and account-specific tax situation.
Common comparison mistakes and how to correct them
Choosing the lowest fee without checking the mandate
Problem: A cheaper fund may own a different country mix, security type or property-sector allocation.

Correction: Define exposure first, then compare costs among funds that solve the same portfolio problem.
Treating a waiver as permanent
Problem: A net ratio can look unusually low while a contractual waiver is in force.
Correction: Record gross expenses and the waiver’s duration; revisit the figure when the prospectus is updated.

Correction: Open the current holdings file and identify the largest issuers and property exposures.
Ignoring execution costs
Problem: A low operating ratio can be offset by a wide spread or a persistent premium or discount to NAV.
Correction: Check trading data, use limit orders when appropriate, and account for your broker’s charges.
Using stale fund facts
Problem: Fees, holdings and yields are time-sensitive.
Correction: Confirm every figure against the latest official fund page, prospectus, shareholder report or SEC filing immediately before investing.
What a defensible decision looks like
A defensible shortlist contains funds with comparable mandates and a dated record of gross and net expenses, waiver terms, actual holdings, yield definition, total returns and trading conditions. The “winner” is not necessarily the fund with the lowest fee or highest yield. It is the fund whose exposure, cost, diversification, liquidity and after-tax role fit the objective you defined.
Keep the worksheet with the documents used and update it when a prospectus, waiver, index methodology or distribution record changes. This turns a one-time yield search into an evidence-based screening process.
