Use WP-CLI for the clearest control: run wp maintenance-mode activate to enable maintenance mode and wp maintenance-mode deactivate to turn it off. Check the current state with wp maintenance-mode status or wp maintenance-mode is-active. If an interrupted update leaves the site stuck, remove the root-level .maintenance file through authenticated SSH, FTP, or your hosting file manager, then verify the state again.
What WordPress maintenance mode does
WordPress core uses a temporary file named .maintenance in the WordPress installation’s root directory. The file contains an $upgrading timestamp. During a core, plugin, or theme update, WordPress checks that file to decide whether maintenance mode is active.
Core documentation describes the mechanism precisely: it “Checks for a file in the WordPress root directory named “.maintenance”.” If that file was created less than 10 minutes ago, WordPress is considered to be in maintenance mode. A file older than 10 minutes is treated as inactive by the core function wp_is_maintenance_mode(), even though leaving the stale file in place is still poor cleanup.
This core state is separate from the design of any maintenance page. A plugin or custom page may change what visitors see, but it does not replace the need to understand the core file and WP-CLI controls when an update is running or has failed.

Enable maintenance mode with WP-CLI
WP-CLI is the preferred method when you have shell access to the server. It provides explicit commands for activation, deactivation, and state checks.
1. Open the WordPress installation directory
Connect to the server over SSH or use another shell with access to the site files. Change into the directory that contains the WordPress installation, or supply that directory with WP-CLI’s --path option. Running commands from the wrong directory can target a different installation or fail to find WordPress.
2. Check the current state
wp maintenance-mode statusUse this check before changing anything. It gives an administrator or deployment script a known starting state and helps distinguish an already-active site from a command that did not run.
3. Activate maintenance mode
wp maintenance-mode activateThe WP-CLI handbook shows the successful response as Success: Activated Maintenance mode. Keep the command output for your deployment log when maintenance mode is part of a scripted update.
4. Verify from outside the shell
Open the site in a separate browser session, preferably one that is not using an administrator session. This confirms that the front end is responding as expected while maintenance mode is enabled. Do not assume that a successful shell message alone proves the correct site was changed if the server hosts multiple WordPress installations.

Disable maintenance mode with WP-CLI
Run the deactivation command
wp maintenance-mode deactivateWP-CLI reports success with Success: Deactivated Maintenance mode. If you used a path-specific command to enable the mode, use the same installation path when disabling it.
Confirm both the command and the site
- Run
wp maintenance-mode statusagain. - Check the front end in a separate browser session.
- If the site still shows a maintenance screen, inspect the root directory for a stale
.maintenancefile and follow the recovery procedure below.
The second check matters because a command may have been run against the wrong path, or a separate process may have created a new maintenance file.
Use status checks in scripts and administration
The WP-CLI command reference lists four subcommands: activate, deactivate, is-active, and status.
status
Use wp maintenance-mode status when a person needs a readable state check before or after an operation.
is-active
Use wp maintenance-mode is-active when a script or automation step needs a dedicated active-state test. Build the script around the command’s exit result rather than assuming that a browser response is a reliable monitoring signal.

wp maintenance-mode statusKeep the activation and deactivation associated with the same WordPress path. If the update fails, do not blindly continue to deactivation; first determine whether the failure left a stale file or another incomplete operation.
Recover a site stuck on a maintenance screen
An interrupted core, plugin, or theme update can leave .maintenance in the WordPress root. When that happens, authenticated file access is the direct recovery route.
1. Connect with an authenticated method
Use one of the following access methods:
- SSH and a shell session
- Authenticated FTP
- Your hosting provider’s authenticated file manager
Unauthenticated web access is not an appropriate way to remove a server file.
2. Locate the correct WordPress root
Find the directory containing the affected WordPress installation, not merely a parent directory or a separate staging copy. The required file is at the root level and is named exactly .maintenance, including the leading dot.

Delete the root-level .maintenance file created by the interrupted operation. Avoid deleting similarly named files or files in another site’s directory. The file is a temporary maintenance marker, not a WordPress content directory.

4. Verify through WP-CLI when available
wp maintenance-mode statusThen open the front end in a separate browser session. If WP-CLI is unavailable, the browser check is still useful, but you should confirm that you removed the file from the correct installation root.
Why an old file can still deserve cleanup
WordPress core treats a .maintenance file older than 10 minutes as inactive: wp_is_maintenance_mode() returns false in that situation. Nevertheless, removing a stale marker is the clearest recovery step because it eliminates ambiguity for administrators and future update processes.
Find the .maintenance file
The file is not normally displayed in a visitor-facing WordPress screen. It is a hidden, root-level file in the WordPress installation directory. In a file manager, enable display of hidden files if necessary. In an SSH session, inspect the directory that contains WordPress core files and look specifically for the name .maintenance.

WP-CLI is the most controlled option for a planned change because it exposes named operations and checks. Direct file access is the practical fallback when the command cannot run. A custom page addresses presentation, not the underlying question of whether WordPress core sees an active maintenance marker.

Common problems and the correct response
The command says WordPress is not found
You are likely outside the installation directory or targeting the wrong path. Change into the directory containing WordPress or rerun the command with the correct --path value, then execute wp maintenance-mode status before changing the state.
The site remains in maintenance mode after deactivation
Check that deactivation targeted the same installation that was activated. If the front end still shows a maintenance screen, use authenticated access to inspect the WordPress root and remove a stale .maintenance file, then verify the state.
The file is present but more than 10 minutes old
Core treats that old file as inactive, but remove it during recovery so the directory no longer contains an obsolete maintenance marker. Follow the removal with a status check when WP-CLI is available.
You cannot run WP-CLI
Use authenticated SSH, FTP, or a hosting file manager to reach the root directory and remove the stale marker if an interrupted update caused the problem. If you only need to inspect the state and have no file or shell access, contact the person or host account that controls the server; browser access alone cannot remove a server-side file.
A maintenance page looks different from the core behavior
Core maintenance mode and the appearance of a maintenance page are separate concerns. A custom page or plugin may provide its own presentation layer, so investigate that implementation independently rather than assuming that changing the core marker will reproduce its design or message.
