Dispute every inaccurate or incomplete item on all three nationwide credit reports—Equifax, Experian and TransUnion—before your mortgage lender reviews your file. Send a precise dispute to each reporting company showing the error and to the creditor or other company that furnished the information, attach copies of evidence, and keep delivery records. Most investigations are completed within 30 days, although specified cases can take up to 45 days. Tell your loan officer about any pending dispute because underwriting treatment depends on the account, the evidence, the underwriting method and the loan program.
Why correcting reports matters before you apply
Most mortgage lenders review scores based on reports from Equifax, Experian and TransUnion. An account that is not yours, a late payment reported incorrectly, a duplicate debt or a wrong balance can lower a score or make your debt load appear larger than it is. That can affect eligibility or the interest rate a lender offers. The Consumer Financial Protection Bureau (CFPB) recommends checking and correcting errors well before applying rather than waiting for a lender to find them.
This is U.S.-focused process information, not a promise that a score will rise or that a mortgage will be approved. The result depends on what is actually wrong, the evidence supplied, the reporting company’s investigation and the lender’s loan-program rules.

Save an electronic copy or print each report on the date you review it. Note the report date, confirmation number and the company that issued it. You will need those details when you identify an item in a dispute.
Check identity and account information line by line
- Personal identifiers: name variations, Social Security number fragments, addresses and employers that could indicate a mixed file.
- Account ownership: whether you opened the account, whether you are an authorized user or co-borrower, and whether an identity-theft account appears.
- Status and dates: open or closed status, dates opened and closed, date of first delinquency, payment history and whether a collection is still reported within the applicable reporting period.
- Balances and limits: current balance, credit limit, past-due amount and payment amount.
- Duplicates: the same debt listed more than once, including a collection and an original account that are being reported as separate obligations when the information is inaccurate.
- Inquiries and public-record information: entries you do not recognize or that contain wrong dates or identifying details.
| Comparison | What to record | Why it matters |
|---|---|---|
| Which reports contain the entry | Equifax, Experian, TransUnion, or a combination | A correction may be needed at more than one reporting company. |
| Account ownership | Creditor name, account number, your role and whether the account is yours | Mixed files and identity-theft accounts require different evidence from a simple balance correction. |
| Status and dates | Open or closed status, payment status, delinquency and reporting dates | A single wrong date or status can change how the account is evaluated. |
| Balance and limit | Reported balance, past-due amount, credit limit and statements showing the correct figures | These values affect apparent debt and revolving-credit utilization. |
| Supporting records | Statements, payment confirmations, letters, identity-theft documentation and correspondence | Specific records give the investigator something verifiable to compare with the furnished data. |
2. Build evidence and write a specific dispute
Describe one factual error at a time
For every disputed item, identify the reporting company, the report section, the creditor or furnisher, the account number (masking information that is not needed), the exact field that is wrong and the correction you want. Explain why the information is inaccurate or incomplete in plain language. “This account is wrong” is less useful than “The account was paid in full on May 12, 2026; the attached statement and payment confirmation show a zero balance, but the report lists $1,240 past due.”
Attach copies, not originals. Mark or highlight the relevant report entry and include only documents that support the point you are making. Depending on the error, useful evidence can include creditor statements, payment confirmations, a settlement or closure letter, correspondence acknowledging an error, an identity-theft report or documents showing that an account belongs to someone else.
Assemble a mailed dispute packet
A mailed dispute should contain your contact information, the report confirmation number if available, each disputed item and account number, a clear explanation, the correction or removal requested, a copy of the marked report page and copies of supporting documents. Keep a complete copy of everything you send. CFPB guidance says certified mail with a return receipt can create a record of delivery; retain the receipt with your file.

Current submission instructions and mailing addresses can change, so verify them on the reporting company’s current consumer-dispute page immediately before sending. If an online or electronic submission is used, save the confirmation screen, uploaded files and any reference number. Do not submit a vague batch complaint that prevents the investigator from determining which facts apply to which account.
Use a repeatable wording pattern
Re: Dispute of inaccurate information on [reporting company] report
Report date or confirmation number: [identifier]
Account: [furnisher and account number]
What is inaccurate: [specific status, date, balance, ownership or duplicate entry]
Why: [short factual explanation]
Requested correction: [update to the accurate information or delete the unverifiable entry]
Enclosures: marked report page and copies of supporting records.
Use the pattern as a checklist rather than copying it unchanged. A separate, well-supported explanation for each account is easier to investigate and easier for you to track.
3. Dispute with both the reporting company and the furnisher
Send the dispute to every reporting company that displays the error. Also send it to the company that supplied the information, such as a lender, bank, card issuer, debt collector or other creditor. CFPB guidance says the reporting company generally must investigate, forward the dispute and relevant information to the furnisher, and report the results. Sending to the furnisher yourself gives that company the same evidence and creates a separate record of your request.

A furnisher generally must investigate and respond within 30 days. If it finds that information is wrong or cannot be verified, it must correct or remove the information and notify the reporting companies to which it furnished the incorrect data. If the same error appears on two or three reports, list each report and send the evidence to each applicable reporting company; do not assume one correction automatically changes every file.

4. Track the investigation and its deadlines
| Process | Time stated in CFPB guidance | What you should do |
|---|---|---|
| Reporting-company investigation | Generally 30 days after receipt | Record the delivery or electronic submission date and calendar the expected response window. |
| Possible extended reporting-company investigation | Up to 45 days in specified circumstances, including certain disputes made after obtaining a free annual report or when relevant additional information is supplied during the 30-day period | Do not treat day 30 as a guaranteed final date when one of these circumstances applies. |
| Furnisher investigation and response | Generally 30 days | Track the furnisher separately from each reporting company and retain its response. |
These are legal and process timeframes, not measured averages for complete correction. No reliable published average establishes how long an end-to-end correction takes across all furnishers and reporting companies. An investigation can finish on time while a later update, a second dispute or lender review still takes additional time.
CFPB guidance says you should receive written results and, where applicable, an updated report. Compare each result with the original evidence instead of assuming that a generic “verified” response resolved the issue. Save the result, the date received and a fresh copy of the report showing any change.
5. Tell the mortgage lender about a pending dispute
Inform your loan officer before the lender completes its credit review. Do not hide a dispute or assume it will automatically be ignored. Fannie Mae’s Selling Guide says the lender is responsible for reviewing credit information and accuracy. Its Desktop Underwriter (DU) rules assess disputed tradelines and can require the lender to investigate further.
How a disputed tradeline can affect underwriting
| Question the lender evaluates | Possible effect |
|---|---|
| Is the borrower responsible for the account? | If the account belongs to you, relevant payments may need to be included in debt-to-income calculations. If it belongs to someone else, evidence of non-responsibility may be required. |
| What exactly is disputed? | Ownership, balance, payment history, dates and account status can call for different documentation. |
| Does evidence disprove adverse information? | Documents that establish an inaccurate balance, status or payment history may support a lender’s analysis, but they do not guarantee a particular DU result. |
| Which underwriting method is used? | DU findings and manual underwriting have different documentation and eligibility requirements. |
| Which loan program is involved? | Fannie Mae guidance applies to loans delivered to Fannie Mae; other investors and government programs can use different rules. |
Prepare a lender-ready explanation
Give the lender the disputed account number, the exact field in dispute, a copy of the dispute submission, delivery confirmation, supporting evidence and any investigation result already received. Ask which documents the lender wants and whether the dispute affects the automated findings or requires manual review. If the account is accurate and complete, the lender may evaluate delivery eligibility and manual-underwriting options differently than it would for an account proven inaccurate.

Fannie Mae’s DU Credit Report Analysis guidance is dated August 5, 2026. Its related accuracy section is dated July 25, 2017; rules can change, so the lender should apply the live Selling Guide and the requirements for your specific loan. Neither the Fannie Mae guidance nor a dispute by itself establishes that every mortgage lender will approve, deny or suspend an application.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.6. What to do when the response does not fix the error
Review the investigation result against your evidence
Check whether the investigator addressed every item and whether the corrected report now shows the requested status, date, balance or ownership. If the response omits evidence or repeats inaccurate information, send a focused follow-up with the missing or additional records. Identify the prior dispute date and result so the new submission is connected to the existing file.
Add a consumer statement when appropriate
CFPB guidance says you may ask the reporting company to include a brief statement explaining an unresolved dispute in your credit file. Keep it factual and concise; it supplements the file but does not force a lender to disregard verified information.
Submit a CFPB complaint about a reporting problem
If the reporting company does not handle the dispute as required or the problem remains unresolved after you have supplied relevant evidence, you may submit a complaint to the CFPB. Include the chronology, copies of your disputes, delivery records, evidence and investigation results. A complaint is a channel for reporting a problem; it is not a guarantee that a particular entry will be deleted.

Rights, costs and recordkeeping
“You have the right to dispute errors on your credit report,” the CFPB states. Disputes are free, and you can file them yourself. You do not need to hire a paid credit-repair service, purchase monitoring software or buy a specialized organizer to exercise this right.
A simple paper folder or encrypted digital folder can keep the records together. Organize it by reporting company and account, and retain:
- the original report page with the item marked;
- the complete dispute letter or electronic form;
- every attachment sent;
- certified-mail receipts, delivery confirmations or electronic reference numbers;
- responses from the reporting company and furnisher;
- updated reports and any documents given to the lender.
Never mail your only original document. Redact unnecessary account numbers or other sensitive information while leaving enough detail for the investigator to match the record.

Common mistakes and how to avoid them
- Checking only one report: review all three because an error may appear on one file, two files or all three.
- Using a broad accusation: identify the exact field, account and correction requested.
- Sending originals: send copies and keep the originals secure.
- Skipping the furnisher: dispute with both the reporting company and the company that supplied the data.
- Ignoring the clock: record receipt dates and allow for the 45-day extensions that apply in specified circumstances.
- Waiting until closing: start as soon as you know you may seek a mortgage so an investigation and any follow-up can occur before underwriting.
- Failing to tell the lender: disclose the pending dispute and ask how the lender’s program treats it.
- Assuming deletion or a score increase: a dispute does not automatically remove an accurate account, change scoring or guarantee approval.
- Using outdated addresses or portals: verify current reporting-company instructions immediately before submission.
A practical pre-application checklist
- Obtain current reports from Equifax, Experian and TransUnion through the official free-report access route.
- Compare identity data, account ownership, status, dates, balances, limits, payment history and duplicate entries.
- Create a separate evidence packet for each inaccurate or incomplete item.
- Send a precise dispute to every reporting company displaying the item and to the furnisher.
- Save copies, delivery records, confirmation numbers and the date each party received the dispute.
- Calendar the general 30-day investigation period and watch for a permitted extension to 45 days.
- Read every result, obtain updated reports where provided and follow up with additional evidence if necessary.
- Give the mortgage lender the dispute record and ask how its underwriting method and loan program handle the tradeline.
CFPB dispute-process pages were reviewed September 2, 2026; its timing guidance was reviewed September 5, 2025, and mortgage-score guidance December 31, 2024. Because bureau procedures and underwriting rules can change, verify current instructions when you act.
