If a home-improvement loan appears on your credit report and you did not authorize it—or the loan is yours but the balance, status, dates, or payment history are wrong—dispute it with every credit reporting company showing the account and with the lender or other furnisher. Explain the specific error, include copies of evidence, and keep proof of delivery. If identity theft may be involved, use IdentityTheft.gov and send the resulting documentation with your disputes.
This is general U.S. information. A loan secured by your home, a recorded lien, a threatened foreclosure, or a disputed deed can involve state-law deadlines and remedies that the federal credit-reporting process does not resolve by itself.
First, identify what is actually wrong
Do not describe every objection as a “wrong loan.” Your rights and the evidence you need depend on whether you deny responsibility for the account, recognize the account but see inaccurate reporting, or have a separate dispute with a contractor.
| Situation | Core claim | Useful records | Main destinations |
|---|---|---|---|
| Loan not authorized or possible identity theft | You deny liability for the account. | Credit-report excerpt, application or account records, and identity-theft documentation when available. | Each credit reporting company listing the account, the lender or furnisher, and IdentityTheft.gov if identity theft is suspected. |
| Loan is yours but reporting is wrong | A specific field is inaccurate or incomplete. | Report excerpt and records showing the correct balance, status, payment, or dates. | Each reporting company listing the account and the lender or furnisher. |
| Contractor work or financing conduct is disputed | The project, sales conduct, or financing arrangement may be at issue; that fact alone does not establish that the credit reporting is inaccurate. | Contract, estimate, disclosures, invoices, payment and completion records, and communications. | The lender and contractor through their applicable processes; local legal counsel for lien, title, or deadline questions. |
Common credit-reporting errors include an account that is not yours, a duplicate account, an incorrect balance, wrong account status, inaccurate payment dates or history, and an incorrect opening date. You can dispute those factual errors even when the underlying loan is legitimate.

Step 1: Obtain and inspect the credit report
Start with the report or reports that contain the home-improvement loan. Record the creditor or servicer name, account number, balance, account status, opening date, payment history, and any duplicate or conflicting entries. Redact the full account number in anything you share publicly.
Check the rest of the file for related identity problems, such as an unfamiliar address, name variation, or other account that could indicate someone else’s information was mixed into your file. Save or print the page showing the tradeline and mark the exact field you are challenging. If the same loan appears on more than one report, create a separate packet for each reporting company; a correction at one company does not automatically update another company’s file.
Note the date you obtained each report. Keep the report in its original form and make a working copy on which you can highlight the account, circle the disputed value, and write the correction. Do not alter the original page in a way that could make the account number or reporting date unreadable.

Step 2: Gather evidence before writing
Send copies, not originals. Match each disputed fact to a document that supports the correction.
- The credit-report page showing the account and the incorrect field.
- The loan application, signed contract, financing disclosure, and account statements available to you.
- For a contractor project: the estimate or proposal, work description, invoices, proof of payments or disbursements, completion evidence, photographs, inspection records, and messages.
- For suspected identity theft: an IdentityTheft.gov report, police report, identity-theft affidavit, court order, account statements, or other relevant records. Regulation V lists these as examples; no single document is universally required in every case.
- Copies of every letter and enclosure, delivery records, and a dated log of calls and responses.
Organize the evidence in date order. A short chronology should show when you discovered the loan, when you contacted the lender or contractor, what you sent, and what response you received. Label attachments clearly, such as “Attachment 1—credit-report page” and “Attachment 2—statement showing payment.” Remove unrelated account numbers and other sensitive information when it is not needed to identify the dispute.
The dispute process is free. You do not need to buy a credit-repair product or pay anyone to submit a basic dispute. You may have ordinary costs for copying or mailing, but a company’s promise to erase accurate negative information for a fee is a warning sign.

Step 3: Dispute the account with each credit reporting company
Send a written dispute to every credit reporting company that displays the account. Use the dispute address shown on the report or the company’s designated dispute channel. A separate submission is needed for each company; one company’s correction does not automatically update every other file.
- Identify the account. Give the creditor or servicer name, the account number as partially redacted, and the report date or page where it appears.
- State the exact error. Say whether you deny liability because the account was unauthorized, or identify the precise field that is wrong—for example, a $4,800 balance that should be $800, a payment marked late that was made on time, an incorrect opening date, or a duplicate tradeline.
- Explain why. Use a short factual explanation tied to your records. Avoid broad accusations that do not tell the investigator what to check.
- Request a specific result. Ask for deletion if the account is not yours or cannot be verified, or correction of the particular field if the account is yours.
- Enclose copies. Include the marked report page and documents that support the claim. Do not mail irreplaceable originals.
- Keep proof. Save the complete packet and delivery confirmation.
Make the dispute easy to investigate. If you are challenging several fields, list each one in a separate numbered paragraph and state the correct value next to it. If you deny liability, say exactly what you did not authorize and whether you suspect identity theft, a forged signature, or another unauthorized use. Avoid sending a vague form letter that does not identify the tradeline.
A reporting company may decline to investigate a dispute it reasonably considers frivolous or irrelevant, such as one that does not contain enough information to identify the item. Specific account details and a clear explanation reduce that risk. If a company asks for additional identifying information, respond through its designated process and keep a copy of what you provide.
Suggested wording for a reporting-company dispute
Re: Credit-report dispute for account ending in 1234
I dispute the home-improvement loan reported by [creditor name]. I [did not open or authorize this account / recognize the account but dispute the reported balance, status, payment history, or date].
The inaccurate information is: [describe one specific field or liability issue]. The correct information is: [state the correction or explain why the account is not mine].
Please investigate, correct or delete the inaccurate information, and send me the results. Copies of the report page and supporting records are enclosed.
Name: [Your name]
Address: [Your address]
Date of birth or other identifying information requested by the reporting company: [information]
Step 4: Send a separate direct dispute to the lender or furnisher
The credit reporting dispute is only half of the process. Send the lender, servicer, or other furnisher a written direct dispute at the address listed on the credit report or the address it designates for credit-reporting disputes. Do not rely solely on a customer-service phone call.
Regulation V § 1022.43 covers qualifying direct disputes about liability for an account or debt, fraud or identity theft, account terms, payment status, balance, and other account information bearing on creditworthiness. Identify the account, describe the factual issue, and attach the same supporting copies you sent to the reporting company. A direct dispute should concern information the furnisher supplied or could verify; use the contractor’s complaint process for a purely workmanship issue that does not make the reported account information inaccurate.

The CFPB says furnishers generally must investigate and respond within 30 days after receiving a dispute. If the furnisher determines that information it supplied is inaccurate or cannot be verified, it must correct or remove it and notify the reporting companies to which it furnished the information. Keep the mailing receipt and the date of delivery because the response period runs from receipt. Record the date on which the 30-day period ends, but continue checking for a written response rather than assuming silence means the account was deleted.

Use certified mail when sending the furnisher dispute
The CFPB recommends certified mail for a written furnisher dispute. Address the envelope to the reporting-dispute address, not an address used only for payments, unless the furnisher specifically designates the payment address for disputes. Include a cover sheet listing the enclosures and retain the signed delivery record. If you submit through another designated channel, save the confirmation page, reference number, and the exact documents uploaded.
Step 5: Follow the identity-theft branch when applicable
If you never applied for or authorized the loan, state plainly that you deny liability and describe the suspected unauthorized use, forged signature, account takeover, or other basis for your claim. Report suspected identity theft through IdentityTheft.gov and keep the resulting records.
Send relevant identity-theft documentation to both the reporting companies and the lender. Regulation V gives examples such as a police report, identity-theft affidavit, court order, account statements, or the report excerpt. Those examples do not create a universal requirement that you obtain every item before disputing. Explain what document you have, what fact it supports, and what additional record you are still trying to obtain.

Step 6: Keep contractor and credit-report issues separate
A contractor may have arranged financing for a renovation, or the work may be incomplete or defective. Preserve the estimate, contract, financing disclosures, payment records, disbursement information, inspection or completion evidence, and all communications. The FTC warns that homeowners can discover a loan or even a claim against the home after a contractor-arranged financing transaction.

- If you authorized the loan and the lender is accurately reporting the balance and payment history, poor workmanship does not automatically make the tradeline inaccurate.
- If the contractor obtained financing without authorization, forged documents, misrepresented the borrower, or caused a wrong balance or status to be reported, describe those specific facts in the disputes.
- If the matter involves a lien, deed, home title, foreclosure threat, rescission deadline, or state construction law, obtain advice from a qualified local attorney or legal-aid organization. The federal credit-report process does not decide those state-law questions.
Ask the lender for copies of the application, authorization, financing disclosures, disbursement records, and account history if you do not have them. Requesting records does not concede that the loan is valid; make that clear in writing if you are denying liability. Do not sign a new agreement or payment arrangement merely to stop collection calls until you understand whether it could affect your position.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesFor prevention, the FTC’s consumer guidance says: “Never agree to financing through your contractor without shopping around and comparing loan terms.”
What happens after you send the disputes
Possible investigation results
- Deletion: The account is removed because it is not yours or cannot be verified.
- Correction: The lender updates a balance, status, payment, date, or other field and notifies the reporting companies.
- No change: The company concludes the information is accurate or that the dispute did not establish an error.
- Insufficient-information response: A reporting company may treat a dispute as frivolous or irrelevant when it lacks enough detail to identify the item or understand the claim.
Review the written results against the original report. A correction at one reporting company may not appear on another, so obtain updated reports and verify each file independently. Compare every disputed field, not just whether the tradeline is still present. A balance might change while an incorrect payment status remains.
Save the response even when the result is favorable. It may be useful if the same account is later reported again or if a future lender asks about a corrected tradeline. If the response says the information was verified, identify which evidence was considered and whether the furnisher’s records still conflict with your documents.
Accurate negative information is different
Accurate negative information generally cannot be removed simply because it harms your credit. The free dispute process is for information that is inaccurate, incomplete, not yours, or the product of identity theft. Be cautious of companies that promise to erase accurate negative history for a fee. Do not recast a valid payment history as identity theft merely because the account is expensive or the contractor relationship ended badly.
If the account is still wrong after the investigation
- Send a follow-up to the furnisher and reporting company that handled the dispute, enclosing the prior response and clarifying any evidence they overlooked.
- Submit a complaint to the Consumer Financial Protection Bureau about the unresolved credit-reporting problem.
- Ask the reporting company whether you may add a brief statement of dispute to your credit file.
- Consult a qualified attorney or free legal-services provider about possible claims. Whether a lawsuit is available depends on the facts, the notices sent, and applicable law.
For a home-secured loan, lien, deed, or foreclosure concern, do not wait for the credit-report investigation before seeking local legal advice. The CFPB’s dispute process does not establish state-specific deadlines or remedies. Bring the loan documents, title or lien notices, contractor records, dispute letters, delivery proof, and written responses to the consultation.

Common mistakes that weaken a dispute
- Disputing only with the credit reporting company and never notifying the furnisher.
- Writing “this is wrong” without naming the account, field, correct value, or reason.
- Mailing original documents instead of copies.
- Using a payment address when the furnisher provides a separate credit-dispute address.
- Relying on a phone promise without a dated written record.
- Claiming identity theft without describing what you did not authorize or attaching available supporting evidence.
- Assuming a contractor-work complaint automatically cancels or invalidates an otherwise authorized loan.
- Paying a service that promises to delete accurate negative information.
- Sending the same unmodified packet to every recipient without checking each company’s address or document requirements.
- Failing to redact sensitive information when sharing documents with a contractor, public agency, or adviser.
- Ignoring a response because the account was corrected at only one reporting company.

Frequently Asked Questions
What if I never took out the home-improvement loan?
State in writing that you did not open or authorize the account and deny liability. Dispute it with every reporting company that lists it and with the lender or furnisher. Use IdentityTheft.gov if identity theft is suspected, and attach available records such as the report excerpt, police report, affidavit, account statements, or other evidence.
Do I have to dispute the loan with both the credit bureau and the lender?
Yes. Send a dispute to each reporting company showing the account and a separate direct dispute to the lender, servicer, or other furnisher at the designated dispute address. Keep copies and delivery proof for both.
Can I dispute only the balance or payment history?
Yes. If the loan is yours, identify the precise inaccurate field—such as balance, account status, payment date or history, opening date, or duplicate reporting—and state the correct information with supporting documents.
Recommended Free Tools
How long does the lender have to respond?
The CFPB says furnishers generally must investigate and respond within 30 days after receiving a qualifying dispute. Keep proof of the delivery date because the period runs from receipt.
Is disputing a credit-report error free?
The official dispute process is free. You may incur ordinary copying or mailing costs, but be wary of companies charging to remove accurate negative information or promising a guaranteed result.
Does defective contractor work automatically cancel the loan?
No. A workmanship or sales dispute does not by itself establish that the credit reporting is inaccurate. Separate the project facts from the reporting issue and seek local legal advice if a lien, deed, foreclosure, or state-law deadline is involved.
What if the reporting company says my dispute is frivolous?
A company may decline to investigate when a dispute lacks enough information to identify the item or understand the claim. Resubmit a focused explanation naming the account, exact field or liability issue, correct information, and supporting copies.
What can I do if the error remains after investigation?
Compare the written response with your evidence, follow up with the furnisher and reporting company, submit a CFPB complaint, and ask whether a brief statement of dispute can be added to your file. A qualified attorney or legal-aid organization can evaluate possible claims.
The Bottom Line
Dispute the right fact with both sides. Identify the account, state whether you deny liability or are correcting a specific field, send copies of evidence to every reporting company and the furnisher, and keep delivery records. Use IdentityTheft.gov for suspected identity theft, and get local legal advice promptly when a home lien, title, deed, foreclosure threat, or state-law deadline is involved.
