Dispute the mistake with every credit-reporting company that shows it and with the business that supplied the information, then keep your evidence and verify the revised reports. Start as soon as you notice the problem. A credit-report dispute is free, but an investigation that generally takes about 30 days is not a guaranteed way to meet a particular mortgage deadline.
Why correcting the report matters before a mortgage application
Mortgage lenders review more than a credit score. The Federal Trade Commission says creditors consider income, expenses, debts and credit history when evaluating an application. An incorrect account status, balance or payment history can therefore affect the information a lender uses, even though fixing one item does not guarantee approval, a particular interest rate or a specific score increase.
The Consumer Financial Protection Bureau (CFPB) states: “You have the right to dispute errors on your credit report.” You do not have to hire a credit-repair company to use that right, and accurate negative information generally cannot be removed merely because it could make a mortgage application less attractive.
Correcting a report is also different from trying to improve your finances generally. A legitimate dispute asks a reporting company and the information furnisher to investigate a particular factual problem. It does not ask them to forgive a valid debt or to promise a mortgage result. Keeping that distinction clear helps you prepare a precise submission and avoid companies that promise an unrealistic score increase.

What counts as a credit-report error?
A useful dispute identifies a specific entry, explains exactly what is wrong or incomplete, and states the correction you want. Common examples listed by the CFPB include:
- A mixed file or identity mistake, such as another person’s account appearing on your report.
- An account that does not belong to you, including an account resulting from identity theft.
- A closed account still reported as open.
- An incorrect delinquency, payment, account-opening or account-closing date.
- The same debt appearing more than once.
- An incorrect balance, credit limit or account status.
If you suspect identity theft, the CFPB directs consumers to IdentityTheft.gov for reporting and recovery assistance. A dispute is for inaccurate, incomplete, duplicated or otherwise legally disputable information; it is not a request to erase a debt that is being reported accurately.
Ask yourself, “What exact line is wrong, what record proves it, and what should the line say instead?” For example, “The account was paid in full on May 4; the report shows a 60-day delinquency and a $400 balance” is more useful than “This account is hurting my mortgage application.”

Obtain your reports from each nationwide credit-reporting company and compare them line by line. An item may appear on only one or two reports, and the wording, balance or date can differ between reports. Use the authorized free-report service available to consumers, and save a complete copy of each report, not just the page containing the suspected error.
Make a report-by-report inventory
| Record | What to capture |
|---|---|
| Reporting company | Which bureau displays the item. |
| Account or item | The creditor or furnisher name and the account number, using only the last few digits when you store notes. |
| Reported information | The balance, status, limit, dates and payment history exactly as shown. |
| Why it is wrong | The factual explanation, such as “paid in full on May 4, but report shows 60-day delinquency.” |
| Requested correction | The precise change you want, such as correcting the balance to zero or changing the status to closed. |
Check personal-identification information as well as account data. A wrong address alone may not change underwriting, but identity mismatches can help explain a mixed file. If the same inaccurate item appears on multiple reports, list each reporting company separately so none is overlooked.
Also check whether an unfamiliar account is truly yours before disputing it. Compare the creditor name, partial account number, dates and address. A familiar lender may report a separate product or a transferred account. If the account still cannot be matched to you, describe that uncertainty and include the identity information the company requests.
Step 2: Build a focused dispute packet
For each disputed item, prepare a separate, readable explanation. The CFPB recommends including identifying and contact information, the report confirmation number if one is available, the disputed entry, an explanation of the inaccuracy and supporting documents. The FTC likewise recommends a clear explanation and copies of relevant records.

Include these elements
- Your name, current mailing address and other information needed to match the file. Follow the reporting company’s current identity-verification instructions.
- The report date and any confirmation or file number.
- The creditor or furnisher name, account identifier and the page or section where the entry appears.
- A concise description of what is inaccurate or incomplete.
- The correction requested.
- A copy of the report excerpt with the disputed entry highlighted or clearly marked.
- Copies of supporting records, such as account statements, payment confirmations, court documents or correspondence that directly supports your explanation.
Send copies, not originals, and retain a copy of the entire packet. Do not bury several unrelated claims in a long narrative; a distinct explanation for each item makes it easier to investigate and later prove what you submitted.
Match evidence to the error
A payment confirmation is useful for a wrongly reported late payment, while a lender letter may support a balance or account-status correction. If the issue is an account that is not yours, explain the identity mismatch and include records that help distinguish you from the other person. Do not send more sensitive information than the recipient’s instructions require.

A short format you can adapt
Identify the report and entry, state the exact inaccuracy, cite the attached proof and request one correction. For example: “On the report dated [date], account ending [digits] is listed as open with a $1,200 balance. The issuer’s May statement, attached, shows the account closed and paid to $0 on May 4. Please investigate and correct the status and balance.” Add your contact information and the report confirmation number if available. Use a separate paragraph for each unrelated item.
Step 3: Dispute with both the bureau and the furnisher
Send the dispute to every credit-reporting company that displays the inaccurate item. Also dispute it directly with the furnisher—the business that supplied the data. A furnisher can be a bank, card issuer, landlord or another company that reports account information.

Addresses and submission requirements can change, so check the latest instructions rather than relying on an old letter or a web search result. The FTC says bureaus accept disputes online or by phone; the CFPB also describes mailed disputes.
Choose a submission route
| Route | Advantages | What to preserve |
|---|---|---|
| Online | Usually convenient and gives an immediate submission flow. | Save the confirmation page, reference number, uploaded files and a PDF or screenshot of the final submission. |
| Phone | Useful for asking where to submit or clarifying instructions. | Record the date, number called, representative’s name or ID if provided, and instructions. Follow up in writing when documents are needed. |
| Paper mail | Lets you retain a complete signed packet and copies of every attachment. | Keep the packet, mailing receipt and delivery record. Certified mail with return receipt is optional documentation, not a legal requirement. |
Online and phone routes do not eliminate the need to explain the item and provide enough information for an investigation. If you mail the packet, certified mail and a return receipt can show when it was delivered, but you do not need to buy a mailing service to exercise the free dispute right.
Keep a dispute log
- Date and time submitted.
- Recipient and exact address or online channel.
- Account or item disputed.
- Documents supplied.
- Confirmation, tracking and delivery numbers.
- Expected response date calculated from confirmed receipt.
- Every response, call and later report version.
Use a separate log entry for each bureau and the furnisher. That prevents a common mistake: receiving a correction from one bureau and assuming every other file changed automatically.
Step 4: Understand the investigation timeline
The FTC says a credit bureau generally has 30 days to investigate. In circumstances described by the FTC, submitting additional relevant information during the investigation can extend that period by 15 days. The CFPB says furnishers generally must investigate and respond within 30 days of receiving a dispute. These are general procedural rules, not a promise that your correction will be complete before a lender’s application, rate-lock or closing date.
Processing can also depend on whether the submission contains enough information to investigate and whether the company treats it as a valid dispute. Keep sending any requested clarification promptly, but do not assume that a pending dispute automatically changes the underlying report or your score.
Plan backward from your intended application, but leave room for an additional investigation period, a request for clarification and the time needed to obtain a fresh report. A mortgage professional may have its own document deadlines; those business deadlines do not shorten the reporting company’s general process. If timing is tight, submit immediately and tell the lender only what you can document.
Step 5: Read the result and verify the updated report
When the investigation ends, review the written result from the reporting company and the furnisher’s response. If the information is inaccurate, incomplete or cannot be verified, the reporting company should correct or remove it. A furnisher that determines its data is wrong should update or remove the information and notify the reporting companies to which it supplied the data.

Use a verification checklist
- Compare the result with the exact correction you requested.
- Obtain or refresh the report from each bureau that displayed the item.
- Check the account status, balance, limit, dates and payment history—not just the summary screen.
- Confirm that a duplicate entry has disappeared from every affected report.
- Save the corrected report, investigation letter and any furnisher response in your mortgage records.
If one bureau updates its file but another does not, dispute the remaining inaccurate entry with that bureau and identify the prior investigation and new evidence. A lender may obtain a different bureau’s report than the one you checked, so verify each affected file.
Look for partial corrections as well as outright deletions. A balance may change while an incorrect late-payment date remains, or an account may show closed but still carry a duplicate balance. Compare every field you identified in the original dispute and keep the old and new reports together.
If the dispute does not fix the mistake
Ask for a consumer statement
If you still disagree with the result, you may request that a brief statement describing the dispute be included in your file and in future reports, subject to the reporting company’s procedures and applicable limits. Keep the statement factual and short; it supplements the file but does not itself guarantee a score or underwriting change.
Use the CFPB complaint process at the right time
The CFPB’s complaint notice for inaccurate or incomplete information at a credit-reporting agency says you should first dispute with that agency. For that complaint route, wait until the dispute is no longer pending or 45 days have passed, as the notice directs. Keep proof of the original dispute and the investigation result when submitting a complaint.
Escalate with organized evidence
For a continuing error, assemble the report excerpt, original dispute, delivery or confirmation proof, documents sent, response letter and the latest report. This timeline is more useful than repeatedly submitting the same unexplained form. If the issue involves identity theft, use the identity-theft reporting and recovery process as well as ordinary bureau disputes.
Quick wins for a faster PC:
Fix the driver behind crashes, sound loss and screen glitchesFind Drivers →Repair Windows errors before they cause bigger problemsFix Now →A complaint or consumer statement does not replace the underlying dispute. Continue checking the file and give a mortgage lender the written status only if asked. Never alter or omit documents to make an application appear cleaner than the records support.
What cannot be fixed through a dispute
Accurate negative information generally cannot be removed simply because you are preparing to apply for a mortgage. A credit-repair business cannot lawfully erase accurate data, and paying one is not necessary to dispute an error. Be wary of anyone promising a guaranteed score increase, deletion of every negative item or a correction by a specific mortgage date.
You can dispute information that is wrong, incomplete, duplicated, unverifiable or associated with another person. You cannot turn an accurate late payment, collection or balance into an error merely by describing its effect on your application.
Plan the mortgage application without making timing assumptions
Reviewing reports before applying is sensible because it gives you time to identify discrepancies, submit evidence and confirm the result. Begin as early as possible, but do not promise a lender that a dispute will be resolved by a chosen deadline. The general 30-day investigation rule, possible 15-day extension and the CFPB complaint notice’s 45-day condition are procedural guideposts, not an individualized schedule.

Keep your mortgage documents consistent with the corrected report. If a lender asks about a pending dispute, provide the confirmation and explain the factual issue without claiming that approval or a rate is assured. Underwriting still considers income, expenses, debts and the rest of your credit history.
Fixing an error may remove an inaccurate obstacle, but it does not erase other debts, change your income or guarantee a particular underwriting decision. Treat the corrected report as one accurate input among the information a lender reviews.
If a lender later denies the application
If you are denied credit because of information in a report, CFPB guidance says the adverse-action notice must give specific reasons or explain your right to request the reasons within 60 days. You also have a right to a free report from the reporting company within 60 days of the notice. Read the notice carefully: it can identify the report information the creditor relied on and help you determine whether a further dispute is warranted.
Do not confuse a report dispute with a mortgage-servicer notice of error
This process concerns inaccurate information in a consumer credit report before you apply for a mortgage. A mistake in the servicing of an existing mortgage—such as a payment-processing or escrow problem—is a different matter with separate rules and a special mailing address. Do not send a mortgage-servicer notice of error to a credit bureau, or treat a bureau dispute as a substitute for that servicing procedure.

How do I dispute an error on my credit report?
Identify the exact item, explain why it is inaccurate or incomplete, state the correction requested, and attach copies of the relevant report excerpt and records. Submit the dispute to every bureau showing the item and directly to the furnisher. Keep copies and confirmation details.
Who do I contact to correct a credit-report mistake?
Contact each credit-reporting company whose report contains the error and the business that supplied the information. Use the current address or channel listed on the report or the company’s designated website. A dispute sent to only one bureau may leave the same error on another report.
How long does it take to fix a credit-report error before applying for a mortgage?
A bureau generally has about 30 days to investigate, and the FTC describes a possible 15-day extension when additional relevant information is submitted in certain circumstances. Furnishers generally investigate and respond within 30 days. These are general rules, not a guaranteed completion date for your application.
Should I mail a dispute by certified mail?
Certified mail with a return receipt is optional. It can document delivery of a paper packet, but online and phone routes are also available, and you do not have to pay for postage or a mailing product to exercise the free dispute right. Whatever route you use, preserve the submission and confirmation.

What if the bureau says the information was verified?
Read the result, compare it with your evidence and obtain the updated report. If the entry remains inaccurate, dispute it again with the bureau and furnisher using the response, the original submission and any new documentation. You may also request a brief statement of dispute in your file. For a CFPB complaint about an agency’s inaccurate or incomplete information, wait until the dispute is no longer pending or 45 days have passed.

Can I remove an accurate late payment before a mortgage?
Generally no. Accurate negative information is not removable merely because it harms an application. Dispute only information that is wrong, incomplete, duplicated, unverifiable or associated with someone else. You do not need to pay a credit-repair company to challenge an actual error.
Will correcting one item guarantee mortgage approval?
No. The FTC says creditors consider income, expenses, debts and credit history. A correction addresses one inaccurate input, but the available guidance does not promise a score change, approval or a particular interest rate.
A practical pre-application checklist
- Obtain and save all nationwide-bureau reports.
- Mark every inaccurate, incomplete, duplicated or unfamiliar entry.
- For each item, write the bureau, account identifier, exact error, reason and requested correction.
- Attach highlighted report excerpts and copies of relevant evidence.
- Submit to every affected bureau and directly to the furnisher.
- Save confirmations, delivery records, packets and correspondence.
- Track the general investigation period without promising a mortgage deadline.
- Read the result and verify every affected updated report.
- If unresolved, request a file statement and use the CFPB complaint route only after its stated waiting condition is met.
- Keep accurate negative information in perspective: disputing an error is free, but accurate data is not removable merely because it is unfavorable.
Frequently Asked Questions
What is the first step if I find an error before applying for a mortgage?
Pull and compare reports from each nationwide credit-reporting company, save complete copies, and list the bureau, account, exact error, reason and requested correction.
Do I dispute with the credit bureau or the creditor?
Do both: dispute with every bureau displaying the item and directly with the business that furnished the information.
Can I use an online dispute instead of mailing documents?
Yes. Online and phone routes are available. Save confirmation numbers, uploaded files and notes; certified mail and return receipt are optional for paper submissions.
What should I do if the error is still on the report after investigation?
Review the written result, submit organized new evidence, request a consumer statement, and follow the CFPB complaint notice’s requirement to wait until the dispute is no longer pending or 45 days have passed.
Is a credit-repair company required?
No. Disputing inaccuracies is free, and accurate negative information generally cannot lawfully be erased simply because it hurts a mortgage application.

The Bottom Line
Bottom line: Compare every nationwide-bureau report, document the precise mistake, dispute it with each affected bureau and the furnisher, and preserve every record. Allow roughly 30 days for a general investigation, verify the updated reports, and remember that a correction improves accuracy but cannot guarantee a mortgage approval, score or rate.
