Compare written Loan Estimates—not advertisements or isolated interest rates—from several lenders using exactly the same loan amount, down payment, program, term, and fixed-or-adjustable structure. Then compare the complete monthly payment, lender-controlled costs, cash to close, APR, and the Loan Estimate’s five-year cost using the period you realistically expect to keep the home or loan.
This method follows the Consumer Financial Protection Bureau’s guidance for the U.S. Loan Estimate process. A lower rate can cost more when it requires points, while a low upfront-cost offer can carry a higher rate. Adjustable-rate mortgages add payment risk that a simple rate comparison can hide.
Use the Loan Estimate as your comparison document
Each lender should provide a standardized Loan Estimate for the loan you requested. The form puts the rate, projected payment, closing costs, and other terms into a format you can compare line by line. The Consumer Financial Protection Bureau says, “Comparing Loan Estimates helps you decide which lender offers the best deal on the loan amount and kind of loan you have selected.”

Ask banks, credit unions, and mortgage brokers for estimates, but do not compare a quote for one loan structure with an estimate for another. A 30-year fixed loan, a shorter fixed term, and an adjustable-rate mortgage can have very different payment behavior and risk even when their initial rates look similar.

Save every version you receive, including the date, rate-lock status, and assumptions. Mortgage pricing changes, and a later estimate can differ because the rate was locked, the loan details changed, or the lender updated an assumption.
Define one loan scenario before requesting offers
Give every lender the same information. The goal is not to make every estimate identical; it is to ensure that differences reflect the lender’s pricing and service rather than different inputs.
| Input to standardize | What to confirm |
|---|---|
| Loan amount | Use the same requested principal, not merely the same home price. |
| Down payment | Provide the same dollar amount or percentage. |
| Loan program | Request the same program from each lender. |
| Term | Match the repayment length, such as the same number of years. |
| Rate structure | Specify fixed or adjustable; for an adjustable loan, identify the same product. |
| Property and occupancy assumptions | Keep the property type and intended occupancy consistent because they can affect pricing and insurance assumptions. |
| Points and credits | Ask for a version with the same points or lender credits, and preferably a second version with neither so you can see the trade-off. |
Also tell each lender whether you want taxes and insurance estimated in the monthly payment and whether the rate should be shown as locked or floating. If one lender assumes an escrow account and another assumes direct payment, their projected payments will not be directly comparable.
Shop several sources, not just one
Request offers from multiple lender types. Banks, credit unions, and mortgage brokers may price the same loan differently or present different combinations of rate and fees. The CFPB recommends shopping across sources and comparing offers that reflect the same choices.
Ask each contact for a complete written Loan Estimate rather than relying on a verbal rate. A verbal quote may omit points, lender credits, mortgage insurance, or services that appear later on the form. Record the contact person, the date and time of the quote, whether the rate is locked, and how long the quoted terms are expected to remain available.
Do not choose solely by the first rate you hear. The lender must also be able to process the file, answer questions, and close on the required schedule. A slightly cheaper estimate that cannot meet the purchase contract’s deadline may be more expensive in practice.
Verify that each estimate matches what you discussed
Before comparing totals, perform a consistency check. Read the first page and the loan terms section of every estimate and confirm:
Recommended Free Tools
- The loan amount and down payment are correct.
- The product and term match your request.
- The interest rate is fixed or adjustable as agreed.
- The rate-lock status and lock period are identified or clearly explained.
- The projected principal-and-interest payment uses the same repayment assumptions.
- Mortgage insurance, escrowed taxes, and homeowners insurance are treated consistently.
- Points, lender credits, and other rate-related charges are shown.
If a field is different, ask the lender to issue a corrected estimate or explain the reason. Do not “normalize” the numbers yourself by ignoring a difference; the difference may signal a different loan product or an omitted cost.
Compare the full monthly housing payment
Principal and interest are only part of the monthly obligation. The estimate may include mortgage insurance, property taxes, and homeowners insurance in an escrowed payment. Some borrowers pay taxes or insurance directly, so those amounts may not appear in the lender’s projected monthly figure.
| Payment component | How to compare it |
|---|---|
| Principal | Check that the amount and amortization schedule match. Principal reduces the balance. |
| Interest | Compare the payment at the stated rate and term; do not treat it as the entire housing cost. |
| Mortgage insurance | Check whether it is included, how much is assumed, and whether it changes over time. |
| Property taxes | Confirm the estimate uses the same property and tax assumption. Ask whether taxes are escrowed or paid separately. |
| Homeowners insurance | Confirm the assumed premium and whether it is escrowed. A quote that excludes it is not a cheaper home. |
| Other direct-paid costs | List recurring costs you must pay outside escrow so your personal budget reflects the complete obligation. |
Compare both the initial payment and the ongoing payment assumptions. An initial payment can be lower because of a temporary feature, a low introductory adjustable rate, or an omitted escrow item. Ask when each component can change and what event triggers the change.
Use the payment figure for affordability, but keep the cost comparison separate. A lender can show a similar monthly payment while charging more at closing, and a lower payment can result from a loan with more future rate risk.

Focus on costs the lender controls
The Loan Estimate separates charges into sections that help you identify the lender’s pricing. Pay particular attention to Section A origination charges, Section B services, and Section J lender credits.
Section A: origination charges
Compare the lender’s origination charges on the same loan structure. If one lender advertises a lower rate but has substantially higher origination charges, include those charges in your time-horizon calculation rather than declaring the rate the winner.
Section B: services
Review the services listed and ask which can be shopped. A service that you select independently may have a different provider or price, so do not attribute every difference to the lender. Ask each lender which services are required, which are optional, and which prices are estimates.
Section J: lender credits
Lender credits reduce the cash you bring to closing, but they generally accompany a higher interest rate. Compare the credit and rate together. A credit is not free money; it is part of the pricing trade-off over the period you keep the loan.

Do not treat different government taxes, prepaid interest, insurance premiums, or initial escrow deposits as proof that one lender is cheaper. These amounts can vary because of the closing date, property tax timing, insurance quote, or escrow method. Ask why a figure differs and separate one-time timing items from charges controlled by the lender.
Compare points and lender credits in matched versions
Points, also called discount points, are upfront charges paid in exchange for a lower interest rate. Lender credits work in the opposite direction: they reduce upfront cash needs and usually come with a higher rate.
Ask every lender for at least two versions of the same loan:
- A version with no points and no lender credits, so the base pricing is visible.
- A version with the points or credits you are considering, using the same loan amount, term, and lock assumptions.
Then calculate how long the upfront difference takes to recover through the payment difference. For a points option, divide the extra upfront cost by the monthly payment reduction. For a credit option, divide the upfront savings by the monthly payment increase. These are decision aids, not guarantees: taxes, insurance, mortgage insurance, rate changes, and refinancing can alter the result.

A credit may be useful when preserving cash for the down payment, emergency reserves, repairs, or other closing needs is more important. If you may sell or refinance sooner, paying for a lower rate may not recover its cost.
Read the note rate and APR together
The note interest rate determines the scheduled interest calculation for the loan. APR is broader: it incorporates the rate and certain finance charges, such as points and broker fees, expressed as an annualized figure. The CFPB’s APR guidance, last reviewed August 28, 2026, cautions that APR is useful for comparison but does not capture every difference in loan terms or risk.
Use APR as a screening tool among otherwise comparable fixed-rate offers. Do not use it alone when the loans have different terms, different adjustable-rate features, different payment structures, or different assumptions about costs. A lower APR on an adjustable loan does not remove the possibility that its rate and payment will rise.

Ask what charges were included in each APR and whether the estimates use the same points, credits, and term. If the APR difference is large but the note rates look similar, inspect the fee sections instead of assuming an error.
Use the five-year cost calculation—and your own horizon
The Loan Estimate includes an “In 5 years” calculation. To estimate the interest and fees paid over that period, subtract the principal paid from the total payments shown, including principal. For example, if an illustrative estimate shows $180,000 in total payments after five years and $35,000 of principal paid, the implied interest and fees are $145,000 for that period.
This calculation is useful because it incorporates more than the starting rate. It helps expose a loan that has a lower payment but higher upfront charges, or a loan with credits that raises the payment over time. Compare the same line across matched estimates and record the assumptions behind it.
Five years is a reference point, not a rule that you must follow. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing, but that is an approximate average, not a prediction for your household. Use the horizon that fits your plans:
- If you expect to move in three years, compare the remaining balance and costs at three years.
- If you expect to stay for a decade, calculate beyond the five-year line using the payment and balance information available.
- If refinancing is plausible, test whether the upfront points would be recovered before a refinance.
- If your plans are uncertain, compare several horizons and favor an option that remains affordable if the shortest reasonable horizon occurs.
Include transaction costs you know will occur when selling or refinancing, but do not invent future rates. The purpose is to understand how long each offer needs to remain in force before its pricing advantage appears.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsExamine adjustable-rate mortgage risk separately
An adjustable-rate mortgage cannot be evaluated from its initial rate alone. Read when the rate can first change, how often later adjustments occur, which index or formula controls the change, and the applicable caps. Confirm the highest possible rate and the highest possible payment under the loan terms.
Ask the lender to show the payment at the initial rate and at the maximum permitted rate. Include mortgage insurance and escrow assumptions in both views when applicable. A low introductory payment may be affordable today but unsuitable if the later payment would exceed your budget.
The Loan Estimate’s five-year calculation assumes the ARM rate remains unchanged for that calculation. It therefore does not predict a rising-rate outcome. Use the adjustment schedule and caps to evaluate the exposure instead, and compare the ARM only with another ARM that has the same relevant features or with a fixed loan while explicitly accounting for the different risk.
Compare cash to close and services you can shop
Cash to close combines the money needed to complete the purchase, including the down payment and closing costs after credits and other adjustments. Compare it with the same down payment and the same treatment of points, credits, prepaid items, and initial escrow.
A lower cash-to-close figure can come from a lender credit, a smaller escrow deposit, or a different prepaid assumption rather than a lower total cost. Identify which amounts are recurring, which are one-time, and which are merely timing differences.
For services you can shop, ask for the permitted provider choices and obtain comparable quotes if you choose another provider. Keep the selected provider and price documented so a later change does not surprise you at closing.

Use competing estimates to negotiate carefully
A written competing Loan Estimate gives you a concrete basis for negotiation. Show the preferred lender the competing rate, lender-controlled charges, credits, and cash-to-close figures. Ask the lender to match the offer or explain why the difference exists.
After any concession, request an updated estimate and compare every section again. A lender may reduce one fee while changing the rate, points, credit, or another charge. The only meaningful comparison is the complete post-concession estimate.
Before switching lenders, confirm closing readiness. Ask whether the new lender can meet the contract deadline, what documents remain outstanding, whether the rate is locked, and whether the appraisal or underwriting work must restart. A nominal savings is not useful if the change delays closing or creates a new risk.

Common comparison mistakes and fixes
Choosing the lowest advertised rate
Problem: The rate excludes points or assumes a different loan structure.
Fix: Compare matched Loan Estimates and include points, credits, APR, and the time you expect to keep the loan.
Comparing only principal and interest
Problem: Mortgage insurance, escrowed taxes, or insurance are missing from the budget.
Fix: Rebuild the full monthly housing payment and add direct-paid costs outside escrow.
Treating APR as a universal score
Problem: APR is compared across unlike products or used without reviewing payment risk.
Fix: Use APR alongside the note rate and terms; analyze adjustable-rate features separately.

Assuming a lender credit lowers the total cost
Problem: The credit reduces closing cash but the higher rate costs more over time.

Fix: Request versions with and without the credit and calculate the result at several holding periods.
Trusting the five-year figure for an ARM
Problem: The calculation assumes the ARM rate stays unchanged.
Fix: Review adjustment dates, caps, and the maximum payment, then test whether that payment is affordable.
Comparing different escrow or prepaid assumptions as lender savings
Problem: Initial deposits and prepaid items vary with timing and property details.
Fix: Ask why they differ and separate timing amounts from recurring lender-controlled charges.
Switching lenders without checking the closing schedule
Problem: A late change can restart work or jeopardize the purchase deadline.
Fix: Confirm underwriting status, remaining conditions, appraisal status, lock terms, and the lender’s ability to close before moving.
An illustrative comparison
Suppose two matched fixed-rate estimates use the same loan amount and term. Offer A has a lower rate but $4,000 in points and $1,000 more in origination charges. Offer B has no points and a $2,000 lender credit, but a higher rate. Offer A may produce the lower payment; Offer B may require less cash at closing. Neither is automatically better.
Record each offer’s monthly payment, cash to close, “In 5 years” total payments, principal paid, and projected balance. If you expect to keep the loan for two years, the upfront difference may dominate. If you expect to keep it for ten years, the lower payment may have more time to recover the points. Recalculate after any lender concession and verify that the rates remain locked under the same conditions.
Make the final decision
Select the offer that fits your loan needs, budget, risk tolerance, expected holding period, and closing timetable—not simply the one with the lowest rate or APR. A sound comparison has matching terms, a complete monthly payment, transparent lender-controlled costs, a realistic time-horizon calculation, and a documented plan for any adjustable-rate exposure.
