The most reliable comparison combines three different views: profitability from audited and regulatory filings, origination volume from standardized public data, and servicing economics from portfolio and operating disclosures. No single ranking answers all three questions. Define a matched peer group and period first, keep production and servicing measures separate, and carry every company’s definitions and accounting adjustments into the final scorecard.

Why mortgage-company comparisons go wrong

A lender can originate more loans than a peer yet earn less because its channel mix, loan balances, hedging results, or fulfillment costs differ. A servicer can report a larger servicing portfolio while generating less recurring servicing income if its loans have smaller balances or higher operating costs. Reported earnings can also move sharply when mortgage-servicing-right (MSR) valuations, amortization, sales, or hedges change.

Think of the analysis as three linked but non-interchangeable questions:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • What did the company earn? Review consolidated and segment results, production income and expense, servicing income, and non-cash fair-value effects.
  • How much did it originate? Use a defined production dataset, such as institution-level Home Mortgage Disclosure Act (HMDA) records, with matched geography, lien, product, purpose, and reporting year.
  • How large and profitable is its servicing operation? Separate servicing unpaid principal balance (UPB) and loan counts from servicing revenue, costs, MSR valuation, and hedging.

These measures answer different questions. Combining them without scope controls creates a league table that looks precise but is economically misleading.

1. Define the peer set and comparison period

Classify each business model

Before collecting numbers, classify every company as an independent mortgage banker, bank subsidiary, depository, correspondent-focused business, retail or direct originator, broker-channel participant, servicer, or a combination. A bank subsidiary may carry funding, balance-sheet, and accounting characteristics that do not match an independent mortgage company. A correspondent lender may report production differently from a retail originator even when both close loans.

The Mortgage Bankers Association (MBA) performance reports are designed for independent mortgage companies and bank subsidiaries and provide institution-type and market breakdowns that can help establish a comparable peer group. See the MBA Mortgage Bankers Performance Reports.

Match the reporting window

Use the same fiscal quarter, calendar year, or trailing-four-quarter period for every company. Disclose when a company’s fiscal year differs from the calendar year used by a public dataset. A calendar-year HMDA total compared with a company’s nine-month filing is not a like-for-like result.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

For each peer, record:

  • Company type and ownership structure.
  • Fiscal-year end and the exact quarter or trailing period.
  • Retail, consumer-direct, broker-wholesale, delegated-correspondent, and non-delegated-correspondent exposure.
  • Purchase versus refinance mix.
  • Loan products, lien position, geography, and typical loan balance.
  • Whether servicing is retained, released, subserviced, or performed for another MSR owner.

Do not silently mix a mortgage subsidiary’s results with a parent company’s unrelated businesses. Use the segment that actually contains mortgage production or servicing, then reconcile it to consolidated earnings.

2. Build an earnings comparison that shows business mix

Start with audited and quarterly filings

Collect annual reports, quarterly SEC filings, earnings releases, and segment footnotes. At minimum, capture consolidated net income, mortgage-production revenue, production expense, servicing income, servicing expense, and the fair-value and hedge lines affecting MSRs or loans held for sale.

A useful earnings worksheet has separate columns for:

Area Measures to capture Why it matters
Production Closed-loan volume, gain-on-sale or other production revenue, fulfillment and compensation expense, net production income Shows whether origination activity generated recurring operating profit.
Servicing operations Servicing fees, ancillary income, escrow earnings, direct servicing costs, default-related costs, and corporate allocations Measures recurring servicing economics rather than portfolio size alone.
MSR and valuation MSR fair-value changes, amortization, bulk-sale gains or losses, and hedging gains or losses Separates market-driven and non-cash effects from day-to-day servicing operations.
Corporate and funding Interest expense, warehouse costs, corporate overhead, taxes, and other non-segment items Prevents a segment margin from being mistaken for company-wide net income.

Never treat adjusted EBITDA as interchangeable with GAAP net income. Companies may add back MSR valuation changes, hedging, amortization, or other items in their own definitions. The reconciliation must travel with the number. A Q2 2026 investor presentation filed with the SEC demonstrates this approach by presenting net income, adjusted EBITDA, production measures, and servicing measures separately: SEC-filed Q2 2026 investor presentation exhibit.

Normalize production profitability

Compare production profit in basis points (bp) of originations and in dollars per loan. Basis points allow different-sized companies to be compared; dollars per loan reveal how loan balance, staffing, and fixed costs affect economics. Always identify whether a figure is gross or net, and whether it includes hedging, MSR effects, corporate allocations, or only the production segment.

An MBA analysis illustrates how rapidly results can change by market year. Its PGR sample reported 107 bp of net production profit, or $3,673 per loan, in 2021. For its 2022 sample, retail production averaged a 41 bp net production loss, or $1,745 per loan. These are historical sample results from the MBA’s 2023 analysis, not a current forecast or universal lender benchmark. Review the methodology and peer definitions in “How do Mortgage Revenues, Costs and Profitability Vary by Loan Balance?”.

Control for loan balance and channel

Two firms with identical basis-point margins may have different dollars per loan because their average balances differ. Retail, broker, correspondent, and consumer-direct channels also carry different acquisition, compensation, and fulfillment costs. Report channel-level results where available instead of presenting one blended margin as if it described every loan.

3. Measure origination volume with HMDA and defined scope

What HMDA provides

The CFPB and Federal Financial Institutions Examination Council describe HMDA as the most comprehensive publicly available information on U.S. mortgage-market activity. The HMDA portal provides institution-level disclosure information, while the HMDA Data Publication page provides modified loan/application register (LAR) data and disclosure reports.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

HMDA datasets and reports are available for collection years from 2017 onward. National dynamic data are updated weekly, and modified institution-level LAR data can update when an institution resubmits information. Treat a downloaded file as a dated snapshot, not a permanently final ranking.

Set the volume definition before downloading

For every comparison table, state:

  • Reporting year and date the file was retrieved.
  • Institution identifier and legal entity.
  • Geography, such as national, state, metropolitan area, or county.
  • First lien versus subordinate lien.
  • Purchase, refinance, cash-out refinance, or all purposes.
  • Loan type and product categories.
  • Closed-end versus open-end activity.
  • Channel, when the available field and company disclosure support it.

Do not call an HMDA total “company-wide mortgage volume” unless the institution and scope actually cover the company’s full operation. HMDA is an origination dataset; it does not measure earnings, servicing quality, MSR ownership, or every mortgage transaction.

Use the MBA databook as a scope check

The MBA’s 2026 Residential Originations Databook describes 2025 single-family residential one-to-four-unit, closed-end, first-lien purchase and refinance originations across retail, consumer-direct, broker-wholesale, and non-delegated-correspondent channels. Delegated correspondent reports are provided separately. The MBA page estimates that HMDA covers approximately 90% of the closed-end market and notes that HMDA data generally arrive about six months after the calendar year. Those are dataset qualifications, not a claim that any individual company’s coverage is exactly 90%.

Use the MBA Residential Originations Databook and Reports to document the market definition, institution type, geography, and ranking cut you selected. Label rankings with the reporting year and scope; do not present them as real-time standings.

Recommended HMDA workflow

  1. Choose the reporting year and peer legal entities.
  2. Download the corresponding modified LAR or disclosure report from the HMDA publication page.
  3. Filter to the same lien, purpose, product, property-unit, and geography fields for every peer.
  4. Aggregate originations using one consistent measure, such as loan count or total amount, and state which one you use.
  5. Check entity names, mergers, subsidiaries, and resubmissions against each company’s filing.
  6. Record the download date and preserve the original file so the result can be reproduced.
  7. Reconcile large differences with company-reported production, explaining any scope mismatch rather than forcing the totals to agree.

4. Separate servicing portfolio scale from servicing economics

Portfolio-scale measures

Record servicing UPB, number of loans, delinquency, advances, retained versus subserviced volume, and the company’s ownership of the related MSRs when disclosed. A servicing portfolio can include loans the company services operationally for another owner, loans it owns and subservices, or loans it owns and services itself. Those roles are not interchangeable.

A Q2 2026 investor presentation filed with the SEC illustrates why companies often disclose servicing portfolio UPB, delinquency, advances, and market share as separate measures. Use its definitions as company-specific examples, not as industry-wide standards.

Recurring servicing economics

For each peer, calculate or collect:

  • Servicing-fee revenue.
  • Ancillary income.
  • Net escrow earnings.
  • Direct servicing costs.
  • Default-related costs.
  • Corporate allocations included in the company’s servicing result.
  • Net servicing operating income and its margin relative to UPB or loan count.

The MBA defines net servicing operating income as servicing fees, ancillary income, and net escrow earnings less servicing expenses, including direct costs and relevant default-related costs and corporate allocations. Apply that definition consistently, or show the company’s reported definition beside your normalized calculation.

Why loan balance changes the apparent revenue

A servicing-fee rate applied to a larger loan produces more dollars per account. The MBA’s 2023 analysis gives a simple illustration: a typical 25 bp servicing fee on a constant $50,000 UPB would produce $125 annually, while the same fee on a constant $500,000 UPB would produce $1,250 annually. This demonstrates balance sensitivity; it is not a universal realized rate or profit estimate.

Therefore report both servicing income per loan and servicing income as a percentage of UPB where the disclosures permit. A high per-loan figure may reflect larger balances rather than better operating efficiency.

Keep MSR valuation and hedging separate

MSR fair-value changes, amortization, bulk sales, and hedging gains or losses can make reported net servicing financial income swing with interest rates and prepayment expectations. Show these items in separate rows from recurring servicing operations. A company with strong operational servicing can report a quarterly loss when MSR marks or hedges move against it; the reverse can also occur.

Question Preferred measure Interpretation
How large is the portfolio? Servicing UPB and loan count Scale, not profitability.
How much recurring revenue does it generate? Servicing fees, ancillary income, and escrow earnings Operating inflow before servicing costs.
What does it cost to operate? Direct, default-related, and allocated servicing expenses Efficiency and risk burden.
What changed because of markets? MSR valuation, amortization, sales, and hedging Market and accounting effects that should not be confused with servicing execution.

5. Use borrower-service metrics only when definitions match

Call inquiries, speed to answer, abandonment, and handle time can help assess borrower service, but only when the service population and counting rules are comparable. The CFPB’s 2022 mortgage-servicing metrics report found that servicers did not track or calculate these measures in the same way. Some counted calls that entered an interactive voice-response system and ended before an agent queue; others did not. Some reported separate servicing, collections, or specialist call centers.

Use the historical report, CFPB Mortgage Metrics Report, to identify definition questions, not to create a current service-performance ranking. For any current comparison, require each company to state:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Which call centers and borrower populations are included.
  • Whether abandoned IVR calls count as inquiries.
  • Whether collections and loss-mitigation specialists are included.
  • The measurement period and denominator.
  • Whether results cover all loans or only a pandemic, delinquency, or assistance program population.

6. Construct a reproducible comparison scorecard

A scorecard should show raw values, normalized values, and definitions side by side. The following layout prevents production, earnings, and servicing measures from being collapsed into one misleading rank.

7. Common pitfalls and how to correct them

Using production volume as a profitability proxy

Problem: The largest originator is assumed to be the strongest business.

Correction: Pair volume with net production income in basis points and dollars per loan, then show channel, purpose, and average-balance mix.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparing unmatched periods

Problem: A calendar-year public dataset is compared with a company’s partial fiscal year.

Correction: Use matched periods or clearly label the mismatch and avoid a precise rank.

Mixing first-lien and subordinate-lien activity

Problem: One peer’s total includes products excluded from another’s total.

Correction: Set lien, product, property-unit, and purpose filters before aggregation.

Treating servicing UPB as servicing profit

Problem: A larger portfolio is interpreted as higher earnings quality.

Correction: Add servicing revenue, direct and default costs, loan balance, and MSR ownership or subservicing status.

Blending recurring operations with MSR marks

Problem: A quarterly fair-value gain or loss is described as a change in servicing execution.

Correction: Present a bridge from net servicing operating income to reported servicing financial income, with valuation and hedge items separately identified.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring company definitions

Problem: “Servicing portfolio,” “market share,” “adjusted EBITDA,” or “net production profit” is assumed to mean the same thing for every peer.

Correction: Quote the definition from the filing or footnote, preserve the denominator, and mark values as “not stated” when a comparable figure is unavailable.

Ranking call-center metrics without scope checks

Problem: Lower inquiry counts or shorter handle times are treated as better service.

Correction: Confirm IVR treatment, queues, specialist centers, borrower population, and period before comparing.

8. A practical research sequence

  1. Write the comparison rule. Specify peer type, legal entities, period, geography, lien, purpose, product, and volume unit.
  2. Download public production data. Use the HMDA publication tools, save the retrieval date, and document every filter.
  3. Collect filings. Pull annual and quarterly reports, segment notes, earnings releases, and investor presentations for the same period.
  4. Build the earnings bridge. Start with GAAP net income, isolate production and servicing segments, and list valuation, amortization, sales, and hedge effects.
  5. Build the servicing bridge. Show UPB and loan count first, then recurring income and costs, followed by MSR and hedge items.
  6. Normalize carefully. Calculate basis points, dollars per loan, income per UPB, and cost per loan only when the denominator is disclosed and consistent.
  7. Audit outliers. Investigate mergers, resubmissions, unusual channel mix, fiscal-year differences, and changes in accounting or servicing scope.
  8. Publish definitions with results. Put the data year, source, company definition, and qualification in the same table cell or adjacent note.

9. What the public sources can and cannot tell you

HMDA is the best broad public starting point for institution-level U.S. mortgage activity, but its release timing and approximately 90% estimated closed-end coverage mean it is not a real-time, complete company scoreboard. Company filings are necessary to understand earnings, channel economics, servicing rights, and accounting effects.

MBA benchmark products add lender, geography, institution-type, and performance-report cuts. The MBA notes that its quarterly and annual performance reports provide current data on revenues and expenses associated with originating and servicing one- to four-unit residential mortgage loans. Benchmark methods and peer groups can differ, especially when independent companies are compared with banks, so retain the method attached to each figure.

Servicing market share, servicing UPB, MSR assets, and loans operationally serviced can describe different populations. A comparison is credible only when the company’s footnotes and role in the servicing chain are carried into the table.

Bottom line

Compare mortgage finance companies in layers: matched-period earnings, scope-controlled origination volume, and servicing scale separated from recurring servicing economics. Use HMDA for transparent production data, filings for accounting and business mix, and servicing disclosures for UPB, costs, and MSR effects. The strongest conclusion is not a single winner; it is a reproducible explanation of which company earns more, originates more, services more efficiently, and why those outcomes differ.
