Measure the floor area you actually want to cool, match it to the ENERGY STAR room-air-conditioner chart, then adjust for shade or sun, regular occupants, and kitchen use. The chart is a starting point for room units and assumes an 8-foot ceiling. For a central or ductless system, use a calculated heating-and-cooling load—such as ACCA Manual J—instead of relying on square footage alone.

ENERGY STAR describes the goal plainly: “Room air conditioner sizing is all about matching the room size to the air conditioner size.” See the current ENERGY STAR room air conditioner guidance for the published chart and placement considerations.

What size air conditioner do you need?

For a window or other room air conditioner, start with the area of the room in square feet and use the capacity in Btu/hour shown for that area. Btu/hour is the unit’s rated cooling capacity; a larger number is not automatically better. After finding the base capacity, account for the room’s exposure, occupancy, and whether it is a kitchen.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The chart is intended for a room unit and an 8-foot ceiling. It does not replace a load calculation for an entire house, a multi-room zone, or an unusual space. Higher ceilings, complicated layouts, and difficult heat loads can make the chart less reliable, so treat the result as an estimate and obtain qualified sizing advice when the situation falls outside these assumptions.

1. Measure only the floor area you intend to cool

Rectangular rooms

Measure the room’s length and width in feet, then multiply:

Area = length × width

A 12-foot by 15-foot room is 180 square feet. Measure the usable footprint served by the unit rather than automatically adding adjacent rooms or the whole home. If doors normally remain open, decide whether those spaces need dependable cooling; adding them without accounting for their heat load can produce a misleading square-foot figure.

Irregular rooms

Split an L-shaped or otherwise irregular footprint into rectangles (or triangles where necessary). Calculate each piece separately and add the results. Keep all measurements in feet; convert inches to fractions of a foot before multiplying. For example, 6 inches is 0.5 foot and 9 inches is 0.75 foot.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not count floor space that the unit cannot reasonably cool, such as a closed-off hallway or a room separated by a door that stays shut. Conversely, if one unit is expected to cool a connected open area, measure the entire connected area and recognize that airflow and insulation may limit how evenly it cools.

2. Match the area to the ENERGY STAR capacity chart

The following live-page values are published by ENERGY STAR for room air conditioners. Capacity is in Btu/hour, and the chart assumes an 8-foot ceiling.

Area to be cooled Capacity needed
100 up to 150 sq. ft. 5,000 Btu/hour
150 up to 250 sq. ft. 6,000 Btu/hour
250 up to 300 sq. ft. 7,000 Btu/hour
300 up to 350 sq. ft. 8,000 Btu/hour
350 up to 400 sq. ft. 9,000 Btu/hour
400 up to 450 sq. ft. 10,000 Btu/hour
450 up to 550 sq. ft. 12,000 Btu/hour
550 up to 700 sq. ft. 14,000 Btu/hour
700 up to 1,000 sq. ft. 18,000 Btu/hour
1,000 up to 1,200 sq. ft. 21,000 Btu/hour
1,200 up to 1,400 sq. ft. 23,000 Btu/hour
1,400 up to 1,500 sq. ft. 24,000 Btu/hour
1,500 up to 2,000 sq. ft. 30,000 Btu/hour
2,000 up to 2,500 sq. ft. 34,000 Btu/hour

Use the band that contains your measured area. For example, 180 square feet falls in the 150-up-to-250 band, whose base figure is 6,000 Btu/hour. A room exactly on a boundary should be checked carefully against the chart’s wording (“up to”); if the result is marginal after adjustments, ask an HVAC professional rather than assuming the next larger unit is harmless.

Quick examples from the chart

A 120-square-foot office starts at 5,000 Btu/hour. A 240-square-foot bedroom also remains in the 6,000-Btu/hour band, while a 280-square-foot room moves to 7,000 Btu/hour. A 420-square-foot space starts at 10,000 Btu/hour, and a 600-square-foot open room starts at 14,000 Btu/hour. These are starting capacities before the exposure, people, and kitchen adjustments. They are not promises that every room of that area will have the same real-world cooling load.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Apply the published room adjustments

After selecting the chart’s base figure, account for the conditions ENERGY STAR identifies:

  • Heavy shade: reduce the base capacity by 10%.
  • Very sunny exposure: increase the base capacity by 10%.
  • Regular occupants beyond two: add 600 Btu/hour for each additional person.
  • Kitchen use: add 4,000 Btu/hour when the room is a kitchen.

Apply only the conditions that actually describe the space. “Heavy shade” and “very sunny” are exposure categories, not a reason to add an arbitrary percentage for every window. The chart does not publish numerical multipliers for insulation quality, climate, window area, or other construction details, so do not substitute unverified rules for the stated adjustments.

How to do the arithmetic

Start with the chart figure, apply the 10% shade or sun change to that base, and then add the fixed occupant and kitchen allowances that apply. Keep the unrounded result visible until the end. For example, a 400-square-foot room has a 9,000-Btu/hour base. Very sunny exposure adds 900 Btu/hour, producing 9,900 Btu/hour before any occupant or kitchen addition. If three additional regular occupants are present, add 1,800 Btu/hour, for 11,700 Btu/hour. This calculation describes the estimated load; it does not guarantee that a unit with exactly that label exists or that a larger model is automatically preferable.

Worked calculation: ordinary bedroom

A 12-by-15-foot bedroom measures 180 square feet, giving a 6,000 Btu/hour base. If it is very sunny, the 10% exposure adjustment produces an estimated 6,600 Btu/hour. That number is a load estimate, not a command to buy the largest unit on the shelf; compare available capacities, installation limits, and manufacturer specifications, and seek advice if the choice falls between sizes.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Worked calculation: occupied living room

A 320-square-foot living room starts in the 300-up-to-350 band at 8,000 Btu/hour. If five people regularly use it, three are beyond the two-person allowance, adding 1,800 Btu/hour for an adjusted estimate of 9,800 Btu/hour. If the same room is heavily shaded, the 10% reduction applies to the base figure before considering the occupancy addition. Keep the arithmetic explicit so you do not accidentally apply a percentage to the wrong component.

Worked calculation: kitchen

A 260-square-foot kitchen starts at 7,000 Btu/hour. The published kitchen allowance adds 4,000 Btu/hour, producing an estimated 11,000 Btu/hour before any applicable sun, shade, or occupant adjustment. Kitchen equipment and cooking patterns vary, so a room unit near this range should be checked against the manufacturer’s installation and capacity information.

4. Check ceiling height and airflow before buying

Ceiling height

The chart assumes an 8-foot ceiling. ENERGY STAR notes that a higher ceiling may call for greater capacity because there is more air volume to cool. The published room chart does not provide a universal multiplier for every extra foot, so do not invent one. If the ceiling is substantially higher, vaulted, or open to another level, use the chart only as a rough starting point and obtain a load-based recommendation.

Room shape and unit placement

Capacity cannot compensate for blocked airflow. Before selecting a unit, identify where it can be installed and whether its discharge can reach the far side of the room. ENERGY STAR training specifically advises considering airflow direction when placing a unit near a corner. A unit pointed into a wall, behind furniture, or at a short dead-end may leave the occupied area warm even when its rating appears adequate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Opening and specification checks

Measure the available window or installation opening and compare it with the current manufacturer’s dimensions and requirements. Confirm that the selected capacity is the unit’s stated cooling capacity in Btu/hour, not a marketing label that omits the rating. Also review the latest efficiency information and operating specifications for the exact model and region; those details can change independently of the room-size chart.

Installation-readiness checklist

Before ordering, record the opening width and height, sill or support requirements, and the intended discharge direction. Check that the window can remain secured with the unit installed and that curtains, blinds, or furniture will not block intake or exhaust grilles. Confirm that the electrical supply and installation instructions match the product; if the manufacturer specifies conditions you cannot meet, choose another compatible unit or use a qualified installer. A capacity calculation is useful only when the equipment can be installed and operated as designed.

Why buying a bigger unit can make the room feel worse

Oversizing is not a reliable safety margin. ENERGY STAR explains that an oversized room unit can cool the air so quickly that it shuts off before removing enough moisture. The room may reach a low temperature while remaining humid, producing a cool but damp or clammy sensation.

A capacity that matches the load generally gives the unit enough operating time to remove humidity as well as heat. If a room is difficult to cool because of sun, occupancy, a high ceiling, or an open layout, correct the underlying sizing and airflow problem rather than automatically jumping to the biggest available capacity. A professional can determine whether the issue is capacity, placement, or a load that the simple chart cannot represent.

Room air conditioner versus central or ductless cooling

Window and other room units

For one enclosed room, the ENERGY STAR chart is a practical consumer starting point. Measure the area, apply the stated adjustments, and verify that the physical opening and airflow direction work for the chosen unit. The chart is not a product recommendation and does not establish any particular brand or model as best.

Central systems

A central air conditioner must serve the building’s connected rooms, duct system, envelope, and local conditions. The U.S. Department of Energy says proper sizing begins by determining both heating and cooling loads and warns that rules of thumb can create oversized systems, extra cost, wasted energy, and frequent on-off cycling. Its residential load-calculation guidance identifies ACCA Manual J, Eighth Edition, as the calculation method. Read the DOE explanation at HVAC Proper Sizing of HVAC Systems.

Ductless systems

Ductless equipment may serve one room or several zones, but it still needs a load calculation. ENERGY STAR advises having a contractor verify ductless-system sizing with Manual J. Do not take the room-unit chart’s number and apply it unchanged to a multi-zone outdoor unit, a whole floor, or a home.

How to compare units after you know the capacity range

Capacity is the first filter, not the only decision. Compare candidates using the following checks:

  • Rated cooling capacity: confirm the stated Btu/hour value and how it is presented in the current specification sheet.
  • Physical compatibility: verify the window or opening dimensions and any installation restrictions.
  • Airflow direction: make sure the discharge can move air across the occupied area, especially from a corner location.
  • Efficiency information: review the current efficiency rating and operating specifications for the exact model rather than relying on an old listing.
  • Capacity fit after adjustments: use the calculated estimate to avoid both an obviously undersized unit and an oversized one chosen merely for reassurance.

If two available models bracket your estimate, do not hide the difference by rounding to an unsupported number. Recheck the measurements and adjustments, then ask a qualified installer which capacity is appropriate for the actual room and operating conditions.

When the simple chart is not enough

Use a load-based assessment instead of relying on the room chart when any of these conditions apply:

  • The system will cool the entire home, several connected rooms, or multiple ductless zones.
  • The ceiling is substantially higher than 8 feet, vaulted, or open to another level.
  • The space has an unusual shape, large unshaded glass areas, significant cooking heat, or strong heat transfer from adjacent spaces.
  • The room is difficult to cool despite a correctly installed unit, suggesting a building-load or airflow problem rather than a simple capacity mismatch.
  • You are selecting or replacing central equipment and need a defensible equipment and duct size.

For these cases, provide the contractor with measured room dimensions, ceiling heights, window and exposure information, occupancy patterns, and the areas that must be served. A proper calculation can account for factors the consumer chart deliberately leaves unquantified.

Questions readers often ask

How many Btu do I need for a 200-square-foot room?

Two hundred square feet falls in ENERGY STAR’s 150-up-to-250-square-foot band, which starts at 6,000 Btu/hour for an 8-foot ceiling. Apply the relevant sun, shade, occupant, and kitchen adjustments before comparing products.

Should I size for the whole apartment?

Not when you are buying a single-room unit. Measure the area that unit is expected to cool. A room air conditioner may not distribute air reliably through closed doors, corridors, or several separated rooms. Whole-apartment or whole-home equipment requires a load calculation that accounts for all served spaces.

What if my room is smaller than 100 square feet?

The listed chart begins at 100 square feet, so it does not provide a published figure for a smaller room. Do not extrapolate a precise capacity from the table. Check current manufacturer guidance and ask a qualified professional if the space has unusual heat sources or a high ceiling.

Do more windows automatically require a percentage increase?

No percentage for window count or area is published in this chart. Use only the stated very-sunny or heavy-shade adjustment. For extensive glass, unusual exposure, or persistent overheating, obtain a load-based assessment rather than inventing a multiplier.

Can I use the chart for a portable air conditioner?

The guidance is for room air conditioners generally, but product types can have different installation requirements and rating presentations. Confirm the exact unit’s stated cooling capacity, exhaust arrangement, opening requirements, and current specifications before purchase.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Why does my correctly sized unit still feel ineffective?

Check airflow direction, blocked grilles, the actual area being cooled, and whether doors are allowing heat from adjacent spaces. A high ceiling, strong sun, cooking heat, or an open layout may exceed the chart’s assumptions. If those conditions apply, a qualified load calculation can distinguish a capacity problem from a placement or building-load problem.

Quick sizing checklist

  1. Measure the length and width of the area the room unit must cool.
  2. Break an irregular footprint into simple shapes and add their areas.
  3. Find the matching ENERGY STAR area band and record its base Btu/hour figure.
  4. Adjust for heavy shade, very sunny exposure, regular occupants beyond two, and kitchen use only when applicable.
  5. Check whether the ceiling differs materially from the chart’s 8-foot assumption.
  6. Confirm the installation opening and that airflow can cross the room from the proposed location.
  7. Compare the adjusted estimate with current manufacturer specifications and available capacities.
  8. Use ACCA Manual J or other qualified load-based sizing for central, whole-home, or complex ductless systems.

Common sizing mistakes and their fixes

Measuring the whole home for a single-room unit

Symptom: the selected unit is far larger than the room requires and cycles off quickly. Fix: measure the area the unit is actually intended to cool, then account for connected spaces only when they are genuinely part of the cooling zone.

Ignoring exposure and occupancy

Symptom: the unit matches the floor area but struggles when afternoon sun hits the room or several people gather. Fix: apply the published exposure and occupant adjustments instead of changing the capacity by guesswork.

Choosing the largest available model

Symptom: the room becomes cool but feels humid. Fix: reconsider oversizing; a matched capacity allows longer operation and better moisture removal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Using a room chart for a central system

Symptom: uneven temperatures, rapid cycling, or equipment and duct problems after installation. Fix: request a documented heating-and-cooling load calculation, with Manual J used where appropriate.

Bottom line

For a room air conditioner, measure the floor area, use the ENERGY STAR chart as the 8-foot-ceiling starting point, apply only its stated shade, sun, occupant, and kitchen adjustments, and verify airflow and installation fit. Choose capacity for the room’s actual load—not simply the largest number. For central or ductless whole-home work, replace the square-foot shortcut with a proper load calculation.

Frequently Asked Questions

What size air conditioner do I need for a 200-square-foot room?

ENERGY STAR places 200 square feet in the 6,000 Btu/hour band for an 8-foot ceiling. Adjust for very sunny or heavily shaded exposure, regular occupants beyond two, and kitchen use.

How do I calculate air conditioner size by room size?

Measure the floor area in square feet, find the matching ENERGY STAR chart band, then apply the published 10% shade or sun adjustment, 600 Btu/hour for each regular occupant beyond two, and 4,000 Btu/hour for a kitchen.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Is a bigger air conditioner better?

No. An oversized room unit may cool the air before removing enough moisture, leaving the room cool but clammy. Match capacity to the estimated load instead.

Can this chart size a central or ductless system?

No. Central, whole-home, and multi-zone ductless systems need a heating-and-cooling load calculation. DOE identifies ACCA Manual J for residential sizing, and ENERGY STAR recommends Manual J verification for ductless equipment.

What ceiling height does the chart assume?

The chart assumes an 8-foot ceiling. Higher, vaulted, or open ceilings may require a different capacity, but the chart does not publish a universal multiplier; seek load-based advice.

What should I check besides Btu/hour?

Verify the current manufacturer’s cooling-capacity specification, window or opening dimensions, installation requirements, airflow direction, and current efficiency information for the exact model.
