Choose the financing structure that matches your project’s cash-flow pattern, then compare written offers for the same amount and expected payoff date. A known, one-time cost usually points to comparing lump-sum offers: an unsecured personal installment loan marketed for home improvement or a home equity loan. A project paid in stages may fit a HELOC because you draw only what you need, but its variable rate and payment reset require more risk tolerance.

Do not rely on the label “home-improvement loan.” It is marketing language, not a standardized product. Confirm whether the offer is unsecured personal credit or debt secured by your home, and compare the APR, fees, term, payment schedule, collateral, and total repayment before choosing.

Start with the decision that matters most: how and when you will spend

The right product is determined less by the name on the advertisement than by the timing of your expenses, your tolerance for payment changes, and whether you are willing to put your home behind the debt. Neither a HELOC nor a home equity loan is automatically cheaper. Your credit profile, available equity, lender fees, interest rate, term, and repayment plan determine the actual cost.

Use a lump-sum structure for a defined project budget

If you have a firm price for a roof, kitchen, accessibility modification, or other project, a lump-sum loan lets you borrow the amount once and repay it on a defined schedule. A home equity loan generally works this way and usually has a fixed rate. An unsecured personal installment loan may also provide a lump sum, but its rate and terms are offer-specific.

Use a draw structure for staged or uncertain costs

A HELOC gives you a credit limit and lets you draw repeatedly during a draw period. That can fit a renovation with progress payments, change orders, or several phases. You pay interest on the amount drawn rather than on the unused limit, but the rate is usually variable and the payment can change as rates or your balance change.

Decide whether home collateral is acceptable

Home equity loans and HELOCs are secured by the home. If you cannot repay, the lender can pursue foreclosure. An unsecured personal loan does not pledge the home as collateral, although failure to pay can still damage your credit and lead to collection or legal action. CFPB’s official HELOC guidance states: “If you fall behind or can’t repay the loan on schedule, you could lose your home.”

How a home equity loan works

You borrow a set amount against your equity and receive it as a lump sum. The loan is an additional mortgage obligation if you already have a first mortgage. Many home equity loans use a fixed interest rate and level payments, which makes budgeting easier, but the specific contract may use an adjustable rate.

When it can fit

  • Your contractor’s quote is reliable and you need most of the money at once.
  • You prefer a payment that is less exposed to market-rate changes.
  • You understand that the home secures the debt and that a missed payment can threaten it.

Questions to ask before signing

  • What is the APR, and is the rate fixed for the entire term?
  • What are appraisal, title, origination, recording, and other closing charges?
  • Will the loan be in a second-lien position behind your existing mortgage?
  • Is there a prepayment penalty or a fee for paying early?
  • What is the total amount repaid if you make every scheduled payment?

How a HELOC works—and where the payment reset matters

A HELOC is a revolving line secured by your home. During the draw period, you can borrow, repay, and borrow again up to the limit. The lender generally calculates the rate from an index plus a margin. The U.S. prime rate and the Constant Maturity Treasury rate are common indexes. A temporary teaser rate may expire, after which the contract’s index-and-margin formula applies.

Draw period versus repayment period

The draw period has an end date. After it ends, you may no longer borrow, and the account enters repayment. Payments can rise sharply because you must begin paying principal, the interest rate may have changed, or both. Some contracts can require the entire outstanding balance at the end of a specified period, creating a balloon payment.

  • The payment at today’s rate and balance.
  • The payment if the rate rises by a specified amount.
  • The payment immediately after the draw period ends.
  • Whether the repayment schedule amortizes principal or initially covers interest only.
  • The amount and due date of any balloon payment.

Do not treat an undrawn line as guaranteed emergency cash. A lender may reduce or freeze future draws after a significant decline in the home’s value or a negative change in your financial situation.

HELOC fees can change the comparison

Depending on the plan, fees may include application, origination, appraisal, title or closing, annual or membership, inactivity, early cancellation, and fixed-rate-conversion charges. A low initial rate can be outweighed by recurring or one-time fees, so compare the fee schedule as carefully as the APR.

What “home-improvement loan” means in an advertisement

There is no single standardized product called a home-improvement loan in the information available here. The phrase may describe an unsecured personal installment loan, a secured home-equity product, or another lender-specific arrangement. Before comparing it with a HELOC or home equity loan, identify:

  1. Security: Is the loan unsecured, or does the lender record a lien on your home?
  2. Disbursement: Do you receive one lump sum, staged advances, or reimbursement after submitting invoices?
  3. Rate: Is it fixed for the entire term, variable, or fixed only for an introductory period?
  4. Term and payment: How many payments are required, and can the payment change?
  5. Fees: What are the origination, application, late, prepayment, and other charges?
  6. Total repayment: What dollar amount will you pay if you follow the schedule?

If the offer is unsecured and you need a defined amount, it may avoid adding a lien to your home. CFPB notes that personal-credit alternatives can have higher rates or lower limits, so compare the actual offer rather than assuming unsecured means cheaper or safer in every respect.

A practical step-by-step way to choose

  1. Price the project realistically. Obtain a written scope, payment schedule, contingency allowance, and expected completion date. Separate essential work from upgrades so you know the minimum amount you must borrow.
  2. Map the cash-flow pattern. Mark when deposits, progress payments, materials, and final invoices are due. One date favors a lump sum; several dates may favor controlled HELOC draws.
  3. Set a repayment horizon. Decide how quickly you can repay without relying on a future raise, home sale, refinancing, or uncertain bonus.
  4. Check your equity and existing mortgage. A lender will consider the home’s value, your current mortgage balance, income, credit, and other debts. Neither approval nor a particular limit is established by the product name.
  5. Collect comparable written offers. Ask for the same requested amount and a term that matches your expected payoff horizon. Request the payment schedule, rate formula, fee sheet, and total repayment.
  6. Stress-test variable-rate debt. For a HELOC or adjustable home equity loan, calculate payments at the current rate, a higher-rate scenario, and the post-draw-period payment. Include a scenario in which you cannot draw additional funds.
  7. Compare collateral consequences. Confirm whether the product creates a lien, its priority relative to your first mortgage, and what happens if you sell, refinance, or fall behind.
  8. Check the tax question separately. Do not reduce the cost comparison by assuming interest will be deductible. Apply the rules in the tax section below to your facts.
  9. Choose the offer you can repay under stress. A lower advertised rate is not a better choice if the payment can jump beyond your budget or if fees make the total cost higher.

How to compare the cost of offers

Compare offers on the same borrowed amount and the same expected payoff date. Record the amount received, every upfront and recurring fee, the scheduled payment, the rate type, and the total dollars paid. If you expect to repay early, ask each lender for a payoff illustration at that date; a long-term total can mislead when one product has no prepayment charge and another does.

Fixed-rate lump-sum comparison

For a home equity loan or fixed-rate personal installment offer, compare APR, term, monthly payment, total interest, and all fees. A longer term lowers the scheduled payment but normally increases total interest. A shorter term may cost more each month while reducing the time your home or income is exposed to the debt.

Variable-rate HELOC comparison

Write down the index, the lender’s margin, adjustment frequency, rate caps or floors, teaser-rate expiration, minimum payment method, draw-period length, repayment length, and every fee. Ask whether the payment shown is interest-only. An interest-only payment can look affordable while leaving the principal unchanged.

A CFPB illustration that is not a current quote

In a 2025 CFPB report, a simplified example of a $50,000 HELOC balance at a 9% rate with interest-only payments produces a $375 monthly payment. After ten years, the example still owes the original $50,000 and has paid $45,000 in interest; the illustration excludes fees and is not an advertised rate or an individual borrower’s quote. It demonstrates why you must ask how principal will be repaid.

Risks that deserve a written answer

Putting the home at risk

Both a home equity loan and a HELOC are collateralized by the home. If income falls or another emergency makes the payment unaffordable, missed payments can lead to foreclosure. Consider whether taking a lien is sensible when your existing first-mortgage rate is low, your income is unstable, or the project’s resale value is uncertain.

Payment shock after the draw period

A HELOC payment can rise when the draw period ends because principal repayment starts, the balance is larger than expected, or the variable rate has increased. Obtain the exact contractual payment formula rather than assuming the current payment will continue.

Frozen or reduced credit

A lender can restrict additional HELOC draws in specified circumstances, including a significant decline in the home’s value or a negative change in your finances. Maintain a separate emergency reserve instead of counting on unused HELOC capacity.

Fees that erase a rate advantage

Application, origination, appraisal, title, closing, annual, inactivity, cancellation, and conversion fees can all affect the result. Ask which fees are refundable, when annual charges begin, and whether closing the line early triggers a charge.

Alternatives to consider before pledging your home

Unsecured personal loan or line of credit

These products do not use the home as collateral. CFPB notes they may carry higher rates or lower limits than home-equity borrowing. Compare the actual APR, term, fees, and payment, and make sure the limit covers the project without forcing you to use high-cost revolving credit.

Credit card financing

A card may be practical only for a small, quickly repaid expense or a clearly documented promotional offer. Compare the post-promotional rate, minimum-payment calculation, expiration date, and fees. Do not assume a temporary promotion will last through a long renovation.

Cash-out refinance

A cash-out refinance replaces your existing first mortgage with a larger one and gives you the difference in cash. It often includes closing costs and may change the rate and term on your entire mortgage balance. Compare the proposed rate and total cost with the rate on your current first mortgage; a refinance can be more or less expensive than a HELOC depending on those terms.

Save and pay in stages

Delaying nonessential work can reduce interest and collateral risk. Paying contractors from savings as milestones are completed also avoids borrowing for money you do not yet need, although you should preserve an emergency reserve.

Tax treatment in the United States

For tax year 2025, IRS Publication 936 says interest on a home equity loan or line of credit is deductible only when the proceeds are used to buy, build, or substantially improve the main or second home that secures the debt, and other requirements and limits apply. The publication describes a substantial improvement as one that adds value, prolongs useful life, or adapts the home to new uses. Ordinary repainting solely to maintain condition is not substantial under that guidance.

The product name does not create a deduction, and calling work a renovation does not guarantee one. Keep records showing how proceeds were used, review the current IRS instructions for the tax year in question, and consult a qualified tax professional about your individual facts.

Do not confuse a home equity contract with a loan

A home equity contract, sometimes called a home equity investment or shared-equity agreement, is a separate arrangement. The provider gives an upfront payment in exchange for a future lump-sum settlement partly based on the home’s value. It is not the same as a conventional home equity loan or HELOC.

Terms and valuation calculations vary, and the lien can affect refinancing. In a January 15, 2025 CFPB spotlight based on a limited review of 38 complaints, consumers described settlement surprises, valuation disputes, refinancing problems, and possible pressure to sell when they could not repay. Six of 21 published complaint narratives used the word “predatory”; that is a count within the reviewed narratives, not a prevalence estimate for the industry or all borrowers. The report also cited settlement amounts under many reviewed contracts growing 19.5%–22% per year in early years. Those figures concern home equity contracts, not typical HELOCs or home equity loans, and should not be used as their interest rates.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Evaluate any such agreement separately, with legal and financial advice, and do not assume that an upfront payment is “no-cost” money.

A final offer-comparison checklist

  • Exact product type and whether it is secured by the home.
  • Amount disbursed, credit limit, and any minimum draw or balance.
  • APR, fixed or variable status, index, margin, caps, floors, and teaser expiration.
  • Draw-period and repayment-period dates.
  • Payment at the current rate, at a higher rate, and after the draw period.
  • Whether payments amortize principal or are interest-only.
  • Possibility and amount of a balloon payment.
  • Application, origination, appraisal, title, closing, annual, inactivity, cancellation, conversion, and prepayment fees.
  • Conditions under which a lender can freeze or reduce a HELOC.
  • Total repayment for your expected payoff date.
  • Tax treatment confirmed independently of the marketing label.
  • Whether your budget still works if the project costs more, takes longer, or your income drops.

Bottom line: match the structure, then choose the offer

For a known, one-time project cost, compare lump-sum offers and favor the payment structure you can sustain. A home equity loan can provide a predictable fixed payment but puts the home at risk. An unsecured personal loan may avoid that lien but can have a higher rate or lower limit. A HELOC can follow staged expenses and let you borrow only as needed, yet its variable rate, fees, draw restrictions, and post-draw payment reset demand careful stress testing.

There is no universally cheapest option. Put offers for the same amount and payoff horizon side by side, include every fee and the collateral consequences, and select only a payment you could manage under a realistic higher-cost scenario.
