Choose an air conditioner by matching the system type to the space and your home’s existing setup, then verify capacity, efficiency, installation needs, and expected operating cost. Floor area alone is not enough to size a system, and efficiency ratings for room and central units are not interchangeable.
Start with the space and the home’s setup
Room air conditioners are designed to cool a defined area and are typically installed in a window or through a wall. Central air conditioners distribute cooling through a home; they include split and packaged systems. Ductless mini-split and multi-split systems are also split-system central air configurations, not room air conditioners, according to the U.S. Department of Energy (DOE).

The table is a starting point, not a prescription: the right configuration depends on the property and the areas you want to cool. A mini-split may serve one or several indoor areas, but its layout and coverage need to be planned for the home.
Get capacity right instead of guessing by floor area
Capacity that is too high is not a harmless way to be safe. DOE warns that an oversized room unit can cost more, use more energy, and remove humidity poorly because it cycles on and off too often. Its buyer guidance is direct: “Select room air conditioners that are an appropriate size for the spaces to be cooled.” See the DOE room air conditioner buyer tips.

For a room unit
Match the unit’s rated capacity to the area it must cool, but do not select a model from square footage alone. Confirm that its manufacturer’s window or wall-opening requirements fit your installation. The sources do not establish a capacity recommendation for a particular room or home.
For central equipment
Ask the contractor to explain the sizing calculation, rather than relying on a rule of thumb or simply replacing the old unit with the same capacity. DOE’s Consumer Guide to Home Heating and Cooling says: “Your contractor should use the Air Conditioning Contractors of America (ACCA) Manual J to calculate the proper size of HVAC equipment.”

Compare the efficiency rating for the right product category
For central cooling equipment, use SEER2 when comparing cooling efficiency. DOE says the central-air test and rating terminology changed effective January 1, 2023, to SEER2 for cooling and HSPF2 for heat-pump heating. Compare like-for-like system specifications; a rating alone does not tell you how a system will perform in your home.

Do not compare a room-unit rating directly with a central-system rating or assume a qualification transfers between categories. Check current qualified-product information for the specific type of equipment you are considering. DOE describes the separate standards and procedures in its guidance for central air conditioners and heat pumps and room air conditioners.

Look beyond the purchase price
Compare the installed cost and expected electricity use over time, not just the unit’s sticker price. Operating cost depends on factors such as the local electricity rate, how often you run the equipment, and the system’s efficiency. A more efficient model may cost more upfront; whether that premium makes sense depends on the way you use it and the difference in purchase and operating costs.
Federal Energy Management Program (FEMP) examples illustrate why modeled savings should not be treated as a household forecast. Its 2024 room-unit guidance modeled a 12,000 Btu/h unit over a nine-year assumed life using an electricity price of 11.1 cents per kWh, based on the average rate at federal facilities as of July 2024. In that model, lifetime savings were $167 for the ENERGY STAR-qualified example and $189 for the best-available example. These values are in 2023 dollars and are specific to the example’s assumptions; they do not predict what an individual buyer will save. FEMP’s 2024 central-system table for hot-humid/Southeast states modeled lifetime savings of $1,853 for its ENERGY STAR example and $6,724 for its best-available example, in 2023 dollars. That illustration assumes a 36,000 Btu/h unit, specified annual operating hours, an electricity price of 11 cents per kWh, and an 18-year modeled life. FEMP reports different results for Southwest and Northern regions, with different operating-hour and lifetime assumptions. Check whether a local utility or other program currently offers an incentive for a qualifying room unit or central system. Availability, eligibility, and terms vary by location, and the federal examples above do not establish what is available where you live.

Account for installation and the existing system
Installation quality affects comfort, efficiency, and equipment life, especially for central systems. DOE cautions: “Installation problems like oversizing, improper charging, and leaky ducts result in efficiency losses, occupant discomfort, and shortened equipment life.” For a central-system quote, ask how the contractor will address each of these factors and whether the ductwork needs attention.
- Ask what sizing method will be used and request the calculation basis.
- Ask how the refrigerant charge will be checked and set.
- Ask whether ducts will be inspected for leakage and whether repairs are included in the quote.
- For a room unit, confirm the opening dimensions and installation requirements in the manufacturer’s current product information.
These questions help you compare proposals on more than equipment price. Central-system installation, local code requirements, and the condition of an existing home can change what work is needed.
Use a practical shortlist before you buy
- Define what needs cooling. Decide whether the goal is one room, several zones, or cooling through a central system.
- Identify installation constraints. Check for a suitable window or wall opening, existing ducts, and any electrical or local-code requirements that apply to the property.
- Get the capacity basis. For central equipment, ask for a Manual J-based sizing calculation. For a room unit, match capacity to the space and verify the opening fit.
- Compare the correct ratings. Use SEER2 for central cooling comparisons and the applicable room-unit specifications for room models; verify current qualifications in the relevant category.
- Compare ownership cost and installation scope. Use your local electricity rate and likely usage, then check whether quoted installation work addresses sizing, charging, ducts, and required fit.
- Verify local details before committing. Confirm current model availability, rebates, utility incentives, and code requirements for your location.
