The right mortgage lender for a self-employed borrower is the one whose loan program can usefully document that borrower’s income—and whose written terms compare well with other offers. There is no established, independently verified national ranking of the “best” lenders for this group. Start by finding out whether you qualify using tax returns or need to compare a bank-statement or other non-QM option, then compare at least two or three lenders on the same loan scenario.
What makes mortgage qualification different when you’re self-employed?
Lenders need to decide how much income you can reliably use to make your personal mortgage payments. That is not necessarily the same as your business’s gross receipts, the balance in a business account, or the amount of money you take out of the business. Fannie Mae’s Selling Guide describes the task as determining “the amount of income that can be relied on by the borrower” for the mortgage obligation.
For a conventional mortgage, the lender generally reviews tax returns and assesses the income available to you after business expenses and other relevant adjustments. Business deductions can therefore leave qualifying income lower than revenue or cash flow might suggest. The exact calculation depends on the borrower’s records and the lender’s underwriting of the loan.

Ownership affects which documentation rules apply
Fannie Mae’s employment-income guidance dated March 4, 2026, says its self-employment documentation and eligibility rules apply when the borrower owns at least 25% of a business. If you are paid as a contractor or receive 1099 income but do not own that much of a business, ask the lender how it will classify your income and what documentation it will require. A 1099 by itself does not establish which underwriting path will apply.

Which lenders are worth comparing?
The following are examples to include in a shortlist, not ranked recommendations. Their public materials describe options or documentation considerations, but do not establish that one has the lowest rates, best approval outcomes, or availability in every state. Confirm current programs and terms directly.
| Lender | What its public materials describe | What to verify |
|---|---|---|
| Rocket Mortgage | A self-employed mortgage guide updated September 1, 2026, discusses documentation and bank-statement options. | Whether the relevant bank-statement program is currently available for your state, property, and borrower profile; how it calculates income; and its full written costs and requirements. |
| New American Funding | Its self-employed materials discuss conventional and government-backed paths, while its bank-statement page describes a non-QM option. | Which specific program fits your file, how it calculates income, and its current pricing, fees, eligibility, and property or state restrictions. |
| Chase | Guidance published June 16, 2026, says self-employed applicants may need additional documents to show income stability and notes that requirements vary by lender and loan type. | Which loan types it currently offers for your situation and what documentation and terms apply to your application. |
These descriptions come from lender-published materials, not a neutral comparison of price or service. Ask each lender for a written explanation of the proposed loan type, income calculation, eligibility, and total costs before treating an option as a serious match.

How to get a mortgage when you’re self-employed
- Ask how the lender will classify your income. Explain your ownership share, business structure, how you are paid, and how long you have been self-employed. Ask whether it expects to qualify you using filed tax returns, bank statements, or another documented method.
- Build a documentation file. Be prepared to provide personal tax returns and relevant schedules, business tax returns, and current-year profit-and-loss statements or other financials as applicable. Fannie Mae’s borrower checklist identifies two years of tax returns for self-employed applicants and business owners’ profit-and-loss statements and/or business tax returns. A lender may also request bank or asset statements and evidence that the business is operating. The exact list varies by loan type and application.
- Ask how qualifying income will be calculated. If business deductions make the income on your returns look low relative to receipts or cash flow, ask the lender to explain in writing what income it can count and which records support that figure. Do not assume that a business’s gross revenue or account balance will count as your personal qualifying income.
- Request comparable written offers. Give each lender the same purchase price, down payment, credit profile, occupancy details, loan term, and rate-lock period. Ask for the written Loan Estimate and compare the interest rate and APR, points, lender fees, credits, mortgage insurance, cash to close, and lock terms. For a non-QM offer, also ask whether the loan has prepayment terms.
- Confirm the program fits your location and property. Verify current availability, property eligibility, and state coverage directly with the lender; a public description of a program does not confirm it can be used for your particular application.
Can you qualify with less than two years of self-employment?
Two years is the general earnings-history benchmark in Fannie Mae’s guidance, but a shorter current-business history may be considered in a limited conventional pathway. The described conditions include signed tax returns showing a full 12 months of income from the current business and records supporting prior income at a comparable level in the same or a similar field. Meeting those conditions does not guarantee approval; the lender still evaluates the entire application.

Can you use bank statements instead of tax returns?
Some lenders describe bank-statement loans for applicants whose tax deductions leave too little income for a conventional calculation. New American Funding identifies its bank-statement offering as non-QM. This is an alternative to compare, not a universal shortcut or proof that a borrower will qualify more easily.
Before comparing an offer, ask the lender to spell out how it calculates eligible income from the statements and what pricing, fees, down payment, reserves, eligibility rules, and state coverage apply. The public materials cited here do not establish a neutral 2026 comparison of those terms across lenders. Compare the total written cost with a conventional offer if you can obtain one; do not assume the bank-statement option is cheaper.

Can business funds be used for the down payment or closing?
They may be relevant to the application, but the lender must consider whether withdrawing business assets would harm the business. Fannie Mae’s guidance requires a business cash-flow analysis when self-employment income is used and business assets are also used for the down payment, closing costs, or reserves. Ask the lender what financial records it needs and how it will assess the effect of the withdrawal.
Which path should you ask lenders to price?
- Start with conventional qualification using tax returns if your documented income supports the mortgage amount you want. Ask how business expenses and other adjustments affect the lender’s calculation.
- Ask about a bank-statement or other non-QM option if the tax-return calculation appears insufficient and your records may support another documented income method. Compare the actual written terms rather than assuming the alternative will be less expensive or easier to obtain.
- Discuss the shorter-history pathway if you have less than two years in your current business but can document the required history and prior comparable earnings. The lender must confirm whether the program can consider your circumstances.
Your best fit depends on your documented income, business structure, credit, debts, assets, property, location, and preference for conventional or alternative documentation. The deciding evidence is not a lender’s general marketing description but the specific program terms and written offer for your application.
