Check all three of your U.S. credit reports—Equifax, Experian, and TransUnion—through AnnualCreditReport.com before you apply for a mortgage. Read each report line by line, compare the same accounts across bureaus, and dispute inaccurate or incomplete information with both the reporting company and the company that supplied it. Checking your own reports does not lower your credit score. A mortgage lender’s inquiry is different: multiple mortgage checks made within a 45-day shopping window are recorded as one inquiry, according to Consumer Financial Protection Bureau (CFPB) guidance last reviewed August 28, 2026.

Start well before you submit an application so there is time to investigate errors. There is no universal dispute timetable that applies to every case, so do not wait until the day before a preapproval request.

Why your credit report matters before a mortgage application

Your credit report is the underlying record of accounts, balances, payment history, and inquiries. A credit score is calculated from information in that report. The score is useful, but it is not a substitute for checking the report itself: an incorrect balance, late-payment notation, or account that does not belong to you can affect a lender’s evaluation.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Mortgage underwriting also considers more than a score. CFPB guidance identifies debt, savings, assets, and income as additional factors. The bureau says most mortgage lenders use FICO scores and commonly look at scores from all three major reporting companies, often using the middle score when deciding a rate. Score models and versions vary, so a score shown in a consumer app may not be the same model a particular lender uses.

As CFPB puts it, “Your credit score is only one component of your mortgage lender’s decision, but it’s an important one.” Reviewing the reports gives you a chance to correct the information on which those scores and the lender’s review are based.

When to check your reports

Review them well before applying or requesting preapproval. That gives you time to identify discrepancies, send documentation, and let the reporting company and furnisher investigate. CFPB materials do not establish one guaranteed number of weeks or months for every dispute; investigation time depends on the item, the records available, and the companies involved.

A practical approach is to make the report review an early mortgage-preparation task, then check for updates after any dispute is resolved and before the lender pulls your credit. If you are already close to applying, review the reports immediately anyway. You can still catch issues, but you should tell the lender about open disputes and provide your documentation rather than assuming a correction will be completed on a particular date.

Step 1: Get all three reports from the official source

Use AnnualCreditReport.com to obtain your free reports from Equifax, Experian, and TransUnion. CFPB directs consumers to this service and recommends reviewing reports when shopping for credit or before applying for a mortgage.

  1. Open AnnualCreditReport.com and request the report from each of the three nationwide credit reporting companies.
  2. Save an electronic copy or print each report. Keep the report date visible so you know which version you reviewed.
  3. Create one folder for the reports and another subfolder for statements, payment records, dispute letters, and responses.
  4. Do not rely on a single bureau. Information can differ between companies, and mortgage lenders may consider reports and scores from all three.

A paid monitoring plan or a free score display is optional. Neither replaces obtaining and reading the three reports themselves.

Step 2: Review each report separately, then compare them

Read every section of each report before comparing the same account across bureaus. Record what appears, not just what you expect to appear. The following worksheet keeps the comparison focused on information relevant to a mortgage review.

Identity details Name variations, current and former addresses, and other identifying information Incorrect identifiers can cause another person’s account to be associated with your file or make a legitimate account difficult to match. The exact spelling, address, or other field that is inaccurate, plus documents supporting the correction.
Accounts Every account, creditor name, account number ending, open or closed status, and ownership You need to recognize the account and confirm that its status and ownership are reported correctly. The account identifier, bureau showing it, and why you believe it is inaccurate or incomplete.
Balances and limits Current balance, credit limit where shown, and dates associated with the balance A stale or inflated balance can misstate your debt picture. The reported figure, the correct figure, and a statement or account record showing the difference.
Payment history On-time or late markers, the month involved, and whether the account is current, delinquent, or paid Payment history is part of the information used to calculate scores and evaluate repayment risk. The month and status in dispute, with proof such as a payment confirmation or creditor statement.
Inquiries Companies that accessed your file and the dates of those accesses Unrecognized inquiries may signal an application you did not authorize; mortgage-shopping inquiries have special treatment described below. The company, date, and reason you believe the inquiry is unauthorized or incorrectly classified.

Use the same account identifier or last four digits when comparing reports. A creditor may use a slightly different name on one bureau, so match by account details and dates rather than name alone.

Check identifying information first

Look for misspelled names, addresses where you have never lived, and other details that do not describe you. An old address by itself is not necessarily an error, but an unfamiliar identifier combined with an unfamiliar account deserves prompt investigation. Separate a harmless formatting difference from information that could connect another consumer’s history to your file.

Confirm account ownership and status

For each account, ask whether you opened it, whether you are an individual or joint borrower, and whether the open or closed status is accurate. Pay special attention to accounts you paid off, transferred, or closed. If one bureau shows an account as open while another shows it as closed, compare the creditor’s records and the dates before deciding whether to dispute.

Check balances and payment history month by month

Compare reported balances with recent statements, not with a rough memory of what you owe. A balance can be accurate on the statement date and later change after a payment; note the statement date when documenting a discrepancy. For payment history, identify the exact month and status rather than writing only “late payment is wrong.” Specific details make an investigation easier.

Review every inquiry

Mark inquiries you recognize, such as a credit-card application or a mortgage conversation, and investigate those you do not. Do not automatically treat every mortgage-related inquiry as a separate damaging event: CFPB says multiple mortgage lender checks within 45 days are recorded on the report as a single inquiry. That rule does not make unrelated applications harmless.

Step 3: Document possible errors before disputing

Do not send a vague complaint that says your report is inaccurate. For each item, create a short evidence file containing:

  • A precise description of what is wrong or missing.
  • The correct information you want reported.
  • Supporting records, such as account statements, payment confirmations, settlement letters, identity-theft records, or correspondence from the creditor.
  • A copy of everything you send and the date it was sent.

Keep the original report unchanged and work from a copy when marking it. If the same error appears on two or three reports, prepare a separate dispute for each bureau that reports it; one bureau’s correction does not automatically prove that every other bureau has updated its file.

Step 4: Dispute the error with both required parties

CFPB says you can dispute inaccurate or incomplete information with the credit reporting company and with the company that supplied the information, often called the furnisher. Send the dispute to every party reporting the incorrect item. The investigation must be conducted free of charge.

  1. Identify the reporting company whose report contains the error.
  2. Identify the furnisher, such as the creditor or account servicer named in the entry.
  3. State the exact field or month that is wrong, explain the correction, and attach copies of supporting records.
  4. Keep copies of the dispute, attachments, delivery confirmation, and any response.
  5. After the investigation, obtain the updated report and verify that the item, balance, status, or payment history now matches the evidence.

Use the dispute instructions supplied by the reporting company and furnisher. Do not mail irreplaceable originals. If a company says the information is accurate but you still have evidence to the contrary, preserve the response and organize the documentation for your lender; do not simply delete the item from your worksheet.

What a dispute can and cannot do

A dispute asks the company to investigate information that is inaccurate or incomplete. It is not a request to remove a correct negative entry merely because it lowers your score. The company may confirm the entry, update it, or delete information it cannot verify. CFPB guidance does not promise one resolution period for every situation, so avoid planning a mortgage closing around an assumed deadline.

Step 5: Check the corrected reports before the lender review

When you receive a response, compare it with the evidence you submitted. Check the exact account, balance, status, payment month, and inquiry—not just whether the dispute is marked “resolved.” If the same information still appears incorrectly, retain the response and contact the reporting company and furnisher again using the specific unresolved discrepancy.

Give your loan officer a factual packet if an issue remains under investigation: the report page, dispute date, supporting records, and response. This does not guarantee an underwriting result, but it prevents an unexplained difference from appearing for the first time during underwriting.

Will checking your own report hurt your credit score?

No. CFPB explains that when you check your own report or score, credit reporting companies do not treat it the same way as a lender making an inquiry. Your self-check is not a lender inquiry and does not lower your score.

A lender’s access connected to an application or preapproval is different. The lender may perform a hard inquiry, which is recorded as an application-related access. CFPB says multiple mortgage lender checks within a 45-day period are recorded as one inquiry. This allows you to shop competing mortgage offers during that window without each mortgage check being counted as a separate inquiry on the report.

The 45-day treatment is specific to mortgage shopping. Credit-card, personal-loan, auto-loan, and other unrelated applications can create additional inquiries. While preparing for a mortgage, avoid opening new credit unless you have a clear reason and have discussed the effect with your lender.

How mortgage lenders use scores and reports

Do not assume that the score you see through a bank, card issuer, or monitoring service is the score your mortgage lender will use. CFPB notes that most mortgage lenders use FICO scores, that multiple FICO versions exist, and that home-lending programs may use particular versions. Ask the lender which scoring information and version apply to your loan program.

Lenders may obtain scores associated with all three major reporting companies and often use the middle score when deciding the rate. That practice does not mean every lender or program follows an identical rule. A displayed consumer score can therefore be useful for spotting a major change, but it cannot promise approval, a specific rate, or a particular underwriting decision.

The report and score are only part of the file. Lenders also evaluate debt obligations, income, savings, and assets. A clean report cannot compensate for an affordability problem, and a score change alone does not explain every approval or pricing decision.

A practical mortgage-readiness checklist

  • Obtain current reports from Equifax, Experian, and TransUnion through AnnualCreditReport.com.
  • Save each report and note its date.
  • Review identity details, account ownership, status, balances, payment history, and inquiries.
  • Compare the same account across all three reports and record differences.
  • Collect documentary proof for every item you may dispute.
  • Dispute inaccurate or incomplete information with each reporting company that shows it and with the furnisher.
  • Keep copies of disputes, attachments, delivery records, and responses.
  • Recheck the reports after an investigation and before the lender’s final review.
  • Use the 45-day mortgage-shopping window deliberately, and avoid unrelated new credit applications.
  • Ask the lender which score model and version it uses and how it handles multiple bureau scores.
  • Prepare income, debt, savings, and asset information because approval is not based on the score alone.

If a lender denies your mortgage application

CFPB says you may request a written explanation for the denial and copies of the credit score used for that decision. Compare that score information with the reports you reviewed, then ask the lender which report, score model, and factors led to the result. A denial notice can help distinguish a report error from a debt-to-income, income, asset, or other underwriting issue.

Common mistakes to avoid

Checking only one bureau

A clean report from one company does not establish that the other two are accurate. Mortgage lenders commonly consider information from all three, and data can differ.

Buying a score instead of reading reports

A score summarizes report data and may use a model different from the mortgage model. Use reports to find errors and ask the lender about the score model.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Disputing only with the bureau

Send the dispute to the reporting company and the furnisher. Correcting one file does not automatically correct another.

Assuming every inquiry is harmless

The 45-day rule applies to multiple mortgage lender checks. Unrelated applications can still add inquiries.

Waiting for a guaranteed deadline

Dispute investigations do not have one universal timetable stated in the CFPB materials. Start early and verify the corrected report instead of relying on a promised number of days.

Throwing away your records

Keep the reports, evidence, correspondence, and responses together. A clear paper trail helps you explain an unresolved item to a lender.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Bottom line

Before applying for a U.S. mortgage, obtain all three reports from AnnualCreditReport.com, compare the underlying account data, and dispute every inaccurate or incomplete item with both the bureau and the furnisher. Your own review will not hurt your score. Mortgage lender checks made within 45 days are treated as one inquiry, but unrelated new-credit applications can still matter. Finally, ask which mortgage score model the lender uses and remember that debt, income, savings, and assets are evaluated alongside your credit history.
