Review every mortgage document against the lender’s latest approved terms and your own source records—even if software or AI prepared it. Check names, property details, loan terms, payment figures, closing costs, and cash to close. If anything is wrong or unclear, contact the lender or settlement agent promptly, request a correction in writing, and get the corrected documents before signing.
Why AI-generated mortgage documents still need a careful review
AI involvement does not establish that a mortgage document is accurate. A generated or AI-assisted document may contain an incorrect figure, copied detail, summary, or legal term. Treat it like any other draft: verify each material entry against a reliable source rather than assuming it is right because it looks complete or professionally formatted.
The Consumer Financial Protection Bureau (CFPB) puts the point plainly: “Never assume the documents were prepared correctly.” Its consumer guidance on errors in mortgage closing documents was last modified April 29, 2024. A document review can help you catch discrepancies before signing, but it cannot by itself determine whether a particular change is legally permitted, a loan qualifies for a particular program, or a disclosure complies with every rule.
This guide concerns U.S. mortgage documents and federal disclosure guidance. State and local forms, the loan product, and the facts of a transaction can affect which documents apply and how a discrepancy should be handled.

Get the complete file before you review it
Ask the lender or closing agent for every document you are expected to review and sign, early enough to read them before closing. Ask whether the file is complete and whether all documents are ready to sign. Where a Closing Disclosure applies, request the other closing documents at the same time so you can compare the final terms with the contracts and records behind them.
Your file may include some or all of the following:
- Federal loan disclosures, such as a Loan Estimate and Closing Disclosure when those forms apply.
- A promissory note, which records your promise to repay and the repayment terms.
- A mortgage or other security instrument, which describes rights and responsibilities tied to the property and gives the lender or servicer foreclosure rights after default as agreed.
- An initial escrow statement, if applicable.
- Your signed sales contract and addenda, plus title, settlement, state, local, or lender forms.
Do not treat this list as a universal checklist. The standard Loan Estimate and Closing Disclosure pair does not apply to every mortgage product or transaction. If you are unsure which disclosures apply, ask the lender or settlement agent to identify the applicable forms and explain any documents that are not included.

Know which federal forms apply—and when
For covered transactions, the CFPB describes the Loan Estimate as a form containing important information about the loan you applied for. It is generally provided within three business days after the lender receives an application. The Closing Disclosure sets out final loan terms and costs, including who pays and receives money at closing, and is generally provided at least three business days before closing. These are legal timing rules for covered transactions, not a guarantee that every mortgage uses these forms.
Borrowers shopping for reverse mortgages, home equity lines of credit (HELOCs), certain manufactured-home loans not secured by real estate, or some subordinate homebuyer-assistance loans may not receive the standard Loan Estimate and Closing Disclosure pair. Other disclosures apply; reverse mortgages may also use a Good Faith Estimate and HUD-1 Settlement Statement. Ask which forms govern your transaction instead of assuming that a missing standard form is automatically an error.
Build a reliable set of comparison records
Before checking numbers, gather the records that can establish what they should be. Use the lender’s latest loan terms, your signed purchase contract and addenda, and source records you can verify. Depending on the entry, that may include records you submitted about income or assets, or transaction documents showing the agreed purchase price, deposit, and credits.

For each figure, be clear about which document is the source and whether it reflects the latest approved terms. A preliminary estimate, an older loan quote, or an unsigned draft may not reflect a later agreed change. If two records conflict, do not pick the one that seems more plausible; ask the lender or settlement agent which figure is current and why.
Review each document in a consistent order
- Check the document set. Confirm that you have every page and every document you are expected to sign. Note missing pages, unreadable text, blank fields, unexplained attachments, or names of documents you were told to expect but did not receive.
- Check identity and property details. Compare borrower names and the property address with the relevant source records. Check the loan purpose and other personal or transaction information. Flag misspellings, wrong addresses, unexpected borrowers, or details you do not recognize.
- Check the core loan terms. Compare the loan amount, down payment, interest rate, term, and payment schedule with the lender’s latest terms and your purchase records. In the promissory note, pay particular attention to the amount, rate, payment dates, repayment length, total paid as stated, and whether payments can change.
- Check financial inputs. Compare relevant income, assets, and transaction figures with the records from which they should have come. Ask about an unfamiliar entry or a value that does not match your records instead of guessing what it represents.
- Check each page against the rest of the file. Look for figures, names, dates, or terms that differ between documents. A correct-looking number in one document does not resolve a conflicting number elsewhere.
- Record every question. Note the document name and page, the entry in question, the source record you believe is correct, and the explanation or correction you need. This makes it easier for the lender or settlement agent to locate the issue.
Compare the Loan Estimate with the Closing Disclosure
When these forms apply, compare them directly rather than relying on a verbal summary or a system-generated explanation. The Closing Disclosure presents final loan terms and closing costs. Regulation Z § 1026.38 governs required Closing Disclosure content and presentation, but the exact treatment of a change depends on the transaction facts and applicable rules. A difference is a reason to ask for an explanation; it is not, by itself, proof that the change is permitted or prohibited.
| What to compare | What to check |
|---|---|
| Loan amount and core terms | Compare the loan amount, interest rate, term, and other stated loan terms with the latest lender-approved terms and the information on the Loan Estimate. Ask what changed if a final term differs. |
| Projected payments | Compare the payment figures and their labels. Check whether the forms show different components or whether a payment can change, and ask the lender to explain any change you do not understand. |
| Closing costs | Review itemized charges and totals. Check that entries are recognizable and ask about an amount, label, or service you cannot reconcile with earlier information. |
| Cash to close | Compare the final amount due with the earlier estimate and the transaction records, including relevant deposits, credits, and payments. Ask how the final amount was calculated if it differs. |
| Names and property details | Check borrower identities and the property information against your records. Do not assume these details were copied correctly from the application or contract. |
| Explanations and change indicators | Read any explanations or change indicators shown on the forms. If a difference has no clear explanation—or the explanation does not match your records—ask the lender or settlement agent to clarify it. |
Use the CFPB’s interactive guides and current form materials to understand the fields and labels. The CFPB’s TRID resource page lists official rules, sample forms, and guides; it was updated December 17, 2024. Regulation Z provisions including §§ 1026.19, 1026.37, and 1026.38 and their official interpretations address disclosure requirements for covered transactions. Because treatment can depend on the facts, do not use a general checklist to decide on your own whether a changed amount requires a revised disclosure.

Read the note and security instrument as contracts
Closing disclosures are not a substitute for reading the documents that set out your repayment obligation and the property’s security arrangement. The promissory note records the repayment terms. Check that the principal amount, interest rate, payment dates, repayment length, total paid as stated, and any provision allowing payments to change match what you agreed to and what the lender has told you.
The mortgage or other security instrument describes rights and responsibilities related to the property and gives the lender or servicer foreclosure rights after default as agreed. Read it for terms you do not recognize, and ask the lender or a qualified professional to explain language you do not understand. Do not assume that a summary produced by software captures every obligation in the signed document.

What to do when you find a discrepancy
Contact the lender or settlement agent as soon as you spot a potential error. The CFPB advises borrowers to have closing-document errors corrected immediately; its consumer guidance was last modified April 29, 2024. A simple error can delay closing, so raise questions as soon as possible rather than waiting until the signing appointment.

- Identify the issue precisely. Give the document name and page, quote or describe the entry, and state what appears wrong or unclear.
- Point to the comparison record. Name the source document or record you believe supports the correct information. If you are not sure which record controls, say so and ask for the source of the figure.
- Request a written correction or explanation. Ask the lender or settlement agent to confirm what will be changed, provide corrected copies, and explain whether the discrepancy affects another document or the amount due.
- Ask whether signing or closing must be delayed. Do not make your own assumption about whether a corrected disclosure changes the timing or closing date. Ask the responsible party to confirm the next step.
- Review the corrected copy before signing. Check that the error is fixed and that the correction has not introduced a different discrepancy elsewhere in the file.
The CFPB recommends speaking with the closing agent at least a few days before closing. Keep your notes and written responses with the documents so you can track what was questioned and how it was resolved.
Understand the difference between borrower review and lender quality control
Fannie Mae’s Selling Guide describes lender-side quality-control work that includes assessing the accuracy and completeness of application and underwriting information, verifying supporting documents, and checking final terms against underwriting decisions. Its post-closing quality-control guidance also describes review of documents and data for accuracy, completeness, underwriting support, and applicable eligibility and compliance, with correction or collection of corrected documents when errors are found. The material covers such items as the application, income and asset or credit support, third-party tool output, closing documents, and recorded documents.
These are lender requirements for loans and lenders within Fannie Mae’s scope, not a legal duty imposed on every borrower. They are a useful illustration of why mortgage information should be checked against supporting records, but they do not replace your own review or guarantee a particular document is correct.
Fannie Mae Lender Letter LL-2026-04, published in 2026, states that covered seller/servicers must maintain AI/ML policies and procedures, address risks, oversee vendors, and provide information about AI/ML use and safeguards upon request. It states an effective date 120 days after publication. That institutional governance framework applies to entities within its scope; it is not a promise that an AI-generated borrower document is correct and does not supply a borrower validation checklist.
Common review mistakes to avoid
- Checking only the Closing Disclosure. The note, security instrument, and other forms may contain important terms or details that are not resolved by reviewing the disclosure alone.
- Assuming a polished document is accurate. Formatting and fluent explanations do not verify copied facts, arithmetic, or contract terms.
- Comparing with an outdated estimate. Use the lender’s latest terms and identify which records reflect agreed changes.
- Guessing what a label or change means. Ask the lender or settlement agent for the source and explanation instead of relying on an AI summary or your own inference.
- Waiting until the signing appointment. Contact the closing agent as soon as a possible error appears; unresolved issues can delay closing.
- Treating the standard forms as universal. Confirm which disclosures apply to your product and transaction before interpreting the absence of a particular form.
Use calculators only for narrow arithmetic checks
A basic financial calculator can help you check a simple arithmetic relationship if you already know which inputs and assumptions to use. It cannot verify the source facts, determine loan eligibility, establish whether a fee is legal, authenticate a document, or decide whether disclosure rules were followed. For understanding Loan Estimate and Closing Disclosure fields, use CFPB form guides; for an inconsistency, request an explanation and corrected documents from the lender or settlement agent.
