To estimate your new loan EMI after an RBI rate change, recalculate the EMI with your outstanding principal at the reset date, the lender’s new annual interest rate, and the remaining number of instalments. Compare that result with the EMI at your current rate. A repo-rate move affects you only if your loan’s benchmark, spread and reset terms pass the change through.

What actually changes when the RBI changes rates?

The RBI policy repo rate does not directly rewrite every borrower’s interest rate. Your loan rate changes through the benchmark named in your agreement, plus the lender’s spread or markup, according to the reset frequency and effective date in that contract.

For applicable new floating-rate retail loans sanctioned by banks from October 1, 2019, the external benchmark can include the RBI policy repo rate and specified benchmarks published by FBIL. Other loans may use different benchmark arrangements. Check your sanction letter, loan agreement or latest statement before doing any calculation.

  • Benchmark: the index used to set the floating rate.
  • Spread or markup: the lender’s contractual addition to that index.
  • Reset periodicity: how often the rate is reviewed and changed.
  • Effective date: when the revised rate starts affecting your account.

A repo announcement therefore may not pass through one-for-one, on the announcement date, or at all if your loan’s benchmark and contract do not require that adjustment.

Gather the figures before calculating

Start with the lender’s latest statement and any reset notice. You need the principal outstanding immediately before the revised rate takes effect, the exact annual rate that will apply afterward, and the number of instalments left on that date. A statement issued several weeks before the reset may show a different principal because another EMI has been paid in the meantime.

Also record the current annual rate, the benchmark name, the spread or markup, the next reset date and the periodicity. If the notice only says that the benchmark changed, ask the lender to state the resulting borrower rate in writing. Confirm whether the quoted rate is an annualized interest rate or an annual percentage rate, since an APR can include components that are not part of the interest-rate input to the EMI formula.

Keep copies of the sanction letter, loan agreement, current statement and reset communication. These documents let you reconcile your own calculation with the lender’s amortisation schedule and identify whether a difference comes from rounding, a changed balance, a fee or a different reset date.

The EMI formula

For a standard monthly reducing-balance loan, use:

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)

Symbol Meaning How to enter it
P Principal still outstanding when the new rate takes effect Use the current balance, not the original amount borrowed
r Monthly interest rate Annual rate ÷ 12 ÷ 100
n Instalments remaining Use the remaining monthly instalment count

RBI’s home-loan guidance uses the same rate-per-month and instalment-count approach. Calculate the EMI twice with the same P and n: once at the current annual rate and once at the rate that will apply after the lender’s reset.

For a spreadsheet, enter the balance in one cell, the annual rate in another and the remaining instalments in a third. Convert the annual rate to a decimal monthly rate before applying the formula. A spreadsheet’s PMT function can also be used, but check its sign convention: many programs return a negative payment when the loan balance is entered as a positive number. The absolute value is the EMI. Use the same balance and instalment count in both PMT calculations.

Step-by-step calculation

  1. Find the reset balance. Obtain the outstanding principal on the date the revised rate starts. Do not substitute the original disbursed amount.
  2. Confirm the applicable annual rates. Record your current rate and the post-reset rate supplied by the lender. Do not assume the annual rate changes by exactly the repo-rate movement.
  3. Count the instalments left. Use the remaining number of monthly payments, not the original tenure.
  4. Convert each annual rate to a monthly decimal. For example, 8.4% becomes 0.084 ÷ 12 = 0.007.
  5. Apply the formula twice. Keep the principal and remaining instalments unchanged in both calculations so the rate change is isolated.
  6. Subtract the results. The new EMI minus the old EMI is the estimated monthly increase or decrease if the lender keeps the remaining term constant.
  7. Request the lender’s amortisation schedule. Use it to verify the first revised EMI, effective date, instalments left and total interest.

To estimate the remaining interest under either scenario, multiply the calculated EMI by the number of instalments and subtract the outstanding principal. This is an estimate based on an unchanged rate and term; it excludes fees and any later benchmark movements. If the lender rounds each EMI, the final total can differ slightly from a calculation using unrounded values.

Worked example: a 0.50-percentage-point reduction

Assume a borrower has an outstanding principal of ₹4,000,000 and 180 monthly instalments remaining. The lender’s rate is 8.40% now and will become 7.90% after the contractual reset. This is an illustration of the calculation, not a prediction of any particular RBI decision or lender offer.

Input or result Current rate Scenario rate
Outstanding principal ₹4,000,000 ₹4,000,000
Instalments remaining 180 180
Annual interest rate 8.40% 7.90%
Monthly rate used 0.007 0.0065833 approximately
Calculated EMI About ₹39,144 About ₹37,999
Monthly change About ₹1,145 lower at the scenario rate
Total of 180 EMIs About ₹7,045,920 About ₹6,839,820
Approximate interest over the remaining term About ₹3,045,920 About ₹2,839,820

The table rounds each EMI to the nearest rupee, so the total-interest figures are approximate. It assumes the lender changes the rate while leaving the 180-payment term unchanged and does not include fees, insurance, taxes or future rate movements.

How balance and tenure change the result

The same percentage-point rate change produces different rupee savings for different borrowers. A larger outstanding balance generally creates a larger EMI difference, while a shorter remaining term means the rate is applied over fewer instalments. Two people with the same loan rate can therefore see very different results after the same benchmark move.

Do not compare your calculated EMI with a friend’s payment unless the principal, remaining term, repayment frequency and rate are also comparable. A monthly formula is not interchangeable with a quarterly or other instalment schedule. RBI’s directions apply, with necessary changes, to equated-instalment loans with different periodicities, so use the payment frequency in your own contract.

When testing several scenarios, change only one input at a time. For example, first hold the term constant and compare a 0.25-percentage-point, 0.50-percentage-point and 1-percentage-point change. Then hold the EMI constant and ask the lender to calculate the corresponding tenure for each rate. This shows whether a seemingly small payment reduction is accompanied by a materially later payoff date.

When the lender keeps your EMI unchanged

A lender can use a rate reset to preserve the existing EMI and adjust the number of instalments instead. If the rate falls, the same EMI may repay the balance sooner. If the rate rises, the lender may extend the tenure, increase the EMI, or use both changes.

The standard EMI formula above does not by itself tell you the lender’s new tenure when the EMI is held constant. Ask for a revised amortisation schedule showing the new payoff date, instalments, principal allocation and total interest. Compare that schedule with the alternative in which the term stays fixed and the EMI changes.

RBI’s guidance warns that a longer tenure lowers the monthly outflow but increases total interest paid. An extension must also not create negative amortisation, where scheduled payments fail to cover the interest accruing on the balance. If the proposed payment would not cover the interest, ask the lender to explain the correction before accepting the revised schedule.

What RBI’s current reset directions require

RBI’s reset directions concern equated-periodic-instalment personal loans as defined by RBI. The FAQ says the circular does not apply to every other type of loan. The directions also apply, with necessary changes, to equated-instalment loans with different payment periodicities. Your loan agreement and the rules applicable to your lender remain controlling.

The October 1, 2025 updated Master Directions require regulated entities to explain possible benchmark-rate effects at sanction and to communicate promptly when a rate increase changes the EMI, tenure or both. They also require a quarterly statement containing, at minimum:

  • Principal recovered to date
  • Interest recovered to date
  • Current EMI amount
  • Number of instalments remaining
  • Annualised interest rate or annual percentage rate

At a reset, the lender may provide a fixed-rate switch under its board-approved policy; that option is not stated as an automatic entitlement for every borrower. Where the applicable directions and lender terms provide choices, the borrower may be offered:

  • A higher EMI while keeping the remaining tenure broadly unchanged
  • A longer tenure with the EMI adjusted
  • A combination of a higher EMI and a longer tenure
  • Part-prepayment or full prepayment

Any switching charge, administrative fee or incidental cost must be disclosed. RBI’s directions also state that all existing borrowers are to be informed through appropriate channels about the options available to them.

Questions to ask the lender after a rate announcement

Ask for a written answer to each of these points:

  • Which benchmark is used for this loan, and what is the current spread or markup?
  • What is the contractual reset periodicity and the exact effective date?
  • What annual rate will apply after the reset?
  • What principal balance and instalment count did you use?
  • Will you change the EMI, the tenure, or both?
  • What are the revised EMI, payoff date and total remaining interest?
  • Are fixed-rate conversion, administrative, servicing or prepayment charges payable?
  • When will the updated schedule and quarterly statement be available?

If the lender’s figures do not match yours, reconcile the balance date first. Then check whether the lender used a different instalment count, a rate rounded to more decimal places, a fee added to the balance or a different repayment frequency. Do not accept a verbal explanation when the change materially affects your cash flow; retain the written schedule.

How to choose between EMI and tenure options

Option Monthly cash flow Payoff timing Total-interest effect What to check
Keep the term and change the EMI Payment changes immediately with the reset rate Remaining instalment count stays as scheduled Usually lower after a rate cut and higher after a rate rise, assuming no later changes Affordability of the new EMI and the first effective date
Keep the EMI and change the term Payment remains near the existing amount Payoff date moves A longer term generally raises total interest; a shorter term can reduce it Revised amortisation schedule and final instalment date
Change both EMI and term Can balance affordability and faster repayment May move earlier or later Depends on the exact combination selected Number of instalments, total interest and all charges
Part-prepay or fully prepay Requires an immediate cash outlay Can reduce the term, EMI, or both Can reduce future interest, subject to the amount prepaid and the schedule Prepayment terms, permissible amount and incidental fees
Switch to a fixed rate when offered May make payments more predictable Follows the fixed-rate schedule Depends on the fixed rate and any later conversion terms Whether your lender offers the switch, its board-approved conditions and switching charge

Make the decision using five figures from the lender’s written schedules: monthly payment, instalments and payoff date, total remaining interest, switching or prepayment costs, and exposure to future benchmark changes.

Common calculation mistakes

Using the original loan amount

Interest is calculated on the balance that remains when the reset occurs. Using the original principal can materially overstate the EMI change, especially after several years of repayments.

Applying the repo movement mechanically

A 0.25-percentage-point repo change does not prove that your loan rate will change by 0.25 percentage points. The benchmark, spread, reset frequency and effective date determine the pass-through.

Ignoring the reset date

The announcement date and the date your lender applies the new rate can differ. Use the rate and balance applicable on the contractual reset date.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming every floating loan follows the same RBI rule

The reset directions have a defined scope. Confirm whether your product is an equated-periodic-instalment personal loan covered by the applicable directions and read the lender’s own terms.

Comparing EMI alone

A lower EMI can result from a longer tenure and a higher lifetime interest bill. Always compare the complete amortisation schedule, not just the first monthly payment.

Leaving fees out

Fixed-rate switches, administrative changes, servicing and prepayment can carry charges. Include each disclosed cost when comparing alternatives.

Mixing annual and monthly units

Entering 8.4 instead of 0.084, or using 8.4% as the monthly rate, produces a meaningless result. Convert every annual percentage to a decimal and then divide by 12 for a monthly schedule.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Rounding too early

Keep several decimal places for the monthly rate and round the displayed EMI only at the end. Early rounding can create a small difference in the total interest and the final instalment.

A practical checklist before you act

  • Download the latest loan statement and identify the outstanding principal.
  • Locate the benchmark, spread or markup and reset periodicity in the agreement.
  • Record the lender’s effective date and the annual rate after reset.
  • Confirm the number of instalments remaining.
  • Run the EMI formula at both rates using identical principal and term inputs.
  • Ask for schedules for an unchanged term, unchanged EMI and any combined option.
  • Compare total interest, payoff date, prepayment conditions and every disclosed charge.
  • Check the next quarterly statement for principal recovered, interest recovered, EMI, instalments left and annualised rate or APR.

What this calculation can and cannot tell you

The calculation gives a transparent estimate of the payment change under a specific rate, balance and remaining-term scenario. It does not establish that the lender will use that scenario, that the repo change will pass through immediately, or that future benchmark changes will not alter the result.

No official source cited here provides a single market-wide percentage or average saving for borrowers after an RBI rate change. Your own loan’s benchmark, spread, reset date, balance, remaining term and lender charges are the figures that determine the outcome.

Sources and currency of the guidance

The calculation and borrower guidance are based on RBI’s home-loan FAQ, RBI’s FAQ on floating-rate EMI resets dated January 10, 2025, RBI’s Master Directions updated October 1, 2025, and Department of Financial Services guidance on external benchmarks. Rates, lender policies and applicable directions can change, so verify the figures and options in your current loan documents before accepting a reset choice.

Frequently Asked Questions

Will my EMI automatically fall when the RBI cuts the repo rate?

Not necessarily. The cut must pass through your loan’s contractual benchmark, spread and reset process. The lender may change the EMI, the tenure, or both, and the effective date can differ from the RBI announcement date.

Which principal should I use in the EMI formula?

Use the outstanding principal on the date the revised rate takes effect, not the original amount borrowed. Obtain that balance from the lender’s statement or revised amortisation schedule.

How do I convert an annual rate for the calculation?

Divide the annual percentage by 100 and then divide by 12. For example, 8.4% becomes 0.084 ÷ 12, or 0.007 per month.

What if the lender keeps my EMI unchanged?

The lender may adjust the number of instalments instead. Request a schedule showing the new payoff date and total interest; the standard EMI formula alone does not calculate the revised tenure.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can I switch my floating-rate loan to a fixed rate?

A fixed-rate switch may be offered under the lender’s board-approved policy, but the October 1, 2025 directions do not make it an automatic entitlement for every borrower. Ask whether your lender offers it and what charge and conditions apply.

What information should appear in my quarterly loan statement?

RBI’s updated directions specify, at minimum, principal recovered to date, interest recovered to date, the EMI amount, instalments remaining and the annualised interest rate or APR.

Does a longer tenure always save money?

It can reduce the monthly outflow, but RBI notes that a longer tenure increases total interest paid. Compare the complete amortisation schedule rather than the EMI alone.

Can I prepay after a rate reset?

Applicable directions and lender terms may allow part-prepayment or full prepayment. Check the permitted amount, notice requirements and every disclosed administrative or incidental charge before deciding.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The Bottom Line

Calculate the impact with the balance outstanding at reset, the lender’s actual post-reset annual rate and the instalments remaining. Then compare fixed-term, fixed-EMI, combined and prepayment options using the payoff date, total interest and all disclosed charges. The repo rate is only the starting point; your benchmark, spread, reset date and loan contract determine the result.
