To calculate a bond’s yield to maturity (YTM), find the annualized discount rate that makes the present value of its remaining coupon payments and principal repayment equal its price. You need the price, face value, coupon amount and payment frequency, and the number of payments left. For most coupon bonds, the exact rate is found numerically with a financial calculator or spreadsheet; coupon rate alone is not enough.
The key is to match each input to the bond’s actual cash-flow schedule. A 4% coupon tells you how much interest is promised relative to face value; it does not tell you what return a buyer earns at a market price above or below face value. YTM brings together the price paid, the coupons still due, the principal expected at maturity, and the timing of those payments.
The yield-to-maturity formula
For a plain fixed-rate bond with regular coupon periods, let P be the price, C the coupon payment each period, F the face value due at maturity, n the number of remaining coupon periods, and r the yield per period. The bond’s price is the present value of all remaining cash flows:
P = C/(1+r) + C/(1+r)2 + … + (C+F)/(1+r)n
The final payment includes both the last coupon and the principal repayment. The same relationship can be written as:

P = C × [1 − (1+r)−n] / r + F × (1+r)−n
Each future payment is discounted because a dollar received later is not equivalent to a dollar received now. The first coupon is discounted for one period, the next coupon for two periods, and so on. The last cash flow is larger because it includes both the final coupon and face value. Adding these discounted payments gives the price implied by a candidate rate.
Solving this equation for r gives the yield for one coupon period. Because r appears in several terms, there usually is no simple algebraic rearrangement that gives the exact answer. A numerical solver tests rates until the present value of the cash flows matches the price. In practical terms, a trial rate that produces a present value above the observed price is too low; a rate that produces a present value below the price is too high. A numerical routine narrows the difference until the match is sufficiently close.
The equation also shows why price, coupon and maturity all matter. A larger coupon increases the cash flows before maturity. A longer remaining term adds more coupon periods. The face value contributes to the final payment. And changing the price changes the rate required to discount those same promised payments back to that price. You cannot obtain a complete YTM from the coupon rate alone.

If the bond pays coupons m times a year, state how the periodic rate is annualized. A nominal annual yield is m × r. An effective annual yield, which includes compounding between periods, is (1+r)m − 1. For a semiannual bond, for example, the nominal annual yield is twice the six-month rate. Do not compare annual yields without checking that they use the same convention. The period rate, nominal annual rate and effective annual rate are related but are not interchangeable labels.
Gather the inputs before calculating
- Price (P): Use the price basis appropriate to the calculation, not automatically the face value or the coupon rate. A quoted market price and the amount paid in a transaction can differ when accrued interest or fees are involved. Make sure the price and cash flows are expressed in consistent dollar units. If you use a price quoted as a percentage of face value, convert that percentage to a dollar amount where needed.
- Face value (F): This is the principal amount scheduled for repayment at maturity. The bond’s quoted price may be expressed as a percentage of face value, so convert it to a dollar price if the calculation requires dollars. For example, a price of 90% of $1,000 face value corresponds to $900.
- Coupon cash payment (C): Convert the stated annual coupon rate into dollars per payment period. The SEC’s Investor.gov explains that coupon payments are dollar interest amounts derived from the bond’s rate and face value; the payment frequency determines how those dollars are divided. See Investor.gov’s coupon-payment definition. A 4.00% annual coupon on $1,000 face value means $40 of coupon interest per year. With two payments a year, each payment is $20.
- Remaining periods (n): Count the coupon payments still due, rather than using the number of years as though every bond paid annually. For a bond with regular semiannual coupons whose schedule aligns with its maturity, years remaining multiplied by two gives the period count. Ten years in that situation means 20 remaining half-year periods.
- Payment frequency: Record how many coupon periods occur each year. The periodic yield and the annualized yield are not the same number unless there is one payment period a year. Frequency determines both the coupon dollars per period and the number of periods used in the calculation.
Before entering figures, check that the coupon rate is being applied to face value, not to the market price. The annual coupon dollars are based on the stated rate and face value. The market price enters separately as the amount the equation must explain. Also check whether the stated term is years or actual remaining coupon periods: entering 10 instead of 20 for a 10-year semiannual bond would leave out half the scheduled payments.
Calculate YTM for a semiannual coupon bond
- Convert the coupon rate to annual dollars. Multiply the annual coupon rate by face value. A 4.00% coupon on $1,000 face value pays $40 a year.
- Find the coupon payment per period. Divide the annual coupon dollars by two for semiannual payments. In this example, each payment is $20.
- Count the remaining payments. Multiply the years remaining by two when the bond has a regular semiannual schedule that aligns with maturity. Ten years then corresponds to 20 remaining periods.
- Enter the cash flows and price in the present-value equation. Use the observed price as P, $20 as C, $1,000 as F, and 20 as n. Find the periodic rate r that makes the present value equal the price.
- Annualize and label the answer. For a nominal annual yield, multiply the six-month rate by two. If you instead report an effective annual yield, use (1+r)2 − 1 and label it effective.
Here is what the setup means in cash-flow terms. A buyer pays the price at the start. The buyer then receives 20 scheduled coupon payments of $20 in this example, with a final payment of $1,020 because the last coupon arrives with $1,000 principal. The numerical solve finds the six-month discount rate that makes those future receipts worth exactly the chosen price today. The rate is not simply the annual coupon dollars divided by the purchase price, because that simple division leaves out principal repayment, the gain or loss relative to face value, and the timing of payments.
The period count in step 3 is a shortcut only when the coupon schedule is regular and the maturity aligns with it. If a bond has an irregular first or final period, or the settlement date falls between scheduled coupon dates, use the actual dated cash flows and the appropriate price convention rather than forcing it into this simplified schedule. A regular-payment function expects evenly spaced periods. Treating an uneven schedule as though every interval were identical can create a precise-looking number that does not represent the bond’s actual cash-flow timing.

Solve the rate with a spreadsheet
A spreadsheet’s periodic-rate function can perform the numerical solve for a regular-payment bond. In Excel, the RATE function takes the number of periods, payment per period, present value, and future value. For the SEC’s $1,000-face, 4.00%-coupon, 10-year example priced at $900, the inputs are 20 periods, $20 per period, −$900 present value, and $1,000 future value:
=RATE(20,20,-900,1000)
The result is the periodic rate, approximately 2.655% per half-year when expressed as a nominal annual yield of about 5.31%. The negative sign on present value represents the initial purchase outlay; coupon and principal receipts are positive cash flows. If the solver does not converge, check that the signs are consistent and that you entered the number of coupon periods—not years—in the first argument.
For a semiannual bond, double the RATE result to report a nominal annual YTM. To report an effective annual yield instead, calculate (1+RATE(20,20,-900,1000))^2-1. The spreadsheet does not decide which annualization convention is intended, so identify the convention in the displayed result. The first expression returns a period rate; the annual figure requires an additional step and a clear label.
RATE is useful for regular, level coupon payments with a single principal repayment at the end. If payment dates or amounts are irregular, the cash-flow schedule needs a method that supports dated or uneven cash flows. In any calculation, confirm that the answer makes the present value of the cash flows equal the chosen price; a displayed percentage is not meaningful if the inputs use incompatible price, timing, or annualization conventions.
A useful check is to substitute the solved periodic rate back into the present-value equation. Discount each coupon for the number of periods until it arrives, discount the final coupon and principal together, and add the results. The sum should be approximately the price entered, with any small difference attributable to rounding. If it is not close, recheck the period count, coupon amount, face value, input signs and price basis before relying on the reported yield.
For the $900 illustration, the periodic rate is about 2.655% per six-month period. Doubling produces the bulletin’s nominal annual figure of approximately 5.31%. This conversion is a quotation convention; the effective annual figure from compounding the two six-month periods is different. When a yield is being quoted or compared, retain enough detail to know whether the percentage is a periodic rate, nominal annual rate or effective annual rate.
What the SEC’s example shows
Investor.gov illustrates the price–yield relationship with a 10-year corporate bond carrying $1,000 face value and a 4.00% coupon. It describes the bond as paying $40 per year, typically as two $20 payments. The bulletin reports these YTM figures at three prices:

| Price in the SEC illustration | Price relative to $1,000 face value | Stated YTM | What the example demonstrates |
|---|---|---|---|
| $900 | Discount | 5.31% | The yield is above the 4.00% coupon rate. |
| $1,000 | Par | 4.00% | At par, the stated YTM equals the coupon rate in this illustration. |
| $1,100 | Premium | 2.84% | The yield is below the 4.00% coupon rate. |
These are the bulletin’s illustrative figures, not current market yields or a new market quote. For its semiannual schedule, the corresponding periodic rates are approximately half the stated nominal annual yields: 2.655% for the $900 price, 2.00% at par, and 1.42% for the $1,100 price.
The direction follows from the promised cash flows. At a discount, the buyer pays less than the principal scheduled for repayment, so that principal repayment adds to the return alongside the coupons. At a premium, the buyer pays more than the scheduled principal repayment, reducing the return relative to the coupon income. This is why coupon rate does not tell you the bond’s YTM when its price differs from face value. Investor.gov’s corporate-bond bulletin gives the example, and FINRA also describes the inverse relationship between bond price and yield in Notice Document P013616.
The three prices isolate the effect of price while keeping the stated face value, coupon and term the same. At par, the $40 annual coupon is 4% of the $1,000 price, and there is no difference between the purchase price and the principal due at maturity. At $900, the buyer still has the same stated coupons and scheduled $1,000 principal repayment, but pays $100 less than that principal. At $1,100, the buyer pays $100 more than the amount scheduled to be repaid. The YTM accounts for that price-to-redemption difference as well as coupon timing.
Price and yield move in opposite directions for otherwise identical cash flows. If a bond’s price falls while its promised payments remain unchanged, the rate that discounts those payments to the lower price must rise. If the price increases, the corresponding rate falls. This relationship describes the calculation; it does not mean that every bond with a lower price necessarily offers a better investment, since credit risk, call terms and other differences also matter.
Do not confuse YTM with coupon rate or current yield
| Measure | How it is calculated or defined | What it leaves out or includes |
|---|---|---|
| Coupon rate | The stated annual interest rate applied to face value. | It determines coupon dollars, but does not change when the market price changes. |
| Current yield | Annual coupon income divided by current market price. | It does not, by itself, include the gain or loss between the purchase price and principal repaid at maturity, or the timing of interim coupons. |
| Yield to maturity | The annualized rate that discounts the remaining coupons and principal to the bond’s price. | It accounts for the price paid, amount due at redemption, cash-flow timing, and remaining term, subject to its assumptions. |
Use current yield when the question is specifically about annual coupon income relative to price. Use YTM when you want a measure that also reflects the scheduled redemption amount and the timing of payments. FINRA identifies price, coupon cash flows, redemption amount, timing, and remaining time as YTM inputs; neither measure makes two bonds equivalent in risk or terms.
Recommended Free Tools
The SEC example makes the distinction concrete. The annual coupon is $40 at each of the three prices. At a $900 market price, current yield based on that price is $40 divided by $900, or about 4.44%; YTM is higher, at the bulletin’s stated 5.31%, because YTM also accounts for the $1,000 principal repayment and when the payments arrive. At $1,100, current yield is about 3.64%, while the illustrated YTM is 2.84%, reflecting the premium paid relative to principal due at maturity. These current-yield figures are simple calculations from the example’s coupon and prices, not additional quoted yields from the bulletin.
At par in this illustration, annual coupon income divided by price is 4%, the same as the coupon rate and stated YTM. Away from par, the three measures can diverge. A coupon rate answers how coupon dollars are set relative to face value. Current yield answers how annual coupon income compares with a particular market price. YTM answers what discount rate equates all remaining scheduled cash flows to a price under the stated assumptions.

Price conventions, fees, and the number you actually earn
Bond prices may be quoted separately from accrued interest, while the transaction amount can include interest accrued since the last coupon date. If you calculate from a quoted price but interpret the answer as the return on the full amount paid, the yield can be misleading. Match the price input to the cash-flow convention used by the calculator or spreadsheet, and check whether the result is intended to be based on the quoted price or the transaction amount.
Accrued interest matters because a buyer may pay the seller for interest accumulated since the last coupon date as part of settlement, even though the next scheduled coupon is paid to the new holder. The simplified equation above assumes regular periods and a price basis consistent with those cash flows. It does not by itself tell you how a particular trading quote or settlement calculation handles accrued interest. If the settlement date is between coupon dates, use a calculation method and price convention designed for that timing rather than treating the quote as though it were automatically the full cash amount paid.

FINRA advises investors to ask for yield adjusted for broker compensation. A displayed YTM based on a price before such costs is therefore not necessarily the investor’s net yield. Commissions, markups, markdowns or other fees can cause the amount paid or proceeds received to differ from the figures used in a basic calculation. Ask which price and costs are reflected in a quoted yield instead of assuming that the displayed YTM is net of every charge.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What YTM assumes—and when it can mislead
- You hold the bond to maturity. Selling earlier means the sale price determines the proceeds, and that price may differ from the one used in the original calculation. The initial YTM does not fix the amount you can receive if you sell before maturity.
- Scheduled payments occur. YTM uses promised coupon and principal cash flows. If the issuer does not pay as scheduled, the realized cash flows differ from those in the equation. A calculated yield based on promised payments cannot remove the possibility of nonpayment.
- The bond is not redeemed early. A callable bond may be repaid before maturity. In that case, yield to call is another relevant calculation and, as FINRA notes, may be lower than YTM. A maturity-based yield alone may not describe the return if the issuer can call the bond earlier.
- The reported yield has a defined convention and price basis. Payment frequency, annualization, accrued interest, and transaction costs all affect what a quoted yield represents. A number without its convention and price context can be hard to compare with another quote.
YTM is therefore a comparison measure built from stated assumptions, not a guarantee of realized return. When comparing bonds, consider maturity, credit or default risk, call provisions, payment frequency, transaction costs, tax treatment, and price convention as well as yield. Two bonds with the same YTM can still differ materially on those terms. The measure is useful precisely because it combines several cash-flow features into one rate, but that convenience does not erase the differences between the bonds being compared.
Market yields can change over time as prices change. The SEC’s $900, $1,000 and $1,100 figures illustrate the relationship for one stated bond example; they are not a current indication of what any bond yields today. For a real bond, use a current price and the cash flows that remain as of the relevant date, and make sure the yield quote is based on the same price and annualization convention you intend to use.
Common calculation mistakes to avoid
- Using the coupon rate as the answer. The coupon rate is set against face value; YTM also depends on market price, redemption amount and time remaining.
- Putting the annual coupon amount in as every-period payment. If a bond pays twice a year, divide annual coupon dollars by two before using a semiannual period rate.
- Counting years instead of coupon periods. A regular 10-year semiannual bond has 20 periods, not 10.
- Leaving principal out of the final cash flow. The final period includes both the last coupon and face value.
- Calling a periodic rate an annual yield. Annualize it using the relevant convention and state whether the figure is nominal or effective.
- Mixing price conventions. A quoted price, a full transaction amount including accrued interest, and a net amount after costs may not be the same input.
- Treating an estimate as the exact result. A rate that looks plausible is not enough; check that it discounts the remaining cash flows to the selected price.
These checks are especially useful when comparing a spreadsheet result with a broker quote. The same bond can be described using different annualization or price conventions, and a result may appear inconsistent even when the cash-flow assumptions differ rather than the arithmetic. Verify the inputs and labels first.

If the inputs are a regular coupon schedule, a price, face value and remaining period count, the calculation is straightforward to set up even if the exact rate requires a numerical solver. The reliability of the result depends on entering the right cash flows and clearly stating which annual yield and price basis the result represents.

Frequently Asked Questions
What information do I need to calculate a bond’s YTM?
You need the bond’s price, face value, coupon payment per period, number of remaining coupon periods and payment frequency. Use a price basis consistent with the cash flows, and identify how the periodic yield will be annualized.
Can I calculate YTM from the coupon rate and price alone?
Not accurately. You also need face value and the remaining term or coupon-period count, because YTM includes the principal due at maturity and the timing of all remaining coupons.
Is YTM the same as the coupon rate?
No. Coupon rate sets annual coupon dollars relative to face value. YTM also reflects the price paid, the principal repayment, the timing of payments and the remaining term. They coincide in the SEC’s example at par, but not at its discount or premium prices.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsWhy is a bond’s YTM higher when it sells below face value?
For otherwise identical cash flows, the buyer pays less than the principal scheduled for repayment. That price-to-redemption difference adds to the return from coupons, so the rate that discounts the cash flows to the lower price is higher. Investor.gov’s 10-year, 4% coupon example reports 5.31% YTM at $900 versus $1,000 face value.
Should I double a semiannual yield?
Double the six-month periodic rate to report a nominal annual yield. For an effective annual yield, use (1+r)^2 − 1 instead, where r is the six-month rate. State which convention you use.
Does YTM guarantee what I will earn?
No. YTM is based on holding to maturity and scheduled payments occurring. Selling early, issuer nonpayment, an early call, accrued interest conventions or transaction costs can make the realized or net return different.
What is the difference between YTM and current yield?
Current yield is annual coupon income divided by current market price; it does not by itself include the gain or loss between purchase price and principal repaid at maturity or the timing of interim coupons. YTM includes those scheduled cash flows and their timing.
The Bottom Line
To calculate YTM, convert the coupon into cash payments per period, count the payments left, include face value with the final coupon, and solve for the periodic discount rate that makes the cash flows equal the bond’s price. Then annualize and label the rate as nominal or effective. A discount price generally raises YTM above the coupon rate, while a premium lowers it, all else equal. Treat the result as an assumption-based comparison measure, and check call terms, price basis, fees and payment risk before interpreting it as your likely return.
