You cannot control every conveyancing delay, but you can remove many avoidable ones. In England and Wales, instruct a suitable conveyancer as soon as your offer is accepted, return every request promptly, keep searches, survey and mortgage work moving, and do not exchange contracts until the legal, financial and practical prerequisites are genuinely ready. Seller responses, lenders, search providers and property chains still set part of the timetable.
What you can—and cannot—speed up
Conveyancing is the legal process of transferring a property. It involves your conveyancer, the seller’s conveyancer, estate agents, mortgage and search providers, and sometimes several linked sales and purchases. A buyer can improve their own file and make decisions quickly, but cannot force another party to answer a query or make a lender release funds.
This guide applies to England and Wales. Scotland uses a different legal process and terminology, so the exchange sequence and checks described here should not be applied there without Scotland-specific advice.
Tasks within your control
- Choosing a conveyancer who is approved by your mortgage lender and can handle your type of transaction.
- Returning identity, source-of-funds, property and mortgage forms as soon as they arrive.
- Authorising searches promptly and reviewing the results with your conveyancer.
- Arranging a suitable survey early enough to act on its findings.
- Keeping your mortgage application, deposit and completion-date planning on track.
- Maintaining one clear list of open questions, owners and next actions.
Dependencies you cannot control alone
- The seller’s replies, their onward purchase and the speed of their legal adviser.
- Local-authority, water, drainage and environmental search turnaround.
- Mortgage underwriting, valuation, formal-offer production and release of funds.
- Readiness of every buyer and seller in a chain.
- HM Land Registry processing after completion.
Start immediately after your offer is accepted
Acceptance of an offer is not exchange of contracts. The legal work still has to be completed, and either side can normally withdraw before exchange, although costs may be lost. GOV.UK says a legal professional is needed to handle the legal work and that the conveyancer arranges searches after acceptance.

- Aluminum Alloy Housing: Built with a sturdy aluminum alloy shell that aids in heat dissipation and protects against daily wear and scratches. Designed to maintain a stable and secure connection.

- 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
- Instruct a solicitor or licensed conveyancer. Ask for the full written quote and the name of the person responsible for your file.
- Confirm lender approval. If you are borrowing, check that the firm is on your lender’s panel. A lender may require a different firm or additional work if it is not.
- Tell the firm the complete deal. Give the agreed price, property address, seller and agent details, mortgage lender, deposit position, linked sale, target move date and any mortgage-offer expiry date.
- Complete onboarding immediately. Return identity checks, source-of-funds evidence, client-care paperwork and property questionnaires. Ask whether documents must be certified or uploaded through a particular portal.
- Ask for a dependency list. Request the outstanding prerequisite, the person responsible and the next expected action for each item.
These steps do not guarantee a fast purchase, but they prevent your file from waiting for information that you already have.
Choose a conveyancer for readiness, not just price
MoneyHelper recommends obtaining quotes from three firms and comparing the complete service. The headline legal fee is only one part of the bill; quotes should identify searches, Land Registry fees, tax where applicable and charges for additional work.
| What to check | Why it affects progress | Questions to ask |
|---|---|---|
| Lender-panel status | A non-approved firm can create duplicated work or require a replacement adviser. | “Are you approved for my specific lender?” |
| Named case owner | You need a clear route for decisions and document requests. | “Who runs the file, and who covers it when they are away?” |
| Communication channels | Unanswered email or post can leave a query idle. | “What is the preferred channel and how will urgent issues be flagged?” |
| Progress visibility | A tracker or regular update makes missing actions visible. | “How can I see what is outstanding and when will you update me?” |
| Experience with complexity | Leasehold, shared ownership, gifted deposits, trusts or a chain may require extra work. | “Have you handled this transaction type recently?” |
| Holiday and sickness cover | A file should not stop when one fee earner is absent. | “Who can act during planned or unexpected absence?” |
| Complaints process and scope | Knowing escalation routes helps if communication breaks down. | “What is your complaints procedure, and what work is included?” |
| Total cost | Unexpected supplements can delay decisions about whether to proceed. | “Which searches, taxes, registration fees and additional tasks are included?” |
GOV.UK also says you do not have to use a company recommended by an estate agent or mortgage lender. If a recommendation involves a referral payment, that payment must be disclosed. Compare the service and total cost independently.

Build a document pack before anyone has to chase you
Requirements vary by firm and property, but having the likely evidence ready reduces back-and-forth. Keep legible copies and use the secure transfer method your conveyancer specifies.
- Passport or other accepted identity documents and proof of current address.
- Evidence of the deposit and, where relevant, the source of each contribution.
- Mortgage application details, lender correspondence and any agreement in principle.
- Details of a linked sale, gifted deposit, trust, help-to-buy-style account or other funding arrangement.
- Your current and future contact details, including a reliable phone number while travelling.
- Any planning, building-control, guarantee, right-of-way or alteration papers you already hold for a property you are selling.
Tell the conveyancer immediately if your circumstances change—for example, a different lender, a new source of funds, a change in marital status or an altered moving date. A late change can require new checks or amended documents.

Order and understand searches
After acceptance, the conveyancer normally arranges searches. GOV.UK lists local-authority, water-and-drainage and environmental searches as usual examples. Searches are commonly paid for up front, so ask what is being ordered, the expected return date and whether any additional search is recommended for this property or location.
How to keep searches moving
- Confirm in writing which searches are included in your quote.
- Pay the search funds promptly and ask when the orders will be placed.
- Record the order date and expected result date.
- When results arrive, ask the conveyancer to identify anything requiring a legal query, insurance, a deed, lender approval or a price decision.
- Do not treat an unanswered search issue as harmless simply because a target exchange date is approaching.
Local authorities and other providers control their own turnaround. A buyer can avoid an administrative pause, but cannot promise when a third party will respond.
Arrange a survey early and act on findings
A survey examines the property’s physical condition; it is separate from the lender’s valuation and from legal searches. GOV.UK describes a homebuyer survey as an option for checking condition. Arrange the inspection early enough to consider the report before exchange.
If the survey identifies a problem
- Ask the surveyor to clarify the seriousness, likely timescale and whether specialist inspection is needed.
- Give the report to your conveyancer where it raises a legal or contractual question.
- Ask whether planning consent, building regulations, guarantees, certificates, repair obligations or insurance are relevant.
- Discuss with the seller whether information, a remedy, a retention, a price change or a decision not to proceed is appropriate.
- Tell your lender if the issue could affect value or mortgage conditions.
A survey does not itself prevent delay. Its value is that it exposes issues while you can still investigate them and make an informed decision before exchange.
Keep the mortgage on the critical path
An agreement in principle, an application submitted to a lender or a valuation is not the same as a formal written mortgage offer. MoneyHelper’s exchange checklist specifically calls for the offer in writing.

- Submit complete and consistent income, employment, bank and deposit information.
- Answer lender questions quickly and tell the conveyancer about any change to the application.
- Track the valuation and underwriting separately; completion of one does not prove the other is complete.
- Check the expiry date and conditions of the written offer.
- Confirm with the conveyancer when the lender’s requirements have been satisfied and when funds can be requested.
Do not plan exchange around an informal indication that a mortgage is likely. If the formal offer is delayed or contains a condition, ask what legal and financial consequences follow before committing to a date.
Use a simple communication system
Most avoidable buyer-side delays are information delays: a request is missed, a document is incomplete or nobody knows who is expected to act next. Maintain a short action register, whether in a spreadsheet or notes app.
| Column | Example entry |
|---|---|
| Open item | Reply to drainage-search query |
| Owner | Seller’s conveyancer |
| Date raised | 12 October |
| Last chase | 16 October through buyer’s conveyancer |
| Next expected step | Written reply or estimate for further investigation |
| Decision deadline | Before exchange is considered |
Ask your conveyancer to identify the next action after each substantive update. Keep one current contact number and tell the firm when you will be unreachable. If the named fee earner is away, use the agreed backup route rather than allowing the file to sit in an unattended inbox.
Manage the chain and completion date realistically
A chain links your purchase to other sales and purchases. MoneyHelper notes that the seller may need their own purchase to progress before everyone can agree a completion date. You can provide realistic availability and keep your own sale moving, but you cannot make every connected transaction ready on the same day.
Information to share early
- Whether you are selling another property and who is acting for you.
- Any tenancy end date, notice period, school deadline or other genuine constraint.
- When you can vacate your current home and when removal services are available.
- Mortgage-offer expiry dates and any required notice to release savings or investments.
Keep proposed dates provisional until the professionals confirm that the chain can support them. A date that works for one party can be impossible for another link.

Run a formal readiness check before exchange
Exchange is a legal threshold, not a target to hit for convenience. GOV.UK states that the agreement to sell and buy becomes legally binding once final signed copies are exchanged. MoneyHelper’s checklist identifies the following items to check first:
- Survey completed and significant findings understood.
- Searches received and important issues answered or consciously accepted.
- Queries raised with the other side and responses assessed.
- Formal written mortgage offer received and its conditions met.
- Deposit funds available in the required account and cleared in time.
- Contract reviewed, including title, boundaries, rights, restrictions and obligations relevant to the property.
- Completion date agreed with the chain and acceptable to all parties.
- Any lender, gifted-deposit, leasehold or insurance requirement completed.
Ask the conveyancer to explain anything you do not understand. If a material question remains open, the correct response is to investigate it or make an informed decision—not to pressure the firm to exchange merely to meet a hoped-for moving date.
Before and after exchange
Before exchange, either side can generally withdraw, although fees and other costs may be lost. After exchange, withdrawing can trigger contractual compensation and other consequences. Confirm the position with your own conveyancer because the exact remedy depends on the contract and circumstances.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Plan the period between exchange and completion
MoneyHelper describes exchange-to-completion as typically 7 to 28 days, while noting that a chain can change the interval. Use this period to turn a legally committed purchase into a practical move.

Completion and the separate Land Registry stage
On completion, the purchase money is transferred and the seller’s conveyancer authorises release of the keys. Your conveyancer then deals with post-completion work, including registering the change of ownership and handling any tax or lender requirements that apply.
Do not confuse registration with the period before you can move in. HM Land Registry’s figures reflecting application age in July 2026 say that over half of the remaining non-automated applications to update titles, including transfers of property title, take 13 weeks; most are completed in about six months. Those figures describe post-completion register updates, not a normal wait to exchange or complete.
HM Land Registry also says the applicant’s legal interests are protected from the time it receives the application, regardless of how long processing takes. Ask your conveyancer to submit a complete application and monitor it if registration is important to a later transaction.

When an expedite request is appropriate
If a Land Registry delay puts another property transaction at risk, HM Land Registry provides a free expedite route. Its guidance, current when accessed on 13 October 2026, says the vast majority of expedited cases are processed within 10 working days. The expedite mechanism concerns an existing registration application; it does not accelerate searches, mortgage underwriting or exchange.
Common delay scenarios and the practical response
| Problem | What you can do | What remains outside your control |
|---|---|---|
| Your conveyancer is waiting for your form or evidence | Complete every field, provide acceptable copies, ask which item is still missing and confirm receipt. | The firm’s review time once a complete pack is received. |
| A seller’s reply is overdue | Ask your conveyancer to send a focused chase listing the unanswered question and the decision it affects. | The seller, their adviser and any specialist they must consult. |
| A search flags a potential issue | Ask what further document, indemnity, investigation or lender approval is needed before exchange. | Third-party response times and the cost or complexity of remediation. |
| The survey finds defects | Obtain specialist advice, raise contractual questions and renegotiate or withdraw if the risk is unacceptable before exchange. | The property’s condition and the seller’s willingness to act. |
| The formal mortgage offer is late | Check lender outstanding items, offer conditions and expiry; keep the conveyancer informed. | Underwriting, valuation and lender release schedules. |
| The chain cannot agree a date | Share realistic availability and ask the professionals to identify the slowest outstanding link. | Readiness of other transactions. |
| Registration is taking months after completion | Ask whether the application is complete and use HM Land Registry’s free expedite route if a transaction is at risk. | Queue position and case complexity. |
What not to do when a date slips
- Do not exchange without understanding an unresolved title, search, survey or mortgage issue.
- Do not assume an agreement in principle is equivalent to a written mortgage offer.
- Do not send sensitive documents through an unverified email address; confirm bank details and payment instructions through a trusted channel.
- Do not treat an estate agent’s estimated timetable as a legal commitment.
- Do not book non-refundable removals on the assumption that a chain will complete on a preferred date.
- Do not stop chasing after you have sent one email; ask for the next owner and a realistic follow-up date.
A concise buyer checklist
- Offer accepted: instruct a lender-approved conveyancer and provide the full transaction details.
- Onboarding: complete identity, funding and client-care checks.
- Searches: authorise and fund the standard searches; record order and expected-result dates.
- Survey: arrange an appropriate inspection and route findings to the conveyancer.
- Mortgage: progress the application until a formal written offer is issued and conditions are met.
- Queries: keep a dated action list and chase through the agreed communication route.
- Chain: disclose linked transactions and give realistic availability.
- Readiness: verify searches, survey, replies, contract, deposit, mortgage offer and completion date before exchange.
- Between exchange and completion: coordinate removals, insurance, funds and access.
- After completion: confirm registration submission and consider expedite only if a registration delay threatens another transaction.
How long should you expect?
There is no single reliable total conveyancing time for every purchase in England and Wales. Property complexity, search providers, lender workload, seller responses and chain length can all change it. The most useful published interval in this guidance is the typical 7-to-28-day period between exchange and completion from MoneyHelper; even that interval can be altered by a chain.
For post-completion registration, HM Land Registry’s July 2026 figures give a separate benchmark: over half of remaining non-automated title-update applications take 13 weeks and most finish in about six months. Neither figure should be used as a promise for your transaction.
