Rising interest rates do not produce a dependable sector-by-sector winner list. They affect S&P 500 companies mainly through two channels: higher discount rates can reduce the value investors assign to future earnings, and more expensive borrowing can pressure interest expense, refinancing and profits. The result depends on which rates rose, why they rose, each company’s debt structure and the other forces moving markets at the same time.

A policy-rate increase by the Federal Reserve and a jump in 10-year Treasury yields are related but not identical events. A company can be helped by stronger economic growth that lifts long-term yields, yet hurt by an inflation-driven increase in yields. Treat sector tendencies as conditional frameworks, not forecasts.

What “rising interest rates” means for stock investors

“Interest rates” can refer to several prices in the financial system. The Federal Reserve controls a short-term policy target, while market expectations, inflation and growth prospects help set yields on Treasury securities with longer maturities. Corporate loans, mortgages and bonds are priced from those benchmarks plus a credit spread.

A policy-rate move usually reaches floating-rate loans and short-term refinancing quickly. A rise in the 10-year Treasury yield can change equity valuations even when the Federal Reserve has not changed its target, because investors use long-term yields when comparing stocks with bonds and when discounting cash flows many years ahead.

Before attributing a sector move to rates, identify the yield that changed and the catalyst. Yields can rise because markets expect tighter monetary policy, higher inflation, stronger real growth, heavier government borrowing or a larger risk premium. Those explanations have very different implications for company revenues and margins.

The valuation channel: why higher yields can compress stock multiples

Equity valuation converts expected future cash flows into a value today. When the discount rate rises, a dollar expected far in the future is worth less in present-value terms, all else equal. Investors may also demand a higher expected return from stocks when risk-free Treasury yields become more attractive.

The Federal Reserve has described a crude equity-premium measure that compares the forward earnings yield on stocks with the real 10-year Treasury yield. If real Treasury yields rise while expected earnings do not, that comparison becomes less favorable for equities. A smaller perceived reward for owning stocks can lead investors to pay lower price-to-earnings multiples.

This mechanism is strongest for businesses whose valuation depends on profits expected many years from now. Young or rapidly expanding companies can therefore experience multiple compression even if their current income statement is little changed. That is a sensitivity of valuation, not a rule that every technology or growth stock must fall when yields rise. A company can offset a higher discount rate with faster revenue growth, better margins or upward earnings revisions.

Conversely, a company with substantial current cash generation may be less exposed to a change in the discount rate, but it can still re-rate if investors rotate between stocks and bonds. Sector averages hide large differences in business models, balance sheets and starting valuations.

The financing and earnings channel: how debt costs pass through

Higher rates increase the cost of new borrowing and, eventually, the cost of refinancing existing debt. The timing is uneven. A company with long-term fixed-rate bonds may pay the same coupon until maturity, delaying the effect for years. A company using floating-rate credit facilities can see interest expense reset almost immediately.

Important variables include:

  • Maturity schedule: debt coming due soon must be refinanced at current market rates, while distant maturities postpone the shock.
  • Fixed versus floating mix: fixed coupons provide temporary protection; floating obligations transmit benchmark-rate changes rapidly.
  • Leverage: more debt means a larger change in interest expense for a given rate move.
  • Interest coverage: firms with thin operating-income coverage have less room to absorb higher coupons.
  • Cash generation and liquidity: dependable free cash flow can fund investment internally and reduce refinancing dependence.
  • Credit spread: a weaker economy can make lenders demand an additional premium on top of Treasury yields.

The Federal Reserve reported that pass-through to many public companies remained muted because long-term fixed-rate liabilities represented a sizable share of outstanding debt. It also noted weaker debt-servicing capacity among some non-investment-grade and floating-rate borrowers. That distinction matters: two companies in the same sector can face very different earnings effects from the same market-rate move.

Higher interest expense can reduce net income, capital spending and share-repurchase capacity. It can also affect customers. For example, expensive mortgages may reduce property demand, while costly consumer credit can weaken discretionary purchases. These second-order effects can matter more than a company’s own debt coupon.

Conditional sector case studies

The table is a framework for investigating exposure, not a ranking of expected returns. No current, source-backed statistic establishes how much each of the 11 S&P 500 sectors gains or loses for a one-point rate change.

Sector or group Rate-sensitive exposure to examine Forces that can offset or reverse the effect What the evidence does not establish
Utilities Income-oriented valuations compete with bond yields; capital-intensive operators may refinance substantial debt. Regulated rate recovery, allowed returns, stable demand and falling fuel costs can support earnings. No universal ranking as the worst performer when yields rise.
Financials Asset yields, deposit and wholesale funding costs, loan growth, credit losses and the shape of the yield curve. Wider lending spreads or stronger nominal growth can help some institutions. No guarantee that a higher policy rate improves every bank’s profitability.
Real estate Mortgage and property debt costs, refinancing needs, capitalization rates and the relative appeal of property income. Rent growth, occupancy, asset sales and property-type demand can dominate. No single response for all real-estate companies or property types.
Growth-oriented technology Valuations often place greater weight on distant cash flows; high-growth firms may rely on external capital. Rapid revenue growth, pricing power, net cash and falling input costs can offset multiple pressure. “Technology falls when rates rise” is not a reliable rule.
Energy Direct rate exposure is often secondary to oil and gas prices, capital cycles and global demand. A commodity-price surge can lift cash flow even as yields climb. A rising-rate period does not identify rates as the cause of an energy return.
Health care Valuation and financing effects vary by drug pipeline, providers, insurers and equipment makers. Defensive demand, reimbursement changes and clinical or earnings news can dominate. Defensive status does not ensure outperformance.

Utilities: bond substitutes and capital intensity

Utilities are commonly described as rate-sensitive because investors compare their relatively steady income with Treasury yields. When bonds offer more income, a utility’s dividend may need a lower share price to provide a competitive expected return. Utilities also build networks and generation assets, so debt costs can influence allowed returns and project economics.

The relationship is conditional. Regulated utilities may recover prudent costs through rates, and a company with fixed-rate debt can avoid an immediate earnings hit. A yield increase caused by stronger economic activity may raise electricity demand, while a yield increase caused by inflation can raise construction and fuel costs. Examine the regulatory lag, debt maturities and dividend coverage rather than assuming a sector-wide outcome.

Financials: a tug-of-war between asset yields and funding costs

Banks and other lenders can earn more on new loans when market rates rise. That benefit is not automatic. Depositors may demand higher savings rates, wholesale funding can reprice quickly and borrowers may reduce demand for credit. If short-term rates rise more than long-term rates, a flatter yield curve can squeeze the spread between lending and funding costs.

Credit quality is another offset. A slowing economy that accompanies restrictive policy can increase delinquencies and loan-loss provisions. Investors should separate the initial change in net interest income from later effects on deposits, loan growth and credit losses. The same policy move can help one institution with low-cost deposits and hurt another that relies on rate-sensitive funding.

Real estate: financing, capitalization rates and property demand

Property companies face higher interest expense when mortgages, credit lines or bonds reset. Higher required returns can also push capitalization rates upward, reducing the value of an asset for a given rent stream. Refinancing walls are especially important for owners with large maturities in the next few years.

Property type and lease structure matter. Apartments, offices, warehouses, data centers and health-care properties respond to different demand drivers. A company with long leases, fixed-rate debt and high occupancy may withstand a rate shock better than one dependent on near-term refinancing and weak tenants. Falling rates are not automatically positive either if they signal a recession that reduces occupancy or rents.

Growth-oriented technology: distant cash flows and balance-sheet quality

High-growth companies are often valued on earnings expected further in the future, making their multiples sensitive to discount-rate changes. Early-stage firms may also need repeated external financing, so higher venture, convertible or bank costs can shorten their cash runway.

Large technology businesses with net cash, durable margins and substantial current free cash flow have a different exposure. Their share prices can still decline if market multiples reset, but they are less dependent on refinancing. Investors should compare the proportion of value tied to distant growth with current cash generation, not label the entire sector alike.

Energy: commodity prices can overwhelm the rate signal

For producers, refiners and oil-field service companies, commodity prices and production volumes often move earnings more than borrowing costs. A rise in yields alongside a jump in oil prices can coincide with strong energy returns. A rise in yields during a demand scare can coincide with falling oil prices and weak energy profits.

Capital discipline, reserve quality, hedging and balance-sheet leverage still matter. The key question is whether the rate move changes energy demand and financing conditions, or merely occurs at the same time as a commodity shock.

Health care and other defensive groups

Health-care businesses span insurers, hospitals, drug developers, distributors and equipment makers, so their rate exposure is not uniform. Defensive demand can support revenues during a slowdown, but expensive financing can hurt leveraged providers and biotechnology companies. Clinical results, reimbursement policy and patent events may dominate valuation.

The same caution applies to consumer, industrial and communication companies: the effect depends on pricing power, customer financing, capital intensity and the reason yields rose. Sector labels are a starting point for analysis, not a substitute for company-level work.

A Federal Reserve example: why correlation is not causation

In a period reviewed in the Federal Reserve’s February 2019 report, utilities and health-care stocks outperformed broad indexes while energy stocks substantially underperformed. The report associated energy’s weakness with a sharp fall in oil prices and also discussed trade tensions, global growth concerns and rising rates as influences on cross-sector differences.

That episode is useful precisely because it resists a simple rate story. If energy lagged while utilities led, the observed returns cannot be treated as a clean experiment in which rates were the only variable. Oil, growth expectations and geopolitical or trade developments were moving simultaneously. Historical sector behavior illustrates a mechanism; it does not supply a timeless ranking.

What the July 2026 Federal Reserve assessments say about valuation

The July 2026 Monetary Policy Report said S&P 500 prices relative to analysts’ earnings projections remained in the upper range of their historical distribution. The July 2026 Federal Open Market Committee minutes likewise said equity valuations were high and that the equity premium had been lower in recent history only during the dot-com bubble.

These are dated observations, not a prediction that another rate increase will trigger a market decline. Elevated valuations can make discount-rate changes more consequential, but earnings growth, risk appetite, credit spreads and the cause of the yield move determine the outcome. A market can tolerate higher yields if profits rise faster than discount rates, or sell off for reasons unrelated to monetary policy.

A practical checklist for analyzing a rising-rate period

  1. Identify the rate: separate the Federal Reserve’s policy target from two-, five-, 10- or 30-year Treasury yields and from corporate credit spreads.
  2. Find the catalyst: decide whether inflation expectations, real growth, fiscal supply, expected policy tightening or a risk premium explains the move.
  3. Map the debt: list fixed and floating balances, maturities, covenants, currency exposure and the next refinancing date.
  4. Test coverage: model interest expense at higher coupons and compare it with operating income and free cash flow.
  5. Assess valuation duration: estimate how much of the investment case depends on earnings several years away versus cash generated now.
  6. Check sector-specific drivers: review bank deposits and loan losses, utility regulation, property occupancy, technology growth, commodity prices or health-care policy as applicable.
  7. Separate coincidence from cause: compare earnings revisions, oil and other commodity prices, exchange rates, trade news and growth expectations during the same window.
  8. Use scenarios rather than rankings: model a benign growth-led yield rise, an inflation shock and a recessionary credit shock; each can produce a different sector pattern.

What is not established by current public evidence

The cited Federal Reserve material provides qualitative mechanisms and historical illustrations, not a current numerical comparison of interest-rate betas for all 11 S&P 500 sectors. There is no supported figure here for a claim such as “sector X falls Y percent for every one-point increase in yields.” Any such estimate would require a defined sample period, rate measure, return frequency, controls and sector classifications.

For that reason, the most defensible answer to “which sectors do well when rates rise?” is conditional: sectors with strong current cash flow, limited refinancing needs or benefits from the reason yields rose may outperform, while businesses reliant on distant cash flows, floating-rate debt or near-term refinancing may face more pressure. The direction still has to be tested against earnings and the other forces moving markets.
