In the UK, MoneyHelper’s current guide puts legal fees at about £2,000 including VAT at 20%, and gives a broader range of £800 to over £2,000 for conveyancing fees. These are indicative guide figures, not a guaranteed bill or a complete all-in price for your transaction. Your total depends on the work involved, third-party charges and, if you are buying, any property transaction tax due. Get itemized quotes and check what each one includes before choosing a conveyancer.
What do conveyancing costs cover?
Conveyancing is the legal work involved in transferring property ownership. A quote can combine the provider’s professional fee with other charges incurred during the transaction. Buyers should also budget separately for any applicable property transaction tax. These amounts serve different purposes: tax is not part of the conveyancer’s professional fee, and the fee is not a complete measure of the cost of moving.
There is no single all-in figure established for every UK purchase and sale. The property, its legal documents, the type of transaction and the work needed all affect the bill. A useful quote therefore shows the parts of the likely total, rather than presenting one headline number without explaining what it covers.

MoneyHelper’s page, reviewed on 9 October 2026, says legal fees are usually about £2,000 including VAT at 20%. The same guide says conveyancing fees can range from £800 to over £2,000. Treat those as broad consumer guide figures: the page does not present them as a dated national survey, and they do not guarantee the all-in cost of a particular transaction. A specific quote may differ depending on the service and case.

When comparing numbers, check whether each is a professional fee, a figure that includes VAT, or a total that also includes expected disbursements. A low headline fee is not necessarily the least expensive option if key work is excluded or billed separately. Conversely, a higher quote may include more of the work you need. The price is comparable only when the scope and assumptions match.
Firms may charge a fixed fee, an hourly rate or a percentage of the property price. Ask which model applies and what could change the amount. A fixed fee still needs a clear description of included work and circumstances that may trigger additional charges. If the quote is hourly or percentage-based, ask how the final bill will be calculated.
What should an itemized quote include?
Professional legal fee
This is the provider’s charge for carrying out the conveyancing work. The quote should identify the work included and distinguish it from third-party costs. For residential conveyancing, regulated firms covered by the Solicitors Regulation Authority’s rules must publish price and service information; the regulator’s guidance explains how firms should present that information.

VAT
Ask whether VAT is included in the professional fee and whether it applies to other quoted items. The SRA says price information should make VAT clear. Do not assume that a line item is outside VAT simply because it is labelled a disbursement: HMRC explains that VAT treatment depends on whether the third-party supply was made to the client or forms part of the solicitor’s own supply. The label alone does not settle the question.
Disbursements and administration charges
Disbursements are costs paid to third parties as part of the transaction; a quote may also list administrative charges. Possible items include property searches, Land Registry fees, bank transfer fees, and postage or courier costs. Ask the firm to list the likely items, state which amounts are estimates and which are fixed, and explain what is included in any administrative charge.
Do not treat an estimate as a guaranteed amount. Ask what would cause it to change, whether the firm will tell you before incurring a new charge, and how it will appear on the final bill. For VAT treatment, see HMRC’s VAT manual guidance on disbursements.

Purchase tax
If you are buying, include any property transaction tax due in your overall cash budget, but keep it separate from the conveyancer’s professional fee. HMRC distinguishes a buyer’s legal costs from the consideration for Stamp Duty Land Tax (SDLT) when those costs are paid for legal services rather than to secure the property. Tax liability depends on the transaction details, so do not assume a standard amount.
Other separately commissioned services
A conveyancing quote is not the budget for every service associated with buying or selling. For example, a survey commissioned separately should be budgeted outside the conveyancer’s fee. Ask which services the firm is providing itself and which you must arrange and pay for separately.
What extra charges can arise?
Additional work may be needed if the title is defective or unregistered, planning or building-regulations documents are missing, requested documents have not been supplied, or another issue makes the transaction more complex. Urgency can also affect what a provider charges. These are reasons to ask about potential extra-work rates before instructing a firm, not proof that an extra charge will apply in every case.

Some circumstances need specific handling. Help to Buy or Lifetime ISA use and shared ownership may affect the work required or the provider’s price. If any apply to you, tell the firm when requesting a quote and ask it to identify the associated work and charges. A quote based on incomplete information may not reflect the full cost once the provider learns the details.
Leasehold properties
Leasehold transactions can involve lender representation work and charges specified in the lease. Examples include notices of transfer or charge, a deed of covenant, and a certificate of compliance. These charges depend on the property documents and may not be known from an initial quote. Ask the conveyancer which leasehold-related costs are included, which are payable to others, and which cannot be confirmed until the documents are reviewed.

The tax depends on where the property is located. SDLT applies in England and Northern Ireland; Wales uses Land Transaction Tax (LTT); Scotland uses Land and Buildings Transaction Tax (LBTT). Tax rates, thresholds and reliefs can change, and the amount due depends on the transaction and your circumstances. Use the official calculator or guidance relevant to the property and the transaction date rather than relying on a generic estimate.

- Request itemized totals from around three firms. Ask each to show the professional fee, VAT, likely searches and other disbursements, registration costs, transfer fees, and any likely add-ons. MoneyHelper recommends comparing quotes and checking what is included.
- Give each firm the same transaction details. Explain whether you are buying, selling or both, whether the property is leasehold or shared ownership, whether you are using a mortgage, and whether you expect to use a Help to Buy or Lifetime ISA. Mention known title, document or timing issues. This helps firms quote on a comparable basis.
- Ask what is included and excluded. Have the firm identify the work covered by its fee, likely third-party charges, and services you must arrange separately. Ask how extra work is charged and what circumstances could trigger it.
- Check estimates and VAT line by line. Ask which charges are fixed, which are estimates, whether VAT is included, and how the firm treats VAT on individual items. Do not compare a VAT-inclusive total with a figure that excludes VAT as though they were equivalent.
- Check the provider and service arrangements. Confirm that the provider is appropriately regulated and, if you have a mortgage, approved by your lender. Ask who will handle the file, how you can contact them, and whether the firm has relevant experience with your type of transaction.
- Keep separate costs separate in your budget. Set aside the conveyancer’s charges, applicable purchase tax and separately commissioned services as distinct amounts. This makes it easier to see what the quote covers and what remains to be paid elsewhere.
The SRA’s price and service transparency guidance describes the information regulated firms covered by its rules should publish for residential conveyancing. Use published information to prepare questions, then ask the firm to confirm how its terms apply to your case.
Questions to ask before instructing a conveyancer
- Is the quoted professional fee fixed, hourly or linked to the property price?
- Does the figure include VAT, and are any other items subject to VAT?
- Which searches, Land Registry fees and transfer charges are included or estimated?
- What work is excluded, and what are the rates or fees for additional work?
- Could the property’s lease, title or missing documents lead to other work or third-party charges?
- If I have a mortgage, is the provider on my lender’s approved panel?
- Who will handle the file, and how will I receive updates or approve new charges?
MoneyHelper’s guide to finding a solicitor or conveyancer also advises checking what a quote includes, comparing providers and asking about regulation, lender approval and service. A written response to your questions makes it easier to compare the offers and understand the terms before you instruct a firm.
Why the cheapest headline quote may not be the best value
A quote is useful only when you can see what it covers. Two headline fees may differ because one excludes VAT, searches or particular work, while another includes some of those items. Extra-work terms matter too: a transaction involving a lease, title issue or missing documents may need work beyond a simple quoted scope. Compare the likely total and service arrangements, not the first number on the page.
There is no robust, dated national statistic established for the all-in cost of conveyancing across all UK regions and transaction types. MoneyHelper’s figures are helpful as broad reference points, but they are not a national average that predicts your bill. The best estimate for your situation is an itemized quote based on accurate details, with assumptions and exclusions made explicit.
