Long-term bond yields, especially mortgage-backed-security (MBS) yields and the 10-year Treasury, usually set the direction of a fixed mortgage rate. When those yields rise, lenders generally raise mortgage rates; when they fall, rates often decline. Your quote is not the bond yield, however. It is the market benchmark plus a changing mortgage spread and loan-specific adjustments for risk, costs, and the terms you choose.
That is why a mortgage rate can move when the Federal Reserve leaves its overnight policy rate unchanged, or barely move after a highly publicized Fed decision.
What a bond yield has to do with your mortgage rate
A bond yield is the annual return investors demand for lending money through a bond at its current market price. Bond prices and yields move in opposite directions: stronger demand raises a bond’s price and lowers its yield, while selling pressure lowers the price and raises the yield.

Investors therefore compare them with bonds of similar duration rather than with an overnight interest rate. The 10-year Treasury yield is the most commonly cited reference for the direction of fixed mortgage rates. The Federal Reserve Bank of Minneapolis describes the mortgage base rate as usually benchmarked to the 10-year Treasury yield.

The 10-year Treasury is a direction indicator, not a rate promise. A lender does not simply add a fixed percentage to that yield and quote every borrower the result. Mortgage investors require compensation for risks and costs that Treasury securities do not carry, and lenders apply their own pricing to each loan.
The transmission chain from markets to your rate
1. Economic expectations move Treasury prices
Investors continually reprice long-term bonds as their expectations change for inflation, economic growth, employment, federal borrowing, and future Federal Reserve policy. If investors expect higher inflation or stronger growth, they may demand a higher long-term yield. A weaker outlook can produce the opposite move. These changes can occur every trading day, and mortgage pricing can respond before any central-bank announcement.
2. Mortgage-backed securities translate the benchmark
Most residential mortgages are pooled into mortgage-backed securities. MBS investors receive principal and interest from the underlying loans, but the timing is uncertain because homeowners can refinance, sell, or pay extra principal. Investors also consider liquidity, interest-rate volatility, credit or guarantee risk, and the possibility that borrowers will repay precisely when market yields are least favorable.

Because of those differences, an MBS must offer a yield that compensates investors relative to a Treasury with a similar duration. The Federal Reserve Bank of Boston reported that the mortgage-rate/10-year-Treasury spread exceeded 300 basis points during the 2007–2009 financial crisis and was below 100 basis points in 2021. One basis point is one-hundredth of a percentage point, so 300 basis points equals 3 percentage points. Those observations show why the gap is variable rather than a permanent rule.
3. Lenders add a primary-market spread
The rate on an MBS is still not the note rate shown on your Loan Estimate. Between the securities market and the retail borrower are the costs of originating, hedging, funding, pooling, servicing, and operating the loan, plus the lender’s required margin. The Federal Reserve Bank of St. Louis refers to this difference between market benchmarks and mortgage pricing as the mortgage spread.

Warehouse financing, pipeline hedging, staff and technology, compliance, servicing rights, securitization expenses, capacity constraints, and profit expectations can all change that spread. Two lenders can therefore quote different rates on the same day even though both observe the same Treasury and MBS markets.
4. Your loan receives its own pricing adjustments
After setting a broad market rate, a lender prices the specific application. Common inputs include credit score, down payment or loan-to-value ratio, occupancy, property type, loan size, term, cash-out status, points, and the chosen lock period. The exact adjustment table is lender-specific; there is no universal schedule that converts these characteristics into one guaranteed number.
| Stage | What is being priced | What it means for your quote |
|---|---|---|
| 10-year Treasury | Long-term, highly liquid government borrowing | Often signals the broad direction for fixed mortgage rates |
| MBS market | Prepayment, duration, liquidity, volatility, and credit or guarantee risks | Creates a mortgage-market yield and a spread over Treasuries |
| Lender operation | Funding, hedging, origination, servicing, securitization, overhead, and margin | Adds the primary-market spread that varies by lender and capacity |
| Loan-level pricing | Borrower, property, loan, points, credits, and lock characteristics | Determines the final rate, fees, and eligibility for your application |
Why mortgage rates do not track the 10-year yield one-for-one
A Treasury move is only one component of the quote. The Federal Reserve Bank of Dallas’ 20-year analysis found that approximately 70 percent of the variation in mortgage spreads over 10-year Treasury yields is explained by the level of 10-year rates, the slope of the yield curve, and implied interest-rate volatility. The remaining variation reflects other market and lender conditions.
A rising Treasury can meet a narrower mortgage spread
Suppose the 10-year yield rises because growth expectations improve, but MBS demand strengthens and lender margins narrow. The mortgage rate may rise less than the Treasury yield, remain temporarily unchanged, or move in a different pattern. The same interaction works in reverse: a falling Treasury can be offset by wider MBS spreads, scarce funding, limited lender capacity, or a repricing of risk.
Volatility changes the compensation investors demand
When markets become unusually uncertain, investors may demand more yield for holding securities whose cash flows can change as rates move. That wider compensation can lift mortgage rates even if the Treasury yield is stable. When volatility subsides, the spread can contract and partly reverse the increase.

Fed decisions versus the rate on a fixed mortgage
The federal funds rate is an overnight borrowing rate. A 30-year fixed mortgage is exposed to long-term inflation, growth, funding, prepayment, and duration risks. Monetary policy influences mortgage pricing indirectly through financial markets and expectations rather than by mechanically setting the mortgage note rate.

The lender’s fixed rate may therefore barely change on decision day. Conversely, inflation data, employment news, or fiscal developments can push long-term yields higher while the Fed leaves its policy rate unchanged. Mortgage rates can move before a policy decision and diverge from the federal funds rate for extended periods.
The Federal Reserve Bank of St. Louis summarizes the relationship this way: “Mortgage rates, while ultimately set by bond market investors, demand, and pricing for long-term risks, are still influenced by monetary policy and financial markets that respond to expectations around inflation and economic growth.” Large-scale central-bank purchases of Treasuries and MBS can also lower yields through portfolio rebalancing; Federal Reserve research finds that this effect can be larger than changes in market expectations alone.
How to read the rate a lender offers
Note rate, APR, points, and credits are different numbers
The note rate determines the scheduled interest calculation. Annual percentage rate (APR) incorporates the note rate and certain finance charges, giving you a broader cost measure over the stated assumptions. Points are upfront charges paid to obtain a lower rate; lender credits reduce upfront costs in exchange for a higher rate or other pricing. A low note rate with substantial points can cost more than a slightly higher no-point offer, depending on how long you keep the loan.
Lock status changes the meaning of the quote
A floating quote can change with market conditions until you lock. A lock protects the quoted pricing for a stated period and under stated conditions. Extending a lock beyond its expiration can cost money, and a lock may have rules for changes to the loan, property, or closing date. Ask whether the quote is locked, for how long, and what happens if closing is delayed.

Compare identical assumptions
Rate comparisons are meaningful only when the underlying assumptions match. Put competing offers on the same basis for:
- Loan amount, term, and fixed or adjustable structure
- Down payment, occupancy, and property type
- Credit profile and cash-out status
- Points, lender credits, and every listed fee
- Lock period, extension policy, and estimated closing date
A practical process for comparing lenders
- Request Loan Estimates close together. Market pricing can change quickly, so same-day or near-same-day documents make the comparison more useful.
- Verify the assumptions. Check that each estimate uses the same loan amount, term, down payment, occupancy, property type, and lock period.
- Compare APR and cash to close with the note rate. Separate recurring costs from one-time charges, and identify whether a lower rate requires points.
- Ask for the lender’s pricing explanation. Request a list of credits, adjustments, and fees included in the quote, and ask which items could change before closing.
- Check the lock terms. Confirm the expiration date, extension cost, float-down availability if offered, and the consequences of changing the application.
- Use competing offers. Since lender costs and margins are part of the mortgage spread, multiple estimates can reveal a pricing difference even when market yields are identical.
Should you lock when bond yields rise?
A rising Treasury yield is a warning that market pressure is moving against a borrower who is not locked, but it is not a reliable forecast of the next day’s mortgage rate. MBS spreads, volatility, lender capacity, and scheduled economic news can amplify or offset the Treasury move.
When a lock can make sense
- Your closing date is close enough that the lock period covers the transaction with a reasonable cushion.
- The payment fits your budget and the cost of an extension would be significant.
- You prefer certainty over the possibility of a lower rate.
When floating may be considered
- Your closing timeline is long or uncertain, making an early lock expensive.
- You understand that rates can rise sharply and have a plan if they do.
- Your lender explains the available lock, extension, and re-lock rules in writing.
Make the decision using your closing timeline, budget, and tolerance for rate risk rather than a single day’s Treasury chart. Ask the lender to quantify the cost of an extension and the savings from any lower rate so the trade-off is expressed in dollars.

Some adjustable-rate mortgages (ARMs) use a Treasury constant-maturity (CMT) index. The U.S. Treasury Department warns that future CMT values cannot be forecast reliably because they depend on market and policy expectations. An ARM’s initial rate may be fixed for an introductory period, then adjust according to the contract.

- Index and the source used to calculate it
- Margin added to that index
- Initial-rate period and adjustment frequency

An ARM quote should therefore be evaluated by its contractual index-plus-margin formula and caps, not by assuming that today’s Treasury yield will remain unchanged.

Common questions about Treasury yields and mortgage quotes
Why did my rate rise when the Fed did not raise rates?
Long-term Treasury or MBS yields may have risen because of inflation, growth, employment, fiscal news, or changing policy expectations. The lender can reprice a fixed mortgage when those markets move even if the overnight federal funds rate is unchanged.
Why is my lender’s rate higher than the bond yield?
The bond yield compensates an investor for one security’s risks. Your mortgage quote also includes MBS and lender spreads, funding and servicing costs, operating expenses, profit, and loan-level adjustments. Those additions are why a retail note rate is higher than a Treasury or MBS yield.
Do mortgage rates follow Treasury bonds or the Fed funds rate?
Fixed mortgage rates generally follow long-term Treasury and MBS pricing more closely than the overnight federal funds rate. Fed policy still matters because it changes expectations and financial conditions that influence long-term yields.
Can a lender quote differ from another lender on the same day?
Yes. Lenders can have different funding costs, hedging positions, capacity, servicing economics, and profit margins. Compare complete Loan Estimates rather than assuming an identical market yield produces identical retail pricing.
Quick Recap
Key takeaways
- Long-term Treasury and MBS yields usually establish the direction of fixed mortgage rates.
- Your offered rate equals a market benchmark plus a variable mortgage spread and loan-specific adjustments.
- MBS spreads reflect duration, prepayment, volatility, liquidity, funding, servicing, and lender-margin conditions.
- A Fed announcement may produce little immediate movement when investors already anticipated it.
- Compare APR, note rate, points, credits, fees, assumptions, and lock terms across competing Loan Estimates.
- For an ARM, evaluate the contract’s index, margin, adjustment schedule, and caps; a future Treasury CMT value is uncertain.
