Lenders do not qualify a self-employed borrower on sales or projected revenue alone. They convert documented business income into a stable monthly figure, test whether it has been received consistently, and decide whether the business can keep producing and distributing enough cash for the mortgage payment. Tax returns, IRS transcripts, a current profit-and-loss statement, business liquidity and the borrower’s ownership and work history all affect that decision.
Most conventional underwriting starts with about two years of documented earnings. A shorter history can work when the borrower has a full 12 months in the current business plus a documented, comparable prior occupation, but the agency rules cap the income that can be used and lenders may impose stricter requirements.
What “self-employed income” means to a mortgage underwriter
Fannie Mae generally treats a borrower as self-employed when the borrower owns at least 25% of a business. That can include a sole proprietorship, partnership, S corporation, C corporation or a business that reports income through schedules on Form 1040. The percentage is an ownership test, not a statement about how much cash the owner personally withdraws.
The underwriting objective is personal payment capacity, not a valuation of the company. Fannie Mae describes the exercise this way: “The fundamental exercise, when conducting a self-employment income cash flow analysis, is to determine the amount of income that can be relied on by the borrower in qualifying for their personal mortgage obligation.” The analysis therefore separates business revenue from income that is both available to the borrower and safe to remove from the business.

The stability questions behind the calculation
Fannie Mae’s guidance says a lender must evaluate income stability, the business’s location and nature, demand for its products or services, financial strength, and the ability to continue generating and distributing enough money for the borrower’s obligations. A profitable tax return does not automatically prove that cash is available: distributions may be irregular, restricted by a partnership agreement, or large enough to weaken working capital.
The broader rule, reiterated by Fannie Mae in 2026, is that “A stable and predictable flow of income is a foundational element in loan underwriting.” The lender documents a history of receipt and a reasonable expectation that the income will continue. If the income source has a defined expiration date or depends on drawing down an asset, the expected continuance must generally be documented for at least three years from the application date.
How many years of self-employment history are required?
Two years is the normal starting point for conventional loans. Underwriters typically request two years of signed personal returns and, when applicable, two years of business returns. They compare years rather than simply averaging the highest year, looking for a pattern that can support the proposed monthly payment.

Qualifying with less than two years in business
Fannie Mae can consider less than two years of self-employment when the file contains signed personal and business returns showing a full 12 months in the current business, prior income at the same or a higher level, and work in the same field or with similar responsibilities. The underwriter also weighs the borrower’s experience and any business debt.
Freddie Mac Bulletin 2024-10, effective for notes dated on or after November 8, 2024, sets a specific combined-history test. The borrower must have two years of history made up of current self-employment and a prior job in the same or a similar occupation or industry. Qualifying income is the lesser of the stable monthly income from the new business or the stable monthly income from the prior occupation. A strong first year therefore cannot be used to exceed the level established by the comparable prior work.

When one year of returns may be enough
Fannie Mae permits a narrow one-year exception when the business has existed for five years, the borrower has owned at least 25% for five consecutive years, the returns support the application, and the lender completes a written cash-flow analysis. Other business-return waivers may apply when the borrower has five years in the same business, uses personal funds for closing and reserves, and shows increasing self-employment income on two years of individual returns. These are eligibility exceptions, not automatic approvals; the lender still has to verify stability and liquidity.

| Two years of signed personal tax returns | Reported income, business schedules, losses, capital gains and consistency on Form 1040. |
| Two years of business returns, when applicable | Revenue, expenses, taxable income, retained cash and pass-through items reported on forms such as K-1, 1120 or 1120S. |
| IRS tax transcripts | That the filed returns match records received by the tax authority. |
| Year-to-date profit-and-loss statement | Current revenue, expenses and net income compared with the tax-return trend. |
| Business balance sheet | Cash, receivables, debt and other assets supporting ongoing operations. |
| Ownership and formation evidence | Ownership percentage and business age, using items such as an EIN confirmation, business license, articles of incorporation or partnership agreement. |
| Continuity evidence | For some files, client letters, a signed CPA statement, a business license and proof of insurance can document a consistent work history; Freddie Mac lists these examples. |
The lender may request additional bank statements, contracts, explanations of large deposits, or evidence that a business loan is being paid as agreed. Agency guides are baseline standards, so a lender can ask for more.
How the qualifying-income calculation works
There is no single percentage that applies to every business. The lender prepares a written analysis of personal income and business income or loss, then adjusts the figures to estimate stable, continuous income available for the mortgage.
Step 1: Identify the business income streams
The underwriter reviews recurring business income, pass-through income, wages paid by the company, distributions, and income from multiple businesses. Revenue that appears only once, cannot be tied to normal operations, or is not available to the borrower may be excluded.

Step 2: Reconcile tax figures with cash flow
Taxable income is a starting point, not necessarily cash in the owner’s pocket. The analysis examines expenses, depreciation and other non-cash items, business debt, distributions, and whether withdrawals would impair payroll, inventory, taxes or working capital. For a pass-through entity, the lender checks both the K-1 amount and evidence that the business actually distributed or could safely distribute the money.
Step 3: Compare years and calculate the trend
Fannie Mae’s analysis considers year-to-year gross income, expenses, taxable income, the share of gross income represented by expenses and taxable income, and how those percentages change. A declining trend may require the underwriter to use a lower recent figure, document the cause, or determine that income is not stable enough to count.
Step 4: Document the result
Fannie Mae allows Form 1084, Comparative Income Analysis Form 1088, its Income Calculator, or a comparable method. The Income Calculator can report qualifying income, trend analysis, business liquidity and business-specific messages. The lender retains the written analysis or findings report and remains responsible for the underwriting decision even when an automated tool is used.
Why business write-offs can lower your mortgage amount
Debt-to-income ratio (DTI) uses documented income after allowable expenses. A deduction that lowers taxable income can also lower the income entered into the DTI calculation. That may reduce the maximum mortgage even though the deduction reduced the borrower’s tax bill.
For example, a business can produce substantial gross receipts while reporting modest taxable income after vehicle, equipment, home-office, depreciation, retirement-plan and other expenses. The underwriter does not simply qualify the gross receipts. The expense pattern, non-cash adjustments, business debt and available distributions determine the usable figure. A borrower should not add back an expense without documentation and a rule that permits the adjustment.

Can a lender count current-year or projected income?
Current-year performance can support a file, but a forecast by itself is not the same as qualifying income. The lender normally wants a year-to-date profit-and-loss statement, a balance sheet and evidence that the current results are consistent with the historical business. A signed contract or backlog may help explain continuity, yet the lender decides whether it is recurring, collectible and permitted under the applicable agency rules.
Projected revenue that has not been earned, invoiced or documented generally cannot be treated as an established monthly income stream. Ask the lender which agency and automated-underwriting rules apply before relying on a new contract, a recently launched service or an expected year-end increase. No universal formula guarantees that unfiled future income will count.
Variable, gig and changing income
Income from platforms, short-term contracts and other variable work receives the same scrutiny: history, receipt, calculation and reasonable continuance. Fannie Mae’s survey of nearly 200 senior mortgage executives, fielded in early October 2024, found that 83% said digital-gig income was difficult to use in approvals and 71% said variable income was difficult. Respondents cited income-history and stability rules, calculation and documentation burdens, and limited standards or investor guidelines. At the same time, 67% said accepting digital-gig and variable income could improve access to credit.
Fannie Mae provides an Income Calculator that can evaluate self-employment and gig-economy income, but the tool does not remove the need for source documents or the lender’s judgment. Keep platform statements, 1099 forms, invoices, contracts, business-bank records and an explanation for month-to-month swings.

Prepare your application in a lender-friendly order
- Assemble returns and transcripts. Put signed personal returns, business returns, every schedule and IRS transcripts in one folder for each tax year.
- Bring the current numbers up to date. Have a year-to-date profit-and-loss statement and balance sheet prepared using the same accounting basis as the historical records where possible.
- Prove ownership and age. Gather the EIN confirmation, licenses, formation documents, ownership percentages and records showing any structure change.
- Explain departures from the trend. Write a concise explanation for large income swings, one-time expenses, unusual distributions, new business debt or a recent decline, and attach supporting records.
- Show continuity. Organize recurring contracts, invoices, client letters, insurance, permits and bank activity that demonstrate ongoing operations.
- Ask for the rule set before shopping for a payment. Confirm whether the lender is using Fannie Mae or Freddie Mac guidance, whether a one-year exception is possible, and how current-year or gig income will be treated.
Common problems and practical fixes
Gross revenue is high but qualifying income is low
Review the tax-return deductions, business debt and distributions with the lender or tax professional. The issue is usually the documented net cash flow used for DTI, not the sales volume. Do not change a return solely to increase borrowing capacity without understanding the tax and underwriting consequences.
The business shows a decline
Identify whether the decline is temporary and supported by current contracts, or whether it reflects a lasting loss of demand. Supply an updated P&L, an explanation for the cause and evidence of recovery only when the lender’s rules allow that evidence to affect the calculation.
Personal and business money are mixed
Separate accounts and provide a clear ledger of owner draws, reimbursements and business expenses. Commingling makes it harder to prove what cash is available personally and what must remain in the company.
Free tools Windows power users keep installed

The business is new or recently changed structure
Document prior employment in the same or similar field, the exact launch date, ownership, contracts and startup debt. A new legal entity does not automatically erase relevant experience, but the lender must be able to connect the prior work to the current income source.
Automated underwriting returns an income message
Read the message rather than assuming an approval. It may require a liquidity calculation, a written trend analysis, more returns or an explanation of distributions. The lender still has to verify stability and can request documents beyond the automated findings.
What to ask before you submit an application
- Which agency and loan program will evaluate my self-employment income?
- Do you treat my ownership percentage as self-employment, and which business returns and schedules are required?
- Can my short history be combined with prior employment, and what income cap applies?
- How will depreciation, vehicle costs, home-office expenses, business debt and owner distributions be treated?
- What current-year P&L date, balance-sheet format and continuity evidence do you require?
- Will a new contract or projected revenue count, and what proof of receipt or continuance is needed?
Having precise answers to these questions prevents a borrower from basing a purchase price on income the lender cannot document or use.
