Spatial intelligence can help commercial real estate teams connect a building’s visual context, measured spaces, location, and property records in one usable view. That can make remote leasing, space planning, and facilities work easier to coordinate—but the value depends on current data and integration with the systems people already use.
What does spatial intelligence mean in commercial real estate?
Here, spatial intelligence means combining geospatial context, building geometry, imagery, measurements, and related property records to understand and manage real places. It is not one standardized product category. The idea appears in several forms: digital twins for commercial properties, virtual inspections, automated measurements and layouts, and GIS- or IWMS-supported facilities workflows. ID Plans’ commercial-property case study, Hexagon’s shopping-centre case study, and Matterport’s February 15, 2024 Property Intelligence announcement illustrate different versions of the approach.
A digital twin can let someone explore a captured space, while measurements and property data can help teams move from viewing a space to planning work in it. Geospatial information adds context about where a property sits; facilities records can connect the building view to operational tasks. These elements are useful only when they answer a specific business question.

Remote inspection is a documented commercial-property use case. In a case study attributed to 2023, Inspace and Dexus describe 16 digital twins created for Dexus commercial assets to support leasing campaigns and virtual inspections. The platform included vacancy information and reporting, joining the experience of viewing a space with information relevant to leasing decisions. Read the Dexus and Inspace case study.

- Read Before You Buy — No Video Output: These adapters support charging and USB 2.0 data transfer, but cannot transmit video signals. Except for standard USB webcams (which use USB data only), they are not compatible with HDMI/DisplayPort cables, video-capable USB-C hubs, or docking stations with video output.
- Convert USB-A Ports to USB-C: Designed to connect USB-C earphones, cables, flash drives, card readers, and other USB-C accessories to standard USB-A ports. Plug-and-play with no drivers or software required.
- Aluminum Alloy Housing: Built with a sturdy aluminum alloy shell that aids in heat dissipation and protects against daily wear and scratches. Designed to maintain a stable and secure connection.
- Compact & Travel-Friendly: The ultra-compact design allows the adapter to stay plugged into your device without blocking adjacent ports or adding bulk, reducing wear and tear on your original USB ports.
- 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
This can help a prospective tenant or leasing team understand a property without relying only on static photographs. Raechelle Inman, Dexus chief marketing officer, described the platform as a way to help customers picture details such as columns, light, and how people might use a space. A virtual tour does not replace every in-person inspection; it gives people another way to assess a space and decide what merits closer attention.
There are also vendor-reported campaign figures. In a case study attributed to 2023, Inspace says it supported more than 50 CBRE visualisations and reports $1.7 billion in sales across four assets. The account describes office and industrial campaigns in Asia-Pacific using digital twins, CGI tours, fly-throughs, and 360-degree photography. Those figures are the provider’s account, not independent evidence that the visualisations caused the sales. See the CBRE and Inspace case study.

What can measured building data do beyond marketing?
A captured space can also support design, construction planning, and remote management. ID Plans says it uses Matterport digital twins, 3D tours, and accurate measurements to support commercial-property work. Its CPO, Jordan Hearin, says the process helped the team complete larger ID 360 projects 20 to 30 percent faster. That is a provider-side estimate from an undated case study, not a general productivity benchmark. Read the ID Plans case study.
In that example, the capture process used Matterport Pro2 and Leica BLK360 cameras. It shows that specialist capture hardware can be part of a service provider’s workflow; it does not mean every property owner needs to buy scanning equipment. Depending on the required accuracy, coverage, and update schedule, a team may work with a capture provider instead.

The same case study describes measurements feeding design and construction planning. That changes the purpose of the spatial record: instead of serving only as a presentation for a prospect, it can give project teams a shared reference for understanding existing conditions. The team still needs to confirm that the data is sufficiently accurate for the specific design or construction task.
How can spatial data support facilities operations?
Facilities teams may need more than a visual record. Hexagon’s case study describes reality capture of 11,000 square metres at Plaza Santa Catalina, a shopping centre in Lima, alongside a GIS-based IWMS intended to support facilities operations and maintenance. The example connects a captured view of the property with systems for managing operational information. Read Hexagon’s Plaza Santa Catalina case study.

Property manager Renzo Salas described the benefit this way: “A 3D digital twin helps us to reduce the complexity of large buildings.” The statement reflects the case-study participant’s view; it is not an independently measured outcome. For facilities work, a useful system should help staff locate relevant building information and connect it to the records and maintenance processes they actually use.

Start with the job to be done, then decide what data and workflow are necessary. A leasing campaign may need a compelling visual tour and vacancy information; a construction team may need measurements; facilities staff may need building context linked to operational records. A solution that captures a space but leaves information disconnected from day-to-day systems can create another silo rather than solve the original problem.

- Define the task. Identify whether the priority is leasing, design and construction, facilities operations, or location analysis.
- Set the data requirement. Decide whether the work calls for imagery, measured geometry, geospatial context, operational records, or a combination.
- Check currency and accuracy. Establish how often the source information changes and what level of accuracy the intended task requires.
- Map the workflow. Confirm which leasing, property, design, or facilities systems need to exchange information, and who needs access.
- Account for ongoing effort. Include capture, updates, integrations, access management, and maintenance—not just the initial model or tour.
Published performance figures should be treated as examples tied to their specific projects. Matterport’s undated JLL case study reports an 85% reduction in transaction time since NXT’s introduction, attributing the result to JLL’s use of NXT and Matterport together. The excerpt does not supply a full baseline or independent methodology, so the percentage should not be treated as a forecast for another portfolio. See the JLL and Matterport case study.
