Bond yields influence mortgages, bank deposits, and investments through different channels. Longer-term Treasury and mortgage-backed-security (MBS) yields are important inputs to mortgage pricing, but changing spreads and lender costs mean a mortgage rate will not track a Treasury yield one-for-one. Savings accounts are tied more closely to short-term rates and each bank’s pricing. Existing fixed-rate bonds usually lose market value when yields rise, even though newly issued bonds then offer better yields.
The basic relationship between a bond’s price and yield
A bond promises a schedule of cash payments: usually periodic interest plus repayment of principal at maturity. The coupon rate is the interest stated on the bond’s face value. Its market yield depends on the price an investor pays, the promised cash flows, and the time until maturity. For a fixed set of payments, price and yield move in opposite directions: paying more for the same payments produces a lower return, while paying less produces a higher return. TreasuryDirect explains this pricing relationship.
For example, a hypothetical $1,000 bond with a 4% annual coupon pays $40 a year. If investors bid its price up to $1,050, those same $40 payments represent a smaller return on the money invested. If its price falls to $950, the payments and eventual $1,000 repayment represent a larger return. The coupon has not changed; the market yield has.

- Coupon rate: the contractual interest percentage applied to face value.
- Current yield: annual coupon income divided by the bond’s current market price.
- Yield to maturity: an estimate of the annualized return if the bond is bought at the quoted price and held to maturity, assuming scheduled payments occur and coupons can be reinvested at the calculation’s assumed rate.
- Total return: income plus any change in market price over the period. It can be negative even when coupon payments were received.
The size of a price move depends largely on maturity and coupon. A long-maturity bond generally has more cash flows far in the future, so its price is more sensitive to a change in market yields. A lower-coupon bond also tends to be more sensitive than a higher-coupon bond with the same maturity. Credit quality, liquidity, and embedded options add other sources of risk. The SEC’s Investor.gov bulletin describes why fixed-rate bond prices generally fall when market interest rates rise.

Why mortgage rates move with bond yields—but not perfectly
The market benchmarks lenders watch
A 30-year fixed mortgage is a long-lived stream of payments, so lenders and investors look to longer-term market rates rather than only to overnight policy rates. The 10-year Treasury yield is a commonly watched reference. Mortgage loans are frequently packaged into MBS, which compete with Treasury securities for investor money. The mortgage rate offered to a borrower must compensate the lender and eventual MBS investor for funding, servicing, origination, credit, liquidity, and interest-rate risks, as well as the lender’s operating costs and profit.
The difference between a mortgage-related yield and a Treasury benchmark is commonly called the mortgage spread. It changes over time; there is no permanent “add X percentage points” rule. The Federal Reserve Bank of St. Louis explains that mortgage pricing is ultimately set by bond-market investors, demand, and the pricing of long-term risks:
“Mortgage rates, while ultimately set by bond market investors, demand, and pricing for long-term risks, are still influenced by monetary policy and financial markets that respond to expectations around inflation and economic growth.”

Why an MBS is not the same as a Treasury
Mortgage borrowers have a valuable option: they can often refinance or repay early when rates fall. That prepayment option changes an MBS investor’s expected cash flows. If rates decline, many homeowners may refinance, returning principal just when comparable new investments offer lower yields. If rates rise, refinancing becomes unattractive, so borrowers may keep older, below-market mortgages outstanding for longer. Investors demand compensation for both possibilities. A 2026 analysis from the Federal Reserve Bank of Boston identifies the value of this prepayment option as a major component of the spread.
Other spread drivers include lender capacity, loan origination and servicing expenses, credit and liquidity conditions, and investor demand for MBS relative to Treasuries. During the 2007–2009 financial crisis, mortgage spreads in the Boston Fed analysis exceeded 300 basis points (3 percentage points); in 2021 they were below 100 basis points. Those are historical observations from that analysis, not a current quote or a forecast.
What the Dallas Fed’s spread analysis shows
A 2026 Federal Reserve Bank of Dallas analysis of a 20-year dataset found that approximately 70% of the variation in mortgage spreads over 10-year Treasury yields could be explained by three variables:

- the level of the 10-year Treasury yield;
- the slope of the yield curve between the federal funds rate and the 10-year yield; and
- implied interest-rate volatility.
This is an explanation of historical spread variation in that dataset. It does not calculate a particular borrower’s rate and should not be treated as a forecasting formula.

Why a Federal Reserve rate cut may not lower a 30-year mortgage immediately
The federal funds target is an overnight policy rate. A central-bank change can move short-term market rates directly and can change expectations for inflation, growth, and future policy. A 30-year mortgage, however, is priced from longer-term rates, MBS yields, spreads, and lender-specific costs. If a rate cut was already expected, investors may have adjusted long-term yields before the announcement. If the cut signals concern about inflation or economic weakness, long-term yields could move in a different direction. The Federal Reserve’s monetary-policy explanation distinguishes the policy rate from broader financial-market effects.
For that reason, “the Fed cut, so mortgage rates must fall” is an unreliable rule. A borrower’s actual offer also depends on loan term, credit profile, down payment, occupancy, points, fees, lock period, and the lender’s pricing that day.

How to use yield information when shopping for a mortgage
- Identify the loan precisely. Compare the same fixed or adjustable term, occupancy type, loan amount, and down-payment assumptions.
- Compare annual percentage rate and fees, not only the note rate. Points and closing costs can make a lower advertised rate more expensive.
- Ask how long the quote is locked. A rate can change before closing if it is not locked, and a lock can carry extension costs.
- Watch the right market signal. The 10-year Treasury and MBS markets provide context, but neither is a promise of the rate a lender will quote.
- Stress-test affordability. Do not base a purchase on a hoped-for future decline in rates; refinancing may be unavailable or uneconomic later.
How bond yields reach savings accounts
Short-term policy rates matter more directly
Savings accounts and other bank deposits are generally more closely connected to short-term interest rates than to a specific long-term Treasury yield. When the federal funds target changes, short-term market funding rates and banks’ opportunity cost of holding deposits can change. Banks then decide how much of that change to pass through to customers. The Federal Reserve describes this transmission from monetary policy to short-term rates and broader financial conditions.
Long-term Treasury yields still matter to the economy, but they incorporate expectations about future short-term rates, inflation, growth, and risk. They do not set an individual bank’s savings APY. The Treasury cautions that future constant-maturity rates cannot be accurately forecast; its interest-rate FAQ explains the limitation.

Deposit pricing reflects each institution’s funding needs, competition, balance-sheet strategy, product rules, and customer behavior. A bank seeking deposits may raise its APY even when market rates are unchanged; a bank with ample funding may not. Rate changes can also be delayed or partial. A variable-rate savings account may reprice quickly, while a certificate of deposit keeps its stated rate until maturity. Money-market deposit accounts, checking accounts, and promotional accounts have different terms and withdrawal restrictions.

The FDIC’s March 2026 national-rate publication reports averages by stated deposit-product tiers. Those averages describe a market snapshot; they are not a quote for a particular account and should not be confused with the highest available APY.
A practical savings comparison
| Question | Why it matters |
|---|---|
| Is the APY variable or fixed? | A variable APY can change after the account is opened; a CD generally fixes the rate for its term. |
| What is the withdrawal rule? | Access limits, notice requirements, or early-withdrawal penalties can outweigh a small rate difference. |
| Is the quoted rate promotional? | Check the end date, qualifying balance, and post-promotion rate. |
| What balance earns the headline APY? | Some products use tiers, so a portion of the balance may earn a different rate. |
| Is the deposit insured? | Verify applicable FDIC coverage and ownership limits; a Treasury yield is not a substitute for deposit-insurance terms. |
Compare the account’s current APY and conditions directly. Inferring a savings return from the 10-year Treasury can lead to the wrong decision because the instruments have different maturities, risks, and pricing mechanisms.

Existing bonds and bond funds
When market yields rise, an existing fixed-rate bond with a lower coupon becomes less attractive than newly issued bonds. Its market price generally falls until its expected return is competitive. Longer maturity and lower coupon usually mean a larger price response to the same yield move. A bond fund marks its holdings to market each day, so its net asset value can decline even though no issuer has missed a payment.
Recommended Free Tools
An individual bond held to maturity may return its promised principal and coupons if the issuer pays as agreed, but holding does not erase interim price changes. Inflation can reduce the purchasing power of those payments, and credit risk remains. Selling before maturity turns the current market price into the investor’s realized result. Conversely, after yields rise, new purchases and reinvested coupons can earn more income.
Why “higher yields are good” and “higher yields are bad” can both be true
| Situation | Likely first-order effect | What can offset it |
|---|---|---|
| Rates rise; you own long-maturity, low-coupon bonds | Market prices and bond-fund NAVs usually fall. | Higher reinvestment yields and eventual par repayment, if held and paid as agreed. |
| Rates rise; you are buying new bonds | New investments generally offer higher yields. | Credit spreads, liquidity, and future rate changes still affect returns. |
| Rates fall; you own existing higher-coupon bonds | Prices generally rise. | Callable or mortgage-backed securities may be repaid early, forcing reinvestment at lower yields. |
| Rates fall because growth expectations weaken | High-quality bonds may benefit from lower discount rates. | Stocks and credit-sensitive bonds may suffer if weaker growth or defaults dominate. |
Stocks and diversified portfolios
Interest rates also affect equities through discount rates and relative attractiveness. When safer bonds offer higher yields, investors may require a higher expected return from stocks, which can pressure valuations. At the same time, rising yields caused by strong economic growth can coincide with better corporate earnings. Falling yields can support valuations, but a decline caused by recession fears can hurt profits. The Federal Reserve notes that rate changes can alter stock prices by changing equities’ relative attractiveness as investments and stores of wealth; it does not imply that all stocks move uniformly with Treasury yields.
Portfolio impact therefore depends on holdings, duration, credit exposure, valuation, diversification, and the reason for the rate move. A short-term Treasury fund, a long-term corporate-bond fund, an inflation-protected security, and a stock portfolio do not respond in the same way.
Quick Recap
Keep these rate measures separate
| Measure | What it represents | What it does not tell you by itself |
|---|---|---|
| Federal funds target | The central bank’s overnight policy target. | The exact 30-year mortgage rate or a bank’s savings APY. |
| 10-year Treasury yield | Market yield on a particular Treasury maturity, often used as a long-term reference. | The mortgage spread, lender fees, or a forecast of future rates. |
| MBS yield | Return demanded for mortgage-backed cash flows, including prepayment risk. | A guaranteed borrower mortgage quote. |
| Deposit APY | The annualized return an institution offers on a specific account under stated terms. | The return available at every bank or the direction of long-term Treasuries. |
| Bond-fund total return | Income plus market-price change over a period. | The fund’s yield alone or the return of an individual bond held to maturity. |
A decision framework for changing-yield environments
- Name the rate and maturity. Start with whether you are discussing the overnight policy rate, a Treasury maturity, an MBS yield, a mortgage offer, or a deposit APY.
- Separate price from income. Ask whether the issue is today’s market value, the cash flow you expect to receive, or the yield on a new purchase.
- Identify the transmission channel. Mortgages add MBS prepayment and lender spreads; deposits add bank strategy and account terms; portfolios add duration, credit, and equity valuation.
- Consider the cause. Inflation, stronger growth, recession fears, volatility, and policy expectations can produce different cross-asset results even when the same Treasury yield moves by the same amount.
- Match the response to your horizon. A near-term home purchase, emergency savings, and a retirement portfolio have different tolerance for market-value swings and reinvestment risk.
- Use dated, primary data for decisions. Treasury yields, mortgage offers, and deposit APYs change. Check the provider’s current quote and terms rather than relying on an undated average or a rule of thumb.
Common mistakes to avoid
- Assuming the Fed sets mortgage rates: policy influences expectations and markets, but MBS yields, spreads, demand, and lender pricing determine the offer.
- Using the 10-year Treasury as a savings-rate forecast: a long-term market yield and a bank’s deposit APY are different prices.
- Confusing coupon with return: a bond paying its coupon can still lose market value when yields rise.
- Ignoring prepayment: MBS and callable bonds may return principal sooner when rates fall, reducing the chance to keep an above-market yield.
- Treating a historical spread as a constant: the Dallas and Boston Fed findings describe past relationships, not a fixed margin for today.
- Making a portfolio decision from one asset: the same yield move can help new bond buyers, hurt long-duration holdings, and affect stocks differently depending on economic expectations.
