An apartment loan maturity is the date the borrower must repay or otherwise resolve the outstanding debt. If a building is facing vacancy or rent pressure as that date approaches, weaker property cash flow may make replacement financing harder to support. But national maturity and vacancy statistics cannot tell an owner whether a particular building will refinance, qualify for an extension, need new equity, or be sold. That depends on the loan documents, the property’s current finances, its local market, and the financing actually available.
Why the maturity date matters
Apartment loans are not always repaid in full from operating income before their contractual end date. A maturity therefore creates a decision point: the owner must repay the balance, refinance it, obtain an extension or other modification if available, bring in additional capital, sell the property, or reach another resolution with the lender. Which paths are possible depends on the specific debt and circumstances.
The timing matters because a loan that was affordable when arranged may not be replaceable on the same terms later. The balance due, property income, interest rates, collateral value, lender appetite, and loan requirements can all be different. An owner who waits until the maturity is imminent may have less time to compare options, prepare information, or negotiate. That is a practical reason to review the loan well before its due date, not a claim that every maturing loan is in trouble.
How oversupply can feed into refinancing
When new apartment supply outpaces demand in a local area, properties may have to compete harder for tenants. Depending on the submarket and building, that competition can contribute to higher vacancy, slower rent growth, or concessions that reduce collected revenue. Those operating changes can affect the cash flow available to cover property expenses and debt obligations.

Fannie Mae explains in its 2025 Form 10-K, filed in 2026, that multifamily loans are generally repaid from cash flows generated by the property. That is the key connection: if operating performance weakens, a prospective lender may see less income available to support replacement debt. The owner may then face a smaller refinance amount, different terms, a need for additional equity, or a need to consider another resolution. This is a description of the mechanism, not a quantified prediction from Fannie Mae about any individual borrower.
“Oversupplied” is a local-market description, not a conclusion that follows automatically from a national vacancy number. New deliveries, tenant demand, rents, and vacancy can vary between metros, neighborhoods, and even competing buildings. A national figure is useful context but cannot establish what is happening around a particular property.

What the current national figures do—and do not—show
The Mortgage Bankers Association (MBA) estimates that 13% of multifamily mortgage balances are scheduled to mature in 2026. Its broader commercial-property estimate is $875 billion, or 17% of $5.0 trillion in commercial mortgage balances scheduled to mature that year. The $875 billion covers commercial property types overall; it is not the multifamily amount.
MBA states that the maturity estimates use unpaid principal balances as of December 31, 2025. Actual balances at maturity will generally be lower because most loans pay down principal over time. The figures describe scheduled maturities at a national level; they do not identify which borrowers will refinance, default, sell, or obtain extensions. MBA’s annual maturity-volume material also describes the coverage and methodology of its reporting.

For operating context, Fannie Mae reported 6.7% national vacancy for institutional investment-type apartments at December 31, 2025, compared with an approximately 5.1% average for that measure over the preceding 15 years. This is a specific national measure of institutional investment-type apartments, not a vacancy reading for every rental unit, market, or property class. It does not establish that a particular city is oversupplied or explain an individual building’s leasing results.
The distinction matters: maturity volume tells owners how much debt is scheduled to come due across a broad market, while vacancy gives operating context for a defined apartment measure. Neither statistic supplies a property-level refinance estimate. MBA Associate Vice President Reggie Booker summarized the variation across borrowers and sectors this way: “The variation across investor types and property sectors underscores the importance of asset quality, capital structure, and lender flexibility as borrowers navigate refinancing decisions in changing market conditions.”

What determines the options for an individual building
An owner should start with the actual loan and property rather than applying national averages to the asset. The following items shape the conversation with a lender or adviser; they are not universal underwriting rules or a substitute for reviewing loan documents.

- Debt due: Confirm the maturity date, current principal balance, payment history, and any other amounts that the loan documents require at maturity. Do not assume the original loan amount is still outstanding.
- Property income: Assemble current rent collections, occupancy, concessions, operating expenses, and recent financial statements. Compare current results with the assumptions used in the existing loan and with supportable local leasing information.
- Collateral and market evidence: Gather relevant property and market information, including recent comparable transactions or other valuation evidence where available. A national apartment vacancy figure is not a substitute for local evidence.
- Capital structure: Identify other debt, ownership capital, guarantees, reserves, and any restrictions that could affect a refinance or a contribution of new equity.
- Loan requirements and rights: Read the executed note, mortgage or deed of trust, and amendments for maturity, extension, notice, reporting, prepayment, and other relevant provisions. The existence of a possible extension in the market does not establish a right to one under a particular loan.
- Available financing: Obtain current, property-specific indications rather than relying on general market commentary. A lender’s willingness and terms can depend on the asset, borrower, and proposed structure.
There are no universal loan-to-value, debt-service-coverage, or interest-rate thresholds established for this situation by the cited sources. Lenders may evaluate cash flow, collateral, borrower strength, and other factors differently. An owner should ask each prospective capital provider how it sizes debt and what assumptions or conditions apply.

Financing and resolution paths to investigate
Different capital sources can participate in multifamily financing, but the available evidence does not provide a head-to-head quote or establish that one category is best. CBRE’s Multifamily Debt & Structured Finance service identifies life companies, debt funds, conduit lenders, and banks among its financing partners. These are channels to investigate, not guaranteed options for a given property.
| Path or channel | What to establish for this loan |
|---|---|
| Refinance through a bank, life company, debt fund, or conduit lender | Ask whether the lender will size the loan mainly around property cash flow, collateral value, or both; request the proposed rate structure, amortization, maturity, fees, equity or reserves, and recourse or guaranty terms. The sources do not establish universal terms for any category. |
| Extension or modification with the current lender | Check whether the documents provide an extension right and what conditions apply. If no contractual right is established, ask whether the lender will consider a negotiated resolution; availability and terms are specific to the loan and lender. |
| Additional owner or investor capital | Determine how much new equity or reserve capital may be needed under actual proposals and whether it is available under the ownership arrangement. No universal amount is established. |
| Sale or another negotiated resolution | Compare a realistic sale process or other lender discussion with the debt due, transaction timing, and property circumstances. The cited national figures do not predict a sale price or outcome. |
For every proposal, compare the full structure rather than the headline rate alone. Ask how fees, amortization, loan term, extension provisions, required reserves, guaranties, and other conditions affect the owner’s obligations. Whether a path is workable depends on the actual documents and terms received; a category name by itself says little about cost or suitability.
A practical timeline for owners
Preparation is most useful when it starts with verified documents and a clear view of the property’s present performance. The steps below are a planning framework, not a deadline schedule imposed by the cited sources. Loan-specific notice periods and other contractual dates take priority.
Recommended Free Tools
- Build a maturity file. Collect the signed loan documents and amendments, current lender statements, payment history, property operating statements, rent roll, and available market and valuation information. Record the contractual maturity date and any notice or extension dates you find.
- Reconcile the debt and operations. Confirm the current payoff information with the lender and reconcile it with the owner’s records. Separate recurring property income and expenses from one-time items so discussions use supportable operating figures.
- Review the loan documents. Identify what happens at maturity, whether an extension right is written into the loan, what conditions or notices apply, and whether other provisions could affect a refinance, sale, or capital contribution. Have qualified counsel review unclear legal terms.
- Test the property’s local position. Examine the building’s leasing and collections alongside relevant local supply, demand, vacancy, and rent evidence. Do not treat national maturity or vacancy statistics as a property valuation or local-market diagnosis.
- Begin lender and adviser conversations early enough to compare paths. Present consistent property and borrower information to prospective financing sources and the existing lender. Ask about refinance sizing, required equity or reserves, timing, fees, covenants, and any possible extension or modification.
- Compare executable outcomes. Set out the obligations, timing, conditions, and capital required under the actual proposals. Consider refinancing, an extension or modification if available, new equity, sale, and other negotiated resolutions without assuming any one will be offered.
- Track deadlines and document decisions. Keep a written record of lender communications, required submissions, notices, and agreed terms. Confirm final arrangements in the executed documents rather than relying on informal expectations.
Common mistakes that can narrow the choices
- Assuming a national statistic decides a property’s outcome. National vacancy and maturity figures do not say whether a specific submarket is oversupplied or whether a building qualifies for replacement debt.
- Waiting for the maturity date to become urgent. Late preparation can leave less practical time to gather records, solicit proposals, and understand contractual options. The relevant legal and notice dates are those in the loan documents.
- Using old underwriting assumptions as current facts. Prior appraisals, rent projections, or original loan terms may not represent current operations or available financing. Use updated, supportable information.
- Assuming a refinance will cover the full payoff. No cited source guarantees that replacement proceeds will equal the existing balance. Ask lenders for property-specific sizing and identify how any gap would be addressed.
- Treating an extension as automatic. An extension may require a contractual right or lender agreement, and its conditions are loan-specific. Verify the written terms rather than relying on a general market expectation.
What the available evidence cannot establish
The national sources support a clear explanation of why maturity dates and property cash flow matter, but they do not settle local or borrower-level questions. The cited material does not provide current metro-by-metro rent, deliveries, absorption, and vacancy tied to the 2026 maturity cohort. It also cannot determine a particular owner’s refinance proceeds, extension rights, sale outcome, default risk, or lender flexibility.
Those decisions require the property’s operating results and local market evidence, the actual loan balance and executed documents, and direct discussions with lenders and relevant advisers. Any forecast should be treated as an estimate under stated assumptions, not a guarantee of financing or property performance.
