No. Home-improvement stocks are mainly retailers and suppliers that earn revenue from repair, remodeling, maintenance and contractor purchases. Housing stocks are a broader group that can include homebuilders, land developers, mortgage businesses, rental operators, residential REITs and building-product companies. They respond differently to mortgage rates, housing turnover, inventory risk and the economic cycle.
What the two labels actually mean
“Home-improvement stock” is usually a business-model description. It most often refers to a retailer or supplier selling products and services used to maintain, repair or improve existing homes, as well as materials bought by professional contractors. The company may benefit from homeowners staying put, landlords maintaining properties and builders purchasing supplies, but it does not generally earn its primary revenue by selling completed homes.
“Housing stock” is an informal umbrella term rather than a single standardized industry classification. It can include companies whose exposure comes from new-home construction, residential land, mortgage finance, single-family rentals, apartment or residential real-estate investment trusts, building materials, coatings and housing-related services. Two companies described as housing stocks can therefore have very different cash flows and risks.
Home Depot and Lowe’s represent the retail side
The Home Depot describes itself as the world’s largest home-improvement specialty retailer. Its fiscal 2025 net sales were $164.7 billion and its earnings were $14.2 billion, figures reported by The Home Depot for that fiscal year. Those results come from a high volume of retail and professional transactions rather than from closing a portfolio of homes.

Lowe’s investor materials describe a U.S. home-improvement sector worth about $1 trillion and characterize it as fragmented. That figure is a company-provided market description from its 2024/2026 investor materials, not an independently verified market-size estimate. Lowe’s and Home Depot both sell to do-it-yourself households and professional customers, but their results still depend on product mix, traffic, ticket size, labor, inventory and store productivity.
D.R. Horton illustrates a diversified housing company
D.R. Horton’s filing states that its operations consist of “homebuilding, rental, a majority-owned residential lot development company, financial services and other activities.” Its mortgage subsidiary primarily finances buyers and sells substantially all originated mortgages and servicing rights to third-party purchasers. That structure gives D.R. Horton several housing-related revenue streams, but homebuilding remains the key source of exposure to new-home demand, land, construction and closing conditions.
| Category | Typical revenue source | Primary customer or asset | Examples |
|---|---|---|---|
| Home-improvement retail | Product sales, contractor purchases and installation-related activity | Homeowners, do-it-yourself buyers, landlords and professional trades | Home Depot, Lowe’s |
| Homebuilding | Completed-home closings | New-home buyers | D.R. Horton, Lennar, PulteGroup, NVR, Toll Brothers |
| Land development | Lot sales or value created through controlled land positions | Builders and housing developers | Standalone developers or builder subsidiaries |
| Mortgage finance | Origination income, servicing economics or sale of originated loans | Homebuyers and capital-market purchasers | Builder-affiliated or independent mortgage operations |
| Residential rentals and REITs | Recurring rent and property-level cash flow | Tenants and residential properties | Single-family-rental operators and residential REITs |
| Building-product suppliers | Materials, fixtures, coatings or equipment sold into construction and repair | Builders, contractors, distributors and retailers | Manufacturers and specialty suppliers |
How the revenue and cash cycles differ
Retailers collect revenue transaction by transaction
Home-improvement retailers convert merchandise into sales through thousands of stores, websites, distribution facilities and contractor accounts. A project can involve a single high-ticket appliance, a sequence of visits for a renovation or recurring purchases by a professional crew. Revenue is recognized as products are sold, so the business does not need to wait for a house to be completed before recording a sale.
The retail cycle still has working-capital risk. Management must purchase merchandise before it is sold, forecast seasonal demand, operate stores and distribution centers, control shrink and pay labor and occupancy costs. Slow-moving inventory can require markdowns, while a sudden increase in demand can create stockouts and lost sales.
Builders recognize revenue when homes close
A homebuilder generally commits capital well before a buyer receives a completed home. It may acquire land, develop lots, start construction, market a community and offer incentives. Revenue is tied to closings, while orders and backlog provide earlier indications of future activity. A cancellation can remove an expected closing or force the builder to remarket the home.
D.R. Horton says it adjusts product offerings, incentives, pricing, sales pace and inventory levels to local housing-market conditions and controls land and lot positions relative to demand. That operating model can protect returns when conditions are favorable, but it also means that a builder’s results depend on decisions made months or years before a closing.

The same housing event can help one group and hurt another
When owners postpone moving because mortgage rates make a new purchase expensive, they may remodel kitchens, repair roofs or adapt rooms for changing needs. That can support home-improvement sales even while existing-home turnover is weak. Conversely, a sharp fall in transactions can reduce some big-ticket projects, contractor work and purchases made by buyers preparing a home for sale.

For builders, the immediate issue is usually whether prospective buyers can qualify for and afford a new mortgage. Higher rates can reduce orders, increase incentives and slow the pace at which communities sell. Lower rates can improve affordability, but the benefit can be limited if land, labor, materials or finished-home inventory constrain supply.
Which is more sensitive to mortgage rates?
Homebuilders generally have the more direct and faster mortgage-rate sensitivity. A buyer deciding whether to sign a contract must qualify for a loan and calculate a monthly payment. A change in rates can therefore appear quickly in traffic, orders, cancellations, incentives and the pace of closings.
Home-improvement retailers are affected through several indirect channels. Rates can reduce consumer borrowing capacity, discourage financed projects and weaken housing turnover. At the same time, owners who cannot or do not want to move may spend on their current homes. The net effect depends on the size of projects, customer income, home-equity access, contractor activity and whether the period is dominated by “move” or “improve in place” behavior.
| Rate channel | Home-improvement retailer | Homebuilder |
|---|---|---|
| New-mortgage affordability | Indirect; affects customers’ budgets and housing turnover | Direct; influences qualification, monthly payments, orders and cancellations |
| Existing-home turnover | Can reduce sale-preparation and move-related projects, but may increase renovation by owners staying put | Usually reduces the pool of buyers able or willing to purchase a new home |
| Credit-funded projects | Higher rates can defer large renovations and financed purchases | Higher rates can require more incentives or price adjustments to preserve affordability |
| Home-equity effect | Rising prices or available equity can support remodeling, subject to borrowing costs | Can support buyer confidence but does not remove the monthly-payment hurdle |
| Speed of earnings response | Often gradual and mixed across categories and customer types | Can be visible quickly in traffic, orders, cancellation rates and community sales pace |
For that reason, the question “Do high rates hurt Lowe’s and Home Depot the same way they hurt builders?” has no single yes-or-no answer. Rates can pressure all three companies, but builders face the most concentrated affordability test. Retailers have a larger set of offsetting demand channels, although a prolonged period of weak turnover and constrained consumer spending can still be damaging.
Demand drivers beyond mortgage rates
Repair, maintenance and the age of the housing stock
Homes require maintenance regardless of whether their owners move. Older housing can create recurring demand for replacement roofs, plumbing, electrical work, heating and cooling equipment, flooring and other repairs. This demand is less discretionary than a cosmetic upgrade, although households can still delay or scale down projects when budgets tighten.

Home Depot’s investor conference transcript identifies four supports it expects after its market normalizes: customers’ financial position, future home-price appreciation supported by a chronic undersupply of homes, the aging housing stock, and the independent but related dynamics of housing turnover and a greater desire to improve in place. That is a company statement, not an independent forecast, so investors should test each assumption rather than treat it as a guaranteed outcome.
Household formation, aging and remote work
Lowe’s investor materials identify lower interest and mortgage rates, consumer confidence, home prices, disposable income, millennial household formation, baby-boomer aging in place, remote work and home-equity extraction as cyclical or structural drivers. These factors can operate in different directions. Household formation may create demand for furnishing and adaptation; aging in place can favor accessibility and safety projects; remote work can increase spending on offices and connectivity; and falling confidence can defer all but urgent repairs.
Professional contractors and project backlogs
Professional customers can make retailer demand less dependent on a single homeowner’s decision. Contractors purchase materials repeatedly, but their volumes depend on local construction, renovation backlogs, labor availability and the ability of customers to finance projects. A builder’s contractor relationships do not remove its exposure to land, construction schedules or completed-home inventory.
Balance-sheet and cash-cycle risk
Builder-specific risks
- Land and lot commitments: Capital can remain tied up in raw land, developed lots and option agreements while management waits for demand.
- Construction inventory: Homes under construction or completed but unsold require financing, insurance, taxes and maintenance.
- Price and incentive risk: A builder may need mortgage-rate buydowns, upgrades, discounts or other incentives to preserve sales pace.
- Cancellation risk: A previously reported order may not become a closing, especially when buyers lose financing capacity or confidence.
- Local concentration: Results can vary sharply by metropolitan area, product type and entry-level, move-up or luxury exposure.
Retailer-specific risks
- Merchandise inventory: Poor forecasting can create excess stock, markdowns or obsolete products.
- Store and distribution costs: Rent, utilities, labor, logistics and distribution investments continue even when sales slow.
- Mix and productivity: Lower-margin categories, weaker professional sales or poor labor productivity can pressure operating profit.
- Consumer and contractor credit: Customers may postpone large projects or reduce ticket size when financing becomes more expensive.
These risks are not interchangeable. A retailer can carry substantial inventory, but it generally does not carry the same combination of entitled land, work-in-process homes and completed homes awaiting a buyer. A builder can generate strong cash flow during a favorable closing cycle while simultaneously increasing its future exposure through land purchases.
How margins are made
| Business | Major margin drivers | Questions to ask |
|---|---|---|
| Home Depot | Product mix, pricing, professional sales, shrink, labor productivity, occupancy and distribution efficiency | Are comparable sales driven by transactions, ticket size or price? Is gross margin stable after mix and shrink? |
| Lowe’s | Category mix, contractor penetration, pricing, inventory discipline, labor and store productivity | Are improvements broad-based or concentrated in a few categories? Is cash being consumed by excess inventory? |
| D.R. Horton | Home prices, incentives, construction costs, land basis, closing volume, product mix and warranty expense | Is gross margin holding because of durable pricing power or because incentives have not yet risen? Are starts aligned with orders? |
Retail gross margin and builder gross margin also have different timing. A retailer can reprice merchandise and alter promotions relatively quickly. A builder may have sold a home months before closing under one set of assumptions while labor, materials or financing costs change during construction.
Metrics to compare HD, LOW and DHI
Comparing a retailer and a builder on one headline ratio is misleading. Use a dashboard that matches each company’s operating model and then normalize the figures across the cycle.

Metrics for Home Depot and Lowe’s
- Comparable-store or comparable-sales growth: Separate transaction growth from average-ticket growth and distinguish price inflation from real volume.
- Professional-customer sales: Track contractor momentum separately from do-it-yourself demand.
- Gross margin: Examine product mix, promotions, shrink and freight rather than treating a single percentage as permanent.
- Operating margin: Include labor, occupancy, distribution and technology productivity.
- Inventory turnover and shrink: Look for excess stock, markdown pressure and losses that can absorb cash.
- Free cash flow: Compare operating cash generation with capital spending on stores, supply chain and technology.
- Debt and lease obligations: Assess fixed commitments against normalized operating cash flow.
Metrics for D.R. Horton and other builders
- Orders and cancellation rate: Orders show demand earlier than closings, while cancellations reveal how fragile that demand is.
- Average selling price and incentives: A stable headline price can hide rising concessions or mortgage-rate assistance.
- Closings and community count: Distinguish volume growth caused by more communities from improvement within existing communities.
- Gross margin before and after incentives: Track construction cost, land basis, warranty costs and concessions together.
- Backlog: Evaluate its size, age, expected margins and cancellation exposure rather than treating backlog as guaranteed revenue.
- Land and lot positions: Review owned land, controlled lots, option terms and the pace of new commitments relative to demand.
- Inventory and debt: Compare homes under construction and completed homes with liquidity and expected closing pace.
- Operating cash flow: Interpret cash use in the context of land investment and the stage of the housing cycle.
- Mortgage and rental operations: Separate the contribution and risk of financial services, rental homes and lot development from core homebuilding.
| Question | HD or LOW evidence | DHI evidence |
|---|---|---|
| Is demand improving? | Comparable sales, transactions, ticket, professional sales and project categories | Orders, traffic, sales pace, cancellations and community absorption |
| Are profits durable? | Gross margin, shrink, labor productivity and operating expenses | Price, incentives, construction cost, land basis and closing mix |
| Is cash healthy? | Operating cash flow less capital spending and inventory investment | Operating cash flow after land, lots, construction and debt requirements |
| What could reverse the trend? | Deferred projects, weaker contractors, category mix or excess inventory | Rate shock, cancellations, incentives, cost inflation or excess land and homes |
Customer mix and geography matter
A national retailer provides broad geographic diversification, but its stores still reflect local income, housing age, weather, construction activity and disaster-repair demand. The balance between do-it-yourself households and professional contractors can change the company’s sensitivity to employment, project pipelines and large-ticket purchases.

The same national builder can have very different results in markets with different employment bases, supply constraints, permitting conditions, land costs and migration patterns. Product positioning also matters: entry-level buyers face a different affordability test from move-up or luxury buyers.
When reading a filing, identify where revenue and communities are located, which product tiers are being built, whether land is owned or controlled through options, and whether mortgage, rental or lot-development activities materially change the risk profile.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to value the businesses at different cycle stages
Cycle-stage analysis matters more than comparing one year’s earnings. A retailer’s earnings may be temporarily depressed by weak project demand or temporarily lifted by unusually strong repair activity. A builder’s earnings can look inexpensive near a peak when closings and margins are unusually high, or expensive near a trough when land and inventory costs are being carried ahead of recovery.
Use normalized earnings, not only the latest multiple
Estimate a range of sustainable sales, margins, closings and cash generation through a normal cycle. For retailers, test transaction growth, ticket size, gross margin and store-investment needs. For builders, test orders, cancellations, incentives, closings, gross margin, land spending and inventory turns.

Match the valuation measure to the asset base
Retail investors often examine earnings, operating cash flow and free cash flow alongside debt and lease commitments. Builders may require additional attention to book value, land and inventory quality, backlog economics and the cash cost of maintaining communities. Neither book value nor backlog should be treated as a guaranteed liquidation value or guaranteed future profit.

Set the valuation date and investor objective
No current synchronized valuation or share-price comparison is established here. Any conclusion about which stock is attractive requires a valuation date, a defined holding period, assumptions about rates and housing demand, and a tolerance for balance-sheet and earnings volatility. A low multiple by itself does not identify the better investment.
A practical HD-versus-LOW-versus-DHI comparison process
- Classify the exposure. Decide whether you are buying retail demand, new-home closings, mortgage finance, rentals, land or a mixture.
- Map the revenue sources. For Home Depot and Lowe’s, separate do-it-yourself, professional and installation-related activity. For D.R. Horton, separate homebuilding, rental, lot development and financial services.
- Write the rate transmission chain. Record how a rate change would affect affordability, turnover, project financing, orders, incentives, cancellations and closings for each company.
- Check demand quality. Distinguish urgent repairs from discretionary remodeling, and signed builder orders from completed closings.
- Review inventory and commitments. Examine retailer merchandise and distribution assets; then examine builder land, lots, work-in-process homes and completed inventory.
- Normalize margins. Adjust your expectations for unusual price inflation, promotions, incentives, construction costs, shrink or temporary mix benefits.
- Stress-test cash flow. Model weaker sales, slower turnover, higher incentives, more cancellations or extended inventory holding periods.
- Compare valuation with the risk profile. Decide whether the price compensates you for rate sensitivity, geographic concentration, leverage and cycle timing rather than relying on a sector label.
How the stocks may behave in common scenarios
| Scenario | Likely first effect on HD and LOW | Likely first effect on DHI | What to monitor |
|---|---|---|---|
| Mortgage rates rise sharply | Large financed projects and turnover-sensitive purchases may slow; improve-in-place demand may offset part of the decline | Affordability weakens, orders may slow, cancellations and incentives may rise | Transactions, ticket, professional sales, traffic, orders, cancellations and incentives |
| Mortgage rates fall | Turnover and project financing may improve, but the benefit depends on consumer confidence and supply | Buyer qualification and monthly affordability may improve, supporting traffic and orders | Community absorption, backlog quality, project categories and margin response |
| Owners remain in place | Repair, maintenance and remodeling can benefit, especially in older homes | Move-up and first-time-buyer demand may remain constrained | Repair-versus-discretionary mix and builder traffic |
| Construction costs rise | Retail pricing and contractor volumes may be affected, but inventory can be repriced over time | Margins may compress if home prices and incentives do not offset higher costs | Gross margin, labor availability, material costs and cycle times |
| Housing turnover accelerates | Move-related projects and purchases may increase | New-home demand may improve, subject to affordability and supply | Existing-home activity, store traffic, orders and closings |
Common mistakes when comparing the stocks
Treating “housing” as one industry
A retailer, a builder, a mortgage originator and a residential REIT can all be labeled housing-related while having different revenue recognition, leverage, assets and rate exposure. Read each company’s filing before assigning a sector multiple.
Using mortgage rates as the only demand variable
Rates interact with income, employment, home prices, equity, household formation, housing age, remote work and local supply. A rate cut is not automatically positive for every company, and a rate increase does not affect every product category equally.

Builder margins and closings can be unusually strong or weak at different points in the cycle. Compare normalized earnings and cash flow, not just the latest price-to-earnings ratio.
Ignoring incentives and cancellations
A builder can preserve reported order volume by offering concessions that reduce future margin. Review cancellation rates and incentives alongside orders, backlog and closings.
Assuming backlog equals secured profit
Backlog remains exposed to financing, cancellations, construction costs, delivery timing and changes in incentives. Its quality matters as much as its headline size.
Overlooking inventory commitments
Retail inventory can be marked down and replenished through a merchandising cycle. Land, lots and homes under construction can require much longer and more expensive adjustments when demand weakens.
Quick Recap
What investors should retain
- Home-improvement retail and homebuilding are related but different business models.
- Mortgage rates and affordability usually have a more direct near-term effect on new-home orders and builder incentives.
- Owners who delay moving can still spend on repairs and remodeling, supporting retailers when turnover is weak.
- Builders carry land, construction, inventory and cancellation risks that retailers generally do not carry in the same form.
- Home Depot and Lowe’s are retail examples; D.R. Horton is a diversified housing example with homebuilding, rental, lot-development and financial-services activities.
- The most useful comparison combines normalized cycle metrics, balance-sheet exposure, customer mix, geography and valuation date.
