Homa, an AI-powered homebuying platform that operates as a licensed brokerage, announced a $5 million seed round on October 15, 2026. Quiet Capital led the financing, joined by Restive Ventures and Cambrian Ventures. Homa says it will use the money to expand throughout California, add mortgage lending inside its platform and release a mobile app later in 2026.
What Homa is building
Homa combines home search, property analysis, disclosure review, tours, offer strategy, negotiation, paperwork, closing support and mortgage access in one workflow. That makes it more than a standalone AI search tool: the company is a licensed brokerage responsible for transaction services that require real-estate professionals.
According to Homa’s official About Us description, artificial intelligence helps with search and analysis while licensed Homa experts handle negotiation and other work requiring a human before closing. The company says its models are trained on state-specific law, property data and real-estate coursework.

Before a buyer submits an offer, Homa says its system can provide pricing insight, comparable-sale analysis, property-risk analysis and a bargaining-power score. Those capabilities are company claims, not an independent performance assessment, so buyers should still verify facts in disclosures, inspections, lender documents and local records.

How the reported 2% buyer credit works
Homa says eligible buyers may receive up to 2% of the purchase price back at closing. The credit is presented as a way to reduce the transaction’s cost and potentially increase a buyer’s purchasing power, but the maximum is not guaranteed for every deal.
Dealroom has reported a model in which Homa charges 1% of the purchase price subject to a minimum fee and returns most of the buyer-agent commission as a closing credit. That description should not be treated as a current rate sheet. The amount, eligibility rules, state limits, lender requirements and closing treatment can vary by transaction. Buyers should request Homa’s written terms for their property and state before relying on a rebate in their budget.

Is Homa a brokerage or an AI tool?
It is both, but the legal and practical distinction matters. Homa’s software supports research and decision-making, while licensed professionals represent the buyer and manage negotiations and transaction work. A buyer therefore receives a brokerage relationship rather than only automated recommendations.

Where Homa operates
Homa launched in Florida in 2025, expanded to Texas in June 2026 and soft-launched in California on September 1, 2026. In its October 15 funding announcement, the company reported statewide availability in California, Florida and Texas, representing roughly 95 million Americans according to its own release.
Availability can still depend on the property, transaction type, assigned licensee and local regulatory requirements. A buyer should confirm service coverage before signing an agreement or making an offer.
What the seed funding will pay for
California expansion
The financing is intended to support statewide California operations after the September soft launch, including the people and infrastructure needed to serve more markets.

Mortgage lending inside Homa
Homa says it plans to bring mortgage lending into the same workflow as search and brokerage services. The announcement does not establish current rates, loan products, underwriting standards or whether the lending operation is already available to every customer.

Questions to ask before using the platform
- What brokerage agreement and fiduciary duties apply in my state?
- What exact fee, minimum and closing credit apply to my purchase?
- Can the credit be used with my lender, loan program and down-payment plan?
- Which tasks are handled by AI, and which licensed professional reviews them?
- Are the property-risk and comparable-sale inputs current for this address?
- Is mortgage lending available now, or is it still part of the planned rollout?
The Bottom Line
Homa’s $5 million seed round backs a licensed brokerage that combines AI-assisted homebuying tools with human transaction professionals. Its reported up-to-2% closing credit and planned in-platform mortgage service could lower friction for some buyers, but eligibility and fees must be confirmed for each state and transaction.
