HCF Contents Insurance may help protect an apartment owner’s belongings, but it does not automatically fill every gap in a strata building policy. Before deciding whether it suits you, check the owners corporation’s building cover, then read the applicable HCF Product Disclosure Statement (PDS), any supplementary PDS, Key Facts Sheet and your policy schedule. HCF arranges the cover as agent for Allianz Australia Insurance Limited; the policy documents, not the product-page summary, determine the cover that applies to your circumstances.
Do strata apartment owners need contents insurance?
Strata building insurance and personal contents insurance protect different interests. A building policy arranged through the owners corporation is not a substitute for cover for your furniture, electronics, clothing and other belongings. NSW Government guidance says an owner’s contents are not the owners corporation’s responsibility and recommends residents consider insuring them. NSW Government guidance on strata finances and insurance applies to New South Wales; check the rules and policy arrangements in your own state or territory.
Whether you need a separate policy depends on what you own, what the building policy covers, and whether the cover and limits available under an individual contents policy meet your needs. Even when damage originates from a common-property issue, NSW guidance notes that the owners corporation may not cover an owner’s furniture, electrical appliances, curtains or carpets.

HCF describes contents as household possessions including furniture, electronics, tools, jewellery, clothing, artwork and books. Its general explanation distinguishes contents from damage to the home or fixed structures. For strata properties, however, the boundary can be less straightforward: HCF notes that some fixtures and fittings that the body corporate cannot insure may be covered under contents insurance. HCF’s explanation of home insurance and what it covers is general guidance, not confirmation that a particular fixture in your unit is covered.

How do floating floors and fixtures fit into the strata boundary?
Do not assume that everything attached to a unit is insured by the building policy, or that HCF will treat every fixture as contents. HCF specifically advises strata owners to check whether and to what extent the body corporate insures the building, and gives floating floors as an example that may fall under contents insurance. The treatment of a floor, fixture or fitting depends on the relevant policies and circumstances. HCF’s guidance for choosing home and contents insurance recommends checking the strata cover; confirm the individual item directly against the current policy wording and schedule.
Ask your strata manager or owners corporation for the current building policy documents and clarification about what they insure. Then compare those documents with the HCF wording and your schedule. If the documents do not clearly settle a specific item, ask the insurer to explain how it would be treated rather than relying on a general product description.

What optional HCF covers are listed?
HCF’s product summary lists optional accidental damage, motor burnout and portable contents cover. The availability, cost, limits and conditions for each option must be checked in the applicable policy documents and quote; the public summary does not establish how an option applies to every claim.
Recommended Free Tools
- Accidental damage: listed as an optional cover. HCF’s product FAQ says contents with this option are covered anywhere in Australia for up to 90 continuous days. This is distinct from the overseas period described for portable contents, and should be checked against the PDS and schedule.
- Motor burnout: listed as an optional cover. Check the policy documents for covered equipment, exclusions, limits and excesses.
- Portable contents: listed as an option available only with contents or combined cover. HCF describes cover for items such as mobile phones, cameras and engagement rings away from home; some items need to be listed in the schedule. The product page describes temporary overseas cover for up to 120 days under this option. Confirm the applicable terms for your policy and trip.
These are separate product-page statements, not interchangeable travel allowances. The applicable policy version and schedule govern your cover.

What to check before choosing or renewing a policy
- Get the strata building documents. Ask the strata manager or owners corporation for the current building policy and an explanation of what it insures, including relevant fixtures and flooring.
- Identify what you need to insure. Make an inventory of belongings and note any fixtures or floating floors for which responsibility is unclear.
- Read the HCF documents that apply to your cover. Use the PDS, any supplementary PDS, Home Contents Key Facts Sheet and policy schedule. Match the policy version to the start or renewal date rather than relying on a general web summary.
- Compare the details that affect a claim. Check insured events and exclusions, waiting periods, contents sum insured, item limits and sub-limits, excesses, and the basis used to settle a claim. For strata-specific items, verify whether they are included, excluded or subject to conditions.
- Check optional cover and the schedule. Confirm whether accidental damage, motor burnout or portable contents is selected, what it costs, and which items must be listed for cover away from home.
- Resolve unclear cases before relying on cover. Ask HCF or the insurer about a particular fixture, floor or item, and keep the response alongside the policy documents.
Policy wording can change over time. As one example of why effective dates matter, QBE’s contents-policy document index separates documents by commencement or renewal date, including a PDS for policies commencing or renewing from 11 November 2024 and an earlier version for prior effective dates. This illustrates version control; it says nothing about HCF’s cover. QBE contents insurance policy documents.

HCF’s public page provides a product summary and points readers to the PDS and Key Facts Sheet for full limits, conditions and exclusions. It identifies HCF as agent for Allianz Australia Insurance Limited, the insurer. The summary does not determine whether a particular fixture, floating floor, item or claim is covered for an individual policyholder. That depends on the applicable policy wording, schedule, circumstances and the separate owners corporation policy. HCF Home and Contents Insurance.
