Short answer: In GTA V Story Mode, buy a property for the benefit you actually want. Smoke on the Water is the clearest affordable recurring-income choice for Franklin. Sonar Collections Dock is better for exploration and collectible payouts, while McKenzie Field Hangar is the choice for repeatable missions. Los Santos Customs, Downtown Cab Co. and storage properties are convenience purchases rather than high-return investments. Defer the Los Santos Golf Club and the major cinemas unless you are pursuing completion or simply want to own them: their listed prices take a very long time to recover through weekly income.
The figures below come mainly from the iGTA5 property inventory, last edited April 12, 2014, plus later secondary calculations. They describe fictional in-game prices and payouts, not guaranteed results for every platform or version.

How property ownership works in Story Mode
Rockstar Support’s Story Mode instructions are simple: open the pause-menu map, travel to the property, and approach the realty sign to buy it. The Dynasty 8 website is not a Story Mode purchasing route. Although the support page refers to the site being down for maintenance, it specifically clarifies that Dynasty 8 is unavailable in Story Mode by design.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThe official Grand Theft Auto V Game Help manual explains the basic income system: “Each of the many businesses that are up for sale throughout Los Santos and Blaine County will generate a weekly profit, to be paid into the owner’s bank account every seven days.” A manager can also ask the owner to help with a business matter. Ignoring that request may reduce the property’s weekly profit.

What “worth buying” should mean
There is no single best property because the businesses serve different purposes. Evaluate a purchase on four separate questions.
1. Do you want passive income?
Compare the listed purchase price with the listed weekly income. The rough payback calculation is:
purchase price ÷ weekly income = estimated number of weekly payments to recover the price
This is only an in-game arithmetic estimate. It does not account for the time you spend playing, management requests, story progression, missed weeks or the opportunity cost of spending the money elsewhere.
2. Do you want an activity that pays when you play it?
Some properties open collection routes or repeatable missions. Their value comes from active earnings and extra gameplay, not from the weekly deposit. Sonar Collections Dock and McKenzie Field Hangar are the clearest examples.
3. Will a service save you money or time?
Free vehicle customization, free taxi rides, vehicle storage or access to a special facility can be more useful than a small weekly payment. A convenience property can be a rational choice even when its cash payback is poor.
4. Does a specific protagonist or completion goal matter?
Check the listed buyer before saving for a purchase. A business bought by Franklin cannot be used as Michael or Trevor. A secondary GTA Intel guide says five properties are needed for 100% completion; treat that as a guide claim and verify the requirement for your platform and game version if completion is your objective.

Smoke on the Water: the practical affordable income pick
The iGTA5 inventory lists Smoke on the Water for Franklin at $204,000, with $9,300 per week. Dividing those figures gives approximately 21.9 weeks, or about 22 weekly payments, before the listed purchase price is recovered.
Rank #2
- Experience the world of Grand Theft Auto V like never before with the power of the PlayStation 4.
- Explore the City of Los Santos, the countryside and even the ocean.
- Play through an epic single player experience using three very different characters.
- Join your friends in GTA Online and see what trouble you can cause.
- Play golf, tennis, see a film or call someone and just hang out.
That makes it the most straightforward mid-priced income option in the listed figures. It is a good fit when Franklin needs a business that pays regularly and you do not want to commit millions. The calculation still assumes the listed income arrives and does not subtract time, management interruptions or other uses for the $204,000.
Sonar Collections Dock: buy it for exploration and the collection route
Sonar Collections Dock is listed at $250,000 for any protagonist. The inventory lists $23,000 per nuclear-waste item, and says the property makes a submersible available and unlocks the Abigail-related activity. GTA Intel also highlights the nuclear-waste route and associated mission.
This is not a normal weekly-income recommendation. Its value is the combination of exploration, a collectible route and access to the submersible. Choose it when you want an activity to perform, rather than when you are optimizing passive deposits. The exact figures come from an inventory last edited in 2014, and the activity recommendation is secondary guidance rather than an independently tested optimal strategy.
McKenzie Field Hangar: repeatable missions for Trevor
Trevor can buy McKenzie Field Hangar for $150,000. The listed payouts are $5,000 per ground arms-trafficking run and $7,000 or more per air mission. These are active mission rewards, not passive weekly business income.
Buy it if you enjoy flying, driving and repeating the arms-trafficking jobs. It is inexpensive compared with the large commercial properties and gives Trevor a dedicated activity loop. It is not the right purchase if you only want money to appear automatically in the bank.
Los Santos Customs: a utility purchase for Franklin
The Grand Senora Desert Los Santos Customs property is listed at $349,000 for Franklin. Its listed weekly income is only $1,600, but Franklin receives free customization at this shop.
The weekly payment alone would take roughly 218.1 weeks to equal the purchase price. Its case rests on the service benefit: frequent vehicle upgrades can make free customization more valuable to you than a faster cash return.
Downtown Cab Co.: convenience and character flavor
Downtown Cab Co. costs $200,000 for Franklin and lists $2,000 per week, plus free taxi rides. A management request can unlock additional activity.

- This game will no longer support Windows 7 or 8 operating systems starting January 30, 2024.
The simple income-only payback is about 100 weeks, so it is not a leading investment. It makes sense for players who use taxis, want the associated activity or like the idea of Franklin owning the cab company.
Los Santos Customs, garages, hangars and storage sites
Some purchases are primarily about access. The inventory separates businesses from storage properties and lists garages, hangars, helipads and boat storage separately. Evaluate each site by whether its location, capacity or vehicle access solves a problem in your own playthrough. A storage property can be useful even when it has no attractive weekly income.
Properties to defer when income efficiency is the priority
Los Santos Golf Club
The golf club is listed at $150,000,000 for any protagonist, with $264,500 per week and free golf. GTABase calculates a break-even point of 568 weeks using those figures.
Free tools Windows power users keep installed

That is an indulgence or completionist purchase, not a sensible way to grow cash during a normal story run. Buy it only after your other financial goals are covered, or because owning the golf club is itself part of your endgame.
The three movie theaters
The iGTA5 inventory lists three Michael properties with high prices and comparatively slow recovery:
- Cinema Doppler: $10,000,000 purchase price and $132,200 per week.
- Ten Cent Theater: $20,000,000 purchase price and $264,000 per week.
- Tivoli Cinema: $30,000,000 purchase price and $142,300 per week.
Using simple price-divided-by-income arithmetic, Doppler takes about 75.6 weeks, Ten Cent about 75.8 weeks and Tivoli about 210.8 weeks to match their listed prices. These are substantial commitments even though the weekly amounts look large. Consider them after the story’s major cash rewards, and only if owning the theaters is part of your goal.
How the other listed businesses compare
The headline recommendations are not the only options. Several cheaper properties can be justified, but their numbers show why they are usually secondary choices.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →- The Hen House is listed for any protagonist at $80,000 and $920 per week. That works out to roughly 87 weekly payments. It is the least expensive conventional income purchase in the list, but the weekly amount is correspondingly small.
- Car Scrapyard costs $275,000 and pays $150 per car. Because the return is activity-dependent, it is not comparable to a weekly deposit. At the listed rate, recovering the purchase price would require about 1,834 cars, so buy it for the activity rather than expecting fast income.
- LSPD Auto Impound Lot costs $150,000 for Franklin and pays up to $500 per car, with a tow truck. At the maximum listed payout, at least 300 cars would be needed to equal the purchase price. Actual value depends on whether you enjoy the towing work.
- Hookies is listed for Franklin or Michael at $600,000 and $4,700 per week, or roughly 128 weekly payments. It is a modest recurring-income option, and management tasks should be treated as part of the ownership burden.
- Pitchers is listed for any protagonist at $750,000 and $7,100 per week. The simple payback is about 106 weeks, making it less attractive than Smoke on the Water if cash efficiency is the only criterion.
- Tequi-la-la costs $2,000,000 and lists $16,500 per week, approximately 121 weeks to recover the price. The inventory also lists an unlock condition, so confirm that condition in your game before planning around the purchase.
- Vanilla Unicorn is a special case: Trevor receives it through the story rather than buying it for cash, and it is listed with $5,000 per week. It should not be ranked alongside ordinary purchases.
These calculations are deliberately mechanical. They help expose the difference between a low sticker price, a high weekly number and a genuinely useful purchase, but they do not measure enjoyment, convenience or the value of an activity you would otherwise skip.

How to choose without wasting a protagonist’s cash
- Decide whether the purchase is passive or active. Pick Smoke on the Water for an affordable weekly deposit; pick Sonar or McKenzie when you want missions or collection work.
- Confirm the buyer. Read the property listing and make sure you are controlling the protagonist who can purchase it.
- Check the benefit beyond the income line. Free customization, taxi rides, a submersible, towing equipment or storage may justify a purchase whose arithmetic payback is weak.
- Calculate a rough payback. Divide the listed cost by the listed weekly income when both figures exist. For active properties, do not treat mission payouts as weekly business income.
- Keep enough cash for the story. A $10 million, $30 million or $150 million purchase can delay other activities and upgrades even when it eventually pays.
- Buy at the property itself. Use the pause-menu map, travel to the location and approach the realty sign. Do not look for a Dynasty 8 Story Mode website checkout.
- Respond to management requests. The manual warns that failing to help can reduce a business’s weekly profit.
Common mistakes and how to avoid them
Confusing active payouts with passive income
McKenzie’s $5,000 and $7,000-plus figures require completing missions. Sonar’s $23,000 figure is tied to nuclear-waste collection. Neither should be compared directly with a business that deposits money every seven days without an activity requirement.
Assuming every protagonist can use every facility
Ownership follows the buyer. If Franklin buys Los Santos Customs, Michael and Trevor do not gain the same facility access. Plan purchases around the character you actually play.
Taking a guide’s old figures as a current test
The detailed inventory is dated 2014, while Rockstar’s purchasing clarification was updated April 30, 2024. The recommendations here are calculations and synthesis from those references, not a fresh hardware, platform or version test. If a current patch or edition behaves differently, verify the in-game sign and your platform’s completion requirements.
Buying the most expensive property because it has the largest weekly number
A large weekly amount does not make a property efficient. The golf club demonstrates the problem: $264,500 per week sounds impressive, but $150 million divided by that payment is 568 weeks according to GTABase.
Spending a character’s money on the wrong kind of benefit
Do not buy an active property expecting an automatic deposit, and do not buy a utility property expecting it to outperform an income business. Before confirming a purchase, identify whether the listed benefit is weekly cash, payment per completed job, a free service or access to equipment. This one distinction prevents most bad comparisons.
A practical purchase order
For a player who wants a balanced Story Mode portfolio, a sensible order is:
Recommended Free Tools
- Buy McKenzie Field Hangar when Trevor’s repeatable missions appeal to you and you want a low-cost active property.
- Buy Smoke on the Water when Franklin needs a dependable, relatively affordable weekly-income business.
- Buy Sonar Collections Dock when you are ready for the nuclear-waste route, submersible access and related activity.
- Add utility properties such as Los Santos Customs or Downtown Cab Co. only when you will use their free services.
- Leave theaters and the golf club until late, unless collecting properties matters more to you than recovering the purchase price.
This order is a decision framework, not a mandatory optimal route. Story progress, available cash and the activities you enjoy should determine the final choice.
Best Value
- Used Book in Good Condition
Bottom line
For most players, Smoke on the Water is the best straightforward income purchase, Sonar Collections Dock is the best exploration-and-collection purchase, and McKenzie Field Hangar is the best active-mission purchase. Choose Los Santos Customs or Downtown Cab Co. for convenience, not rapid profit. Treat the golf club and cinemas as late-game luxuries, and remember that all listed values come from dated guide data that may vary by version or platform.
Frequently Asked Questions
What is the best GTA 5 Story Mode business for passive income?
Smoke on the Water is the strongest affordable option in the listed figures. It costs $204,000 for Franklin and pays $9,300 per week, implying roughly 22 weekly payments to match the purchase price.
Is Sonar Collections Dock worth buying?
Yes, if you want exploration and a collectible route. It is listed at $250,000, makes a submersible available and pays $23,000 per nuclear-waste item. It is an active collection purchase, not a normal weekly-income business.
What does McKenzie Field Hangar pay?
The listed active payouts are $5,000 per ground arms-trafficking run and $7,000 or more per air mission. Trevor must complete the missions; the money is not a passive weekly deposit.
Is the Los Santos Golf Club a good investment?
Not for income efficiency. Its listed price is $150,000,000 and its weekly income is $264,500. GTABase calculates 568 weeks to break even, so it is mainly a luxury or completionist purchase.
Can any protagonist use a property after one character buys it?
No. Ownership and facility access are character-specific. Check the eligible buyer before purchasing and plan around the protagonist who will use the property.
How do you buy properties in GTA 5 Story Mode?
Open the pause-menu map, travel to the property and approach its realty sign. Dynasty 8 is unavailable for Story Mode purchases by design.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
The Bottom Line
Best overall value: Smoke on the Water for affordable passive income, Sonar Collections Dock for collecting and exploration, and McKenzie Field Hangar for repeatable missions. Buy utility properties only when you will use their services, and leave the golf club and cinemas for late-game luxury or completion goals.
