India’s alternative-accommodation market is projected to reach ₹415 billion in gross booking value (GBV) by FY29, expanding at a 21.2% compound annual growth rate, according to Booking.com and VIDEC Consultants’ 2026 study reported by Moneycontrol. GBV is the value of bookings made through the category—not operator profit, tax receipts or government revenue.

The category includes homestays, holiday homes and rentals, villas, apartments, serviced apartments, bed-and-breakfasts and aparthotels. Its rise is adding capacity where conventional hotels are scarce while giving travellers more space, kitchens, flexible layouts and locally rooted experiences.

How large is India’s alternative-accommodation market?

The ₹415 billion FY29 projection sits within a broader Indian travel market estimated at ₹8,200 billion. Alternative accommodation already represented about 13% of lodging GBV in FY26. Digital distribution has been a major enabler: listed properties more than doubled from FY23 to FY26.

Digitally distributed listings 102,200 in FY23; 215,000 in FY26 More than doubled over the period
Share of lodging GBV About 13% in FY26 Alternative accommodation, not the entire travel market

Another estimate uses a different market definition: Cognitive Market Research, cited by NITI Aayog in 2025, put Indian homestay-market revenue at ₹4,722 crore in 2024 and forecast an 11.0% CAGR for 2024–2031. That figure should not be substituted for the ₹415 billion forecast because the studies measure different scopes and metrics.

Why travellers are choosing stays beyond hotels

More usable space for groups and longer trips

Separate bedrooms, kitchens and larger living areas make apartments, villas and holiday homes practical for families, colleagues and people staying for weeks rather than nights. In the Booking.com and VIDEC survey, 41% of respondents cited additional living space, while 40% valued the ability to accommodate family members or colleagues.

Local experiences and offbeat destinations

Homestays can combine lodging with local food, neighbourhood knowledge and cultural contact. Thirty-nine percent of surveyed travellers cited authentic local experiences. NITI Aayog reports that 87% were interested in extended trips and 69% preferred lesser-known destinations. A cited 2021 study found that 72% prioritised supporting local communities and 94% sought eco-friendly options.

Work, business and purpose-driven travel

Workcations, digital-nomad stays and trips organised around family, study or events broaden demand beyond traditional holidays. Business travellers generated 19% of alternative-accommodation room nights in FY26, and the report projected a 21% share in FY27.

Which places are growing fastest?

Metropolitan areas and established holiday destinations still held 46% of alternative-accommodation inventory in FY26. Growth is spreading into Tier-II cities, religious centres and emerging leisure markets rather than remaining concentrated in Goa and long-established hill stations.

Location Reported listing growth, June 2025–June 2026
Greater Noida 114–179%
Ghaziabad 86–163%
Indore 101–131%
Ayodhya 95–108%

The ranges indicate results reported across the market’s measures or periods in the cited study; they are not a guarantee that every property in a city achieved the upper figure. Religious travel, new business districts, infrastructure projects and event-driven demand can all support local supply, but occupancy and regulation still determine whether listings remain viable.

How homestays, holiday homes and aparthotels differ

The labels overlap in online marketplaces, so compare the actual unit and service rather than relying on the name.

What the accommodation shortage means for the sector

A NITI Aayog and Ministry of Tourism report published in 2025 cites a shortage of more than 200,000 hotel rooms in India. Homestays and bed-and-breakfasts can add capacity with less capital than a full-service hotel, especially in underserved locations and during seasonal peaks. They do not eliminate the need for professionally managed hotels, but they can absorb demand that would otherwise go unserved or push prices sharply higher.

The same report cites MakeMyTrip data showing homestays at 10% of hotel room-night sales and more than 100,000 rooms. An Oxford Economics study cited by NITI Aayog calculated that Airbnb activity contributed ₹7,200 crore to India’s GDP and supported more than 85,000 jobs in 2022; its guests spent ₹6,400 crore in India that year. These are platform- or study-specific measurements, not totals for the whole alternative-accommodation economy.

What technology is changing for hosts

Digital distribution and guest operations

Online booking, identity and payment workflows give small operators access to demand that was once reserved for hotel chains. Property-management tools can coordinate calendars, messages, cleaning and check-in instructions. Accurate photographs, current amenities and prompt support are essential because a mismatch between listing and reality quickly appears in reviews.

Dynamic pricing

Across Bengaluru, Goa, Hyderabad, Jaipur, Mumbai, Pune and Siliguri, properties with high dynamic-pricing scores reported 108–190% higher revenue per available room than properties using fixed pricing. This is an observed comparison, not proof that dynamic pricing alone caused the difference. Seasonality, location, property quality, demand mix and operator capability may also explain the gap.

For a host, pricing software is therefore a decision aid rather than a substitute for understanding local events, minimum stays, cleaning costs, taxes and cancellation risk.

What hosts and policymakers must solve

Trust, safety and service execution

  • Keep photographs, room counts, amenity lists and house rules accurate.
  • Provide a reliable, documented check-in process and a reachable contact for problems.
  • Maintain consistent cleaning, linen, sanitation and basic safety standards.
  • State access constraints, power backup, internet performance and parking conditions clearly.
  • Use reviews and complaint data to correct recurring service failures.

Finance and compliance

NITI Aayog’s 2025 policy work says homestay and bed-and-breakfast rules are not uniform across states. Registration may involve several stakeholders and can be delayed. The report recommends transparent, light-touch frameworks that protect tourists and homeowners, preserve heritage, build regulator and host capacity, and integrate digital platforms. It also points to PM MUDRA financial assistance and the need for finance to improve sanitation and amenities.

Before accepting bookings, an owner should check the relevant state and local registration, fire, tax, zoning and building requirements. A national growth forecast does not override those local rules.

What the ₹415 billion forecast means for travellers

  1. Compare the unit, not just the nightly rate. Add cleaning fees, taxes, transport, meals and the value of a kitchen or extra bedroom.
  2. Read recent reviews for operational evidence. Focus on cleanliness, check-in, response time, internet and noise rather than generic praise.
  3. Confirm who is responsible on arrival. Ask for the exact address, access procedure and an emergency contact.
  4. Match the property to the trip. A hosted homestay may suit cultural immersion; an apartment or villa may better fit a family, work team or longer stay.
  5. Check cancellation and occupancy rules. These can matter more than a small difference in the headline price.

As inventory expands into smaller cities and religious destinations, travellers should gain more choice, but quality will remain uneven. Trust signals, clear standards and dependable support will determine whether new supply becomes a durable alternative to hotels.
