Delete the hidden .maintenance file from your WordPress root directory, then purge your caches. WordPress creates this file while an update runs and normally removes it when the update finishes. A timeout, exhausted memory, lost connection, permission problem, or plugin conflict can leave the file behind, making the site show “Briefly unavailable for scheduled maintenance.” If the file returns after deletion, the update is still failing and the underlying server, permission, or extension problem must be fixed.

What the maintenance message means

WordPress uses a small hidden file named .maintenance as a temporary lock. During a core, plugin, or theme update, WordPress places that file in the site’s root directory. While it exists, visitors receive a maintenance screen instead of the normal site. A successful update removes the file automatically.

The message becomes a problem when an update is interrupted. Common interruptions include a PHP timeout, insufficient memory, a dropped browser or server connection, incorrect file permissions, or a plugin and theme conflict. The file itself is usually only the symptom; deleting it clears the lock, but it does not repair an update that failed halfway through.

There are two separate situations to distinguish:

  • One-time stale lock: the update finished or stopped, but .maintenance remained. Removing the file restores access.
  • Recurring lock: an update starts again and recreates the file. Repeated deletion only hides the failure temporarily.

  1. Stop any update that is visibly still running in another browser tab or administrator session. Do not start several updates at once.
  2. Make a backup of the site files and database if your hosting panel still allows access. At minimum, preserve wp-content, wp-config.php, and the database export.
  3. Open the WordPress root directory. It is commonly named public_html or www and contains wp-admin, wp-content, and wp-activate.php.
  4. Enable display of hidden files (dotfiles).
  5. Delete only the file named .maintenance in that root directory.
  6. Clear every cache layer and test the front end and /wp-admin in a private browser window.

Do not delete the entire WordPress directory, the wp-content directory, or similarly named files. The leading dot is important: .maintenance is a specific file, not a folder.

Find the correct WordPress root directory

Deleting a file from the wrong folder has no effect. The root is the directory from which that WordPress installation runs. Look for all of these items together:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • wp-admin
  • wp-content
  • wp-includes
  • wp-activate.php
  • wp-config.php (unless it is stored one directory above for security)

On shared hosting, the directory is often public_html, www, htdocs, or a domain-specific folder. A server can host several WordPress sites, so check that the folder contains the domain showing the maintenance message. For a subdirectory installation, the root may be something such as public_html/blog, not the account’s top-level directory.

Choose an access method

Use the method you can access without changing unrelated files. FTP/SFTP and a hosting file manager are visual and safer for occasional repairs; SSH is quickest when you are comfortable with a shell.

Method What you need Best for Main caution
FTP or SFTP Host, username, password or key, and a client such as FileZilla Sites where the hosting panel is unavailable Reveal hidden files and confirm the remote path before deleting
Hosting file manager Access to cPanel or an equivalent host panel Non-technical administrators Enable “Show Hidden Files” or the dotfile will be invisible
SSH Shell account and the correct site path Fast, direct recovery A command in the wrong directory can remove the wrong file
WP-CLI SSH access, WP-CLI, and a working WordPress directory Administrators already using command-line WordPress tools Run commands from the installation’s root and verify the target first

Delete .maintenance with FTP or SFTP

1. Connect to the server

Open your FTP/SFTP client and connect with the credentials supplied by your host. SFTP is preferable when available because it encrypts the connection. Browse to the directory containing wp-admin and wp-content.

2. Show hidden files

In FileZilla, use Server > Force showing hidden files. Refresh the directory after changing the setting. Dotfiles may appear dimmed or with a different icon.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Confirm and remove the file

Verify that the name is exactly .maintenance, with no extension such as .maintenance.txt. Delete that one file from the remote WordPress root. Do not remove a local copy only; the server-side file is the one controlling the site.

4. Test and cache-purge

Open the site in a private window, visit /wp-admin, and check whether the update completed. Purge plugin, host, reverse-proxy, and CDN caches if the old maintenance page remains visible.

Delete it from cPanel or another hosting file manager

  1. Sign in to the hosting control panel and open File Manager.
  2. Enable Show Hidden Files (dotfiles) in the file manager’s preferences. The exact dialog label can vary by host.
  3. Open public_html, www, or the domain’s document-root folder.
  4. Confirm the presence of wp-admin, wp-content, and wp-includes.
  5. Select .maintenance, choose Delete, and confirm the action.
  6. Use the file manager’s reload button, then test the site and clear caches.

If the file manager reports that the file does not exist, refresh the listing and check that hidden files are enabled. If it still cannot be found, continue to the troubleshooting section rather than deleting similarly named files.

Delete it over SSH

SSH is appropriate when you know the document-root path. First change to the directory that contains wp-admin:

cd /path/to/wordpress

Confirm the path and list hidden files:

pwd
ls -la

When the listing shows the expected WordPress directories and a file named .maintenance, remove that file:

rm -- .maintenance

The -- prevents a filename from being interpreted as an option. If you receive “No such file or directory,” you are probably in the wrong installation, hidden files are not being listed as expected, or the lock has already been removed. If you receive a permissions error, ask the host or the account owner to correct ownership and permissions instead of forcing deletion as another user.

WP-CLI can be useful for checking the installation and rerunning updates after access is restored. Run it from the same directory and use the maintenance command provided by the WP-CLI version installed on your server; command availability can differ by installation. Do not run bulk update commands until you have a current backup.

Purge caches after deleting the file

Removing .maintenance changes the server’s file system, but a cached response can continue showing the maintenance screen. Clear each layer that can serve HTML:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • WordPress cache plugin: use its purge or clear-cache action. Common examples include WP Rocket and LiteSpeed Cache.
  • Host-level page cache: use the hosting panel’s cache purge control if one exists.
  • Reverse proxy or CDN: purge the affected URL or the full cache when necessary. Cloudflare, for example, can continue serving an earlier response until its cache is cleared.
  • Browser cache: test in a private window or a different network after server-side caches are purged.

Check both the home page and an uncached administrative URL such as /wp-login.php. If the private window works but your regular browser does not, the server is probably fixed and the remaining copy is local browser cache.

What to check after the site comes back

Do not assume that deleting the lock means the interrupted update completed cleanly. In the dashboard, review the update screen and look for plugins or themes that still report an available update. Check the site’s key pages, forms, media uploads, and login. Review error logs supplied by the host if anything is missing or produces a fatal error.

Run one update at a time and wait for its completion screen. If an update failed, use the normal dashboard updater again only after confirming that the site is backed up and that the server has enough resources. Avoid repeatedly clicking an update button while the first request may still be running.

If the maintenance file is absent

There are several explanations:

  • The file was removed but a cache is still serving the old page. Purge caches and retest privately.
  • You are viewing the wrong document root or a different domain’s installation. Recheck the directory markers and the hosting panel’s domain mapping.
  • The message is generated by a plugin or another maintenance feature rather than WordPress core. Inspect recently changed plugins and the host’s error logs.
  • The file was recreated and removed between checks because an automated update is still running. Wait for that process to finish, then inspect again.

Do not create a replacement .maintenance file. WordPress will create and remove its own flag when an update needs it.

When the file keeps coming back

A recurring file means the update process is failing again. Find that failure instead of deleting the file in a loop. The most likely categories are resource limits, permissions, update connectivity, or an incompatible extension.

Insufficient PHP memory or execution time

An update can stop when PHP reaches a memory limit or a server execution timeout. The symptom may be a maintenance lock with no useful message in the browser. Check the PHP and hosting resource limits shown by your host, then compare them with the requirements of the update. Ask the host to review PHP-FPM or web-server logs if you cannot see those limits. Increasing a limit without understanding the account’s plan or server policy may not be possible.

File ownership and permissions

WordPress must be able to write and then remove files in the installation. A previous manual upload, migration, or command run as a different system user can leave files owned by the wrong account. A host or administrator should correct ownership and apply the site’s established permission policy. Do not recursively change permissions across the entire account as a blind fix.

Connection or update-server failure

A lost connection while downloading or unpacking an update can leave incomplete files. Check whether the host blocks outbound requests, whether DNS is working, and whether the update error identifies a failed download. Once the cause is corrected, restore or replace incomplete files using the normal updater or a clean package from a trusted WordPress source.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Plugin or theme conflict

An extension can interrupt an update or trigger a fatal error as WordPress loads. If the dashboard is inaccessible, use FTP, SFTP, or the file manager to rename the suspected plugin directory inside wp-content/plugins. For example, append -disabled to that plugin’s folder name. WordPress then treats it as unavailable and deactivates it. Rename only the suspected folder, record the original name, and restore it after testing. If the site recovers, update or replace the extension before reactivating it.

Use WP_DEBUG to expose a fatal error

If the maintenance screen returns and logs do not reveal why, temporarily enable WordPress debugging in wp-config.php. Place the settings before the line that says WordPress should stop editing the file:

define( 'WP_DEBUG', true );
define( 'WP_DEBUG_LOG', true );
define( 'WP_DEBUG_DISPLAY', false );

With display disabled, visitors do not see raw errors while WordPress writes details to wp-content/debug.log. Reproduce the failed update once, read the log for the named plugin, theme, or PHP file, and correct that cause. Turn debugging back off when finished by setting WP_DEBUG to false and removing or disabling the temporary logging settings. Treat logs as sensitive: they can contain file paths and technical details.

If an interrupted update damaged core files

An update that stopped during file replacement can leave a missing or corrupted core file. Signs include a fatal error naming a file under wp-admin or wp-includes, a blank page after the lock is removed, or a dashboard that cannot load. Preserve the backup and error log, then use the host or a qualified administrator to restore clean WordPress core files while retaining wp-content and the site configuration. Do not overwrite custom content or configuration files indiscriminately.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

After core recovery, update plugins and themes individually. Confirm that the PHP version and server limits are compatible with the versions you intend to run, and watch the error log during each update.

Decision guide

Symptom Next action
Site is stuck once; .maintenance is present Back up, delete the file from the correct root, purge caches, and test.
File is gone but visitors still see the message Purge WordPress, host, CDN, and browser caches; verify the domain’s document root.
File reappears after every deletion Investigate the failed update: memory, timeout, permissions, connectivity, or conflicts.
Plugin folder is implicated Rename that plugin directory to deactivate it, then inspect logs and update it safely.
Fatal error names core files Preserve backups and logs; repair or restore core files without overwriting wp-content.
No file and no cache explains the page Check for a plugin-provided maintenance mode, theme code, host outage, or a different site root.

Prevent the maintenance lock from returning

  • Keep current file and database backups before core, plugin, or theme updates.
  • Update one component at a time so a failure has a clear culprit.
  • Keep PHP memory and execution limits appropriate for the site’s workload, within the host’s policy.
  • Remove unused plugins and themes to reduce conflict and update surface area.
  • Use SFTP or the hosting file manager with the correct account ownership; avoid ad-hoc permission changes.
  • Monitor host error logs after updates and resolve warnings before they become fatal errors.
  • After recovery, document the site root, backup location, cache layers, and the person who can access them.

The hidden file is a useful recovery clue, not a permanent maintenance switch. A single stale .maintenance file is normally cleared in minutes; a file that repeatedly returns is evidence that the update environment needs attention.
