Colt Data Centre Services (Colt DCS) and RMZ have started construction of Mumbai 3, their third facility at the Navi Mumbai Campus in India. Announced on 15 October 2026, the project is being built for AI and other high-density computing workloads, with its first hyperscale customer already signed but not publicly identified.
What Colt DCS and RMZ announced
Mumbai 3 is under construction at the partners’ Navi Mumbai Campus. Ground preparation began in December 2025, and the companies say the facility is fully pre-let following the signing of its first hyperscale customer. Construction follows the existing Mumbai 1 and Mumbai 2 facilities on the same campus.
The announcement describes Mumbai 3 as an AI-ready data centre rather than a conventional general-purpose site. Its design is intended for larger deployments, higher rack densities and intensive artificial-intelligence and high-performance-computing workloads.

| Measure | Published figure | Qualification |
|---|---|---|
| Mumbai 3 planned capacity | 64MW | AI-ready capacity stated by Colt DCS and RMZ in 2026 |
| Navi Mumbai Campus operational capacity after Mumbai 3 | 86MW | Company projection for the campus once the facility is delivered |
| Full campus build-out potential | Up to 148MW | Long-term potential stated by Colt DCS and RMZ |
| Joint-venture investment plan | $1.7 billion | Equal Colt DCS-RMZ plan announced in 2024 and referenced in the 2026 release |
| Target across Mumbai and Chennai | Approximately 250MW | Regional target for the joint venture, not capacity of Mumbai 3 alone |
The 64MW allocation makes Mumbai 3 the major next increment at the Navi Mumbai site. The stated 86MW operational figure refers to the campus after this project is in service, while 148MW is a wider build-out ceiling rather than committed operating capacity.

Where is Mumbai 3?
Mumbai 3 is located within the Navi Mumbai Campus in Maharashtra, India. It is part of a multi-building campus strategy, with Mumbai 1 and Mumbai 2 already forming the first two facilities. The campus model allows additional buildings and shared power and connectivity infrastructure to be developed in phases.
How the AI-ready design works
Hybrid air and liquid cooling
The facility will combine traditional air cooling with direct liquid-to-chip cooling. Air systems can handle conventional heat loads, while liquid is routed directly to compatible processors or other high-density components, allowing the site to support equipment that produces substantially more heat per rack than ordinary enterprise deployments.
Closed-loop water management
A closed-loop cooling system is planned to deliver near-zero wastewater. “Near-zero” is the companies’ description; it does not establish that the facility will use no water or discharge absolutely no wastewater under every operating condition.

Electrical infrastructure
Mumbai 3 will use a 220kV gas-insulated substation (GIS). The high-voltage installation is intended to provide the power infrastructure needed for dense computing deployments, although the announcement does not publish a rack-density limit, redundancy classification or detailed electrical topology.
Renewable energy and connectivity
The project is planned to run on 100% renewable energy. It will also be carrier-neutral, with access to high-capacity fibre routes. Carrier neutrality allows customers to select among network providers instead of being tied to a single carrier, an important feature for hyperscale and cloud deployments that require multiple diverse connections.
Customer status and delivery information
The first hyperscale customer has signed an agreement, and Colt DCS and RMZ describe Mumbai 3 as fully pre-let. The customer’s identity has not been disclosed. No independent completion date has been published, so the announcement does not support a firm in-service or handover schedule.

Pratap Mane, Colt DCS’s country head for India, said demand is shifting toward larger deployments, higher rack densities and infrastructure for increasingly intensive AI workloads. He identified liquid cooling and enhanced power infrastructure as the project’s principal tools for scaling those workloads while maintaining operational resilience and efficiency.
