Colt Data Centre Services (Colt DCS) and RMZ announced on 15 October 2026 that construction had begun on Mumbai 3, a third data center at their Navi Mumbai campus. The facility is designed to deliver 64MW of AI-ready capacity for high-density computing and is already fully pre-let to a hyperscale customer whose identity has not been disclosed.

What Colt DCS and RMZ announced

Mumbai 3 is being developed at the partners’ Navi Mumbai campus in Maharashtra. Its planned 64MW capacity is intended for artificial-intelligence systems and other workloads that require much more power and heat removal per rack than conventional enterprise servers.

The 15 October announcement marks the start of construction. Ground preparation had begun in December 2025, so the project had been progressing before the formal construction announcement. Neither Colt DCS nor RMZ disclosed a target completion date.

How the cooling system is intended to support AI workloads

Mumbai 3 combines conventional air cooling with direct liquid-to-chip cooling. Air systems can handle ordinary equipment and parts of the facility, while liquid cooling places a coolant path close to the processors that generate the most heat. That combination lets the operator match cooling technology to different rack densities instead of relying on air alone for every deployment.

Tecmojo 6U Wall Mount Server Cabinet IT Network Rack Enclosure Lockable Door and Side Panels Black, Cooling Fan, Standard Glass Door, 450mm Depth, for 19” IT Equipment, A/V Devices
  • Save valuable floor space: 6U wall mount server cabinet Dimensions: 13.78" H x21.65" W x17.72" D.Maximum mounting depth is 14.2"
  • Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access. Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference
  • Easy equipment configuration: Fully adjustable mounting rails and numbered U positions, with square holes for easy equipment mounting with top and bottom punch-out panels for easy cable access
  • Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
  • PCI & HIPPA and EIA/ECA-310-E compliant

The design also uses a closed loop. Coolant is circulated and reused rather than continually discharged, an approach Colt DCS and RMZ say is intended to reduce cooling wastewater. The announcement does not provide an operating water-consumption figure or a measured reduction, so the wastewater benefit remains a design objective rather than a reported performance result.

Pratap Mane, Country Head, India at Colt DCS, said: “Built with AI readiness at its core, the facility incorporates advanced cooling capabilities, including liquid cooling and enhanced power infrastructure to support high-density deployments.”

How Mumbai 3 fits the India joint venture

The facility is part of the Colt DCS-RMZ joint venture announced in 2024. That partnership outlined a planned $1.7 billion investment in India’s data-center market and approximately 250MW of capacity across Mumbai and Chennai. Its initial development focus was Navi Mumbai and Ambattur in Chennai, with the possibility of another site later.

At 64MW, Mumbai 3 is the largest disclosed addition described in the announcement, but the 86MW campus figure should not be read as the facility’s own capacity. It represents the reported Navi Mumbai campus total after Mumbai 3 is included.

Deepak Chhabria, President at RMZ Digital Infrastructure, said: “At Mumbai 3, we are developing a future-ready campus designed to enable hyperscalers and neo-cloud providers to scale seamlessly as their capacity and computing needs evolve.”

Power and employment plans

Colt DCS and RMZ say the completed facility will run on 100% renewable energy. This is a company-reported plan; the announcement does not identify the renewable procurement structure, generation assets, or matching methodology.

What is still unknown

  • The hyperscale customer has not been named.
  • No completion or service-availability date has been announced.
  • No final IT-load schedule, rack-density range, or deployment timetable has been published.
  • No measured cooling-water, energy-efficiency, or operational-availability results exist yet because the facility is under construction.

Those omissions matter to customers planning capacity. A pre-lease confirms committed demand, but it does not by itself establish when additional capacity will be available to other tenants or exactly which liquid-cooling configurations the site will support.

Why the project matters for India’s AI infrastructure

Mumbai 3 combines three signals of the current data-center build-out: a large power allocation, cooling designed for dense AI hardware, and a hyperscale commitment before completion. Its Navi Mumbai location also gives the joint venture room to expand beyond this single building, with a reported 148MW potential at full campus build-out.

The practical outcome for customers will depend on delivery timing, power availability, cooling performance and the eventual operating terms. For now, the confirmed milestone is the start of construction on a pre-let 64MW facility, while the renewable-energy and employment figures remain stated plans from the developers.
