NRMA Home Contents Standard can cover personal belongings in a strata lot and, for covered listed events, certain owner fixtures treated as general contents. It does not automatically cover every fixture: items insured under an owners corporation’s policy are excluded. Before buying or renewing, match your policy dates to the applicable documents, then compare your certificate with the strata policy.

Which NRMA documents apply to your policy?

Start with your policy commencement date and most recent renewal date. NRMA’s policy booklet index lists different document sets by those dates; the latest document on the website may not govern an existing policy.

The policy contract comprises the certificate of insurance, the PDS and any applicable supplementary PDS. The certificate records your selected cover level, contents sum insured, optional benefits, excess, insurance period and special conditions. Read the applicable documents together rather than relying on a product summary.

How contents insurance fits with strata insurance

Strata insurance and contents insurance have different roles. Strata insurance relates to the owners corporation’s cover for the building and shared property; contents insurance is for belongings in your home. NRMA says an owner can ask the body corporate manager or committee member whether the complex has strata insurance. See NRMA’s Strata Insurance overview and strata-versus-contents explanation, while treating the actual policies as controlling.

Overlap matters when a claim involves a fixture or other item that may be insured by the owners corporation. Do not assume that the strata policy covers every fixture—or that your contents policy does. Check both wordings and ask the strata manager or committee about the complex’s cover.

Which owner fixtures can Home Contents Standard cover?

NRMA’s Home Insurance PDS lists certain fixtures in a strata or similar scheme as general contents under Home Contents Standard and Plus when loss or damage results from a covered listed event. The examples in the PDS are:

How to set a contents sum insured

Estimate what it would cost to replace your belongings, not what they might sell for second-hand. NRMA recommends making a room-by-room list and recording high-value items separately because individual item limits may apply. Keep useful records such as descriptions, values and receipts so you can check the total against your chosen sum insured.

For more on NRMA’s contents cover and inventory guidance, see its Contents Insurance page. The right sum insured depends on your possessions and policy terms; the certificate shows the amount selected for your policy.

Portable contents and the excess

Portable contents is an optional benefit, so confirm whether it is selected and what it covers outside the home. The November 2025 supplement says a Portable Contents Excess applies to claims under that benefit and updates an example using a $250 excess. That is an example in the supplement, not a universal excess. Check your certificate and applicable wording for your actual excess and terms.

Check the flood-cover selection if you live in NSW, the ACT or Tasmania

The November 2025 supplement says NRMA may offer eligible customers in New South Wales, the Australian Capital Territory and Tasmania an option to remove cover for flood, rainwater run-off and storm surge. Customers elsewhere are not eligible for that removal option. If an eligible customer is offered and selects it, those specified perils are not covered. Check the certificate to see whether the option was offered and selected; do not infer the answer from your address alone.

What NRMA’s claims figures do—and do not—tell you

NRMA Insurance reports that it processed more than 53,000 home insurance claims in 2025 and that more than 88% were approved. It also reports storm or flood as the top claim type at 63%. These are NRMA-reported figures, not independent market statistics, and they do not predict whether a particular strata contents claim will be accepted. The policy wording, event, exclusions and your individual documents determine cover.

Practical checks before you commit

  1. Find your commencement and renewal dates, then identify the matching PDS and any supplementary PDS in NRMA’s policy booklet index.
  2. Read your certificate for the cover level, sum insured, selected options, excess and special conditions.
  3. Ask the strata manager or committee what the owners corporation’s policy covers, especially for fixtures in your lot.
  4. Compare both policies for any item that could overlap, and check the applicable listed-event wording and exclusions.
  5. Make a room-by-room replacement-cost inventory and identify high-value belongings that may have individual limits.
  6. Confirm portable-contents terms and, if relevant, the flood-related selection on your certificate. Ask NRMA for clarification if a document or selection is unclear.

Your premium, eligibility, actual overlap with strata insurance and claim outcome cannot be determined from the product wording alone; they depend on your property, dates, certificate, selections and the owners corporation’s policy.
