CapitaLand Investment has unveiled plans for CapitaLand Data Centre Chennai 01, a data centre under development in Ambattur, Chennai. The announcement was made on 15 October 2026, and the current target is completion by the end of 2026.
The project is planned with 53 MW of gross power capacity and 34 MW of IT power across 13 data halls. It is jointly held by CapitaLand India Trust (CLINT) and CapitaLand India Data Centre Fund, with approximately INR 1,940 crore in planned investment.
What CapitaLand announced
CapitaLand Data Centre Chennai 01 is being developed as a hyperscale- and enterprise-ready facility on an approximately four-acre site in Ambattur. CapitaLand’s property page lists the site at four acres, while its India portfolio information gives 4.01 acres.
“Launch” in this context means the project’s public unveiling, not the start of commercial operations. The facility remains under development, so the end-2026 date is a completion target rather than confirmation that the building is already operating.

- Save valuable floor space: 6U wall mount server cabinet Dimensions: 13.78" H x21.65" W x17.72" D.Maximum mounting depth is 14.2"
- Keep critical network equipment secure: glass door and side panels are lockable to prevent unauthorized access. Front door can be installed on either side of the front of the cabinet to satisfy your door swing orientation preference
- Easy equipment configuration: Fully adjustable mounting rails and numbered U positions, with square holes for easy equipment mounting with top and bottom punch-out panels for easy cable access
- Durability: Made of high quality cold rolled steel holds up to 110lb (50kg) (Easy Assembly Required)
- PCI & HIPPA and EIA/ECA-310-E compliant
53 MW is gross site capacity, not IT load
The headline 53 MW figure describes the project’s planned gross power capacity. The power available to computing equipment is stated separately as 34 MW of IT power across 13 data halls. These figures measure different layers of a data centre’s electrical design and should not be treated as interchangeable.
| Measure | Announced figure | What it describes |
|---|---|---|
| Gross power capacity | 53 MW | Total planned site power capacity at completion, according to CapitaLand’s 15 October 2026 announcement |
| IT power | 34 MW | Planned power for servers and other IT equipment across 13 data halls |
| Property-page capacity | 54 MW | Figure shown on CapitaLand’s current property listing; the listing does not establish that it replaces the announcement’s 53 MW figure |
| Planned investment | Approximately INR 1,940 crore | Total project investment stated in the 2026 announcement |
Because the property page displays 54 MW while the launch announcement specifies 53 MW gross capacity, each number should be attributed to its source. The available information does not explain the one-megawatt difference.
Where the facility is located and how it is designed
Ambattur site near cable landing infrastructure
The data centre is planned in Ambattur, Chennai, close to cable landing stations. That location can support international network routes and is relevant to customers that need diverse, low-latency connectivity. The project is designed to be carrier-neutral, meaning customers are intended to have access to multiple telecommunications carriers rather than being tied to one network provider.

High-density and liquid-cooling readiness
The design is intended to support high-density deployments and liquid-cooled equipment. Liquid-cooling readiness is increasingly important for computing systems whose heat output can exceed the practical limits of conventional air cooling. The announcement does not specify which liquid-cooling technology, rack densities or deployment timetable will be used.
Dedicated electrical substation and sustainability measures
A dedicated 110 kV substation is planned for the facility. Stated efficiency and sustainability features include high-efficiency chillers, water economisation, intelligent energy and infrastructure management, and solar panels. The project is targeting LEED Gold certification; a certification award has not been announced.
Who owns the project and who is expected to use it?
CapitaLand India Trust and CapitaLand India Data Centre Fund jointly hold Chennai 01. The planned INR 1,940 crore investment is associated with this development.

CapitaLand identifies the intended customer groups as global technology companies, cloud service providers, hyperscalers and large domestic enterprises. No committed tenant has been publicly named in the available announcements. The sources also do not identify the eventual operator, equipment suppliers or a pre-leasing agreement.

How the schedule changed from the earlier plan
The current 53 MW, end-2026 target supersedes an earlier proposal. A December 2022 CLINT investor presentation described a 55 MW facility on the 4.01-acre Ambattur site, with completion planned for the end of 2025 and estimated total investment of INR 19.4 billion (INR 1,940 crore).
| Plan | Capacity | Target completion | Source period |
|---|---|---|---|
| Earlier proposal | 55 MW | End of 2025 | CLINT investor presentation, December 2022 |
| Current announcement | 53 MW gross power; 34 MW IT power | End of 2026 | CapitaLand Investment announcement, 15 October 2026 |
The public material does not state why the capacity changed from 55 MW to 53 MW or why the schedule moved by a year. The 2025 date should therefore be treated as historical, not as the project’s current deadline.
What the announcement establishes—and what it does not
- Established: the project name, Ambattur location, 53 MW gross capacity, 34 MW IT power, 13 planned data halls, joint ownership, approximately INR 1,940 crore investment and an end-2026 completion target.
- Established: planned carrier-neutral connectivity, a dedicated 110 kV substation, support for high-density and liquid-cooled deployments, and the listed sustainability measures.
- Not established: an operating date, a named hyperscaler or other tenant, final operator, equipment supplier, rack-density specification, or LEED Gold award.
Until CapitaLand announces completion or operations, Chennai 01 should be described as a planned or under-development data centre. Its headline scale is best understood by keeping gross site capacity and IT power separate.
