Steven McClurg, Canary Capital’s founder and CEO, told Benzinga that he believes a secular bond bear market began in 2016 and could last more than 30 years. He also forecast that the 10-year Treasury yield could reach 8% within four years. Those are McClurg’s predictions—not established facts or a settled market consensus. The more immediate question for REIT ETF investors is how a sustained period of higher rates could affect property companies and the different kinds of funds that hold them.

What McClurg predicted—and what it does not establish

In an interview reported by Benzinga on October 11, 2026, McClurg said the 34-year bond bull market ended in 2016. He described a secular bond bear market as likely to last more than 30 years and said the 10-year Treasury yield could reach 8% within four years. The article attributes a 1.37% 2016 yield low to McClurg; that figure and his forecasts are reported interview claims, not independently verified here.

A long-term forecast is a scenario, not a timetable investors can treat as certain. The interview does not establish that other forecasters share McClurg’s view, nor does it show that Treasury yields will follow a straight path upward. The implications for REITs therefore make sense to examine as possible risk channels, not as proof that every real-estate stock or ETF must fall.

How persistently higher rates could affect REITs

McClurg called real estate “probably the asset that will be most impaired” if higher mortgage rates weaken demand. The interview outlines several ways higher rates could put pressure on property companies, though the effect depends on financing, property type, and market conditions.

Refinancing and interest expense

A REIT that needs to refinance debt when rates are higher may face a larger interest bill. That can leave less cash for investment or distributions. The exposure depends on when debt comes due and whether financing is fixed- or floating-rate. A company with longer-term fixed-rate debt may face less immediate refinancing pressure than one with substantial near-term maturities.

Property valuations and discount rates

Higher discount rates can put pressure on the present value investors assign to future property income. That is a valuation mechanism, not a guarantee that every property price or REIT share price will decline: rental growth, property-level demand, and other market conditions also matter.

Competition from Treasury yields

If Treasury yields rise, they may offer investors more income relative to REIT distributions. That can make REIT income less compelling at the margin, but the relative appeal depends on the yield, risk, and growth prospects investors see in each asset. A higher Treasury yield alone does not determine a REIT’s return.

Mortgage rates and housing demand

Higher mortgage rates can reduce housing affordability and weigh on demand. The impact will vary by property sector and local conditions; the interview’s concern about housing does not establish a uniform effect across all real-estate businesses.

VNQ, XLRE, and REM represent different exposures

The funds discussed in the Benzinga article are examples, not McClurg’s recommendations. They are not interchangeable proxies for the same real-estate risk: their mandates point to different parts of the listed market.

ETF Exposure described in the sources What to keep in mind
VNQ Vanguard says it tracks a U.S. real-estate index that includes publicly traded equity REITs and other real-estate-related investments. The Vanguard product page reported 140 holdings as of July 31, 2026, and a 0.13% expense ratio as of May 28, 2026. The holdings count and expense ratio are dated figures, not permanent fund attributes. Check Vanguard’s current product page for updated information.
XLRE State Street identifies XLRE as its Real Estate Select Sector SPDR ETF. Benzinga describes it as focused on real-estate companies in the S&P 500, a narrower universe than a broad real-estate fund. State Street’s official page includes performance data dated August 31, 2026. Check its current fund page for the benchmark, holdings, and fees before making a precise comparison.
REM iShares says REM tracks U.S. REITs holding residential and commercial mortgages. Mortgage REIT exposure differs from a fund focused mainly on companies that own properties. Benzinga notes sensitivity to funding costs, interest-rate spreads, and mortgage-backed securities values. See the iShares fund page.

How to assess a REIT ETF for rate sensitivity

A fund label alone does not tell you how its holdings may respond to a higher-rate environment. To compare ETFs, examine the underlying exposure and the financing characteristics of their holdings rather than treating all real-estate funds as one trade.

  1. Start with the mandate and index. Distinguish property-owning equity REITs from mortgage REITs, which hold mortgage-related assets and have different funding and spread risks.
  2. Check breadth and concentration. Compare the number and types of holdings, sector exposure, and the weight of larger issuers using official fact sheets or holdings data.
  3. Review financing risks in the holdings. Look for leverage, debt maturities, and fixed- versus floating-rate borrowing where company disclosures make those details available.
  4. Compare costs and distributions. Check expense ratios and distribution characteristics using documents with matching as-of dates. A distribution is not a guaranteed return.
  5. Align performance periods. Compare returns over the same dates and against appropriate benchmarks; mismatched periods can produce misleading rankings.

The cited fund pages and interview do not provide a complete, current, aligned dataset for all these measures. They are not enough to rank VNQ, XLRE, and REM as winners or losers under McClurg’s scenario. Verify current prospectuses and fund documents before making a fund-level comparison.

What investors can reasonably take from the call

McClurg’s forecast raises a useful question about how REIT income and financing might hold up if borrowing costs remain high for a long time. It does not answer that question for every fund. The relevant exposure depends on what a fund owns, how those companies are financed, and whether property income and demand can support their businesses.
