Blue Owl Capital’s data-center company, STACK Infrastructure, is seeking an A$8.5 billion syndicated loan—about US$5.9 billion—to finance its third data center in Melbourne. The figure is commonly rounded to $6 billion, but Bloomberg Law reported on July 30, 2026 that discussions were still at an early stage and the transaction had not closed.
The proposed debt is an important test of whether lenders will keep funding AI infrastructure while demanding stronger evidence on power, construction schedules, tenant contracts and community approvals.
What the proposed Melbourne loan would finance
According to Bloomberg Law’s July 30, 2026 report, STACK Infrastructure is discussing a syndicated loan of A$8.5 billion, equivalent to approximately US$5.9 billion at the figure cited in the report. The proceeds would fund STACK’s third data center in Melbourne.

A syndicated loan is funded by several banks rather than one lender. That structure can spread exposure, but it also requires enough participating banks to agree that the project’s construction, power supply and customer revenue are bankable.

Why the loan matters during the AI-sector selloff
Data centers built for cloud computing and artificial-intelligence workloads require unusually large amounts of electricity, equipment and capital before revenue begins. During an AI-related market selloff, lenders are less willing to rely on broad demand forecasts alone. They examine whether a specific site can obtain power, connect to the grid, complete construction on schedule and retain customers under enforceable contracts.
Arthur D. Little partner Sean McDevitt told Reuters, “The financing side of the AI buildout is starting to ask much harder questions than the demand side.” That distinction is central to the Melbourne proposal: demand for computing may remain strong while an individual project still faces delays, cost overruns or insufficient contractual protection.

Project Jupiter illustrates the execution risk
Reuters reported that Oracle issued a force-majeure notice connected with Project Jupiter, a New Mexico campus that STACK is building for OpenAI. Reuters said the program was delayed by a year. Blue Owl had about $3 billion of equity invested in the project, and the delay pushed higher returns further into the future because the campus must be completed before those returns can be realized.
A force-majeure notice generally signals that a party is asserting an extraordinary event or circumstance affecting its contractual obligations. The reported notice does not by itself establish the final allocation of costs or liability, but it demonstrates how a power, construction or contracting problem can affect both sponsor equity and lender confidence.

Power availability and local opposition are becoming financing issues
Large data centers cannot operate without dependable electricity and grid interconnection. A project may have a customer and financing plan yet still miss its timetable if transmission upgrades, utility approvals or equipment deliveries take longer than expected. Delays can defer revenue, increase interest during construction and postpone investor returns.
Community opposition adds another layer of uncertainty. Data Center Watch, as reported by Reuters, counted 45 projects worth $68 billion facing community opposition in the second quarter of 2026. In the first quarter, 75 projects worth about $130 billion were disrupted. The figures cover projects broadly and do not show that the Melbourne facility itself is opposed, but they indicate that permitting and local acceptance have become material risks for the sector.

Blue Owl’s role and STACK’s role
Blue Owl is the owner or investor and manager of digital-infrastructure funds involved in these developments; STACK is the development and operating company. Blue Owl’s official April 30, 2026 earnings transcript described STACK as its “scaled designer, developer and operator of sustainable digital infrastructure.”
