The most resilient long-term portfolio is diversified, not built around one “perfect” inflation hedge. Treasury Inflation-Protected Securities (TIPS) and Series I Savings Bonds are the clearest inflation-linked tools: both adjust for inflation, but TIPS are marketable and I Bonds are not. Broad stock funds provide the growth needed for decades-long goals, while REITs, real estate, commodities and precious metals can add diversification with meaningful risks. The right mix depends on when you will spend the money, how much volatility you can tolerate, your liquidity needs, taxes and product limits.
What an inflation-resistant investment is—and is not
Inflation reduces the amount of goods and services a dollar can buy. An investment is inflation-resistant when its value, income or long-term return has a reasonable chance of keeping pace with rising prices. That does not mean its price rises every month inflation rises. A security can be a useful long-run hedge and still lose value during a particular year.
Think in terms of real return: the investment return after subtracting inflation. A retirement portfolio, for example, has to fund future groceries, housing, health care and taxes, not merely produce a positive number on a statement. Some holdings should therefore be matched to near-term spending, while others are allowed to fluctuate in pursuit of higher long-run growth.

Why one hedge cannot cover every risk
Inflation arrives in different ways. A sudden energy shock, persistent wage inflation, a recession with falling prices and a period of high interest rates can affect assets differently. TIPS directly reference the Consumer Price Index, but their market prices can fall when real interest rates rise. Stocks can outpace inflation over long periods yet decline sharply during an inflation shock. Gold may diversify crisis or currency risk but generates no operating cash flow. Diversification is the defense against being wrong about the next inflation episode.

The two most direct inflation-linked choices
| Feature | TIPS | Series I Savings Bonds |
|---|---|---|
| Inflation measure | Principal and coupon calculations adjust with monthly CPI-U; principal can rise with inflation or fall with deflation. | Earnings combine a fixed rate with an inflation rate that changes every six months. |
| Term or life | Issued with 5-, 10- and 30-year maturities. | 30-year life. |
| Marketability | Marketable; available at Treasury auctions and through banks, brokers and dealers. | Non-marketable; purchased electronically through TreasuryDirect. |
| Access to money | Can generally be sold before maturity, but the market price may be above or below your purchase price. | Cannot be redeemed during the first 12 months; redemption before five years forfeits the previous three months of interest. |
| Purchase limit | No single annual limit is stated in the Treasury terms summarized here; your intermediary and auction rules apply. | $10,000 per Social Security number per calendar year for electronic purchases. |
| Interest timing | Interest is calculated on inflation-adjusted principal; market value changes before maturity. | Interest accrues until redemption, providing tax-timing flexibility. |
| Best fit | Investors needing market liquidity, a maturity ladder or a known real-income schedule. | Eligible savers who value principal protection and tax deferral and can accept the annual cap and one-year lockup. |
How TIPS work
The Federal Reserve explains that “The principal and coupon payments on TIPS are adjusted for inflation as measured by the change in the consumer price index (CPI) between the time of issuance and the time of the relevant payment.” A TIPS coupon rate is fixed when the bond is issued, but the dollar interest payment changes because it is applied to inflation-adjusted principal. If prices rise, principal and the coupon calculation rise; if deflation occurs, the adjusted principal can fall.
An individual TIPS has a stated maturity. Under Treasury terms, the inflation-adjusted principal is returned at maturity, subject to the bond’s terms. Before then, its market price responds to changes in real interest rates, expected inflation, credit-market conditions and supply and demand. The Federal Reserve describes TIPS as riskless in real terms when held under Treasury terms, but that description does not mean a holder who sells early will receive the original amount.
How Series I Savings Bonds work
An I Bond’s composite earnings rate combines a fixed component with an inflation component reset every six months. The bond is non-marketable, so there is no quoted market price to watch and no ability to sell it to another investor. You buy it electronically through TreasuryDirect, subject to the $10,000 annual limit per Social Security number.

If you redeem after one year but before five years, the Treasury rules impose a penalty equal to the last three months of interest. Interest accrues until you redeem, which can simplify tax timing compared with investments that distribute income continually. The bond has a 30-year life, so it can be held for long-term goals, but it is not a substitute for a readily accessible cash reserve.

When TIPS are preferable to I Bonds
- Choose TIPS when you may need to sell before maturity, want to build a ladder around specific spending dates or need exposure beyond the I Bond annual purchase cap.
- Choose I Bonds when you can leave the money untouched for at least a year, want principal that is not marked to a daily market price and value interest accruing until redemption.
- Use both when their different liquidity and purchase rules solve different parts of your plan. Neither security supplies stock-market growth or replaces a diversified portfolio.
TIPS funds, individual bonds and the breakeven rate
A TIPS mutual fund or exchange-traded fund owns many bonds and has no single maturity date. Its net asset value changes every trading day as real rates, duration, investor flows and market pricing change. A fund can therefore lose value even when the CPI adjustment is positive. An individual TIPS held to maturity has a defined maturity payment under Treasury terms; a fund does not provide that same single-date guarantee.
TIPS yields are quoted as real yields. The Federal Reserve defines breakeven inflation as the inflation rate at which otherwise comparable TIPS and nominal Treasury securities would produce the same return. If inflation realized over the relevant period is higher than the breakeven rate, TIPS have the higher return, all else equal; if it is lower, nominal Treasuries may do better. Breakevens move with market expectations, liquidity and risk premiums, so they are not a forecast or a guaranteed outcome.
Current TIPS yields and breakevens change frequently. Check the latest Treasury and Federal Reserve observations immediately before making an investment decision rather than relying on an old quote. The Federal Reserve’s historical inflation-compensation series runs from 1999 to the present and is generally updated weekly; a displayed historical update date is not a current quote.
Stocks: the long-run growth engine
The SEC’s Investor.gov guidance places stocks in the major asset category with the greatest historical risk and highest historical returns. Investors who can tolerate volatility over long periods have generally been rewarded with positive returns. That long horizon is the reason diversified stock funds belong in many retirement portfolios: companies can raise prices, grow earnings and reinvest in productive assets as the economy expands.

Stocks are not a reliable short-term inflation trade. Higher rates can compress valuations, and an inflation shock can coincide with recession, falling profits or a broad market drawdown. A diversified fund reduces company-specific risk, but it cannot eliminate market risk. The appropriate stock allocation is the amount you can hold through a severe decline without selling money needed for near-term expenses.
Use stocks for spending that is far away
Separate money by time horizon. Funds needed within the next year or two should not depend on a rising stock market. Money for spending several decades away can usually accept more equity volatility, provided the investor has a cash and high-quality bond reserve for nearer withdrawals. As the spending date approaches, shift enough assets toward less volatile holdings to reduce the chance that an inflationary or recessionary drawdown forces a sale at the wrong time.
Real estate and REITs
Real estate can provide rents, a claim on physical assets and potential pricing power when replacement costs and rents rise. Publicly traded real-estate investment trusts (REITs) and REIT funds offer liquid exposure without buying and managing a property directly. Their share prices still trade like stocks and can fall when interest rates rise, property values weaken or financing becomes more expensive.

Direct property ownership adds concentration, transaction costs, maintenance, insurance, vacancies and local-market risk. A single property is not automatically diversified merely because it is tangible. Public REIT funds may be easier to rebalance and sell, but they carry fund expenses and sector-specific volatility. Treat real estate as an optional complement to a diversified stock-and-bond core, not as a guaranteed inflation shield.

Gold and other precious metals
Gold and precious metals can diversify currency, crisis or confidence risk. Gold has no operating cash flow, dividend or coupon; its return depends on what another buyer will pay later. Prices can remain flat or fall for long periods, and physical ownership adds storage, insurance, dealer spreads and authenticity concerns. Funds that hold metals have their own expenses and structural risks.
A measured allocation may make sense for an investor who understands those trade-offs and wants a diversifier that behaves differently from stocks and bonds. Using gold as the portfolio’s primary inflation solution creates a concentration in an asset with no contractual inflation adjustment and no guaranteed income.
Commodities and commodity funds
Commodity prices can respond directly to supply shortages, energy costs and global demand, making them potentially sensitive to inflation. Broad commodity funds may use futures contracts, whose returns depend on both spot-price changes and the cost of rolling contracts. A fund invested in commodity-producing companies adds equity-market, management and operating risks rather than providing pure commodity exposure.

Cash and short-term reserves still matter
Cash and cash equivalents provide stability and immediate liquidity, but the SEC identifies inflation risk as the principal concern for investors in cash equivalents: inflation can outpace their returns. That does not make cash useless. An emergency reserve and the next several planned withdrawals can prevent you from selling volatile assets during a downturn. The mistake is treating a large, long-term cash balance as a complete inflation strategy.
A practical process for building a long-term portfolio
- Define the real spending goal. Estimate the future expenses the portfolio must cover and identify which costs are most sensitive to inflation. Separate essential spending from discretionary spending.
- Set the horizon and liquidity reserve. List money needed within one year, one to five years and beyond five years. Keep the near-term reserve in assets that can be accessed without relying on favorable stock or bond prices.
- Choose a tolerable drawdown. Decide in advance how much decline you could withstand without abandoning the plan. The SEC notes that asset allocation depends largely on time horizon and ability to tolerate risk; no single model fits every goal.
- Build the diversified growth core. Use broadly diversified stock exposure for spending that is distant enough to withstand market volatility. Add high-quality bonds or cash for stability and scheduled withdrawals rather than pursuing the latest inflation winner.
- Match explicit inflation protection to future spending. Use individual TIPS to create a maturity ladder or marketable exposure, and use I Bonds for eligible savings that can remain locked for at least 12 months. Respect the TIPS maturity you select and the I Bond annual purchase limit.
- Add real-asset diversifiers only when the benefit is clear. Consider REITs, real estate, commodities or precious metals only after comparing their volatility, fees, liquidity and concentration risk with the diversification they add.
- Review taxes and account location. I Bond interest accrues until redemption, while other holdings may distribute income or gains on a different schedule. Determine which assets belong in taxable, tax-deferred or tax-free accounts with a qualified tax professional, because the best location depends on your circumstances.
- Write rebalancing rules. Rebalance on a calendar schedule or when an allocation moves materially away from its target. Selling part of an asset that has recently risen and adding to one that has fallen can restore the intended risk level without trying to predict the next inflation report.
Use spending buckets rather than a single percentage recipe
A household drawing income soon may hold a larger reserve of cash, short-term bonds and maturing TIPS, while a worker decades from retirement may emphasize diversified stocks and use smaller inflation-linked holdings for a future baseline. Someone with a defined pension may need less bond income than someone relying entirely on investments. These are planning relationships, not universal allocation percentages.
Where to buy and what to verify
TIPS are available through Treasury auctions and through banks, brokers and dealers. Before placing an order, confirm whether you are buying an individual bond or a fund, the maturity or duration, the bid-ask spread, commissions, annual expenses and how the position will be reported for taxes. An individual bond’s maturity date is not the same thing as a fund’s average maturity.
I Bonds are purchased electronically through TreasuryDirect and are subject to the $10,000 per-Social-Security-number annual limit. Verify account eligibility, registration, ownership rules and the one-year redemption restriction before transferring money. Because there is no secondary market, plan the cash need first.
For REIT, commodity, precious-metal or stock funds, read the fund’s objective, holdings, benchmark, expense ratio, liquidity terms and tax documents. A low headline fee does not remove futures-roll risk, property concentration, tracking differences or market volatility.
Common mistakes and how to correct them
- Calling every inflation-sensitive asset a hedge. Correction: distinguish direct CPI-linked payments from assets that may benefit indirectly or only over long periods.
- Buying a TIPS fund while expecting a guaranteed maturity value. Correction: use an individual maturity ladder when a specific date matters, or accept that a fund has no single maturity and fluctuates with real rates.
- Ignoring the I Bond lockup. Correction: keep emergency money elsewhere and treat the first 12 months as unavailable.
- Exceeding the I Bond purchase cap in your plan. Correction: budget the $10,000 annual electronic limit per Social Security number and use other eligible instruments for additional inflation-linked exposure.
- Putting near-term spending in stocks, REITs or commodities. Correction: match each withdrawal date with sufficiently liquid, lower-volatility assets.
- Chasing the asset that just rose during an inflation scare. Correction: rebalance to a written target after reviewing fees, taxes, liquidity and risk.
- Assuming tangible means safe. Correction: account for property vacancies, storage, insurance, financing, fund structure and concentration before labeling a real asset defensive.
- Using outdated yields or breakevens. Correction: check current Treasury and Federal Reserve data immediately before investing; these market measures change.
A decision checklist
- What future spending must retain purchasing power, and on what date?
- Can the money remain inaccessible for 12 months or longer?
- Do you need to sell before maturity, or can you hold an individual bond to its stated date?
- Would a daily market-price decline cause you to sell?
- How much of the portfolio is already exposed to stocks, property, energy or precious metals?
- What fees, spreads, fund expenses and tax consequences apply?
- What is your written rebalancing rule?
The strongest answer for most long-term investors is a process: diversify for growth, reserve liquidity, add TIPS or I Bonds where explicit inflation linkage is valuable, and size real-asset diversifiers according to their risks. Inflation protection works best when it is tied to the spending plan rather than treated as a bet on the next headline.
