The best alternative to a bank mortgage is the provider that gives you the lowest total cost and suitable terms for your specific file—not a channel that is always cheapest. Compare a local or national credit union, an online or direct lender, and a mortgage broker using the same loan assumptions. The Consumer Financial Protection Bureau (CFPB) recommends comparing at least three offers and judging them by APR and total cost rather than the advertised interest rate alone.
Credit unions may offer a relationship-based process, online lenders can make remote applications convenient, and brokers can search several lenders for one borrower. Each also has risks: membership limits, unclear digital pricing, broker compensation, lender-panel restrictions, licensing problems, and servicing transfers. The process below shows how to compare those trade-offs and verify the company and professional handling your loan.
What can replace a bank mortgage?
A mortgage does not have to come from a traditional bank branch. Three common channels are available:
The Tool Desk
Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →- Credit unions: member-owned depository institutions that can originate mortgages.
- Online or direct lenders: lenders that take applications and exchange documents through a website, app, phone, or a combination of channels.
- Mortgage brokers: intermediaries who do not lend their own money; they submit your application to one or more lenders.
These channels can all lead to a conventional mortgage, government-backed loan, or another program for which you qualify. The channel describes how you access and arrange the loan; it does not by itself determine your rate, approval, speed, or servicing experience.

What a lender does versus what a broker does
The CFPB defines a lender as a financial institution that makes direct loans. A broker does not lend money. A broker may collect your documents, discuss programs, and send your application to lenders, but a lender still underwrites, funds, and closes the mortgage.
Whether you use a broker or deal directly with a lender, CFPB guidance says to shop for the best loan terms, interest rate, and fees. A broker’s ability to present several options does not guarantee the lowest offer, and a direct lender’s single channel does not automatically make it more expensive.
Credit unions, online lenders, and brokers compared
| Channel | What it is | Potential strengths | Questions and risks to check |
|---|---|---|---|
| Credit union | Member-owned depository institution that can originate mortgages | Local relationship; possible specialized programs; staff familiar with the institution’s membership and service area | Membership eligibility, geographic limits, staffing, rate and APR, lender fees, servicing, and whether the loan may be sold |
| Online/direct lender | A lender reached primarily through a website or digital application, with remote document exchange | Convenient remote process; potentially broad geographic reach; centralized document and status tracking | Licensing, privacy and data practices, rate-lock terms, points, closing costs, appraisal process, servicing transfer, and access to a person when a problem arises |
| Mortgage broker | An intermediary that does not lend directly and may source loans from multiple lenders | One application can be matched to several lender options; useful when a file is complicated or does not fit a single lender’s standard process | Broker compensation, lender panel, conflicts, underwriting handoff, rate and APR, points, and every broker or lender fee |
“Potential” is important in this table. Official consumer guidance does not establish that credit unions are always cheaper, online lenders are always faster, or brokers always find the lowest rate. Pricing and approval vary with credit history, debt-to-income ratio, down payment, property, loan program, location, points, and market conditions.
How to compare mortgage offers on equal terms
The most reliable comparison is a controlled one: hold the loan assumptions constant, obtain written estimates, and compare the total cost and obligations. A low note rate can be offset by points, lender fees, a short lock, or a higher cash requirement at closing.
1. Set identical assumptions before requesting quotes
Give every provider the same information:
- Loan program and whether the rate is fixed or adjustable.
- Loan term, such as the same number of years.
- Loan amount and estimated property value or purchase price.
- Occupancy (primary residence, second home, or investment property).
- Down payment amount or percentage.
- Property location and type.
- Whether the quote assumes discount points, lender credits, or a particular rate-lock period.
If one provider quotes a 30-year fixed loan with points and another quotes a 30-year fixed loan without points, the rates are not directly comparable. Ask both to rerun the figures under the same assumptions.
2. Obtain at least three written offers
CFPB’s mortgage-shopping guide says to make it a goal to compare at least three loan offers from different lenders. Contact banks, credit unions, direct lenders, and brokers that may specialize in your situation, and seek at least three preapprovals when you are shopping for a purchase loan.
Request a Loan Estimate or an equivalent written offer from each provider within a short shopping period. A written estimate gives you more than a headline rate: it identifies the proposed program, projected payment, closing costs, and cash requirement. Keep the documents and the date and time of each quote so you can tell whether a change is due to market movement or different assumptions.

3. Compare the note rate and APR separately
The interest rate (the note rate) determines the scheduled interest calculation. APR incorporates certain interest and loan charges into a broader annualized measure, so it is often more useful for comparing offers with different fees. APR is not a promise of your lifetime cost, but a materially higher APR can reveal that a low advertised rate requires expensive points or charges.
Do not select a loan from the rate alone. Record the rate, APR, whether the rate is locked, the lock expiration date, and the cost to extend the lock if closing is delayed.
4. Itemize upfront and recurring costs
Use a side-by-side worksheet with at least these fields:
- Discount points and any lender credits.
- Origination, underwriting, processing, application, and other lender fees.
- Broker compensation and other broker charges, if applicable.
- Appraisal and credit-report charges, where shown.
- Estimated taxes, homeowners insurance, mortgage insurance, and escrow deposits.
- Projected cash to close.
- Monthly principal and interest, plus the estimated total payment with escrow.
- Prepayment terms or penalties.
Points are an upfront charge used to obtain a lower rate; they make sense only when the expected interest savings justify the cash paid and you keep the loan long enough to reach the break-even point. A lender credit can reduce cash needed at closing while increasing the rate or otherwise changing the economics. Compare the net cost, not just one line item.

5. Examine adjustable-rate terms, if applicable
For an adjustable-rate mortgage, record the initial rate period, the index and margin described in the offer, the adjustment frequency, and each adjustment cap. CFPB’s checklist specifically calls out adjustment caps. Ask for the highest possible payment under the stated caps and whether the loan can include a payment that does not cover all accrued interest.
A fixed-rate offer and an adjustable-rate offer should not be ranked by the initial payment alone. The risk is the payment after the first adjustment and the ability of your budget to absorb it.
6. Ask about servicing and post-closing support
The company that originates your mortgage may not be the company that collects payments for the entire term. Ask who is expected to service the loan, whether servicing may be transferred, how you will be notified, and which department handles an escrow or payment dispute after closing. A servicing transfer is not automatically a problem, but you need a clear process for updating payment instructions and escalating errors.

Credit unions: when the member-owned route fits
A credit union may suit a borrower who values local contact, already meets membership rules, or wants a program designed around a particular community or employer group. Because it is member-owned, the institution may emphasize relationship service, but that does not establish a lower rate or fee.
Check eligibility before comparing price
Membership can depend on geography, employer, association, family relationship, or another stated field of membership. Confirm that you can join and that membership remains valid through application and closing. A geographic restriction can make a seemingly attractive offer unusable for a property outside the credit union’s lending area.
Ask the same pricing questions as any other lender
Request the rate, APR, points, lender fees, credits, lock period, cash to close, and estimated payment in writing. Ask whether mortgage staff are available during the period you need to close and who handles underwriting questions. A branch relationship does not replace a complete Loan Estimate.
Find out whether the loan will be sold or serviced elsewhere
Some credit unions retain servicing; others sell the loan or transfer servicing. Ask for the institution’s expected arrangement and the process if that changes. Record the contact information for payment questions and escalation before closing.
Online and direct lenders: convenience with verification obligations
An online or direct lender can reduce branch visits through remote document exchange, electronic disclosures, and centralized status updates. The ability to apply from anywhere may help borrowers whose work or location makes in-person meetings difficult. Geographic reach still depends on the lender’s authorization and the property state.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Confirm that the digital offer is real and complete
Online advertisements often show a rate that assumes excellent credit, a particular loan-to-value ratio, discount points, an eligible property, and a short lock. Ask the lender to state every assumption and provide APR, points, lender fees, projected cash to close, and the lock expiration in writing. Treat the advertised number as a starting point until those details are disclosed.
Evaluate privacy and human support
Before uploading tax returns, bank statements, or identity documents, review how the lender protects and uses data. Confirm the secure upload method and the contact process for suspected fraud. Ask whether you can speak with a licensed loan officer or escalation specialist when an automated status message does not explain a condition.

Understand appraisal and closing logistics
Ask how the appraisal is ordered, how you can challenge factual errors, and whether a remote or in-person closing is available in your location. Confirm who will coordinate title, insurance, and final document signing. A digital application does not eliminate local closing requirements.
Mortgage brokers: broader search, additional questions
A broker can be useful when your income, property, credit profile, or loan type does not fit a single lender’s usual box. The broker may send the same file to several lenders and explain differences in underwriting criteria. The broker does not fund the loan, so the lender selected still controls approval, conditions, and closing.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsAsk how many lenders are actually available
Request the names or categories of lenders on the broker’s panel and ask whether the panel excludes major types of providers. A broker who has access to only a small group may not represent the whole market. A larger panel is not automatically better; the relevant question is whether the available lenders fit your scenario and produce competitive written terms.
Disclose compensation and conflicts
Ask whether the broker is paid by you, by the lender, or by both; how the amount is calculated; and whether choosing a higher rate or particular lender changes compensation. Request every broker fee in writing and compare it with the lender’s charges. The recommendation should be evaluated for total cost and suitability, not just the broker’s explanation of convenience.
Clarify the handoff to underwriting
Find out who reviews documents, who can change conditions, and who is your contact after the file leaves the broker. Ask what happens if the first lender declines the loan or changes pricing. Obtain the final lender’s Loan Estimate and contact details rather than relying only on a broker-produced worksheet.
How to verify a mortgage lender or broker
NMLS Consumer Access is a free public lookup for mortgage companies and professionals. Its records are updated nightly on business days, although state agencies and license types are not represented identically. Use it as an important check, not as a substitute for reading the written offer.
Recommended Free Tools
- Search the company. Enter the business’s legal name and any NMLS identification number shown in its disclosures or email signature.
- Search the individual. Check the loan officer or broker separately; a company record does not prove that every person contacting you is authorized.
- Match the legal entity. Compare the NMLS result with the name on the Loan Estimate, application disclosures, email domain, and state licensing information. Investigate any unexplained mismatch between a marketing brand and the legal lender or brokerage.
- Confirm state authorization. Make sure the company and professional are authorized for the state where the property is located and for the activity they are performing.
- Review status and history. Note whether the record is active and read any available regulatory or disciplinary information. If a result is missing or ambiguous, contact the relevant state regulator before sending sensitive documents.
- Verify payment instructions independently. At closing and after any servicing transfer, confirm wiring or payment details through a trusted phone number, not only an emailed instruction.
Beware of comparison sites that look neutral
CFPB’s 2025 guidance compendium warns that digital mortgage comparison platforms can appear objective while ranking or referring lenders based on payments, lead arrangements, or other commercial relationships. A prominent placement is not evidence of the lowest APR or best terms.

When a website presents a ranked list, look for an explanation of how rankings are produced and whether referrals are paid. Then obtain direct written Loan Estimates from at least three providers and compare them yourself. A referral can be a convenient starting point; it should not replace licensing checks or a neutral cost comparison.
Which channel may fit your situation?
| Your priority or constraint | Channel to investigate | Questions that decide the outcome |
|---|---|---|
| Local relationship or an eligible community membership | Credit union | Do you qualify, lend in the property’s area, offer competitive APR and fees, and provide adequate staffing? |
| Remote document exchange and broad geographic access | Online/direct lender | Is the lender licensed for the property state, is the rate locked on acceptable terms, and can you reach a person? |
| Unusual income, property, or program needs | Mortgage broker | Which lenders are on the panel, how is the broker paid, and who controls underwriting after submission? |
| Lowest total cost with no special constraint | Compare all three | Which written offer has the best combination of APR, cash to close, payment stability, fees, and service terms? |
This is a research order, not a promise of results. You may discover that one channel has no eligible program or cannot lend in your location.
A practical mortgage-offer worksheet
Create one row per provider and one column for each item below. Keep the provider’s estimate attached so a later change can be traced.
- Provider type, legal company name, individual contact, and NMLS identifiers.
- Loan program, term, fixed or adjustable structure, loan amount, and occupancy.
- Note rate, APR, rate-lock status, lock expiration, and extension cost.
- Points, lender credits, origination and other lender fees.
- Broker compensation and other third-party charges.
- Estimated taxes, insurance, mortgage insurance, escrow deposits, and total monthly payment.
- Cash to close and funds required before closing.
- ARM adjustment schedule and caps, if applicable.
- Prepayment terms.
- Expected servicer, transfer policy, and post-closing escalation contact.
Mark any field that is “not stated” and ask for clarification rather than filling it with an assumption. If a provider refuses to identify a fee, lock condition, or compensation arrangement, that lack of transparency is itself a reason to seek another offer.
Common failure modes and how to correct them
Comparing advertised rates instead of complete offers
Symptom: one provider advertises a rate far below the others. Correction: request APR, points, eligibility assumptions, lock expiration, lender fees, and cash to close. Reprice every provider under the same assumptions.
Assuming a credit union must be cheaper
Symptom: you join a credit union without obtaining competing estimates. Correction: compare its written APR and total cost with at least two other providers; membership and relationship service do not establish a bargain.
Assuming a broker searches the entire market
Symptom: the broker presents one attractive option but will not explain the lender panel or compensation. Correction: ask which lenders are available, how the broker is paid, and whether the recommendation changes compensation. Obtain the lender’s own disclosures.
Choosing a digital platform solely by its ranking
Symptom: a “top” result appears without a clear ranking methodology. Correction: look for referral disclosures, verify the provider in NMLS Consumer Access, and compare direct written offers.
Ignoring the servicing handoff
Symptom: you do not know where payments go after closing or how to resolve an escrow issue. Correction: ask the originator for the expected servicer, transfer notice process, and escalation path before signing.
Bottom line: choose the offer, not the channel
Credit unions, online/direct lenders, and mortgage brokers are legitimate alternatives to a bank, but none is universally best. Get at least three comparable written offers, verify the company and professional through NMLS Consumer Access, and select the combination of APR, fees, cash to close, payment stability, lock terms, and service support that fits your circumstances. Current pricing and availability require a fresh, borrower-specific quote; a general advertisement cannot answer that question.
