A company has filed a regional-impact application for the proposed Nixon Technology Center, a 3.34-million-square-foot data-center campus on approximately 388 acres in Richmond County near Augusta Regional Airport. The filing begins regulatory review; it does not establish final approval, construction, an operating tenant or a guaranteed completion date.
What is the new Augusta data center project?
3 G Investments, LLC filed a Development of Regional Impact (DRI) application with the Georgia Department of Community Affairs on October 14, 2026. The proposal, called the Nixon Technology Center, would create approximately 3.34 million square feet of data-center space—about 310,296 square meters—on roughly 388 acres in Richmond County outside Augusta.
That size makes the proposal a major regional infrastructure project, but the filing is still at the application and review stage. It should be described as proposed or under review, not as an approved campus, a project under construction or a committed operating facility.

Where is the Nixon Technology Center going?
The proposed campus would occupy largely vacant property at 1538 and 1550 Four H Club Road and 3806 Mike Padgett Highway in Richmond County. The site is adjacent to Augusta Regional Airport and near existing homes. The property owner is identified as the Nixon Trusts, represented by the Augusta law firm Trotter Jones.

The application does not by itself show that all listed parcels will be developed simultaneously or describe the final arrangement of buildings, substations, cooling systems or other infrastructure.
Who is behind the proposal?
3 G Investments, LLC is the applicant named in the DRI filing. The reports do not identify a hyperscale cloud company, colocation provider or other end user. Data Center Dynamics said it is unclear whether a data-center developer or an eventual customer is involved beyond the applicant.

Ownership and application roles are therefore the only parties established publicly at this stage: the Nixon Trusts are identified as property owner, Trotter Jones represents those trusts, and 3 G Investments submitted the application. A named operator or tenant has not been disclosed.

What a DRI filing means
Georgia defines a Development of Regional Impact as a large-scale development likely to have effects beyond the local government jurisdiction where it is located. The Department of Community Affairs says the process is intended to improve communication among affected governments and identify and assess regional effects before conflicts arise.

What it does not mean
Filing a DRI is not final approval, a building permit, a construction start or an operating commitment. The host local government retains authority to decide whether the proposed development proceeds. Additional reviews, local decisions and infrastructure confirmations would be needed before construction or operation could be treated as certain.
When will the Augusta data center be built?
Current reports point to a possible 2028 or 2029 operating window. The Augusta Chronicle reported that the DRI statement estimates completion in 2029, while Data Center Dynamics described 2028/2029 as a possible time frame. No searched source provides a verified construction start date, so the schedule remains a target rather than a guaranteed delivery date.

The timing can change as local review, utility planning, financing, tenant decisions and construction approvals proceed. Until those milestones are documented, “operational in 2029” should be treated as the filing’s estimate.
How much power and water will it use?
No verified electricity or water figures have been released. The filing-stage reports do not state a megawatt requirement, projected water demand, equipment or cooling design, or whether nearby electrical infrastructure can accommodate the completed development. They also do not provide a project-value estimate, permanent-job count or tax-revenue forecast.

Those omissions matter because a 3.34-million-square-foot campus could require substantial utility upgrades, but the project’s actual load depends on its tenant mix, server density, cooling technology, redundancy design and operating schedule. Industry averages cannot substitute for figures in a later filing or official utility statement.
What local issues are residents raising?
The site’s proximity to homes and an active airport places noise, traffic, land-use and infrastructure questions in the foreground. The Augusta Chronicle reported that residents have opposed several data-center proposals in the area and have raised concerns about noise, power demand, water consumption, environmental effects and the level of local regulatory oversight.
- These are reported community concerns, not findings that the Nixon Technology Center will cause those impacts.
- The project’s eventual effects cannot be quantified without disclosed utility, traffic, environmental and design studies.
- Future review will be the point at which agencies and the public can assess mitigation plans and infrastructure capacity.

- Utility disclosures: Look for a stated electrical load, substation or transmission work, water source and projected consumption.
- Project economics: Check for a capital-investment figure, construction schedule, permanent-job estimate and tax analysis.
- Tenant and design information: Confirm whether an operator or end user is named and whether plans specify buildings, cooling systems, backup generation and phases.
- Community and airport coordination: Review noise, traffic, environmental and aviation-related assessments as they become part of the public record.
What is known—and still unknown—today
The known facts are a DRI application, a proposed 3.34-million-square-foot campus on about 388 acres, three Richmond County addresses, ownership associated with the Nixon Trusts and a possible 2028/2029 operating horizon. The central unanswered questions are who will use the facility, how much it will cost, whether utilities can support it, how much power and water it will require, what benefits it may bring and whether local authorities will approve it.
