Quiet in a high-end apartment building depends on the whole path sound can take—not just the rating of a wall. The design has to address the source, separating walls and floors, junctions and penetrations, building services, vibration and the room where sound is heard. A luxury finish or a high laboratory STC rating alone cannot guarantee privacy in a completed apartment.

What acoustic privacy should mean for the project

Before selecting assemblies, define what occupants need not to hear, and where. Normal conversation, raised voices, television and music, footsteps, plumbing, mechanical equipment, elevators, amenity spaces and exterior traffic do not all behave alike. A brief should also say whether the goal is reduced audibility, reduced speech intelligibility, lower annoyance, or a formal acceptance criterion.

Separate sound traveling between apartments from room acoustics within one apartment. A bedroom may need privacy from a neighboring unit; a shared lounge may instead need better control of reverberation and speech within the room. Those are different design questions and should not be treated as interchangeable.

There is no universal apartment-wall rating or code threshold that can responsibly be prescribed without knowing the jurisdiction, building type, noise source and project objective. Check the current locally adopted code and amendments with the authority having jurisdiction and the project’s design professionals.

Why a wall rating does not tell the whole story

STC is a single-number rating used to compare the sound attenuation of tested assemblies, commonly under laboratory conditions. It is not a prediction that residents will hear nothing, nor a direct measure of the sound level or privacy in a finished room. ASTM E413-22 notes that a partition tested in a building may rate lower than the same partition tested in a laboratory because of flanking transmission or construction errors.

Flanking transmission occurs when sound bypasses the separating element through connected construction. Potential routes include slabs, ceilings, plenums, common walls, façades, doors, structural connections and service penetrations. ASTM E557-12(2026) addresses operable partitions specifically, not residential walls generally, but it underscores a broader design principle: isolation depends on coordinated design and installation, including the paths around a partition.

Ratings also have limits tied to the sound being assessed. ASTM E413-22 says its single-number ratings broadly correlate with subjective impressions for speech, radio and television, but are not appropriate for source spectra substantially unlike those sounds. Transportation noise, for example, may require detailed frequency-band analysis. A single STC figure therefore cannot stand in for a complete assessment of traffic, low-frequency equipment noise, impacts and speech privacy.

Which measurements answer which question?

Measure or framework What it helps describe Important limit
STC A laboratory single-number rating for comparing tested sound-isolating assemblies; see ASTM E413-22. Does not guarantee the field result or occupant experience. Flanking paths and construction errors can reduce performance.
NIC, NNIC and ASTC Field ratings identified by ASTM E413-22 for sound isolation conditions in buildings. Reflect built conditions more directly than a laboratory STC, but depend on the test configuration and field conditions.
Articulation Index (AI) ASTM E1130-16(2021) uses AI to assess speech privacy in open-plan settings. Its scale runs from 0.00, where speech is generally perceived as unintelligible, to 1.00, where individual words can be understood. The method is for open-plan spaces, not fully enclosed apartment separations. A given AI does not correspond to one fixed percentage of words, phrases or sentences understood.
ISO/TS 19488 dwelling acoustic classes A classification framework for sound insulation from neighboring premises and road traffic, and sound from service equipment. It excludes internal room acoustics and has no legal force unless local authorities adopt it. ISO marked it “to be revised” on 2026-09-03.

These measures are not interchangeable. A consultant should select the test method and acceptance criterion to match the source, boundary and privacy question being evaluated. ASTM E1130 should not be repurposed as an apartment-to-apartment test simply because it concerns speech privacy.

How to plan acoustic privacy in a new building

  1. Write a source-and-adjacency brief. Identify sensitive rooms and boundaries, likely sources, and the desired outcome. Include apartments next to corridors or amenity areas as well as apartment-to-apartment separation where relevant.
  2. Design complete assemblies, not isolated products. Specify tested wall and floor-ceiling build-ups with installation details. Coordinate wall-to-slab and wall-to-façade junctions, ceiling and plenum conditions, floor transitions, entry doors, back-to-back electrical boxes, plumbing and duct penetrations, and structural connections.
  3. Coordinate acoustics with the rest of the building design. Fire, smoke, structural, moisture, ventilation and accessibility requirements must remain satisfied. Resolve these constraints with the project’s qualified design team rather than assuming an acoustic treatment can be added independently.
  4. Address each sound mechanism on its own terms. Review airborne speech and music, floor impacts, structure-borne vibration, mechanical and duct-borne noise, and exterior noise separately. Consider low-frequency or tonal equipment noise and the actual external noise environment rather than relying on an STC figure alone.
  5. Specify field verification before construction is complete. State which assemblies and locations will be tested, the applicable method, the acceptance criterion and test timing. Also specify how a nonconforming result will be investigated and corrected. A qualified acoustical consultant can match testing to the building and source.

ASTM E557-12(2026) warns that without good acoustical practice in both design and installation, the isolation expected may differ significantly from what is achieved. Complex flanking paths are a reason to involve qualified acoustical expertise early, not just to add treatment after residents report a problem.

How to interpret published STC figures

A 2021 evidence summary from the International WELL Building Institute reports several study-specific residential findings: survey responses associated STC 60 with not hearing neighbor noise “at all”; one study found STC 50 appeared to be a minimum threshold for reducing disturbances from neighbor noise, rising to STC 55 for music-related sounds; and another reported that at lower residential partition ratings, neighbor behavior was more strongly related to disturbance than sound insulation. These are findings summarized by that organization, not universal specifications or guarantees for a particular building.

What to do about noise in an existing apartment

Start by describing the pattern rather than buying a generic “soundproofing” product. Note when the noise occurs, whether it sounds airborne, impact-related, tonal or vibration-like, and which rooms and boundaries are affected. A basic sound level meter can help observe room sound levels, but it cannot establish a wall’s STC or demonstrate code compliance.

For a persistent problem, an acoustical consultant can inspect likely transmission paths, review construction details, select a suitable field test and interpret results. The remedy depends on the diagnosis: adding a panel or sealing a door may address a narrow condition, but it will not solve sound traveling through a slab, ceiling, duct, service penetration or other flanking route. Any alteration must also preserve applicable fire, smoke, ventilation, moisture and accessibility requirements.
